      Well this wonderful company strikes again. I've lived here since 2020. Every summer the air conditioner has broken like clockwork. After talking with the repair company multiple times I found out the unit is undersized for the property. I've made 6 work orders in 4 years to have it fixed. Tonight it broke again. Tulsa has been averaging 105+ temps for the past two weeks. It's currently 82 degrees inside the house. 94 degrees outside at 10:25pm. Home River ignores the service companies recommendations and just continues to put a bandaid on the unit instead of replacing it with a unit of proper size for the house. I cannot begin to tell you how awful this leasing company is. When I called the emergency maintenance line I was told I would get a call back in 15 minutes. 30 minutes pass by so I call them back. Another person answered and said "We'll get to it when we get to it". RUN AS FAR AS YOU CAN FROM HOME RIVER GROUP. ITS PURGATORY.

      Do not ever rent from a property managed by HomeRiver Group. They will find any opportunity to charge you excess fees for items that can easily be disregarded. If you want to pay more than what your rent actually is, then rent from them. Otherwise, stay far away.

      Horrible to work with. Terrible communication. Trying to get a solar project approved for months, submitted all the required documents. Still not approved. If they have any questions about thier Terrible service they can contact Tim F

      One of the most unprofessional companies I have ever dealt with. I applied to a house and was denied. Gotta a call a couple days later asking if I had applied anywhere else, as I was going to apply to someplace. Told me I was approved by owner and even have texts showing the agreement. After 3 days trying to get Info and only being told I'd hear from an underwriter in 24 hrs multiple times. Got a call back today and was told they approved someone else and they already signed the lease. On the second drive by of said house I find homeless people sleeping on the porch. I mentioned it and was told she's on her way to clear people out. Horrible ethics and horrible way to run a business. Don't waste your time looking here.

      HomeRiver Group is just another corporate juggernaut that gets all the little things wrong. They're so greedy and bloated that they can't see over their generous belly to understand what and who they are stepping on. Previously, a company called Weichert was managing my rental property in 2022. Weichert was, as far as property management companies go, a great experience. They provided direct, clear, and organized communication between tenants and the property managers, service issues were handled expeditiously, and they had little to no additional fees for anything except a $3.00 "convenience fee" for paying rent online. I have my gripes with "convenience fees", but that's another story... Well, HomeRiver bought Weichert and everything changed. Suddenly, communication with our property manager is a mess. I don't blame the guy, he's nice but they're clearly spread too thin or unqualified. For example, our lease renewal was botched continually, requiring us to reissue and re-sign it four separate times. Tiny nickel and dime fees came out of nowhere: rents were raised, a mandatory $40/month Resident Benefit Package (which I didn't need or want) was added to the lease, a $50 lease renewal fee was added, and the pet fee on the lease was changed from a one-time payment to a $25 monthly fee. Suddenly, and through no choice of my own, my cost of living inflated dramatically and the service got so, so much worse. It's been a nightmare. I was afraid that things would get worse when HomeRiver Group bought Weichert, but I didn't think it would get this bad. Avoid this company at all costs.

      DO NOT RENT FROM THEM. they do NOT follow their own leases. they do not do repairs with any kind of urgency. I moved in 3 weeks ago. my oven and my door locks have been broken since DAY 1 and still they don't fix it. the "24 hour maintance hotline" never gets answered. no one returns emails or phone calls. They tell you to be there at x day/time and then they do not show up.

      RENTERS BEWARE… If I could rate a negative star I would! Do yourselves a favor and do your research on this company before renting from them. Better yet, do not rent from them, they are the worst. Their customer service is non-existent; the service coordinator, Teri B, should not be in a customer facing role. She’s trash! Property manager, maintenance department ALL trash! I had 4 different property managers in 10 months …. NONE of would deal with me directly. They do not return phone calls or emails. Not to mention on top of your rent they want to add on several other fees that are ridiculous! I moved out, no longer a tenant but here’s the kicker.. My deposit check was returned; sent via certified mail…. It BOUNCED when I deposited it. When I reached out their accounting person “Santiago “ said he would get back to me after doing some research… I’m guessing he was so embarrassed, he never responded to another message again. I finally received ANOTHER certified envelope from them almost 10 days later with another check. Hopefully it’ll clear. AGAIN.. the worst service I’ve ever dealt with times 5!

      I am a corporate executive in the property management field, and this is more than just poor customer service - it's a disregard for the well-being of their tenants. Michael P – PM Tammy B – RM Phyllis T – MC Julian O – MM On June 12th, I emailed Michael P, my manager about my AC which wasn’t cooling. By 2pm it’s 80 and climbing in here and doesn’t cool down until around 2am. I only have temperatures in the mid to lower 70’s for the first 5 hours or so of my day. He acknowledged receiving it and opened a meld (work order). As of today, 07/22/2023, it is STILL not fixed. I have adjusted my work schedule 3 different times so I could be present for the whole 3-hour window of time since they can’t give you a specific appointment time. The tech that came out from one of the contracted companies was very kind. I was so hot and tired, and I started crying. He said, “All I can tell you ma’am is just don’t be quiet…just keep screaming and raising your hands and they’ll finally do the right thing.” DOES THAT SEEM LIKE SOMEWHERE YOU WANT TO LIVE? The saddest thing of all is that I had a little doggie, older. My ESA and my little bestie. Well, she had a slightly enlarged heart, which I knew about. Anyway, I started noticing she was short of breath a lot lately and laying in front of a fan to try to cool down…INSIDE our house. They had to put her down. Her heart was over working. I also let the team know several weeks ago that my electric bill was $700! This is a one-story house…and it’s been an average of around 80 in here for 6 weeks…I can’t even afford to pay my electric bill – plus I’m living in miserable conditions. It’s just sad. I had to BEG and Tammy B finally said I could purchase it myself. I was able to get it but it left a small balance owed on my ledger, like $195 – which is less than what it actually cost me. Anyway, as of today I’m around $400 in late charges. I’m at a 200% of balance owed late fees?

      The doesn't seem to be able to complete any repairs in a reasonable amount of time. Everyime I call I talk to someone differnent. There seems to be a complete lack of follow up on thier part.

      Terrible company we moved into our house in 2020 our original rent was 1550 first renewal went up to 1650 no problem our last renewal went up to 2250 and they added another 100 per month for pet rent when we already paid 1k pet deposit upon moving in. Home river group is a pure trash...sure could move but there are no homes left near me and they are ripping people off knowing there's nothing anyone can do about it.
