They lie to me constantly from a so called owners update meeting where I was told that my new payment would be $487 since the new point system I found out it would be an additional $487!a month then they said they were selling the Villages where I have 2 weeks paid off and no maintenance from Silverleaf days. They said they would move them to The Hill Country and nothing would change. Now I cant use my membership anymore because I owe Maintenance on them. Lied to me again. Dont do business with them. They definitely know how to sell a dream. Purchased into it because I was told it had value it could be sold or rented to supplement the cost. But they leave out a lot of the cost and details included when pursuing either of those paths. Even if you are current on payments, never used the service and willing to give it away they refuse to work with you. Instead of offering a deal to an existing customer and making both parties happy they rather destroy a struggling veterans credit. Strongly advise against purchasing into this unless you have the money to buy it outrightHoliday Inn Club Vacations Incorporated

My experience with this timeshare company has been deeply disappointing. Over the past 1012 years, I have sought their assistance to rent out my timeshare to offset costs, but they have consistently failed to provide support. I suspect they may have rented it out themselves through their own channels while claiming my efforts to do so were unsuccessful, leaving me without transparency or accountability.I am also troubled by what appears to be a larger trend in the industry, where big corporations acquire smaller timeshare companies, raise annual fees, and cease aiding original owners in renting out their weeks. Instead, they seem to focus on short-term rentals that solely benefit their profits, while leaving owners to bear ongoing financial burdens like rising dues, maintenance fees, and costly upgrades.This arrangement no longer works for me, and I feel increasingly taken advantage of. I had a terrible experience with Holiday Inns timeshare presentation, and I feel completely misled. On July 17, 2019, I attended a presentation in ************, **, with the promise of a 4-day/3-night hotel stay as an incentive. What was supposed to be a 1 to 1 -hour presentation dragged on for several hours, leaving my four grandkids stuck in the hotel room all day. I felt trapped and frustrated.Despite telling them repeatedly that I wasnt interested, they kept pressuring me with phrases like, Doesnt your family deserve a vacation? I explained that as a single grandmother raising four grandkids, I dont have the time or money for a timeshare. Yet, they wouldnt stop, and they kept lowering the price to entice me into purchasing. I eventually gave in, just to get out of there, but I was promised I had 5 days to cancelonly to find out it was a lie.The points I purchased barely covered any vacation time, and by the time I tried to use them, I was told they were almost useless. The maintenance fees have been rising every year, and the whole situation feels like a scam. When I tried to resolve the issue, I was offered another seminar, but at this point, I just want to disengage from this nightmare. Our experience with Holiday Inn Vacations has been nothing but disappointment and deception. What began with a "free" stay at the *********** in ********* quickly became a financial nightmare.During a sales presentation (promised as one hour but stretched to THREE), we were clear: we already owned a timeshare and would only buy if we could easily dispose of our existing one. "No problem!" they assured us. Complete lie.The falsehoods piled up: "numerous desirable locations," "rapid company growth," our children could "inherit" the timeshare (without mentioning crushing maintenance fees they'd face), and most critically - we could "easily exit if dissatisfied." All untrue.When attempting to terminate, we were told exit is only possible during the rescission period - directly contradicting their sales promises. After months just trying to see our own contract, we discovered they'd checked BOTH "Annual" and "Life (perpetual)" boxes - contradictory designations that seem deliberately confusing.The "fixed" maintenance fees increase yearly. They portrayed this as a "real estate investment" and suggested renting as a "side business" - anything to justify the ******** in my late 60s, I'm trapped in a contract delivering minimal value while draining retirement savings. Upon further review of the BBB Review, and attempting to locate an owner profile for Mr. ************** we were unable to locate an account for him or any record of Mr. ************* attending the Company's timeshare sales presentation. If Mr. ************* can provide additional information in support of his claim of purchasing a timeshare interest from the Company, such as date of sale, contract and owner number, that will help us in our investigation. Upon receipt of said information and finding Mr. *************** account profile, we will gladly provide a follow up response.

If it wasnt a scam, it wouldnt have an insane process for refunds!I called to confirm a hotel stay at an ********* and they sent me over after to hear about a special they were offering. I was convinced to pay the $250 dollars on the phone for the 3 night stay. I got home and googled the club there is not a single positive review of this scam.Refund adventure so far. I called them the same day to cancel the charge. The man on the phone emailed me a different email that I had to email saying that I wanted a refund and why. I then received a different email containing a link to a page that says you don't have to pay anything unless you sign below. Under that it says that its a cancellation in much smaller letters and you have to sign and submit it. This is the cancellation form! They are blatantly trying to trick you! I read the form and submitted it and got an email saying that now they have 14 days to review my cancellation request. Im going to call my credit card company as soon as this charge is no longer pending and reverse the charge through them. How is this legal?!Holiday Inn Club Vacations Incorporated

We have been Holiday ***************** owners now for 5 years and in 2024 we purchased more points. We used our original points wisely and I learned how to work their system (which you must do to make it worth your money) BUT NOW after buying more points HICV IS CLOSING 6 RESORTS!!! They are still pumping in people to buy as fast as they can But They Closing 6 Resorts!! It Has Been Hard Enough To Book Before Now, I Cant Imagine How Tough It Will Be IN The FUTURE. Its been difficult booking 10 Months Out!! Now It Will Be Nearly Impossible!! I wish I had Never Purchased these extra points. BUYER BE ****!!!Holiday Inn Club Vacations Incorporated

Holiday Inn: A Vacation Nightmare My experience with Holiday ******** Resorts started acceptably but rapidly deteriorated during my visit to their Desert Resort in ********* last August. What should have been a relaxing vacation turned into a predatory sales nightmare. I was forced to attend an "owners meeting" deceptively presented as mandatory when it was entirely voluntary. My salesperson, ********, spent hours trying to convince me my current contract was outdated, pushing me to upgrade to a higher tier with more points despite my limited travel needs (2-3 trips yearly). The promised 30-minute meeting stretched into a grueling 3-hour pressure campaign. Despite repeatedly stating I couldn't afford it and didn't need it, I was worn down until I signed. My loan officer, Tafiq, conveniently omitted that maintenance fees would increase annually. The harsh reality: I'm now trapped in contracts costing approximately $250,000 in principal and interest over 20 years, with maintenance fees exceeding $10,000 annually thereafter. This isn't a "lifestyle asset" or "investment" as pitchedit's financial quicksand. I later discovered Holiday Inn Club Vacations faces multiple lawsuits for similar predatory tactics. The resorts themselves are often in disrepair with limited availability, making their "value" proposition completely false. Their sales tactics are shameful: misrepresentation, pressure, and exploitation. They target vacationers when they're most vulnerable and relaxed, turning a vacation into a financial trap that leaves you feeling bamboozled and ashamed. I thought I was signing up for a dream vacation, but instead, I walked into a predatory sales trap that left me feeling completely manipulated. My "free" stay at Orange Lake Resorts quickly turned into a grueling 4-5 hour high-pressure sales marathon that would make used car salesmen look gentle by comparison. Multiple salespeople swarmed me, creating an atmosphere so intense that I found myself signing documents just to escape the psychological warfare. The tactics were so aggressive that even my background as a retired Army Staff Sergeant couldn't prepare me for this assault of manipulation. The hidden costs are astronomical. No one clearly explained the astronomical interest rates, maintenance fees, or the sneaky additional charges for point rollovers. What they marketed as a flexible vacation option is nothing more than a financial nightmare designed to trap unsuspecting consumers. Trying to actually use the timeshare has been impossible. We feel compelled to share our story because it honestly feels like we have been misled at every turn by the company and its representatives.When we first purchased the timeshare, we were convinced by the salesperson, ****, that we would receive discounted rates on rooms and travel as part of the program. This promise was a major selling point for us, but after joining, we quickly realized that what we were told was simply not true. Despite our efforts to call and search for these supposed discounts, we were never able to access the benefits **** claims would be ************ make matters worse, we eventually spoke with another representative named Zorro, who told us outright that **** no longer works for the company because of misleading sales practices. ***** also admitted that what **** sold us would not work for our needs. This left us feeling cheated and stuck with a product that we never wanted or could even use. Its incredibly alarming that Holiday ******** Vacation employs salespeople who make false claims to hook unsuspecting customers.We found that we actually have better travel options outside of this membership. This has left us questioning why we were convinced to invest in this timeshare in the first place. Every time we reached out for assistance, it felt like we were deliberately stonewalled. Representatives avoided answering our questions, often telling us that we had contacted the wrong department. We were repeatedly transferred from one line to another, only to be disconnected. Our experience with Holiday Inn Club Vacations has been nothing but trouble. What started as an exciting opportunity to enhance our vacations has turned into a stressful and expensive mistake.
