Since living in The Winthrop over the past 4 years, the last year starting in January 2023 has been nothing but torment under the new management from being racially harassed by my above neighbor, car broken into, trash placed in front of my door by another neighbor and dogs allowed to poop in front of my balcony door. All incidents reported to management to no resolve or notice sent out to warn other residents. Instead, I was sent a letter stating I am the aggressor in an incident where I continually reported to management for a resolution and support. I feel it was easier for Bozzuto to label the black woman the aggressor versus holding the white male who harassed me for months and who stated management will not do anything to him, the white woman who allowed her dog to poop several times in front of my balcony, or the white male who put his bag of trash in front of my door accountable at all. I have tried 6 times requesting a follow up from corporate to no answer since February 1st. When the issues first begin to occur, I naively believed my concerns would be resolved based on Bozzuto values of "united in our mission to create sanctuary, we are focused on continually improving our Diversity, Equity and Inclusion efforts every day, fostering a culture of kindness and appreciation." Now, I realized that was all show to display values they do not hold as a standard when faced with documented complaints. At this point, I really like this nightmare of living at the Winthrop to end and I have learned a valuable lesson in following my first mind of calling the police and filing legal complaints in the beginning of February when it appeared the Winthrop management was not going to stop the harassment from a neighbor who just moved in over a 4-year tenant.Bozzuto & Associates Inc

At Winthrop, we are committed to fostering a peaceful and welcoming atmosphere for all of our valued residents. Anytime we receive a complaint, it is taken with the utmost seriousness, and we strive to resolve any issues promptly and effectively.
Our team has made multiple visits to your apartment to assess the situation firsthand. While we did hear some light sounds and steps by the individuals living above, nothing heard would be considered a violation/wrongdoing of their lease. Despite this, we have proactively communicated with your neighbor on each occasion, urging mindfulness and reminding them of the complaints we have received.
We acknowledged that your satisfaction with your apartment home was no longer meeting your expectations. We have offered both an in-house transfer to a top-floor unit and the option of lease termination without penalty.
We are not aware of any instances involving trash being placed in front of your door or an incident of your vehicle break-in. Please reach out to our office with more information regarding these matters.
Regarding the concern of pet waste near your patio. We have the original complaint and our staff was unable to identify the responsible individual or dog. I am sorry to hear it is continuing and I am happy to address this. We have recently added a camera to the Zen Garden and I will connect with our vendor who manages the grounds to see if we can track this individual and address accordingly.

1 starI applied to a Bozzuto property but was denied because I was "unable to provide sufficient proof of income." I'm a new law school graduate, so I obviously don't have paystubs, since I'm moving for my new job. I provided my offer letter indicating I was starting in the next couple weeks and indicating my salary of 7x monthly rent, but they claimed that wasn't good enough because offers are "contingent." So I was going to have a guarantor (my parents), but because my parents live in the midwest where the cost of living is lower and only make 3.8x monthly rent, they fell short of the 4x monthly rent requirements. \
Long story short - you simply cannot rent from a Bozzuto if you're a young professional fresh out of grad school regardless of how much money you will make in your new job, unless your parents make well over $100k and can guarantee your rent.Review fromAlix M.

I applied to a Bozzuto property and since it was the least expensive unit in the building, I applied before touring the apartment. To apply, there was a standard application fee and a $500 amenity fee. The leasing manager assured me the anenity fee was refundable if I didn’t end up renting the unit. The tour process ended up taking two separate visits because at first tour, I was told I wouldn’t be able to see the actual unit. Once I was able to see the unit, I decided it wasn’t for me. I cancelled my application fee and was informed that the amenity fee refund would be in the form of a check and that I could expect it in 30-45 days. I was never informed of the delayed refund prior. At a time when I have a number of increased expenses related to moving, I find this very insensitive.Bozzuto & Associates Inc

Every day at The Vine (Laurel, MD) is a constant violation of my peace. If you are unlucky enough to have similar experiences, I urge you to consult all available resources, including BREACH OF QUIET ENJOYMENT clause.

Management has taken no meaningful action to resolve the issue. Instead:
- Provided option to break lease without penalty at my own expense.
- Recommendation to relocate to the common areas during disturbances.
Although the type of disturbance reported is confined to my apartment, management has implied that the lack of complaints from other residents precludes management action or intervention. I am the only neighbor that would be affected by such noise. The idea that another neighbor would be subjected to this noise or that management can hear such noise from outside the unit is devoid of logic.
Any reasonable resident would consider this noise to be excessive. I have made every attempt for resolution. Outside of committing significant financial resources, I have gone over/beyond. I use noise cancellation headphones, ear plugs; rotate my sleeping pattern/location, and spend countless hours documenting/reporting disturbances.
Bozzuto is irresponsible in their lack of action and should be ashamed at how they treat residents. I have elected to vacate the unit once I find a suitable location.Bozzuto & Associates Inc

We have had multiple in person conversations, emails, and phone calls discussing options to help meet your needs. After these conversations, it made most sense to offer you a transfer to a top floor home to lessen the risk of experiencing noise from someone above. It was managements understanding that you initially wanted to either transfer to a top floor apartment, or be able to move out with no lease penalty fees. Management agreed to these terms and updated you when a top floor apartment was coming available to allow you the option to transfer to this home. We are continuing to monitor any top floor apartment homes to be able to give you the option to transfer. If you have any questions, please do not hesitate to reach out.

Since April 20, 2023 I have made several attempts to obtain my apartment holding fee $250.00 and application fee of $25.00, for a total sum of $275.00. I have contacted The Bozzuto Group, via the telephone, and left messages with my updated contact Information, and no one from The Bozzuto Group, has even made an attempt to contact me to refund me my $275.00, and now it is almost August 2023. As of now I still do not have a place to call home because I am homeless, due to the fact my home was destroyed in a fire Nov. 20, 2022. It started in my neighbors townhome, and killed her and dog, and destroyed four townhomes. I was just getting back to work. I need a home, and my money refunded. Due to your racist staff member who was cold as ice, rude,etc.. my application was probably trashed, put on a shelf, or etc... NO HOME & NO REFUND. I was lured there on false pretense of affordable housing? My paperwork spoke for itself why I was there. Make sure The Bozzuto Group," act like they know"! Respect Goes Along Way, And Racism Is Out. 2 starsI don’t feel safe at Bozzuto Rhode Island Row DC. It is suppose to be a secure place but yet they let non-residents come into our stairwells and smoke. They threaten current tenants when asked do they live here. Only 3 security we know actually does their jobs. Either they fix the issue or they won’t last. Thad the unfortunate experience of having my packages stolen twice while living here.
Additionally, there is a high turnover rate in the leasing office. The street lights on the outside of the building are either intentionally not working or just never will get fixed, which creates a gloomy and dangerous atmosphere when walking outside in the evening. Furthermore, the pool heater seems to work occasionally, and there are often issues with the few elevators in the building.Bozzuto & Associates Inc

I recently had open heart surgery and was assigned to a traveling nurse. She comes twice a week. The first day she came I called concierge to let her up. She did but she advised me to write an email to let management know. I wrote an email stating the days she would come. They returned an email with a form stating that that I need proof of my surgery. The next time the nurse came they told I had to come get her because I didn’t provide proof. I was in a wheelchair. With no one to push me so I had to struggle downstairs to go let her in. I was so upset my chest started hurting and my blood pressure went up. The concierge saw me in a wheelchair prior to that so she knew I wasn’t lying. The traveling nurse told me she had been assigned to this building since 2020 and they never asked for a sick patient to come get her. They usually let her up with no problem as soon she tells them the unit number. This is a horrible way to treat a tenant who just had a major surgery. What if I would have failed on my way to get her. I walked to the office to ask them why should I provide or even tell them what kind of surgery I had? They didn’t care as they watched me struggle to walk with a big scar on my chest. This was very insensitive and heartless. My lawyers will be reaching out out soon. This the modern at art. You guys need to train your staff to treat the tenant with respect and dignity. 1 starI lived in Meriel Marina bay for 5 years, so far the worst management I have ever encountered.
They have lied over and over.
We have a 2 years construction.
They have a lawsuit against the construction, they knew we had mold, water intrusion and structure.
They hid from us all this information for months and months.
My son got extremely sick and I begged for transparency ( i didn’t know back then about the mold or the lawsuit).
Leah Cataldo had made me feel I was crazy for asking questions, or even think it was mold in my unit. She literally told me “no one “ was going to help me from Bozzuto, that were her exact words!!! They even sent me an email asking me to refrain from contacting them about the construction. I have been under construction for over 6 months.
They do not care about our health or living conditions.
The management have talk to us in ways I never thought I will be treated, like we work for them and how dare we bother them, with so much rudeness.
We used to love our management and manager Callah, but since the new manager Delaney has arrived, management have become bullies over their tenants.

It is unfortunate that this resident seems to be experiencing some difficulties at his location. However, this is not a Bozzuto managed property. The only location we could find with his name is Wyandanch Village in NY. Bozzuto has not managed it since 2020.
We would be happy to assist further if you can provide the name of the property where you reside now, if not the above.
