My family have been owners for over 30 years, starting with **********. There were many good years, but when Holiday Inn bought them out, it became more difficult to book stays and the maintenance fees went up quite alot. Now Holiday ******** is selling The Villages and *******, two of the Texas resorts. That is the main reason we bought, because they would be easy to get to. We are told we can reassign our ownership interest or we lose it altogether. This will mean we will be choosing from out of state resorts and the maintenance fees will increase. We have three properties, all are paid off. This is so very frustrating because now we either lose the thousands of dollars we have already invested or we just keep spending more. We now wish we had never heard of Silverleaf or Holiday ********. I will do my best to discourage anyone from buying a timeshare.Holiday Inn Club Vacations Incorporated

Please do not fall for the timeshare scam! We pay the fees and they allow the public to stay at the resorts without paying the fees. They do not work with you to cancel the timeshare even if you have never used it. They are a horrible timeshare company that scams you into signing a "mortgage timeshare" so they don't have to release you. I think it should be illegal to be pressured into signing a contract when you stay but want to leave after the presentation without signing the contracts.Holiday Inn Club Vacations Incorporated

I am intentionally not mentioning any individual names.We had a tour scheduled to view this company by the marketing dept.When we arrived a very twenty minutes later,a young man looked about 22 or so .came up and said what is your name **** my husband gave him his name,he said what is your name and I gave him my name. Never a greeting to welcome us or anything just rude. Told us to go set at a table, we set down. Very cold like he said what can I do for you today? I said well I think it is what I can do for you? I was invited here to do a preview of your property. He said how many of these have you done? I said a few,he ask when was the last one,I said yesterday I went with my sister to view one. He said wher I told him. He said Oh, I bet you have better credit than she does...I was floored I said why would you say that? He said the company (that I will not name) that sent you here, the ** came a few weeks ago and told us he would send all the low credit people to the one she toured and the great credit to us. So what is your sisters credit score. I said I have no idea I never ask people there CS and shame on you for doing so.Then he ask us where we vacation and we said we normally do trips like this or if we stay in a hotel we stay in 4 star at least. He said like a Marriot or Hilton?I replied yes, he said"well what are you doing here if you can afford a four hundred dollar a night hotel" I said well I was invited here but would you like me to leave? I said you are the one who mentioned ****** and Marriot,I didn't say I paid 400 a night,even if I did I wouldn't brag about it. He gave us one insult after another and we ended up walking out. I would never recommend this place to anyone. Never in all my years I have never been so disrespected and abused by a consumer in my life. I am 72 years of age and pretty well of and dress nice so not sure why he treated us the way he did. As a long-time victim of Holiday Inn's predatory timeshare scheme, I feel obligated to warn potential buyers about this financial trap. What began as a "free" vacation requiring only a "one-hour presentation" in 2015 has evolved into an endless money pit of broken promises and hidden fees.Initially sold on the dream of easy access to Holiday Inn resorts worldwide and a valuable investment for my children, I purchased ****** points. The reality? Those points were practically worthless for making any meaningful reservations. At each subsequent presentation, their solution was always the same: "You just need more points!" Yet even after upgrading multiple times, availability remains non-existent for desirable locations and dates. The promised "dedicated reservation assistant" and "longer reservation window" proved completely meaningless.The sales representativesJovan, ******, ****, ******, ****** ***** and Garrettall employed the same deceptive tactics: pressure, false promises, and conveniently "forgetting" to mention the outrageous maintenance fees that increase annually. Far from the "appreciating investment" they promised, this timeshare is nothing but a financial burden with exorbitant interest rates. Now on a fixed income, I can't afford these escalating costs and certainly wouldn't burden my children with this albatross. The timeshare experience has been deeply disappointing and stressful. The initial meeting, which was supposed to last 90 minutes, dragged on for over 4 hours, during which I endured relentless and high-pressure sales tactics. Despite clearly stating that I couldn't afford the timeshare, the representatives persisted, creating an environment that felt impossible to escape. Adding to the pressure was the fact that my children were repeatedly calling out of concern for my prolonged absence, further heightening my emotional distress.The sales pitch was filled with misleading promises. I was told that the timeshare was a great investment, a tax write-off, and something valuable to pass down to my children. They claimed it would offer free vacations and that I could rent it out to cover the maintenance fees, which they assured would never increase. They also emphasized how easy it would be to use ***. Despite my resistance and refusal, they eventually lowered the price and, under immense pressure and distraction, I reluctantly agreed.I regret the decision every day. I used my hard-earned savings for the down payment and left the meeting with a heavy sense of unease, which has only grown since. Financially, the timeshare has been a strain, and navigating the associated costs has been incredibly challenging. When I reached out to the resort for assistance in canceling the contract, I was not given any support or viable solutions. They simply told me to sell the contract to someone else, leaving the burden entirely on me.This experience has been an emotional and financial struggle, made worse by the lack of accountability or willingness to help on the resort's part. Went against my better judgement and bought into the hype. Was told we could get discounted rates at any Holiday *********** Found out from our first attempt to book that this isnt true. Called to speak with a representative who basically brushed us off. Feeling sick to my stomach that I was stupid enough to fall for the lies.Holiday Inn Club Vacations Incorporated

regret purchasing the Holiday ******** Vacation package. I initially bought it before COVID, but every time I attempted to use it, the locations I wanted were fully booked. My purchase ended up expiring unuseda complete waste. Despite this frustrating experience, they called me again and convinced me to give it another try, promising a better experience. However, the same problem persists. Now, as the expiration date looms (July 8, 2025), I find myself unable to book any desired dates or locations, as they are all fully booked yet again.This has left me feeling that the entire scheme is a scam. ***, a brand I have long associated with excellent customer service, should not affiliate with such an operation. As a 52-year-old designer and long-time owner with Holiday Inn Club Vacations since my parents' initial purchase in 1986, I feel betrayed by a company that once represented cherished family *********** July 2024 "owner's update" at Orange Lake Resort was nothing short of predatory. After enduring a four-hour sales pitch while my goddaughters waited, I was pressured into a $100,000 upgrade with promises of European travel and loan cancellation. The salesperson, **** *******, conveniently obscured the crushing financial details - a fact he later admitted when I received my shocking first payment.Most disturbing was the blatant misrepresentation of my cancellation rights. I was told I had 60 days to review my decision, only to discover Florida law allows just 10 days - information deliberately distorted during the high-pressure sales session.This is merely the culmination of years of disappointment since upgrading to the points system in 2015. The promised *********** resorts? Never available. Attempting to book units with our points? Mysteriously always "full." Meanwhile, maintenance fees and "club costs" climb relentlessly.After nearly four decades of loyalty spanning generations, I expected fair treatment. Instead, I've been exploited by increasingly deceptive practices. What began as my parents' dream of affordable family vacations has devolved into a financial nightmare of misrepresentation and hidden costs.The company that once valued multi-generational relationships now views its long-term owners as nothing more than targets for predatory sales tactics. We were tricked with the promise of a three night vacation for $249. We were told we could book in multiple locations and at many different hotels. I asked specific questions about the rooms I would be able to book and promised no extra charges. When we went to book, everything I was told was a lie. There were additional charges, no guarantee to get the room type we wanted, peak travel charges, and the worst part the person I was speaking with refused to let me speak with a manager. I was told all the managers were in a meeting. I said I didnt believe that for a second. She said they would call me back as soon as their meeting was over and no one ever called back. We have called multiple times and can never get a straight answer. This is clearly a scam to get people to pay the $249 and then rope them into more and more.Holiday Inn Club Vacations Incorporated

This company sells lies and makes money off of scamming people at their resorts. Their salesmen told us it was available anytime anywhere and that we owned something. We have paid off a full mortgage and availability is hard to come by! We could have taken far nicer and far more vacations without Holiday Inn. They have wasted our time and our money. Low quality rooms and equally bad customer relations. Fees have gone up even though we dont use it. They will not work with us at all to let us out of it. They fully expect us to deal with this for the rest of our lives even though it is NOTHING like what they advertised. They have no empathy and do not care if their owners are upset.
