      On March 3,  2025, we were notified of a payment of $1097.67 made to Equiant on February 28, 2025. However, as this payment was made after the account was transferred to Meridian Financial Services, Inc. for collection on February 6, 2025, additional fees remain outstanding. Please note that the original payment was due on November 1, 2024.

      Company had my incorrect address, so I had no idea that billing was due (there was no notification). Meridian Financial Services then used this as a way to charge me $733.01 collection fee on a $1041 maintenance fee. I would like this money to be refunded to me less a $25 handling fee to Meridian Financial Services.

      After reviewing the details, it's important to clarify that the total outstanding balance on the account was $1,741.33, which included the $1,041.00 maintenance fee, a $265.00 late fee due to non-payment, and $435.33 in collection charges. These charges were applied in accordance with the terms of the agreement and standard collection procedures.

      It is the Mr. ******* responsibility to ensure that his contact information, including his mailing address, is accurate and up-to-date with both the management and timeshare company. Any failure to receive billing notices due to an incorrect address is the customer's responsibility to correct.  Additionally, maintenance fees are due on an annual basis, and it is expected that the customer would be aware of this due date. Even if the customer did not receive a bill, they should have proactively contacted the management company to inquire about their balance before the account was escalated to collections.

      Given the circumstances, we are unable to refund the charges as requested. The fees applied were consistent with the companys standard practices for accounts that have gone into collections.

      Thank you for allowing us the opportunity to address the concerns raised by Mr. ******** Meridian Financial Services, Inc. ("Meridian") received Mr. ********* account from our client, Travel Resorts of ******** on October 28, 2024, due to past-due maintenance fees.

       

      Please note that all amounts pursued by Meridian are in strict accordance with the terms outlined in the documents signed by the debtor, as well as applicable state law. Meridian is a third-party collection agency based in ************** specializing in the timeshare industry. It is important to clarify that Meridian is neither the owner nor the holder of the outstanding debt.

       

      After thoroughly reviewing Mr. ********* claims, we have confirmed, based on documentation provided by our client, that Mr. ******* is the legal owner of the timeshare membership with Travel Resorts of America. Specifically, the attached Resort Membership Agreement, executed on April 14, 2023, verifies his ownership. Additionally, our client has provided the Maintenance History Report for Mr. ******** further substantiating the debt.

      I am rejecting this response because:
      I notified travel resorts of ******* in writing that I wasnt satisfied with the membership. I was told once I paid in full the membership would be canceled, and there wouldnt be anything else I needed to do on my end

      Thank you for the opportunity to respond to the concerns expressed by Mr. ************* Meridian Financial Services, Inc. received Mr. ******** accounts from our client, ********************** on November 2, 2023 for a past due loan and November 3, 2023, for past due maintenance fees.

      All qualified debts serviced by Meridian are reported to two major credit reporting agencies *********** and Experian on a monthly basis.  A qualified debt is defined as either an outstanding loan debt, maintenance fees from separate years, or special assessments billed by a client.  All amounts that Meridian pursues are authorized by the documents that the debtor signed to create the debt and/or state law.

      Upon researching Mr. ******** claims, our client provided the attached Timeshare Services Contract executed by ***** L. ****** and ******** I ******** on August 19, 2018 verifying that they are the legal and responsible party for the Ocean Riviera Paradise account.

      ************************** sold my personal information to MERIDIAN FINANCIAL SERVICES for $17,568 and now this company is trying to EXTORT ME out of money, when this Account has already been Credited with an Security Interest from the Trust Account. This company ********************** doesn't have any Contract Agreement with Me. This company can't Prove or Provide ANY DOCUMENTS showing ANY Accounting records of CERTIFIED Authentication, That Meridian Financial Services transfer REAL MONETARY VALUE into ******** ******* Bank Account. But ************************** SOLD THEM MY PERSONAL INFORMATION Without my Consent and Now they're trying to COLLECT money they can't Prove I owe them. They Refused to stop Harassing me and Damaging my Consumer report. They Failed to Provide Any Contract between US, Me and Them.The Refusal to Cease and Desist Collections. They Fraudulently Created this Account for Monetary Value.

      Please note that all amounts being pursued by Meridian are fully authorized by the documents signed by the debtor at the time the debt was incurred, as well as by applicable state law. Meridian is a third-party collection agency based in **************, specializing in timeshare-related collections. We are not the owner or holder of the underlying debt.


      Following a thorough review of Mr. ********* claims, our client has provided the attached Timeshare Warranty Deeds, which were recorded in **************, **. These documents confirm Mr. ********* ownership of the timeshare weeks in question. Additionally, our client has furnished the account history related to the outstanding balances.

      I had a timeshare at the *********** location in ************ ** and this was put on my credit as collection. Then in December Meridian Financial added this as a rental property as if I had rented an actual property to my credit report. This was sold and now I am being advised that I need to dispute with the rental property. This is a collection not a rental property.

      To address your concern, the timeshare at *********** in ************, **, was foreclosed upon, and as a result, you are no longer the legal owner of the property. However, please be advised that maintenance fees for the timeshare were assessed prior to the foreclosure and the trustees deed being recorded. As such, you remain responsible for the outstanding balance, which was placed with Meridian Financial Services, Inc. for collections.
      We understand your concern regarding the reference to "rental property" on your credit report. However, we do not have any record or indication of your account being classified as a rental property. It is possible that there was a misunderstanding or an error in how the information was reported by the credit bureaus. We recommend that you contact the credit reporting agencies directly to dispute any incorrect information related to your credit report.

      I am rejecting this response because: Hi all thank you for your due diligence. I am aware of the nature of the property being foreclosed and sold, as well as the maintenance fee which is listed at $752 when in essence it should be $562. However, my complaint derives from it being incorrectly reported as of October 2024 under rental through Experian. I reached out to ask the credit bureaus and was advised to contact you. I then called your office and was in hold for over an hour and the call was never picked up. I also reached out to the previous account manager to no avail. I would like to get this rectified as soon s possible.

I want to clarify that as an entity reporting to ******** and **********, we do not report any accounts as "rental" properties. We only report accounts as either open or paid collections, in accordance with the type of business we conduct. It is not within our practice or ability to report anything other than the appropriate account status.
      As we have not encountered any reports listing your account as a rental property, we kindly request that you provide us with documentation or further details from Experian that show this incorrect classification. This will allow us to investigate the matter more thoroughly and take appropriate action if necessary.
      Please feel free to share any relevant details, though it seems unlikely we will be able to take further action without evidence to support the claim.

      As a third-party collection agency based in ************************************** specializes in the timeshare industry and is not the owner or holder of the outstanding debt. We are only authorized to pursue amounts that are supported by the documents signed by the debtor or as permitted by applicable state law.

      In response to Mr. ******* request, our client has provided the attached Deed of Bargain and Sale, which was recorded in the *****************, VA Clerk of ************* on March 7, 2012. This document indicates that ***** and ******** ******, as husband and wife, are the legal owners of the timeshare at ******************** Additionally, we have included Mr. ******* payment history for reference. Please note that $655 of his current balance pertains to 2025 dues, which have not yet been assigned to Meridian.

      We would also like to clarify that, to date, Meridian has not received a written request from Mr. ****** for validation of the account or any documentation related to his ownership.
