      I moved into a unit located at Metro University in Charlotte, NC. It was an amazing unit with a beautiful layout. It was very spacious and modern. The area was perfect with great views and in a very convenient location. As a backstory, I travel for my job so I am never really home. I also live by myself without any kids. I moved into that unit 5/01/2023 and by December of 2023 I ended up leaving that location. As I was in the process of moving, I made sure to leave everything in great condition. I even made sure to hire a professional to patch holes in the wall due to my mounted TV's. Shortly after relocating, I received an invoice with an extra $367 stating that they had to replace the carpet in my unit. When I asked for proof of damages which was a less than a month from moving out, they stated "Our maintenance supervisor no longer has the photos from your move out." I believe this is a scam due to the fact all complexes must have history of every move out. This situation is extremely stressful for me in addition to me suddenly relocating. If you ever think of moving here, take my advice and save yourself the stress.

      I've lived in a complex in South Florida since 12/21. Always paid my rent on time. I've dealt with bad tenants around me causing me roach infestation. Drug dealing. Management turns a blind eye. Pool parties raged until 3AM . Those finally stopped. Bad neighbors moved.
      Now they changed payments for the third time. Before it was WIC money orders or credit cards. Then no WIC only money orders or credit cards. Now it's ACH credit cards or WIC. I paid by ACH last month. No issue. I paid yesterday 12/29/2023 for January so I can go on holiday. It was at 10:47am ET. I got a confirm email. Today is Saturday 12/30/2023 and after speaking with my bank yesterday, calling the office three times, sending 2 emails to the property manager, calling the after hours number nobody will give me an answer. My rent hasn't been deducted. I'm to go out of the country and need to know it's paid. That's why I did it on a Friday.
      I've also been robed 4 times since September. I sent over 20 emails to the property manager that went unanswered. Until I called the after hours line and demanded to speak with the regional manager, Michelle.
      Then I got an email from Baikey saying "When you get a police report give it to me I will put it in your file."
      I have no guests, visitors friends dates or anyone coming into my place. $10,000 of jewelery clothes photos framed (historical,) art, have been stolen since September, when she started this role. This disdain is alarming.
      Where is my rent payment? Are you blocking it? Is your bank compromised? Why don't you answer your phones in your office? Terrible. I'm a senior disabled. I'm going to go sit in your lobby and let your people "try" to explain it to me. Go ahead and trust. This is on the record.

      that online payments at the Property typically take a standard 3-5 days to
      process. We take any allegation of lease violation behavior or theft
      extremely seriously and would strongly encourage this resident to file a police
      report for any stolen items and report any on-property issues to our management

      Do not live here, and please read the reviews on other sites. Less than 24 hours before I'm set to move in and I receive this email that I cannot move in d/t water damage. Other residents have reported this has occurred for them as well, so this seems to be a common them. Management here is horrific, won't answer the phone, won't respond to emails, so good luck!

      I have already scheduled movers, changed my utilities, and all of their 20 different tasks required prior to moving in. Yet they can't simply say "sorry" for essentially placing someone in this situation. Horrible management and unacceptable. I attempted to call the office and all I get is a recording saying "we have stepped away from our desk."

      This is the email I received today, only 1 day before a scheduled move-in.

      "I wanted to email you regardng your upcoming move to Riata. I just received word from a vendor working in your unit that there was some water damage that needs to be addressed.... If you would like to switch to the renovated apartment, you would just need to call the utility companies to change the address of service.

      opportunity to respond to this review. We regret that this resident was frustrated, at any point, with
      the timing of and changes attendant to this move-in. We understand moving is a
      stressful time and last-minute changes can certainly create challenges.
      However, the property team could not have reasonably foreseen the damages to
      the original apartment the resident selected and the team notified the resident
      as soon as the issues were discovered to find an alternate solution. The
      property team worked as diligently and as thoughtfully as it could to secure a
      new apartment that could be ready by the move-in date and offered the resident
      a rent concession to cover difference in rent between the original apartment
      and the higher-cost, move-in ready apartment. The property team and Bell
      Partners apologize sincerely for the inconvenience and frustration involved
      with having to switch units.  We appreciate this resident’s patience and
      understanding and hope the new unit serves his needs well.  We welcome any
      communication with us if there are any concerns with the new home.

      This review is about the properties at Overlook Ridge in Malden/Revere MA.

      Absolutely terrible management. The front desk phone number does not connect you to the office at all, it goes to an answering service outside of the area, that can not assist with issues. The emergency maintenance number is also directed to a call center rather than maintenance. When a fellow resident was locked out the call center instructed her to call a lock smith citing that there was no way to be let in by management even though the lease has a lockout clause.

      The only way to contact management is to walk directly into the office every time. Management is often snippy and rude and answers between staff are very inconsistent. There are a few good staff members but vastly overshadowed by the mismanagement.

      Management often sends out announcement email hours before a deadline to move vehicles leading to towing at owners expense. This leaves people at work no way to move vehicles before towing.

      Parking situations have been chaotic with paying tenants getting towed, non paying tenants using guest parking regularly making it impossible for actual guests to park anywhere.

      Packages are being stolen DAILY, and some are even getting ripped open and searched for goods to steal, and management has done nothing but print out a paper announcing that stealing mail is not allowed.

      The keys are not uniform across the complex making it impossible to access all the amenities promised.

      So im filing a compliant on Judith R****** and Shelby they are a racist. I hate Sasha left she was the best property manager ever!!!!! Judith R****** the manager at the Heather Creek Property in mesquite texas. She is highly disrespectful to the tenants, she lies on her tenants and will try to evict you if she is not fund of you. she has caused me and my family a hard ship staying there almost got me and my children evicted and added fees (YES I HAVE BEEN LATE ON RENT DUE TO HEALTH ISSUES SO MY LEASE WASNT RENEWED AND IT WAS OK WITH THAT)that were not my fault with the trash when the tenants complained about the trash not being picked up she claims she emailed me she didnt, kept adding fees and still made me pay for the service i didnt get. she has done that too many tenants we have complained to corporate they have done nothing, its has been brought to my attention shes friends with the regional manager which i reached out to and she never reached back out, but called judy which she told me out her own mouth let her listen to my complaint and never reached out tome. she is mistreating and abusing her authority. nothing is being done . she (her drunk on the clock assistant) called the police and stated she was going to press charges on me when she was pointing her finger in my face so i felt threatened and kept screaming she must have had a bad day to to disrespect me for coming to the office to ask her about a email again she began to scream at me. its like she dares you to challenge her if she disrespects you,never recieved and charged me for the whole month of December and my lease is up on DECEMBER 6th. Because just lied on her staff about recording us throwing things over the fence which we were fined and shouldnt been and tried to start drama with another tenant that works at a police station that lied saying she had a video and the maintenence guy recorded us. she needs to be stopped she is a liar and i dont trust her in my apartment bc she has caused drama

      I disagree with the response, so let’s be clear Your aggressive property manager/Assistant getting out of her chair speaking loudly and being disrespectful-to me as she does other tenants. The company just needs to retrain their employees how to conduct business professionally. It’s really sad that a apology wasn’t properly given. The police was called as a cover for the property managers pathetic poor untrained behavior I conducted myself I took up for myself and I stand on that. Do better as a company and stop covering up bad behavior. Have a good day.

      Also to add it was after I reported this issue and not before as I said stop condoning this behavior I understand your trying to save face for the property but face exposed. Facts about it The property manager animalistic behavior walking up to me in my face screaming (unexcepted) Starting drama between and other tenants (unexceptable) Lying on the maintenance staff, saying that they had videos of us throwing trash, and purposely trying to get me evicted, which was a lie because I asked them and she could not produce a video just an attitude and being disrespectful, as usual, so again, stop covering up for animalistic behavior and out of control ,unprofessionalism. so for me, you can disagree not agree it doesn’t matter. That was my experience with this horrible property manager, as well as the assistant.
      My rating for this property is zero this is pathetic I would suggest anyone not to move over here is pretty, but behind the scenes is ugly don’t do it. Once your money has gone is over I would not wanna be under this management property ever again.

      We moved to Bell Rohnert Park 600 Rohnert Park Calif on January 2023.We signed a 15 month lease.
      The entire transaction went smoothly, & we established a good report with the on- site management.
      There were problems with the plumbing,& the dryer , that were fixed in a timely matter.
      The problem, after (8) years of trying to purchase a home, we were finely successful.
      We gave or 30 day notice on October 1st 2023, then received a move- out notice to fill out,& complete. The problem, Bell Partners Rohnert Park, assed a Two month early termination fee!
      This after we paid October's rent.$2589.34 and an additional $4956.06. Total $7545.06
      My Wife,& I tried to get one month waived, Claire the office Manger , was trying to get corporate to accommodate us, to no avail.
      We were not aware that clause existed.We had 45 pages to go through.
      We moved 40 miles away, Wife works 35 miles away, just purchased a home 45 miles away,plus, we have health issues & this apartment complex has MOLD ISSUES! We both have allergies,& an autoimmune disorder.We know of two residents that moved out because of this issue,one that stop paying rent, until the courts decide the case.The complex only had one , 2nd 1ba unit, (ours) it was deleted from the rental websites, shortly after we turned in our keys October 27, 2023 meaning, they already have a qualified tenant, to rent our unit 224 before Thanksgiving , or no later than December 1st.
      Since when is it ok for a Landlord , to receive DOUBLE PAYMENTS, FOR THE SANE UNIT, SAME MONTH, WE Forcefully PRE- PAID?
      I was instructed to contact Bell Partners phone no they never answer, & their Reginal SF office also never responds
      My Wife is a 20 yr compensated Army RN , who takes care of our wounded Veterans , this situation has caused us a lot of additional stress,& financial hardship.
      We almost had to get a payday loan to end the month. All we are seeking from Bell Partners, is to refund $2478 00 one of the two months fee, we paid.

      We understand that you purchased a new home and an employment change happened for your wife and that this has led to a situation where you need to break your lease with us. We want to express our appreciation for your tenancy and the trust you've placed in us during your time here.
      We also understand that breaking a lease can be a challenging situation, especially when transitioning to a new home. We truly wish you the best in your new residence.
      Regarding the lease break fee, we want to clarify that this is an option that we present to help ease the financial expense of paying rent until your apartment home is re-rented. Unfortunately, we are unable to waive this fee when a home is bought and an employment change has taken please which are the reasons you state for vacating.
      On October 2, 2023, Reiley sent you an email with the lease break option versus paying rent until we re-rent you apartment home as your lease didn’t end until April 2024. Claire also sent an email on October 18, 2023 outlining the below and the lease break fee option was chosen.
      That said, if you would prefer to pay the rent until the apartment re-rents and not pay the termination fee, that is an option.
      If you choose this option:
      ???1. We will remove the termination fee
      2.???We will take you off notice and stop marketing the apartment I cannot market the apartment until it is vacant if you select this option)
      3.???You give up possession of the apartment on 10/31
      4.???We start to market the unit
      5.???You are responsible for the rent on the first of each month either until it re-rents or the end of your lease.
      ???6. You do not have the opportunity to change your mind if the apartment does not rent in 60 days. You are taking a risk that this option may end up costing you more.
      We value your feedback and understand that you may have concerns about this fee. If you have any questions or need further clarification on the specifics of the fee, please don't hesitate to reach out.

      I am a former resident of Bell Partner's property at Lake Linganore Apartments. Due to a false alarm called in by a neighbor, my apartment was damaged by the fire department during a forced entry.
      Managers, Melissa P**** and Shauna P**** were provided with my renter's insurance within 24 hours because updated policies were not on file. On 10/10/2023, a claim was filed for the damages by Bell Partners. My renter's insurance has been trying to settle this claim since 10/11/2023 but have not received a response from anyone at Bell Partners.
      I received a bill and notice of forfeiture of deposit via email. This notice must be sent via First Class which was the first red flag of this issue. The email demanded $2500+ paid via certified funds within 14 days. However, this is the same money requested from my insurance company. As well as, my insurance is trying to process and settle this claim but without cooperation from Bell Partners this has stalled the progress of the claim
      I truly believe the only time Bell Partners will respond is to demand or accept money from residents whether truly owed or not. This company exploits who they can for what they can and this has become the apparent M.O.

      I did a move out inspection at Flats 170 at Academy Yard with the assistant property manager Brianna S******, she confirmed in person that everything was in great condition and when I followed up with her via email after the inspection (on the same day) she confirmed again (in writing) that everything was fine and that there were no additional charges for damages. Fast forward about a month later I get an email from a Bell Partners general manager named Lisa R*** who I had never communicated with before (Cced Flats 170 property manager Ricki Wilson) and she sends me an invoice for over $1000 falsely accusing me of damaging the carpet (bleach stain) and said if I didn't pay in just 10 days, they would send me to collections. They didn't provide any evidence whatsoever of the damages they allege I caused (no photos, no details, NOTHING). I know for a fact that I didn't damage their property and it is beyond disturbing that even after the assistant property manager confirmed this in writing, they still falsely accused me of damaging their property. If they would do this to me (a public servant/federal government employee), they would do it to anyone. Beware because you can't take them for their word verbally or in writing.

      Fountain Villas in Rockledge Fl is a pit. Used to be a great place to live. Since Bell Partners took over in has fallen into the poorest managed apartment complex I’ve EVER lived in. I have has a horrible time getting anything fixed. My rent was raised nearly $350 and I got nothing for it I have lived here 10 years and old management had all kinds of perks. Now you just get filthy hallways. Poor ground keepers the worst service anywhere. I have been waiting for 6 days to get arm on my toilet replaced to be able to flush. Currently I have to reach into tank with ice cold water and lift the flapper to flush toilet
