I have been receiving a lot of junk mail. I have never provided consent for Allied First Bank to send any marketing mail or to contact me through any other means. Whether or not some of my information's available to the public does not constitute consent to receive marketing mail through target marketing. DO NOT send any other mail to my address and provide written confirmation that Allied First Bank has stopped sending marketing mail to my address. DO NOT contact me through any other means.

I am rejecting this response because:

I am still receiving mail that I never consented to receiving (two more, attached); I never consented to be contacted by this business. Please Please Pleasssseeeeee stop sending this junk mail to me! Provide written confirmation on the day that you stop sending me these letters so that I know for good that I will no longer be contacted. I have filed complaints with other businesses because I receive a bunch of other junk mail, and on top of that, I receive a bunch of mail for people who no longer live here. It's becoming a nightmare dealing with the junk mail, I've also updated my contact information at the post office but they're still sending me a bunch of mail that does not belong to me. Please stop thinking about yourselves and your marketing because this is all a complete nuisance for me on the receiving end here.

I had received a pre-approval with Allied First Bank With Eleven Mortgage. I had received my CD pertaining to the break down of the closing costs and mortgage payment on 10/18/23. That was our set closing date. However the closing had to be extended until 10/23/23. This was due to the bank receiving the home insurance binder late. Then on 10/23/23 the bank sends another CD to the title company adding an additional $5,949.00 to the settlement costs. This is the day of the closing. The reason given was due to the bank letting the rate lock go on my loan. That is not my fault. That is the banks issue. They should have never let the rate lock expire. I am asking for the $5,949 back.

Allied First Bank, s.b. has multiple mortgage production offices throughout the *************, which employ mortgage originators. As mortgage originators, these employees act as the intermediary between the borrower and the mortgage lender, without the ability to approve a loan or the ability to disperse funds after a mortgage has closed. In this instance, Eleven Mortgage was the lender. As the mortgage broker, Allied First Bank, was dependent upon Eleven Mortgage for disclosures, interest rate locks, and underwriting of the mortgage loan application for ********************. In reviewing the closing disclosure from Eleven Mortgage, the borrower was not charged points, as they were paid by the seller, resulting in a cost savings for *********************

I am rejecting this response because: The seller owed me money at closing for fixing the multiple issues that were wrong in the house.  That money should have been given to me at closing.  Instead the bank took that money and applied it to points which I didn't want to do.  My rate was supposed to be ****% reguardless of buying down points.  So in addition to using the funds I had to come up with the additonal money at closing.  Allied bank may be the broker but they are the ones that brokered the deal. They are tryihng to pass the buck to Eleven Mortgage.  I will open another complaint for eleven mortgage then.  Both companies are very unprofessional.

      Sincerely,

In this circumstance, a deviation from the initial closing disclosure would have required a revised closing disclosure to be issued, which would have postponed the closing date, as required under TRID. As discussed with the loan officer, postponing the closing date to redisclose was not an acceptable resolution and the decision to close without any deviations to the closing disclosure was made by the borrower.

I got a letter to reinstate my mortgage because I fell behind on. The amount was $6685. I sent them 2 payments on the same day for that amount and they returned them. So now I have to pay **** and they are pressing foreclosure on me. I even talked to customer service and they said it should be fine as long as both payments that day matched the amount due for that day.

We have received multiple letters from Allied First Bank mentioning various non-existent benefits we are supposed to receive because we have a VA loan. This kind of marketing preys upon gullible veterans, and we want to be removed from all further communications from this deceptive company immediately.

      Customer Answer

      Date: 07/13/2023

      Better Business Bureau:

Thanks for processing my complaint.  While I'm sure that Allied First Bank's unsolicited mailings are technically legal (else they would be risking legal penalties by sending them out), they are nonetheless misleading to someone not trained in the technicalities of the law or of how mortgages work.  The bank's mention of "equity reserves" and an expired "waiting period" are meaningless to the layperson, and are clearly part of an effort to pressure veterans to engage in a financial transaction they did not seek out and do not need.

In laypersons' terms, this bank's offer is a technically legal scam, much like the "payday loan" industry that targets military people or the businesses that offer free vacations in exchange for listening to some marketing presentation.

I have reviewed the response made by the business in reference to complaint ID ********, and find that this resolution is satisfactory to me from a legal standpoint, but by no means satisfactory from an ethical standpoint.  Allied First Bank should be ashamed of themselves for attempting to make money off of veterans by legal sleight of hand, rather than by providing needed services.

      Sincerely,
      ***************************

Keep receiving letters stating I failed to respond to not having accessed my equity reserves. The letter makes it sound like I missed filing, but I had never received any prior notifications. They have graciously granted me a few extra days to contact them.My home is not financed with this bank. This letter is made to look like it comes from the county I live in, but it does not. This is clearly some sort of marketing scam.

I received a welcome email for my mortgage which they purchased from my old mortgage company on 4/24. The attached welcome email was sent to me on 4/27 advising that I had until 5/27 to register my new account. On May 2nd which was less than a week later, I received a past due notice stating that I need to make payment on an account that I have not received any information on and do not have the account # for to make a payment since the account is so new. I have not received one document from this company yet here they are demanding money.

Dear Better Business Bureau,I am writing to file a complaint against ******** regarding their poor quality of service. I have had several issues with this company, including a late payment that was their fault and their failure to provide me with adequate customer service.I reached out to a supervisor regarding the late payment, and they were supposed to call me back to discuss a resolution. However, I never received a call back, and when I followed up with the company, they were rude and unhelpful.Furthermore, I have had additional issues with this company, including a lack of communication and failure to provide me with the courtesy of fixing their mistakes. I have tried to contact them to address these issues, but they do not call me back or provide me with any assistance.I am extremely disappointed with the level of service provided by ********, and I believe they are not meeting the standards of customer service that are expected. I hope that the Better Business Bureau will take action to ensure that this company improves its service and treats its customers with respect.Thank you for your attention to this matter.*********,*******************************

Recieved a very deceiving letter from them that seemed like it was from Bernalillo county, they were soliciting me for a Equity Leverage loan and I was curious, I was told that they would only charge me any money out of pocket unless I declined after the appraisal of my home. When I was going through the process and decided to decline, they told me that I would be charged approximately **** dollars because I had locked in an interest rate, but they never told me this would be the case. So I had to continue on to the appraisal to get that charged waived and just have to pay the 700 dollars for the appraisal. All the employees I engaged with were very pushy the entire process.

Allied first bank initially called about a mortgage, upon finding out that they offer ARM mortgages I told them to remove me from their can list. It's been a month now and Allied bank had continued to call be 4-5 times a day. Starting this week , Allied bank is calling from different phone numbers, one they establish my identity, they immediately hang up. This is starting to cause issues with my employment.
