      I have been without running water now for 48 hours at ************ in *********** CO (owned by ****) and they are handling the whole situation terrible. They have offered no hotel vouchers or discounted rent due to this. Their communication around the whole issue has been inconsistent (lying at times about when the water is coming back on) and frustrating!

      On behalf of Bell Partners ***** the management company for the ******************* apartment community, we appreciate the opportunity to respond to the Complaint by *********************************** regarding her concerns related to a temporary water outage at the community as a result of an unforeseen pipe leak.

      Based on the Complaint, it appears that ****************** is principally concerned with managements communications to residents related to the temporary outage. Please know that Bell Partners took the temporary water outage very seriously and endeavored to both resolve the issue and communicate with residents to share regular updates. Ensuring our residents comfort and a positive Property experience is always our highest priority.  

      We regret that **************** was not satisfied with our communications regarding the recent, temporary water outage. This was a difficult situation that occurred over the weekend,and we attempted to relay information regarding the repair work from our third-party vendor as soon as it became available to us.  After our initial communication on June 28, 2024, alerting residents to the water outage, we sent two further communications on June 29, 2024, the second of which informed residents that the repair work was occurring and that we expected to have the water restored in ***** hours.  In our follow-up communication the next day on June 30,2024, we explained that, although there had been additional leaks discovered,those leaks had been addressed and water had been restored to the Property within 48 hours of the original incident. As a customer service gesture for the disruption caused by the unforeseen outage, we also provided bottles of water for all residents and free access to showers and restrooms at a nearby gym.

      Again, while we do regret that ****************** was not satisfied with our communications, we believe that this matter was handled appropriately.  We would invite the resident to contact office staff directly with any follow-up questions.

      The day before moving in,I was called by ****,to let me know that there was a flea infestation in the unit.Upon hearing this,I wanted my lease null&voided but was promised an upgraded unit. my move in day,the unit was not cleaned.Black Mold was on all of the windows all over the casing,the aluminum itself and the seal.next day I sent an email 2 the front office letting them know this is not ok because the unit I toured did not have mold.turned in my leasing walk through paperwork-detailed that black mold was growing on many spots.**** was there&let me know that they would get maintenance to assess&attempt 2 solve the situation.Maintenance came and just sprayed moldX.does not solve the black mold issue.I was then made aware by another Tenant staying here that the mold issue is an ongoing thing & that they also have mold issues.I have had to do my research on this company-it has serious black mold issues and is ignoring the health concerns going back 7-8 years.There are old yelp pages&google reviews stating mold problem&health issues.Maintenance came through again,but this time all they did was spray primer over the mold in an attempt 2 hide the mold growths.This attempt 2assess the moldraised red flags When emailing Jaslyn the manager,she blamed the black mold growth on my wife and I,even though we had only been in the apartment for 1 day&the amount of growth was clearly from more than 1 day.April 30th is when I began going back&forth about replacing the windows in an attempt to solve this Black mold issue.now Ive sent over 3 plus emails 2Jaslyn, Taya& *********** been ignored on when windows could be replaced since having a quote done back in the beginning of May.At this point this is not a window matter,its an infrastructure matter&poor insulation which causes humidity&moisture 2 build up.Its an internal issue that has been ignored&is complex wide.If I get no response,I will be looking into legal matters.I have already engaged the attorney general on my options.

And, while it is unfortunate that there was a pest control issue immediately before your move-in date, we did take immediate measures to address the matter, and, for your convenience, you were offered an alternative apartment at the community. Nonetheless, the satisfaction of our residents is of the utmost importance to us, and the property management team will be reaching out to you directly to discuss a mutually agreeable resolution to this matter.

      I was counting on you to do the right thing and honor what you told me. You stated you would make the necessary adjustments to my balance once I renewed.Because of this dishonesty, your corporation has caused me mental distress and physical distress?. I also informed you that the renewal offers were not accessible on my portal. FYI the screenshots you reference in your email are from your computer, not something I have access to see.? Ive been out of work incapacitated due to my disability. No ?one has even offered to resolve this issue or help with my access. I have also emailed management with no response about the unreasonable renewal amounts which are above the fair market rate. Lastly, the unbearable domestic violence that Ive been listening to since November has greatly affected my peace? and mental health living at **************. I have expressed this to the office numerous times.??? Because of your lack of concern and empathy. This has caused me problems, financially, physically, and mentally.?? Ive been with Bell Partners since 2021. ?? since this issue has not been resolved. You guys have been charging me $2600 for a month-to-month fee filing eviction on me in March totaling $13,000 now that Ive appealed even though Im paying my rent to the courts. You guys still charging me totaling $19,000.You also have blacklisted me from getting an apartment ever again or renting. As of the 10th of this week May 2024 I will become disabled and homeless. Also, the reason I transferred to this complex is because I was being racially profiled in one of your parking garages in ***********, even though I was a tenant there. The management cared little about my safety and just wanted to get rid of me. The same manager from that complex ***** traveled to ****** to deliver me an eviction notice. you guys are unethical and you wont last long. I will also be filing a complaint with the ************************* ? Respectfully,*************************

      On behalf of Bell Partners ***** and the property management team for the ************************ in ************,we appreciate the opportunity to respond to ************************* concerns. We understand from the review that ************** claims he did not have adequate access to lease renewal information and that he suffered from distress on account of alleged domestic violence occurring in a neighboring unit.  ************* also takes issue with accruing costs associated with his eviction proceedings. While we are sensitive to these concerns, the property management team has acted consistent with company policy and the law.  At this point,and as explained below, Bell Partners has made every effort to resolve Mr.****** various complaints.

      First, we understand Mr.****** frustration with not being able to access renewal offers through the resident portal. Technical issues can be frustrating, and we regret any inconvenience this may have caused at the time. Bell Partners always aims to provide competitive and fair market rates. We understand Mr. ****** concern about the renewal processes and amounts. However, the rental rates are reflective of many (continuously changing) market factors.

      Second, we appreciate Mr.****** concern about the alleged domestic violence occurring in a neighboring unit. The safety and well-being of every resident is Bells first priority.Bell Partners has a particularly stringent protocol for dealing with domestic violence and domestic violence abusers. All reports of domestic violence are taken very seriously. We regret that ************** felt as if his concerns in this regard were not adequately addressed. We have asked for documentation of these alleged events to ensure the reporting of these serious allegations is addressed appropriately. At this point, we have not received any records, nor have we been contacted by the local police department. In short, Mr.****** report(s) of domestic violence remain unverified.  If ************** feels he is in any immediate danger, or perceives that another resident or guest is danger, we urge him to contact local authorities and the site team immediately.

      Lastly, we do not believe there was any miscommunication regarding the adjustments to your balance upon renewal. Our records indicate that our representative communicated the terms clearly. At present, ************** owes an outstanding balance and is months in arrears. Eviction proceedings are ongoing. We acknowledge the concerns regarding the eviction process and charges, but our records show that we followed the necessary legal procedures. Due to the large balance, that we are unable to simply cancel eviction proceedings.

      We regret that, at any point, ************** was frustrated with the site teams efforts to address the above issues that arose during his residency. Our primary goal is to always maintain a high standard for the relationships we share with our residents, even when eviction proceedings are underway. Bell Partners is also acutely aware and sensitive to domestic violence issues when they arise. The site team has done everything in its power to assist ************** with various matters, but at this point, the legal process will need to run its course. We wish ************** well in the futurewhether that future is at ************** or elsewhere.

      Absolutely horrendous experience with Bell Partners. I have lived At ****************** for nine months. In the first week of living here, I inquired with the property management with the noise levels coming from the upstairs neighbors during alleged "quiet hours." We jumped through every hoop the management said to in order to get one night of sleep without the kids upstairs running and jumping excessively at 3am. We called security when we were woken up, we documented with videos, and we documented via email with the management team. Although this is what we were told to do, the management then told us that because of our complaints, we needed to move units and pay an increased rent. excuse me, but what? That is retaliation for VALID noise complaints that have made our living situation UNBEARABLE. The upstairs neighbors have never received a warning, and the management refuses to help us. I then spoke with the *************** to no avail. I have lived in many places. This is BY FAR the WORST management team (local, regional, corporate) I have ever seen. Bell Partners for your response: Do not respond by putting me in contact with the local property management team. They are rude, unhelpful, and incompetent. I would love to be connected with someone who actually cares about your tenants, and I would love to file a formal complaint with your company against ******* at ***************************************.

      I signed a 18 month lease for a unit at *********************** in ****, last September. A week shy of receiving the keys, I was told that the unit was no longer available. They offered me a different unit. This created a chaotic situation, that warranted an additional change of address for my utilities and my mail. I viewed the place as quickly as I could to avoid canceling the movers and viewing additional complexes. This is a decision that I full regret. The unit has flooded a total of three times, since December of 2023. Whenever there are some slightly heavy showers water seeps into my bedroom, from the ground and surrounding areas outside, soaking the carpet and my belongings. I explained this to property management after the first incident. They promised me that the issue would be resolved. A month later, it flooded again. When I alerted them a second time, I was told that they fixed my windows as they believed that was the source of the problem. I reminded them that the issue was never the window. They again promised to fix it yet again. It rained again today and my carpet is completely soaked. This is the worst it's ever been. I made a phone call an hour ago, stating it was an emergency. No one has shown up. I am beyond disappointed with the response and how the situation was handled. I have been very patient and understanding but this violates my right as a tenant to have habitable living conditions. I have paid my rent in full and in a timely manner. It is never late. It is reprehensible that I am forced to deal with this recurring situation. Every time it floods the risk of mold rises drastically and with warmer weather approaching, this requires immediate attention. If this doesn't get addressed immediately, I have not choice but to file a complaint with ****** and retain an attorney. Either they let me out of my lease or provide me with suitable alternative accommodations. The risk to my respiratory health is quite significant.

      We moved out of ****************** Apartment Homes in ***********, ** ***** at *************************************** July of 2023 and haven't received an itemized receipt of why they kept our entire security deposit. When calling ***** tells us "I don't owe you anything. Why would you think you'd get it back?" and hangs up. I thought according to ********** law they're required to give us a receipt of deductions taken off of the security deposit. Regardless, he is the worst property manager I've ever seen (that's saying a lot living in college apartments before this) and has blocked us from viewing our portal and won't email us back. We gave them written information regarding our forwarding address and even went in to talk to ******* directly who said she'd take care of informing ***** (didn't get a copy of this) for us because of the terrible experiences we had with him while living there, moving in, and moving out. I have a copy of the security deposit notice in the lease we signed, but can't post it here. ***** is not a nice manager and is the reason we moved.

According to our internal records, we note that a deposit accounting statement, itemizing deductions from the security deposit and other validly applicable move out charges, was mailed to a forwarding address we had on file on or about July 26, 2023. We encourage ****************** to contact the property team directly with any questions about this previously mailed deposit accounting statement or other move-out related items.

      Currently residing at the ************** in ******* going back in forth about renters insurance which I have had since I moved in. I was contacted with my non preferred method of communication for request of proof then double charge twice. I am not always available because Im in the military and my job is demanding so when I logged in and saw the fee I called provided proof I was told it was resolved but they refused to refund the fees of 300 dollars when I already pay for USAA insurance.

      We appreciate the opportunity to respond to ********************** concerns regarding the penalties assessed. The lease agreement requires all residents to provide proof of, and carry, renters insurance for the duration of their tenancies at *********************. The property management team received notification that Ms. ***** renters insurance lapsed in September 2023. ***************** notified ************ of the issue, but did not begin charging *********** any penalty until November 2023. ***************** assessed $150 penalties in November 2023 and December 2023, at which point ************ provided proof of renters insurance. The penalty fee for lapses in renters insurance are $75.00, according to the lease. The property management team has reached out to ************ to apologize for the oversight and to notify ************ that $150.00 has been credited to her account. We believe the matter is resolved, but encourage ************ and others to reach out to the property management team with any inquiries regarding renters insurance requirements.

      I have lived at ************************ for over 7 year, I am so disappointed in how downhill it has become!!!! We are advertised as a gated community however, the gate never works!! It was recently broken for months, only temporary fixes for a few days at a time. The trash is always overflowing and always on the ground near the compactor. Despite have several property management on site, it takes complaint for residents for anything to be done. We pay $20 for trash valet and then an added extra fee that is never explained. This a daily occurrence. The landscape is terrible we have very little grass, mostly mud and dirt. There is always trash, dog p*** everywhere. On my walk today I took several pictures of the landscape, there are dog p*** containers overflowing and trash on the ground. I have contacted property management to no resolution. It takes several call, email for them to respond. When they finally, do respond they are combative and not helpful. I then asked for management from bell partners to give me a call, that was last week, I still havent received anything. I would like to open my doors and windows but cant because the pot and tobacco smoke is unbearable. When I mentioned this to management I was told it was cbd oil, however we have a strict policy of no smoking in apartment complexes.. I am beyond frustrated!

The site team is also working diligently to ensure the overall cleanliness of the property, including conducting daily collection/disposal of pet waste around the community and sending notices to residents reminding them of the propertys general trash and pet etiquette policies. To that end, and with regard to your question concerning certain trash fees, as a service to our residents we utilize a valet trash vendor, and the fees referenced in your review include the services for that vendor, along with expenses associated with the trash compactor and trash collection. Our landscaping vendor has also invested a considerable amount of time in the overall beautification of the property over the past year, and, combined with the steps we have taken to ensure proper collection and removal of trash, we believe the property is truly an environment our residents are proud to call home. Finally, please understand that the property team has taken the appropriate measures to address any and all credible reports of smoking including sending no smoking reminder notices and speaking directly with residents regarding complaints and we will continue to do so.       I moved into ************************ last year. At first it was nice. I really liked my apartment and my fellow neighbors. However, around September/October a complete 180 happened. When my fellow neighbors and I expressed our concerns to the property manager it went in one ear and out the other. My apartment smells like cigarette smoke or marijuana every day. I cannot leave my balcony door open without one of those smells stinking up my apartment. When I went to the front office and complained, ******** the property manager went t** for tat with me that it was CBD oil. Regardless, smoking isnt allowed, and she didnt seem to care at all. I even expressed my concerns to the regional manager, ******, and NOTHING has changed. I also have a huge safety concern. The cops have been here almost every day, there are fights and people who do not even live here utilize the amenities that are meant for the residents. The front gate has been broken for months, which allows people who do not live in the complex to come in. The trash area is DISGUSTING! I went from paying $4 in trash to $25 because we needed to get extra dumpsters. We need the extra dumpsters because the gate is broken, which allows people who do not live here to come and throw out their garbage. The grounds are just appalling. There is dog p*** everywhere, condoms in the play area, cigarette buds, trash, glass bottles all over the place. Kids setting off fireworks that can easily cause fire. Property/assistant managers live on property; therefore, they must notice all of these safety and hazardous issues but choose to ignore these problems. There is a reason why they have so much turnover and vacant apartments. Some of my neighbors have been here for over 15 years and constantly say how much this complex has gone down hill over the years. It is sad because I do like my apartment and I do like a lot of my neighbors but those neighbors are all starting to leave because of the way the property is being managed.

We would encourage you to reach out to local law enforcement to report any illegal activity that you witness, including illegal marijuana use. The security gate repairs are complete and the gate is now fully functional. We are also working diligently to address the trash concerns surrounding the dumpster at the property, and we are taking the appropriate measures to ensure that residents place their trash bags in the dumpster, as opposed to simply leaving items in the general vicinity of the dumpster. Similarly, the property staff is taking extra measures with regard to the cleanliness of the common areas, including conducting daily collection/disposal of pet waste around the community and sending notices to residents reminding them of the Propertys general trash and pet etiquette policies.
