      in April 2022, we started the process of gutting and renovating a house. We hired Mr. Roof to replace the following items: roof, windows, fascia, and soffit. The roof, fascia, and soffit were replaced in May '22. They subsequently replaced the gutters due to ours being damaged/disappearing in the process. The windows were replaced in Sept '22. In October '22, we started noticing puddles of water in our downstairs basement whenever it rained. We had the backdoor replaced right before the leaks and just with the location of the leaks and door, assumed the issue was from the door. Our contractor attempted to fix the leaks several times by sealing the door no to avail. December '22 we noticed the baseboard in the upstairs bedroom were discolored (this bedroom is adjacent to the leaks we noticed in the basements). I called Mr. Roof to have them come and assess the situation. Dan arrived to check the windows and roof. Initially, he was able to pinpoint the issue as there being an issue the pitch of the roof. This allowed water to pool with no where to go but down. He offered to remedy the issue in the form of a credit, but later followed up instead with having someone come out and fix the issues. My concern was mold, which was visible on the wall above the baseboard while their attention was dedicated to aesthetics. The pitch issue was fixed; however, work was immediatly stopped when I realized they intended to patch and paint the drywall with no attention to mold. Afterwards, they sent an email blaming the issue on how the gutters were installed. The issues with the house have delayed our obtaining an occupancy permit. We recently had the house assessed for mold and mold was found in the upstairs bedroom, the downstairs bedroom, and the ceiling and wall next to the downstairs bedroom. Mr. Roof has not followed up or responded to any emails we have sent regarding the matter

      I have spoken to the project manager and those involved in your project and these are the details I have collected. 1. Regarding communication. We have all emails and phone calls logged. We have also had several in-person conversations. We have been very communicative with ******** ********** regarding her project and in addressing and patching the roof leak. 2. We offered to help
      patch a few small areas of drywall but she refused to let our crew do it when they showed up. It was also reported that after she made our crew leave she kept our tools hostage for several days. At the time when we were attempting to provide support for the drywall, there was no mold detected. We did our best to help her but interior
      damage isn’t covered and the mold wasn’t from anything the Mr. Roof crews
      did. There is no shown
      correlation between the roof installation a year ago and signs of mold just now
      appearing.

      This house was a complete gut and remodel job. Everything in it was new. The roof had been leaking for several months and we've had our main contractor attempt to fix what he thought was the culprit of the leak multiple times. The area where the mold was detected is exactly above the area Mr. Roof fixed. I actually texted a photo to Dan the day the worker was at the house showing mold and did not receive a response back. I have not spoken to or received any type of communication from Mr. Roof since December. I've actually called Dan, who is responsible for warranties and he never called back. I've sent an email to multiple staff members about the issue and no one has ever responded.

      I also find it laughable that Mr. Roof is insinuating I was able to make an adult male leave my home and leave all his materials behind. The items left behind were a step ladder, drywall material, and bucket. The day their worker was sent to my home, he was able to let himself in through the lockbox. I stopped by in the afternoon to inspect his work and when I realized they were doing a patch job, I immediately called Dan. We disagreed on the extent of work they were willing to complete. Dan said he would stop his worker from working and I said that was up to him. I left while the worker was still inside my home. The key was removed the next day as I had bad vibes and did not them to have unlimited access to my home. I can only assume the worker was not notified until after he had left for the day that he did not need to return to finish the job.

      I will attach a screenshot of the conversation with Dan in which I sent him a photo of the baseboard, which has visible mold. He never responded. I will insert a screenshot from the worker, Luis, concerning his items and showing he willingly left them behind because Mr. Roof failed to communicate with him. I will also attach a photo of the collapsed ceiling where there was enough water to drip down the wall.

      The source of the mold is on an exterior wall, no where near a water source, and below the roof that they fixed. There has not been another leak in the house, there has not been anyone living in the house. The roof was completed in May, I noticed leaks in September. It was not until I noticed the discolored baseboard and window moldings that I knew it had to be either the roof or windows. This was in December and I immediatley contacted Mr. Roof

      I’m writing to let you know I received your email and have
      discussed it with our office & production staff and read the
      communications. At this time, our position remains the same that there
      isn’t any causal relationship between the roof leak and the mold growing in
      ********’s property therefore Mr. Roof will not be covering any of those
      interior areas on the property as stated in the contract Section 7 in the
      additional terms section.  I am likewise aware that as a courtesy Dan
      offered to patch some of the affected drywall areas for ********,
      however she wouldn’t allow them to do the work and kicked them off the property
      since it wasn’t all the areas she felt should be done.

      Below is an email sent from Dan to ******** that explains
      the situation:

      As discussed before, the roof was leaking due to the
      gutter guards and the layout of the eave causing the shingles to bow upward and
      allow for ponding water. A crew was scheduled to come out and fix the area
      which they did. We had also agreed to repair the noticeable damage in the
      house. With some leakage spots in the upper and lower rooms and the main room
      downstairs where the drywall was notably damaged. However, being that the
      house was newly renovated, we (Dan) wanted to be nice and get that fixed for
      the homeowner. The areas of repair were addressed as to what we would do. With
      the crew coming out on Saturday to fix the drywall and repaint, there was more
      extensive work that was being wanted. As discussed, the crew was there to fix
      what we had originally discussed. When I was at the home, I did not notice any
      mold developing in any areas. Sunday, the crew was scheduled to come back and
      paint, however, was denied access into the home.
      Mr. Roof would still like to finish the repair as
      promised, however further work and drywall replacement was not agreed upon and
      will not be done. If allowed, we would like to finish the interior repair
      promised, so please let us know if you would like us to.

      There isn’t anything else that Mr. Roof is willing to do for
      ******** and from our point of view, Mr. Roof has completed the work scope
      according to the contract. 

      This will be our last communication to you as you are not
      listed on the contract and we are not legally able to discuss the these matters
      with you any further.

      I contracted Able Roof to put on a new roof and gutters. Able Roof completed the roof on Nov 21,2022 and the gutters were done on Dec 4, 2022. After the work had been completed, Able Roof now owes me a refund of 540.00, which is the result of the roof that was redone over the patio was a different color than what was explained to us. So for us to call the deal done, they were going to credit us 740.16 minus 215.16, which was the cost of the replacement wood for the roof. For the last two weeks I have spoken with different employees, one of which was the site manager Robert. He advised that he would get the refund check out. A week later I spoke with the accounts receivable agent Brian Hartley on January 5, 2023 , who informed me that he made the necessary adjustments to the account, and would send the refund check out. As of today's date, I have not received the refund check nor have i received a call from Able Roof as to what is causing the delay of the refund check.

      Mr. Roof installed the roof on our house and we started to notice water damage in our bathroom ceiling. We called Mr. Roof and they sent someone out and told us that it was “out of warranty.”

      We had another company come to fix our leaking roof. Upon inspection they informed us that all of the flashing had been installed incorrectly which may be causing the leak.

      After the repairs were made the ceiling was still leaking so we had the other company out again as well as ******** Insurance thinking that it might be storm damage.

      HOWEVER, both ******** and the other roofing company inspected the roof and reported that the roof had been installed incorrectly. They stated that Mr. Roof did not install shingles correctly and drove the nails through many of the shingles. Since the nails went all the way through the shingles they are lose and easily blow up when it rains causing significant damage.

      There is no reason why this roof should be failing at this age. Mr Roof should replace the roof that was not installed correctly as this will continue to cause us issues down the road.

      We have had multiple people inspect the roof and told us that the shingles were not properly installed.  They have stated that the proper number of nails were not used per the requirements.  They have also stated that the nails were driven all the way through the shingles causing them to simply come up.  So it seems to me that the problem is not with the product (shingles) but the actual incorrect installation of them which has led to the extensive damage.

      On February 3rd 2022 a winter storm caused damages to my roof after tree branches and small trees were knocked onto the roof. I contacted my insurance company which sent out multiple inspectors to assess the damages. I contacted Able Roofing about repairing the damages. Around March 16th, 2022 I signed the contract and made partial payment of $498.00 which was received by Able roofing on March 21st. On March 14 and March 28 Able roofing came to my home to assess and repair the damages. On April 6 the remaining balance of $497.00 was paid to Able roofing leaving a total of $995.00 total paid for repairs. After multiple rainstorms I noticed my roof was still leaking. My ceiling started to droop like water was pooling in the same location the roof was repaired by Able Roofing. On approximately July 6th I contacted Able Roofing to voice my concerns about the leaking roof and drooping ceiling. I was informed that my call would be returned at a later time due to a manager not being available at the time of my call. On July 8th, 2022 I was horrified when my ceiling collapsed in the location of the repairs. I contacted my insurance company once again to report the ceiling collapse. The insurance company had stated payment was already made for the repairs of the damaged and recommended that I contact Able roofing about the failed repair. I reached back out to Able Roofing which offered a courtesy call at no cost but informed me this would be the last repair they would make on the roof stating I was a few weeks outside a warranty period. Able Roofing came to my home on July 18th made a few repairs on the outside roof. Once again, we suspected the roof was leaking. A few months later it was definite that the roof was still leaking. I did not contact Able Roofing after being told they would not return for repairs when they were called back in July. We are now out $995.00 and have a leaking roof and collapse ceiling.

      It’s most likely that
      there was more damage than we were contracted to fix. Customer is right
      in that we went out after she was out of warranty, as a courtesy. We’ve spent more on
      labor and materials than her contract amount of $995.  She
      probably needs a whole new roof, or at least that entire slope replaced. It sounds like she has issues with her insurance company as
      well, if they aren’t going to cover the cost needed to properly rectify her

      We can only do what we are contracted to perform. It
      can be difficult to include all possible problems during initial installation
      based on the scope of work in contracts.  We aim to address all problems
      the first time we quote repairs. Unfortunately, further repairs needing
      an additional contract & cost are sometimes a required next step, as no two
      situations are exactly alike.

      The fact that they might need a whole new roof, or at least
      that entire slope replaced, is not a direct result of the work we performed
      originally.

      Able was not paid to fix their roof so it would no longer
      leak.  We were contracted to “repair shingle on the back slope damaged by
      tree branch” according to their contract, attached.  The interior damage
      is unfortunate but #7 in additional terms of contract “Customer is responsible
      for maintaining homeowners insurance that covers any interior damage to the
      residence”.

      We only included the labor and materials cost detail to shed
      light on the fact that we went beyond the warranty period and original scope of
      work in their contract as a curtesy, as it is always our intention to rectify a
      customer’s issues as best we can given the situation.

      The insurance comment was intended only to help this
      customer get their issues resolved.  We do not have access to their
      insurance company’s scope of coverage for this incident, only a note from our
      salesperson who was told “the insurance gave him $700 to do repairs”.  We
      had a contract with this customer, not their insurance company.

      If it wasn't in my contract why was my master bath and master bedroom worked on by Able? My husband spoke directly to the workers every time they came out to work. I'm aware you don't work on the inside of house. I'm just presenting my case with the fact internal damages wouldn't have happened if Able Roofing would done their job right the first time they came out. 


      You stated, " We aim to address all problems the first time we quote repairs. Unfortunately, further repairs needing an additional contract & cost are sometimes a required next step, as no two situations are exactly alike."  I was never told I needed additional repairs until now in your responses. I never had the option to replace my front slope, or roof because no one stated anything.

      There has been considerable time taken on our part during the entire project to ensure as best we can that the contractor has done the work according to contract and provided acceptable workmanship. There are multiple issues at hand:
      1. Damage to generator service panel wireless antenna. A separate contractor replaced broken parts. Bill was submitted for reimbursement, but not applied.
      2. Met with foreman’s (two of them) ahead of completed work to point out issues with the siding (large gaps around windows, missing outlet covers, trim work issues) some of those repairs appear to have been made but not all.
      3. Requested in contract that gap between house foundation and siding be sealed up to prevent moisture and insect issues. Tyvek wrap did not cover, and no other amendments have been applied to address the issue.
      4. The material used for cedar shake style siding is not crane board siding as priced out in the contract. Requesting price adjustment for lower quality material than the foam board backing outlined in contract.
      These are the issues yet still outstanding. We have tried to work with the company thought this process but have had to catch a number of things to have them fix that we’re not done or corrected themselves, such as placing sheet plywood over foam board (specifically asked not to do), lapping new plywood over window flanges causing warping of wood. These were corrected and are a few examples of what we caught. Given all the issues encountered during the process, the considerable substandard workmanship at times, and the uncertainty of any remaining problems not yet discovered, an additional billing adjustment is requested.

      constant communication with *****, so we are surprised to see this BBB complaint come through. It has been explained
      to ***** that the invoices are automatically generated when the job is closed out
      and that the reduction in price for the damage to the generator has simply just
      not been applied and he will be receiving another bill with the reduction in

      I am rejecting this response because: The credit applied to my bill is disproportionate to the time I had take to check that subcontractor used to do the work, was applying the materials as specified and appropriately, and the quality of workmanship was used.  I had to do considerable cleanup of nails from the drive and around the home which was never done.  During this fall I had to move their materials under roof for two wind storms so that materials did not blow across my yard or into neighboring properties.  I had to patch many (about 40) areas of popped plaster on the interior of my home.  My time is worth something.  The $250.00 credited is a token gesture, and this is consistently noted with many customers posting reviews online.  I am not satisfied with this offer, but I am choosing to pay the bill with the adjustments applied as they are, and move on.

      In 2017 I asked Able Roof to come out to check the work done on my new roof. They had to take a sample above my bedroom to find out what kind of board was used. They sealed it up with tar. I paid $12,168 on August 5, 2022 for replacement of my roof, of less than 1500 feet, because I had an active leak in the spot that they checked five years prior. In the contract it states in case the plywood/OSB board is damaged I would receive three sheets of wood for free and after that $82.24 per additional wood. Each wood is 4 x 8. I was told they normally don’t see more than one or two over the three that they give for free. They started working October 14, 2022. More than two months after I had paid the total amount for the roof replacement. Then I was told they’re going to replace all the wood. Their final number of boards was 59. 4 x 8 = 32 square foot. 59 boards wold cover 1888 square feet. At most my roof wold need 46 boards. I am currently out one flat screen tv, roku, PlayStation 3, and being over charged 1,069.12 for boards I didn’t want or need judging by the boards they took away. As far as I can tell I’ve been taking for a long con.

      Customer’s roof was a complete re-deck.  5 layers of
      shingles and gravel were tore off and the wood underneath (4x8s) were rotten
      and unsalvageable.  The area of the customer’s roof is 1874 square
      feet.  Each board of OSB is 32 square feet.  1874/32 = over 58 boards
      needed.  Hence, the 59 pieces of OSB needed.  Customer had 3 included
      on contract, so charged for 56.

       

      Attached photos show the actual measurements, the conditions of the wood after shingle removal and after photos of the complete redecking.

      To whom this may concern : September 29th 2021 I hired Mr. Roof to do some repairs on my house which was to replace the old gutters and seal the two chimneys , but the repairs became worse after they so called completed the job. Mr. Roof did not use wood to do the repairs but under lay floor board that was different colors uneven and has fallen apart and the chimney's are leaking really bad have sent Mr. Roof pictures of this problem and Mr. Roof sent some one out again but nothing is being done about the problem . The warranty is about to expire and still no word or response to this problem I spoke with Jessie at Mr. Roof he sent Mark out but no more response yet I just want the job done Right for the 8,500 Dollars that I spent on a job that was not completed and done right, the BBB said that this was a great company so I hired them to to the work , which turned out to be very BAD. CAN YOU PLEASE HELP ME WITH THIS PROBLEM.

      The leaks this customer is referring to is not from the chimney’s, which we told them, but from the roof. The soffit is getting damaged because of the roof. Marc provided this customer with a quote several weeks ago, but we have not heard back.

      Dear Mr. Roof I Still don't have a quote for the roof repair I never received it from **** ,I also sent him and email message , so I can get the roof repaired and I was told by ****** that once the roof was repaired Mr. Roof would glady replace the the mix match floor board under lay that was different colors with all the same wood that I paid for. The floor under lay is sagging and coming apart. So please send me a copy of the quote.

      Had a roof replaced in 2020. Contract stated they would not hurt exciting gutter guards. They stated they would not destroy the gutter protection, which they did. They totally messed them up and came out to replace and it was a joke. Had to tear it all down. One gentleman came out and said we will fix it but never heard from him again. Called several times and left messages but, of course, no one replied back.

      The customer spoke with our Cincinnati office regarding this issue. Customer agreed to provide the contract where it explicitly says we would remove existing gutter guards. We have not received this document yet. Please connect with the Cincinnati office to expediate a resolution.
