On July 29, 2023 I parked in a Phoenix Parking lot off ****** Mill Road. I ate a restaurant right there and paid $6.50 via Apple Pay/American Express for 2 hours of parking (plenty of time for lunch). My friend ran late and apparently I left a little later than the 2 hours of parking (I was unaware). A few weeks late I received a threatening letter in the mail from Professional Parking Management company saying I owe $85 (willing to discount partially if paid now) or I could be turned over to collections. There are images of my car entering and leaving the lot. I have disputed this charge and offered to pay $6.50 (which I think is crazy but I would pay that as I was there longer than 2 hours). My dispute was denied and the only option online is to pay the full amount. There are numerous complaints against both ******* and Professional Parking Mgt. There are class action law suits again Professional Parking Mgt. as well a numerous local new stories about this tricky and threatening way of doing business. Both ******* and Professional Parking Mgt have terrible BBB ratings. I have alerted the restaurant who have had other complaints and they are actively seeking a different solution. Bottom line- if ******* wants to reach back out to me- I have reached out to them- I will pay them $6.50. I will not pay Professional Parking Mgt. anything and I will not accept these terrible business practices over a few minutes of extra parking. Thank you.Business Response

I'd like to start off by saying ******* Parking Solutions and Professional Parking Management are separate companies. I checked our emails and voicemails and do not have record of any attempt by you to contact us regarding this notice. The notice was issued due to overstaying the paid time. The paid time ended at 1:56pm and the vehicle left the garage at 2:33pm. 15 minutes before your time was about to expire, our system automatically sent you a text stating that your time was close to expiring and included a link to add more time. We appreciate your willingness to pay the $6.50, but there was an opportunity for you to add time if you thought you would stay over the 2-hour paid session. I would be willing to speak with PPM and see if they can reduce the notice amount to $45 as an act of good faith to you. Please let me know how I can assist you.

I am rejecting this response because:tgank you for your reply. I did send an email the day I submitted to BBB through the contact us form on your site (or was the only way I saw to send something on writing)
I do not recall receiving any notice re being over time - do you have back up of what was sent and received? I would have paid and I also would say thats a bad system how do you know when and if someone gets a notification esp when spam is often blocked etc
Professional Parking automatically offers a reduced rate of $45 if you pay right away - which is still exorbitant for honest people parking using this irregular system (I have never had this type of parking payment situation). The restaurant has received many complaints.
To not spend any more time on this if you adjust this fee to $25 Ill pay and be done with it. I disagree and feel this is very tricky and poor tactics to have the company you partner with send threatening letters over something so unclear and small.
Ill await your reply. If agreed to the $25 and you communicate to them Ill pay it.

I parked for an hour and three minutes at **********************************************************************. I had paid for four hours worth of parking and left that location with hours to spare. I received a notice in the mail stating that I owed them an $85 charge (which increased to something like $93 after taxes) due to nonpayment. When I went to dispute, they refused to take my bank statement and won't give me a contact number. I parked in a parking deck at ************************************************************************ from on Saturday, July 8th. The parking deck is managed by ******* Parking Solutions, but enforcement is provided by Professional Parking Management. I paid $15 to ******* Parking Solutions to park at the site and was only parked for 51 minutes based on the entry / exit pictures. Despite paying for parking and leaving before the session expired, Professional Parking Management mailed me a bill with an $85.00 parking charge for the same session. I have attempted to dispute the charge 3 times and provided receipts which prove payment, location and license plate information. Unfortunately, PPM is unwillingly or unable to acknowledge their error.Business Response

I went on a future resident tour for the apartment complex called the ****** which just opened up for a couple of months. On July 15, I had my apartment tour. The concierge and the apartment manager informed me that their parking was not setup at the time with this company. They informed me not to pay for the parking and that they were still trying to get the parking setup. A week later, I received a letter from this company stating that I owed them $85. I called the property manager which they informed me that I needed to dispute the bill because it was incorrect as the parking was not setup during that date and no bills should have been sent to me. The apartments confirmed that it was incorrect billing. I presented all this information to this company with the number of the apartment complex for them to confirm my story. Also, the apartment complex told me exactly what to write in order to dispute this charge. This company did not confirm with the complex, but proceeded to deny my dispute. I will not be paying for a charge. Also, future resident parking at a complex is free. This company is a scam.Business Response

My wife parked in a deck at ******************************************* while she and my girls ate at Snooze on 7/6/23 at about 11:30am. She paid $15.00 to park with her phone and got a receipt from Osprey Parking which I can provide. We have since received multiple notices from Professional Parking Management that we owe them for parking. We provide the receipt, they investigate and then claim we didnt send proof and we still owe. This has happened twice. No human contact is involved, only emails, and there appears to be nobody there to discuss this with. Probably this is part of their business model.My wife used a QR code on a sign in the garage to pay what turned out to be Osprey. We never parked in a ppm lot, we dont know who they are, and we dont appreciate getting invoiced for parking we paid for already. We disputed this through their online site twice and they claim we didnt provide proof. Im not impressed. This is extortion.Business Response

I parked in a parking lot on 7/3/2023 and PAID for that spot @$33 from 5:42 to 7 something. I called this company and they confirmed this. This parking ticket is stating I entered on 7/3 and didn't leave until 7/4!!!! I DID NOT LEAVE MY VEHICLE HERE OVERNIGHT. I am at an AIR B&B where my vehicle was parked. We parked in a parking garage at ************************************************************* on 7/30/23 and paid for the parking through the parking garage machine. We have the receipt from our credit card bill as well. We received a letter today demanding $45 for parking at that garage. We entered our license plate number which matches the photos they put on the letter. they say the amount will increase to $85 if not paid in 30 days.I suspect they send these to every vehicle that enters. The letter said that to dispute the charge to go to their website. When you click on the dispute tab, it opens a box that gives you the option to pay, not to dispute.Since the electronic method of payment for parking seemed very current and modern, there should have been no dispute or letter from them. That's what makes it seem that they do this on a regular basis. They are threatening in the letter that non payment may be referred to collections.They are currently under a class action law suit in ** as well.Business Response

After emailing the business with proof of payment on the day in question for parking we received a reply a few days later saying that they had been mistaken and no payment is due.
However, emailing them is not how you are directed on their website. We did that of our own accord. They direct you to their website to dispute claims but there is no place on the website to dispute charges. It still feels pretty scammy. I expect most people are too busy to look up proof of payment and will just go ahead and pay the fraudulent fees.
