Hello,
LMS Parking manages and enforces parking regulations put in place by the apartment community's management team. Communication comes directly from the apartment community. All parking regulations are listed in the community's lease agreement or parking addendum.

These people border on psychopathic. They have no empathy and are somehow allowed to get away with their morally corrupt practices. They prey on the community and do not care about anything but money. Three times they have wrongly booted my car, and three times they have been unapologetic and downright mean. The first time, they didn’t communicate with the landlord to know that we were parked legally in the parking spot. They did not apologize, they told me that I was immature for being angry about it, they made my fiancé cry, and they offered nothing to ameliorate my lost wages for the day. The second time , they booted a rental car when I was packing for no more than 20 minutes. They claimed that there was a sign that we could call, but nobody answers that phone number. I can’t pack my rental car for 20 minutes? They knew I loved there, and refused to help. It’s clearly a way for them to get around the responsibility of marking what the proper procedures are, so that they can get more money. I am a tenant of the building, I should legally be allowed to load up a car, especially if I’m not taking up another parking spot, and I have a permit. The third time, even though my landlord has my registration, I’ve paid the fee, and I’ve clearly put the parking sticker on my vehicle, I came back from a trip and saw that my car had a boot on it. LMS came out to remove It, but did not offer an apology, made it out that they were doing us a favor, and said that they were taking it off for free. No, that is harassment. It is not a service to be treated as I should be for following the regulations. They will comment saying that they follow rules posted clearly on a sign. But they don’t, and when you try to call, no one answers. The only way to get in touch is by calling the line that deals with paying to remove the boot. An apology would be nice, a recognition of wrong-doing would be nice, but it won’t happen. They are childish and greedy. Please stop the predatory practices!LMS Parking Enforcement

LMS Parking enforces parking rules and regulations that have been established and put in place by the community's management team. Signs located at the entrance(s) to the community are mandated by local ordinance. To prevent being wheel locked or towed adherence to the parking policies of the community is required.

For anyone reading this, please look at what I wrote and then what LMS wrote back. They did not even care to read it! I was in the right, as evidence by the fact that they, on multiple occasions, had to begrudgingly take the boots off my car without payment (they will only do this if they are 100% sure that they cannot charge you). And, still, all I want is an admission of wrongdoing and for them to stop harassing me and my community. Yet, there won't stop; and, the worst part is that they know they are wrong and they just do not care. Please LMS, I implore you to reevaluate your morals. Just because you can take advantage of people does not mean you should.
And you don't honor those "signs" posted on the property. I know, because you don't answer the phone when you call the number. MLS only answers for the number they give you when they boot your car.
Please, someone reading this with the power to do something, please reprimand LMS and make them face some kind of consequence—even if it is just apologizing.
LMS, if by some chance you read this, which I doubt as per your robot response that did not address a word of my review, admit you have wronged people. that is the first step towards healing your greedy malicious practices.Review fromCharles B

This Company On September 19, 2023 put a boot on my Car in my townhome community. this company had no contract for our townhouse area in Concord, NC. My vehicle was parked beside my 2 car driveway, where I park my 3rd Vehicle in front of my home. Tags and registration are current and parked on city street. This I was told was an accident and the boot was removed. My Time of being late for work and by me being a truck driver my load was late. No apology, and no solution for my inconvenience. The State of NC need to do something concerning this Company. A mistake cost me time to get to my truck and my load being late.LMS Parking Enforcement

LMS Parking is contracted to enforce the parking policies put in place by community management. Adherence to the parking policies will prevent a vehicle from being wheel locked or towed. If all vehicles correctly follow established parking policies then parking enforcement companies would not be needed.

It won’t let me put Zero Stars. What an unethical racket these clowns operate. Charging a teenage girl $160 because she parked in a spot for a couple of hours is extremely unconscionable and they know it. These companies that install boots on teenagers cars are charlatans. They charge this much because they can get away with it. There should be laws against this. These types of companies are the absolute shadiest in the world. No mercy, no grace, no warning. Shameful, absolutely shameful. So here is the Crème de la crème… The man that came to remove the boot off of my daughter’s car hits on her and then asks her for her phone number. I am beyond livid. My daughter needs to be refunded the very unreasonable $160. This place is crude & criminal.LMS Parking Enforcement

Tampering with, unauthorized removal of, or causing damage to the wheel locks will result in higher fees. Theft of wheel locks will result in criminal charges against the registered owner of the vehicle. Please call LMS Parking asap to address wheel lock fees before charges are filed.

This company is full of it. They enjoy making other people lives miserable. I have been booted twice within one year and the last time due to the fact they stated they could not see my handicap card. I hung it up and it fell onto the floor board but since it wasn’t in the window for them to see it they booted my card anyway. I sent my placer to my leasing office and they sent it to LMS in hopes they would remove it, but stated they still could not remove the boot without payment. They charge you an arm and a leg to for these prices to take a damn boot off. This company should be shut down and leave people alone. I see so many people parked in my complex as what they call it illegally, but then when I do it now they want to mess with me. Plus it’s the first of the month and they assume I’m supposed to have rent and money to just give them. Again they come around when they want and mess with people when they want to. I need a resolution to this because never once have I dealt with a slum *** company as this one. They should really be ashamed of themselves for putting people through this. Parking rules established by your community are enforced at all times. Vehicles parked in marked handicap reserved spaces are required to have a valid and properly displayed handicap placard or license plate. Any vehicle parked in violation to these rules is at risk of being wheel locked or towed. LMS Parking Management uses the wheel lock as a lower cost alternative to an immediate to of a violating vehicle. To avoid being wheel locked or towed all vehicles do need to adhere to the community's posted rules.

And again like I stated you all ticket and do what you want because I’ve seen plenty of vehicles that has been parked illegally on the property and have never been touched and it just hasn’t been on one occasion. So again you all are full of it and again you playing in people’s face and money. Especially the handicap you should be ashamed of yourself. And I am reporting you again and again. LMS is full of it and a rip off. If you’re going to be boot one person car then be consistent and boot everyone car that is parked illegally. I don’t see cars that even have the property sticker on them and are parked in regular parking spots. So make it make sense because it’s not making any. This seems to be a money making scheme. My guest was parked in the visitor spaces and scanned for the time. The car was booted during that time. We have proof. When calling LMS, ANDREW, said that we would have to pay and it didn't matter what proof we had - he blamed it on the community rules. We spoke with Greystar management and there is no such rule. We asked to speak to someone above Andrew and he said he was an owner. In looking this up, it was a lie. He is a manager. There are regional managers and owners above him. Happy to join lawsuits even though it will be more cost than the boot, it is worth it for a scamming company like this.LMS Parking Enforcement

Each community has different parking policies. If this vehicle was parked in violation to the community's posted rules then it is liable to be wheel locked or towed. The area manager for your city has final authority.

Guests were visiting and their vehicles were booted. When we contacted LMS, they advised when registering your vehicle, it specifies you should park in visitor marked spaces WHICH IS NOT!!! When told the signs, their registration and the parking addendum in the least doesn’t specify to park in a visitor marked space. Also the same guests have visited before, registered their vehicles and they were not booted but guess where they were parked?? Not in a visitor marked space, so do you pick and choose when you boot? Or is it a money bucket scheme hidden behind a janky LLC created during 2020 in a total different city in which the receipt specified. Also upon taking payment, your agent took a picture of their id and debit card. Now please try to explain why that is necessary? Verifying, yes but an actual picture? I truly hope this company is exposed for their money bait tactics. I’m addition, a resident was charged a late fee?? Huh? You criminals hiding behind a LLC try to figure out any way to get extra money. I truly hope everyone that is charged by this company disputes their charges bc given the legitimacy of this company and their janky practices, it won’t be much longer before they’re fully exposed and i can’t wait.LMS Parking Enforcement

LMS Parking manages and enforces parking regulations put in place by the community's management team in accordance with local ordinances. Visitors are required to park in visitor parking and register their vehicle for the duration of their stay. Only visitor spaces have the Register to Park QR signs installed in front of them and are marked "VISITOR". All fees can be found on the window slip left on the wheel locked vehicle. Photo ID's must match the card holder and are scanned into our system to verify the card holder authorized the transaction.

I spoke with a leasing consultant and they were NOT aware of the picture of the id and card was being taken.. So if the “process” you implement is by the community then why are they not privy that information? My pregnant wife came to visit a friend for less than 20 minutes. Her car was booted even though she got back to her car before the boot was put on. He blocked her in with his truck and attached the boot. There were NO signs inside the gates and nothing marked on the parking spot. There were other cars that were not booted who did not have parking passes. There were no available spots for guests to park. The little boy who booted her car drove away when asked to remove the boot. He then came back and quoted us $160. He then charged her $180 instead without informing her.
This needs to be shut down, it is clearly a scheme between the apartments and this joke of a service! They don't even deserve the 1 star.LMS Parking Enforcement
