Marriott villas II, I was overcharge. I stayed over a month ago. They double billed me and been going back and forth trying to get my charges refunded. I was billed $150 plus 627 more. They told me they had no idea where my charges were coming from. They told me to wait 30 and should be credit back. Sheraton under the flag of Marriott Vacations Worldwide, has been a huge disappointment, to say the least. During the sales presentation, the allure of the program was undeniable, and I was eager to partake in what seemed like an exceptional opportunity. Regrettably, the closing process was expedited to such an extent that I was not afforded adequate time to thoroughly review the contract or fully understand the long-term implications of this commitment. This rushed decision has since manifested itself into a series of unanticipated challenges and disappointments. One of the primary issues I've encountered relates to the usability and availability of properties. Despite assurances that my points allocation would suffice for numerous bookings at a variety of locations, my wife and I have repeatedly faced situations where desired properties were unavailable or beyond our points capacity. This has led to repeated frustrations and has significantly diminished our ability to enjoy the benefits we were so enthusiastically promised. In 3 years, we have only been able to book 1 vacation, which is vastly different from the available resorts and destinations touted during the sales presentation. Furthermore, the financial burden of maintaining this timeshare has escalated beyond my initial understanding. While I was preparing for the monthly payments and annual maintenance fees outlined in the contract, the reality was an introduction to additional costs and steadily increasing fees. These unexpected financial pressures have compounded the difficulty of utilizing the timeshare, transforming what was once an exciting prospect into a source of financial and emotional stress.Marriott Vacations Worldwide

We purchased points last year in July and have not been able to book a satisfactory vacation as of late August 2024. The app is useless as you cant even login most of the time. If you can login, there are no rooms available for what is requested for the time requested. It sends you to a website to book the points that errors out. When I email the guy who sold the timeshare about my issues, he never responds because he got his money. We then have to call owner services where we get put in waitlists that we cant check, and dont get confirmation emails. The customer advocacy support isnt very helpful either because we still dont have the room that we want. The whole timeshare point system is beyond subpar. We were blatantly lied to about Marriott ************* happily buying back the property if we needed to sell, and we were not informed about the two-week period during which we could have opted out of the contract. We are in desperate need of relief from this overwhelming financial and psychological burden. The unfortunate reality of this contract is that we couldn't book vacations for our family, let alone rent the property to friends. We were unable to secure a booking for our daughter when she traveled to ******* and ******. We were never informed about the exorbitant 14% interest rate, which was much higher than most bank rates at the time. We were told we were responsible for a loan amount of $31,000 but were never informed that we would end up paying $107,400 over 15 years, including maintenance fees. Additionally, we were not made aware of how high the maintenance fees would be and that they would increase annually, regardless of whether we used the club or not. Marriott failed to meet their truth in lending obligations, disclose our interest rate and loan terms, or point out the absurd hidden fees which should be reason enough to terminate our contract. A few months after joining, we called to book a cruise as promised, only to be blindsided by the revelation that our points were insufficient to book our family of six. The same representatives informed us that our points were too few to accommodate our family. Consequently, we had to pay out of pocket for our family vacations. My wife pleaded for an explanation, but Marriotts representative has ignored her texts and calls entirely. We are extremely frustrated by the lack of answers to our questions and expect answers NOW.Marriott Vacations Worldwide

A total scam. I bought in based on promises of thousands of resorts worldwide and nothing is ever available. Ever. I can book ****, ******* etc, but nothing else is available. Forget trying to book the caribbean etc. The fees are outrageous and to pay for something you can't use is just awful. I am totally disgusted that this fraudulent activity by a huge corporation is legal.Marriott Vacations Worldwide

I am writing this review because our journey with Marriott, specifically with the ********************* has been filled with moments of joy shadowed by overwhelming financial and emotional stress. We were drawn in by an offer for a stay at the *********************** in ****, which required attending a 90-minute timeshare presentation. This presentation extended well beyond the promised time, setting a precedent for our future interactions. Despite our initial reluctance, we were subjected to high-pressure sales that led us to purchase a timeshare at the ************. Promises made at the time of purchase, such as the ability to book our preferred location and the stability of maintenance fees, have not been honored. Contrary to the assurances given, we have struggled to book time at our home resort. This has significantly diminished the value of our investment and the enjoyment of our membership. Each time weve tried to book a vacation the website shows very little availability, which then requires us to phone in a reservation, which leads to long hold times. Throughout our interactions, we were provided with misleading information regarding the cost and benefits of our timeshare. Maintenance fees have escalated beyond our expectations, adding to our financial burden. When comparing the availability and cost on the timeshare website to the Marriott app, there is a significant difference in what is being made available. I have since found that I can book all the Marriott timeshare resorts through the Marriott app for significantly cheaper than what I pay for the monthly timeshare payments + maintenance fees. We are simple, hardworking people who have been taken advantage of and now we are stuck in a contract that is draining us financially, with nothing in return. I have reached out and asked to be released from our contract, but I have yet to hear back from them.Marriott Vacations Worldwide

Availability cannot be guaranteed, but booking when the inventory is released at the 12-month booking window will give you the best chance of securing your requested dates. Maintenance fees are not determined by Marriott ************* but are decided and agreed upon by the owner's association. The rates on the Marriott Bonvoy app only become available when an owner rents out their ownership, allowing the rental rates to become accessible. My parent have owned since the late 1990s. I went to a sales presentation with "*******". My parent are retired and have plenty of points and are on a fixed income. I was disgusted by the information. We were told selling out points on a website was illegal although last year in 2023 when in ******* we were told to buy more points to pay over the years what we owed in points purchased. She also made refenences like "being couch postatoes" and no vacations. I expressed my parents being retired had fixed income ans she told them to start charging her children for costs. We also were told at the resort they wouls only supply so much toilet paper and paper towels and dish detergent. I absolutely will no buy more points into a company like this, and to also now we were told to stop coming to sales meetings because when we didnt buy points, it could cost people to lose their jobs. This is absolutely a horrible way to treat people who have invested in a company for years and we were there for 3 hours and one of the most disrespectful customer sales meeting I have ever been too. Do better for your customers I can tell you my family do not plan on buying more points ever again.Marriott Vacations Worldwide
