1 starI recently moved out and Home River allowed me to enter two additional days to get all my stuff out. I forgot a plant woth my father's ashes and they are not allowing me in to get it. I asked if someone from thrir office could get it and leave it on the front steps. Same answer, no! They continue to rattle off NC law and i know the law. I am asking for a favor with somerhing very important to me. They said it is consideted abandoned and it will be thrown away. Please pray Home River reconsiders. I cannot believe they are acting like this for something as important to me as my father's ashes. Unreal and heartbreaking. Beware, this conpany does not have a heart. They don't care. 1 starPlease do not rent from them, so disorganized. There are two people on my lease, one will get an email the other doesn’t get has been this we from the beginning. I was the main point of contact for setting up all rental agreements, they send me everything to do with money and my boyfriend the home inspection email. I contacted them multiple times for it and they NEVER told me they sent it to him they just kept extending the time period it was accessible. I ask him on a whim to check his email and he had all of the links to the home inspection. He gets an email and text saying someone has to be at the house for xyz I never even get notified. They charge a bullshit “concierge” fee every month and part of that is you don’t have to set up utilities they will do it for you. I had to set up everything for the house myself and do all the leg work. Anytime you reach out to them it’s like a revolving door of “managers” I’m not longer your manager reach out to Smith. Smith answers one question then Johnson is my manager all of the sudden. Poor quality all around.Review fromKenny A

1 starThis company has been A COMPLETE NIGHTMARE!!! I’ve called my property manager Mike P, property/delinquency coordinator Alyxus N and THEIR supervisor Tammy OVER 35 times in ON DAY and they completely ignore and neglect you. I’ve been without a bathroom for over 32 days and I only have a ONE BATHROOM house. The leaks were insane and to top it off I’ve had to stay with my mother to avoid the gas, mileage and tolls just to use or have a working bathroom. They don’t reply to my emails, voicemails, text messages nor calls and I mean NEVER! I’ve put in MULTIPLE call back requests, and escalated tickets and STILL NO COMMUNICATION. I got a new phone number a month ago and I have called every number possible to update my new number so PLEASE don’t try and say you called my old number because even before I WAS STILL GETTING THE SAME NEGLECT AND HORRIBLE TREATMENT. I CANT BELIEVE OWNERS REALLY TRUST THESE INCOMPETENT EMPLOYEES WITH THEIR PROPERTY.Review fromWilliam S

1 starSigned a new lease on my duplex and there is a $44.95 "Residents Benefits Package" fee added on to the rent. This is a monthly subscription to a Piñata service ( www.pinata.ai ). This is a useless buying club which also offers: HVAC Filter Delivery: The local hardware store has them. Move-in Concierge Service: I have lived here for 9 years. guidelines applicable to utilities. Resident Rewards: Nothing but a buying club. Credit Building: Don"t need. I will try to get out of this extra fee but I am not optimistic.Review fromMadeline S

1 starElectric shut off with no warning on the hottest day recorded, 07/05/2023. Given an $800 electric bill out of no where that is still in SRF3 LLC’s name. Not even our own as the tenants. No resolution and multiple calls ignored when trying to fix this issue. Hung up on when trying to contact and find resolution. Had hot water tank go out in winter, was not resolved for over six weeks. When escrowing our rent in hopes to expedite the process and find resolution, was hit with a notice to vacate and late fee placed on our account even after taking legal measures to escrow the rent until the hot water was fixed. Had sewer water in the basement back up and was not addressed for over four weeks, leaving our home to smell like literal excrement for weeks and ruin multiple belongings in the basement with the sewer line backing up into it. Pipes leak, had an identified electric box improperly installed and deemed a fire hazard by maintenance (who was out for an unrelated issue). Multiple issues, slow to resolve and find solutions. This company is a nightmare, money hungry, evil place who could care less about your well being.Review fromLucinda B

1 starThe absolute worst Company. They do not return calls. They charge fees for things like hvac filters that you never receive and refuse to refund your money. Went three weeks without hot water did not receive a credit for my inconvenience. They want to charge fees for Insurance even if you have a renter insurance in place. This one is a douse to report your on time monthly payments to the credit bureau. Really who charges to report good paying customers to the credit bureaus. Today was a real show stopper. They increase my rent from 2145 to 2308. Upon renewal of my lease my First payment in the tenant portal was 2402. I paid it on 6/30. Over the4th of July weekend started receiving emails that my rent is late. Today I received an email saying that after today will start receiving late fees. (Call their office 1st thing this morning 7/5 still waiting for a callback). Been renting from them since March 2022 have never been late. Please do not Rent from these people. Everything listed and written in the comments section is accurate. So unprofessional. Not sure why there are no lawsuits pending.Review fromSarah F

TERRIBLE COMPANY!!!! DO NOT RENT FROM THEM AND DO NOT HAVE THEM MANAGE YOUR RENTAL! They are not worth your time, and will only be a headache! --> TERRIBLE CUSTOMER SERVICE - No one knows anything! You call the number and you get a call center, and no one at the call center can actually help you with anything!!!! They just tell you to contact your property manager... I'm like that is what I am trying to do!!! You will never reach anyone on the phone and your emails will be disregarded. You will also have a new property manager every few weeks. I have had more property managers than I can count! So good luck reaching anyone because they will not get back to you or respond to your needs at all, and they will send you on a wild goose chase trying to find who can help you or who your property manager is! --> CRAZY RENT INCREASES, HIDDEN FEES, AND FRIVOLOUS CHARGES! - I have lived in the same place for over 4 years now, and with EVERY lease renewal, my rent went up. I am not talking just $50 or so, I'm talking like $200 each time! I get that the price increases based on the market but this is just crazy! Not only that but there are hidden fees in each lease that'll just nickel and dime you to DEATH!!! They have now introduced a new RBP (Renters benefit program) that adds $50 to your rent, and you get NOTHING for it! It drops $10 if you can show you have renters insurance, but you are still giving them $40 a month to do NOTHING! Then there are lease renewal fees, lease change fees, lease revision fees, bi-annual inspection fees, maintenance fees, pet deposits, monthly pet fees, you have to pay for most of the repairs on the home, HOA fees, and absurd late fees. HomeRiver Group is just unorganized, and non-responsive and their tenants end up paying the price for their crap! Again, they will nickel and dime you to DEATH!!! DO NOT DO BUSINESS WITH THIS COMPANY! I can't even really express how terrible of a company they are!HomeRiver Group

Absolutely a disgrace . Making it impossible to make payments without late fees and extra billing charges. For a week I have been trying to set up automatic payments for you to draft checking account. Many calls and hours in this endeavor and no help from home river except extra fees in our time of grief you are totally unaccommodating and uncompassionate.HomeRiver Group

Just like all the other comments in here, DO NOT RENT FROM THIS COMPANY! Two days before I was to move in I get a phone call asking if I could push back my move until 1 more week cause there was a leak in the property. I inform them NO! I could not movers were already scheduled and money was paid. Move in 6/16, fridge was in the garage. My movers move it in plugged the fridge up, 24 hrs later HOT fridge. Emailed maintenance, sent over vendor, ****** says cant fix need new fridge. Have to get owner approval. Emailed, have called everyday, no owner approval, no HRG response and NO FRIDGE 2 weeks later. Still no leak fixed. They are the worst. But still want their rent.HomeRiver Group
