      I spoke with ******* ******* on the phone for 30 minutes on 5/10/23 about their lead generation software and CRM program. They refer to themselves as HouseJet or Pay Per Closing. The charge on my credit card was from Market Maker Leads. They claim to be realtors in the Ozarks, MO and promised to generate exclusive buyer leads and advertising for an exchange of $2497 up front and 25% referral fee at closing on the leads they generate. They said a support email would come over to begin the onboarding process which never came and sent over a bogus contract that isn’t even signed. I see many similar complaints of the same process happening to others. They have been unresponsive since they processed the charge on my credit card.

      We are sorry that this customer did not have the best experience with us.  I would point out that he bought from us a little over an hour before our support team ends its workday and that his email was entered incorrectly, which resulted in his not receiving anything.  The first contact customer service had after he purchased was well after business hours so the next morning was the first time we were aware any of this had happened.  After speaking with our VP-Sales the next day, the decision was made to refund the customer, which was done immediately.  We wish him the best in all his future endeavors.

      I entered my contact information to learn more about their "pay per close" service only to learn that you pay a LOT before you ever even get a lead, which apparently are all ******** leads.For MONTHS they have been calling, emailing and texting. I cannot get the phone calls to stop. They call me every day, several times per day, from different numbers each time. I keep blocking the call(er)s but they come up with another fake number time after time.For the love of God, leave me alone!If your service was any good, you wouldn't be hounding me (and undoubtedly others). Rather, we would be flocking to you! But we aren't. You're awful.Don't go away mad, just go away!

      On 2-3-2023 I spoke with ***** "*******" a Realtor and representative for House Jet- Pay Per Closing. I was told that I was signing up for a lead generation program. They would provide the leads and when a deal closed I would owe them 20%. I was told that I would get my money back at my first closing. I was told that I would have at least **** leads every month, he said he quotes a low number but most everyone that has signed up gets more leads than they can handle because there system is on auto pilot. I have provided the photos they have requested. I have had monthly phone meetings with my representative that they require and have watched 3/4 of training videos. In which ***************** whom I think is the owner is also a Realtor promises that we will triple our income. He says the system is so easy it is like printing money and we would get rich. I was told the my MLS would be attached to the website they provide me and it is not. To date I have received 6 leads- basically 6 names and phone numbers of people you can not get ahold of- probably made up people. I was also told that I would be the only person to have exclusive leads to *****. I am not. I have complained to my Rep. that on the software they provide me it shows that I do not have any ads running. I have no campaigns running. I was told that they would always have my ******** ads running. They make and change the Ads but I would also have access to them which I do not. I have been a Realtor for over 20 years and place ********s ads all the time. They say they are Realtors which I doubt because they should have there licensed taken away for deceptive trade practices. I was told that I have no rights and if I filed a dispute with my credit cards company I would NEVER receive a ***** from them. I am going to file a dispute with my credit card company. I am also going to contact TREC and see what I need to do to file against the Realtors. I paid $2497.00 in good faith and I fear I have been ripped off by these scammers which did not deliver what they said they would.

      This business promises to deliver a lead system to realtors. It is a bunch of lies. They promised to deliver leads, and set appts. I have received zero viable leads and have had no set appts. Many of the other members have the same complaints. I am seeking a full refund.

      Pay Per Closing (also known as ********) is a scam. They took $2000 which they said is refundable. They are not responsive to their clients and their leads are fake.

      We are sorry that this customer did not have a good experience with us.  However, to call it a scam when we have successful agents all across the country is simply wrong.  We do offer a 12 month refund to any customer who has not closed a transaction with us during that time and I have attached the document that this customer signed reflecting our refund policy. The leads we provide are online leads, which requires someone to fill out their contact information, which can lead to incorrect phone numbers or emails, however we go over this in detail with all of our customers prior to even starting their marketing so that they have a clear understanding of where the leads are coming from. We do know that, with any online lead, the typical conversion rate is 1 - 3% and that it is a process to complete a transaction with them. This is why we ask for the 12 month commitment and provide the training necessary to be successful with us.

      *****************, licensed realtor sold me a bogus lead generation software package that they control. I was lied to about having access to the software to control my ads. I have access to a dashboard but it doesnt control or give me access to the ads, only photos that I have to upload for the ad to be successful so when I complain about not 1 lead coming in Im told my photos arent good and so this state of the art AI software is rendered useless to generate leads for me because of a jpeg file. I was guaranteed this software is state of the art and produces hot fresh leads daily. No where in any marketing that induced me into the scheme was I warned that I would have to upload photos and those photos, if bad, could produce no leads. No, instead I was lead to believe this software scheme would run on autopilot for years and without a hitch, ***************** the ceo says In His training videos thats its like printing money and I would get rich. I was also told that I had contractual exclusivity of ********* code and I dont. There are at least 10 other people in my zip code who were presumably also victims of this scheme. I have professionally run FB ads with these exact images which always generate leads for my other business. Initially they gave me the bad photos. You think with such a fancy AI system the photos would be part of the program unless its a scam Which it is. Furthermore after inducing me into a contractual scheme, the contract punished me if I seek recourse from the scheme. All statutory and federal violations of my rights and protection against deceptive trade practices. There are numerous breaches of contract and I have canceled the bogus agreement and filed a credit card dispute. I am Also serving ***************** ***** DTPA demand letter and plan to file deceptive practice civil charges against all licensed realtors of the scheme, of which they brag being realtors.

      Yes, I signed up for the service with this company and in less than 30 day I noticed the leads coming in were not viable and I wasted my money on another gimmick. The leads I received were either hung up in my face or seemed to not be interested at all in purchasing real estate. I asked to cancel my service and they allowed me to cancel but refused to return my deposit of $999. I explained to them I cannot afford this service that doesn't provide immediate results. Home buying is a process, but I will may for leads that are not interested in buying.

      We are sorry for any misunderstanding this customer had regarding the leads we provide. Prior to starting marketing for any customer, we do require them to watch a Fast Start video that explains in detail that these are online leads that require them to fill in their contact information. This does result in the occasional lead providing incorrect information, which we again cover in the video and all our training material.  The average conversion rate for online leads is 1 - 3% and know that it is a process to complete a transaction with them. This is why we do ask a 12-month commitment from all of our agents. I have attached the addendum that this customer signed with us when she purchased that clearly states we offer a 12-month refund if they have not closed a transaction with us during this time.  That is the reason for the denial of her refund request.

      Found them through an ********* ad. On November 15, I scheduled a call with *** ****** and that's when I signed up with **********************************.

      First of all they offered a package with a start-up cost of $2000, and I told them that was out of my budget. I I I Then they offered to change the price to $995, if I paid for the monthly website of $97 per month. And they also told me that I could cancel the website within 30 days.
      When I went to cancel the website, that's when things went left. They locked my account, kept my money and I had to dispute it with my bank and credit card companies.

      When I called them about being locked out of my account, they said that they had to lock me out because I canceled the entire package, but I only canceled the monthly website. Anyway, they restarted my account the same day. The next day a received a bogus lead. And two days after that my account was locked again and I have not been able to access it since.
      They are disputing my bank disputes and telling the bank that I signed a contract, which I did not, so my banks and credit card company had to reverse the charges.

      It is very unfair and crooked to cancel my account AND not give me refund. They should either reinstate my account or refund all of my money.

      Leads are fake. Product is Poor. Scam tactics used to get realtors to sign up for bogus leads. Fake ******** ads, non-existent inside sales agents. Entire package is a lie. And I have other customers to support this claim.

      I will continue to dispute these charges. No matter how long it takes!!

      We are sorry for this customers apparent confusion regarding her relationship with us. She did pay $998 for our product, however did not have the capacity to put it all on one credit card so we had to split up the charges over three different cards.  When she 'canceled' the optional $97/month charge for the website, she actually disputed one of the charges with her credit card company.  As our standard terms and conditions (which she agreed to each time she logged into the system) clearly state:  "In the event that Licensee requests a chargeback from its credit card company or bank, Licensor shall be entitled to recovery of all costs related to the collection of such funds. Additionally, Licensee expressly understands and agrees that initiating a dispute/chargeback relieves Licensor from any and all refund obligations." When she called in asking why her account was locked, we informed her it was because of the dispute, to which she stated that she only canceled the aforementioned charge.  She has subsequently disputed the other two charges with their respective credit card companies.  Disputes have a significant cost to a merchant and we are obligated to provide a rebuttal to each and every one.  With this customer, despite the fact that she used three different credit cards, each one of the issuers sided with our rebuttal's and subsequently returned our money. We are sure this would have had a different outcome had she actually contacted us to cancel the monthly charge and not started disputing the charges.

      This company seems to go under many names (HouseJet, Market Maker and PayPerClosing per my knowledge) and promised to provide a highly professional platform and online ads for real estate lead generation. I asked for the actual agreement to make sure there was a description of their product, but was told that only the price addendum needed to be DocuSigned, then payment made, in order to have access to their platform which constitutes the actual agreement as there will be initials needed during the onboarding process. Upon payment and then access to the platform I found out that the platform was mediocre at best, with poor quality photos which were far from being representative of my coastal area in *******************. I typed in my zip code in their ad database and a message came back saying that my area was yet to be one of their market areas and they were currently looking into adding it. Within less than one hour I realized that this was not going to work for my business, after specifically telling the sales person in the very beginning that I was in a highly competitive market in ******************* and I needed their marketing to match the level of professionalism that was asked of us Realtors here. Their ads featured many lake and rural properties and their marketing materials were beyond mediocre. Less than an hour after making the payment I called over and over to cancel and ask for a refund (no one picked up the calls anymore) and also emailed to request a refund as the product I received was far from what I was promised. A bit later that day I received a text message saying that a lead was received. At that point I realized that this company was built on deceiving their customers, as I couldn't have possibly received a lead without activating my account, building my website and ad that they were going to run in order to generate leads. They did that just so I cannot ask for that refund as "a lead has been sent" to me already. Shameful. It was a fake lead

      i signed up for this program back in April 2022 i paid the 2k that they requested that i would get back on my first closed deal. i received a few fake leads and i say fake because this is not at all the system that was promised to me. i was told they would nurture them and provide warm/hot leads and i have gotten nothing every single lead has no clue why i am calling or has no interest in buying a home and they don't know how i got there number.. on top of that i was locked out of the account back in augest and i cant even get in i have emailed support 4 times requesting to get back to me with absoltly no response this is FRAUD! i attempted to dispute with my card after receiving no help from them as well as no response or way to get into the system and of course they answered them in order to keep my money

      last lead i got from them was May and still not closed one deal or even any valid contact with a lead that was aware i was calling or looking for a home

      As this customer states, he purchased our product on April 4, 2022.  On May 4, 2022, we received notice from his credit card company that he was disputing the charge as he felt the system was in the Beta phase. After filing our rebuttal to the dispute, his credit card company acknowledged that we had provided everything to the customer that he purchased from us, returned the money and closed the case.  The customer then filed another dispute on June 1 and, once again, his credit card company agreed with our rebuttal, returned the money and again closed the case. On July 12, the customer then filed a pre-arbitration case with his credit card company, which we were once again forced to rebuttal.  For the third time, his credit card company agreed with us and refused to pursue his claim any further.  As you can see from the addendum to our terms and conditions that the customer electronically signed on the date of purchase, it clearly states: This Addendum will be considered null and void if the above condition is not met or if you initiate a credit card dispute and we will be under no obligation to refund any monies to you. We have informed the customer of this and that he would not be granted access to his system as a result of the multiple disputes several times yet he continues to pursue us. We are sorry for whatever caused this customer to not be satisfied as we never received any support emails or tickets stating that he was having issues.  We have been in business since 2013, have over 1,000 active customers and our system is definitely not in the beta phase. We reiterate the message we previously relayed to this customer that there will be no refund and no access to our system.

      I am rejecting this response because: I will  address each item individually that they resounded with. Yes  i disputed it with my credit card company but i only did this 1 time not 3 as they stated. I did this after several phone calls requesting cancelation due to lack of transparency on there part. They promised warm leads not just some random *************** PPC leads i could get anywhere. They take 1k from the customer then do a campaign and attempt to get leads off it and they are supposed to nurture it and set up appointments.... why don't we ask how many appointments where set up for me through there system? i can answer quite easily as it was ZERO i was supposed to get live transfers again why dont you ask how many i got? i can ZERO. if you look at the day i filed the dispute it was well within the 30days i was told i could cancel in.... i know its not in the agreement and they will lie about that but the attachments from other clients will show im not the only one to be told this.. there was no third time dispute again that was a lie i only disputed it the one time with my card company after many many attempts to cancel with them within my cancelation period i was verbally told i could do. Now i dont have emails from each and every attempt because i called sevral time. However as i stated in my earlier comment ill post reviews from others with the same problem. 

      Now i do see in the addendum sent it does say this addendum will be null and void if i attempt to dispute with my card but dont you see that as shady practice? you refuse to give refunds then make a one page addendum that clearly voids any obligation to give a refund? Im sure the BBB will agree on that .... it also does not say i wont have access to the system it just said that addendum is void. no fine print about not having access to the system or nothing about you no longer sending me these WARM leads as promised.... Seeing as this "addendum is void as you so said in your last email" that does not withhold you from the obligation to provide me the system that you are denying me and the leads you are denying me but it does let me out of all the additional requirements in that addendum you attached ..... So send me a refund or allow me back into the system and continue to provide the leads promised Warm leads and hot transfers

      I don't see any place where it says you will no longer provide leads or access to the system.... just that you refuse to honor a refund

      also they say they where not in beta phase although there site was unworkable... again see attached tickets i emailed them about 


      You see this is the very reason the BBB was founded to avoid shady practice by companies such as yourself. You make agreements that void you from your obligations to live up to your promise then you attempt to find work arounds that make it so you can steal money from others...... 

      as you can see from my attachements im not the only one who has been lied to by this company and if they continue to get away with it they will scam more and more people

      We are sorry that this customer continues to be disgruntled, however this is exactly why all of our agreements and applicable refund policies are provided to the customer at the time of sale and requires them to read and electronically sign the document.  We do this in the hopes that the customer has a clear understanding of our policies and we can go into this relationship as partners.  However, we have found that many of our customers (and the majority of the other complaints the customer brought up) do not actually read the agreements prior to signing them.  As for our practice of disabling an account and voiding any applicable refund policy in place due to a chargeback, this is common practice as the credit card companies will take the money back from us as soon as a chargeback is initiated.  We are not going to continue providing services that have a direct cost to us, when the money has been taken from our account.  Lastly, I have attached the three different disputes that we were forced to fight as this customer again did not want to adhere to the agreement that he signed with us.
