      After 4 (four) and a half years of NOT repairing/cleaning/servicing NOT repairing anything in my home until my lease nearly ended.. including the repeated flooding of toxic/septic waste in the basement of the rental property, HomeRiver Group and Property Framework are so unorganized that they disabled access to my tenant portal 3 months prior to my lease ending. AFTER 52 months, HomeRiver Group returned my rents payment and started an eviction process AFTER my lease ENDED! No one answers their phones, emails go unanswered, and rents sent certified are opened and returned certified...ruining my credit. I have never been more confused or traumatized by business practices where threatening letters are mailed monthly after 2 days regarding late payments not to mention while I exited my community seeing the belongings of my neighbors tossed out onto their lawns and driveways. This is what HomeRiver Group and Property FrameWorks do. Collect and EVICT even when evictions are not warranted. Not to mention the poor quality of the materials used to build the homes. Ceilings leak- inadequate plumbing, electrical issues abound, also if 4 inch nails/screws were needed they used 1 1/4 inch screws causing doors after 4 yrs to fall off hinges. HOMERIVER Group and Property Framework need to do a better job of servicing the homes they manage. Renting properties is more than collecting $3,000 each month. Families are involved. HomeRiver Group needs to change it's name to HomelessRiver Group and Property Framework should be Problem Framework. My disbelief and disappointment run deep as I cared for this home for over 19 months 1st lease followed by a 3 yr lease only to be booted out of their system, not due to any negligence on my part, and forced into a credit nightmare! How do I fix the damage these companies have done...not just to me but to far too many of the families they lured into renting their poorly constructed, overpriced COVID homes. I do not recommend at all!

      Terrible company. The worst customer service. The maintenance department is terrible and do not follow up. Theyll give you the run around on issues until you give up.

      Terrible company. I remnted a house from them on a one-year contract...they ended up transferring the property to another terrible company. We just moved out a month ago, and now the new property managment company is trying to charge us for home repairs that should have been done before we moved in. They are charging for things like re-securing the mailbox to its post (it must have been loose when we moved in), replacing a missing garage door weather strip (didn't know it was missing) and charging us for landscaping upgrades like fresh mulch, branch removal, leaf removal, etc. when HomeRiver had the property in a terrible state of landscaping disarray when we moved in. The worst part was we had added a tenant to the lease, but when Homeriver transferred the property, they gave no record of the new tenant to the new managment company. The new company got all aggfressive and said the tenant was there illegally and had to move out, etc. Homeriver was unable to provide documentation, background check, etc. to the new company. I was able to get a hold of people to ask for help, but they were incompetent and unable to assist. I recommend you never rent from HomeRiver.

      The woman assigned to my account didn't do the bare minimum in handling accounts under her care. When she finally quit, there was a lack of communication with this company. Fast forward to the end of the lease, I don't renew and I'm shocked at the level of damage. I made the mistake of letting Home River Group hold the security deposit. Instead of giving me the full amount to help cover for the damages, they only took $500 out of $1800 and gave the tenants the remainder. They stopped responding to my emails.

      Of I could do zero stars I would. I have been without Hot Water for 3 weeks. Taken off 5 days to have them send someone out who can't fix it, or has to wait for approvals. Still not fixed. This is the 2nd time in 9 months that I have had no Hot Water for more than 3 weeks each time. They are horrible and charge for maintenance even when previous maintenance is reason why something happens. 300$ charge for no heat when the people who fixed the sump pump turned it off.

      DO NOT RENT FROM THIS COMPANY!!!! when i tell you all of the horror stories are true and they are slum lords i mean it truly and honestly i rented my very first home thru them and it was by far the worse experience ive ever had in my life and i will be suing them. The home that i lived in had horrible insulation which caused the walls to be soaked in water anytime it would snow or rain, i took pictures and sent them to my property manager someone came out looked and even their people said the house needed to be reinsulated, how would they do that with me there? well they just wouldnt do it at all . the cabinets appliances everything fell apart and it would take months to get anything resolved, the back yard didnt grow grass tress grew everywhere and there was a major bug problem in the back yard PEST CONTROL IS APART OF RENT EVERY MONTH yet when called it takes months to come none of the doors had seal on them so all those bugs got inside my animals ended up infested with fleas despite every effort to get rid of them bombing vet treatments they just came back from outside it got to the point i couldnt got to my kitchen at all because it was so bad. the health department got involved and paid my rent 6 months in advance to move out because even they said the conditions were horrible i found somewhere else to live when i left i did leave a couch inside the house and a few piles of trash nothing major and what not i expected to be charged for that WHAT I DID NOT EXPECT was to be charged ELEVEN THOUSAND dollars for a complete renovation of the house they charged me for concret that was chipping in the drive way already there when i got there the walls bleeding even tho i reported it i mean any and everything they could thing of i am a 27yr old mother of 3 and they have completly shot my credit and you can never get ahold of anyone at all . this is the worse company in the world please do not ever rent from these people.

      Tenant with this company for 22 of 24 months. Maintenance issues (even emergency) are extremely slow to be addressed. When calling to so maintenance, ask questions, etc you will be routed to a foreign call center with minimal English or Spanish communication. Rent paid on time for a year was rewarded with a new lease with an additional $190 a month on top of the rent.

      RUN!!! EVERYTHING AWFUL OR NEGATIVE YOU HEAR ABOUT THIS COMPANY IS TRUE!!!! If you rent or own property, they are awful on both sides of the board. This is the worst experience I've ever had with any company, I just can't believe they are still in business. Please DO NOT use this company for ANYTHING if you want to avoid headaches, illegal charges, poor customer service, the WHOLE 9 YARDS!!! Just please help yourself and keep searching for something else.

      The group in Homeriver Group in ******* has failed to provide us- the majority unit owners with our rights under our Bi-laws section 6.2 and section 3.2 with request for a special members meeting for the purpose of voting on our reserves. We have notified Homeriver in writing -signed by the majority of unit owners of our legal rights under the Bi-laws and ******** Statutes in requesting a meeting. They are refusing to set up a meeting for us to legally exercise our rights. Furthermore, their employees choose to interrupt our meetings-offering opinions - not facts -leaving their roles of meeting organizer and facilitator. They are not objective or balanced in their approach. They are either untrained - unprofessional or both. They definitely need training and should tape their meetings to see how not to perform them. We ask that this be escalated to the highest executive officer at Homeriver for immediate corrective action in protecting our rights and ensuring we are not negatively financially impacted by the failure of the ******* Homeriver group. We receive many excuses from them for their failures in performing their duties. They have, upon their own accord, changed documents during the voting process with failure to advise of those changes. Their response- We messed that up. We would hope that this issue could be amicably resolved negating our seeking legal remedy.

      RUN!!! RUN AWAY!! RUN AS FAST AS YOU CAN!!! BEWARE!! All of the awful stories everyone posts are true!! We have had such an awful experience with this company!! I wish we looked up reviews before we commited but it was too tempting because they were the only company we could find that would allow 3 pets. Do not be suckered in!!Not even 2 months after moving in, there was a drive by shooting!! Apparently the neighbors were gang members and that was their gang house and we got hit with their return fire. 5 bullets hit the house and 2 went all the way through the back of the house. Bullets flew through right where we'd typically be making the baby a bottle at that time of night. It is a miracle us, our young daughter and baby were okay. Police were out for hours too. Immediately we let them know we were terminating our lease. Almost 3 months after leaving and not receiving deposit back, find out they continued to charge us rent, came up with bogus charges to our account, charged us for the drive by shooting damage!!! As if we hadn't already been through enough. Tell us we aren't getting our deposit back and that with everything, that we somehow owe them almost $1,000!!Meanwhile they already have another ******* living there!These people are criminals and will try to get away with everything they can!!This doesn't even cover all of the other many issues we had with this company in the very very short time we were there. GET OUT OR RUN AND STAY AS FAR AWAY FROM THEM AS YOU CAN!!!You will never here back from anyone, no matter how many people they transfer you to!! No one has answers or solutions!
