VineBrook Homes doesn't care about their residents. Do not rent from the property management / company/ LLC owners..
You would seriously regret that you ever became a resident. They have managed to put the GCWW account of their tenants into the landlord and management name: VineBrook Homes, then they pay your GCWW bill associated to your place of residency without your knowledge, then later, once you have knowledge of this is what has taken place, you soon discover the amount is added on to your rent ledger. It's not that I am an irresponsible, VineBrook Homes resident nor tenant.
I have always paid my GCWW water charges, it's my sole responsibility to do so, I reside in the address, whether I own the property or not, it's me and my family utilizing the GCWW services.
That's not the issue that I am complaining about in this review. Here is the problem, which I believe isn't legal regarding the Utility Change Notice, which reads as follows:
Dear Valued Resident,
This notice is to inform you that your utility provider has specific requirements for
certain municipalities regarding utility services. Your utility provider, GCWW, requires that the utilities listed below be on the same utility bill.
VineBrook Homes will place the following utilities in Landlords name, Water, Sewer, Stormwater, trash and the actual cost of the following utilities will be included in your ledger, and you will be responsible for paying the Landlord through the resident portal or other payment methods listed in your lease, and not to the utility company.
The Utility Change Notice takes the civil and legal rights away from VineBrook Homes current Hamilton County residents to receive financial assistance through City, State, and County, resources they are available and created to help Hamilton County residents who are qualified and entitled to receive the financial assistance / services on the HEAP application through, Ohio Department of Development. 1 starI have not seen one person stating that they love staying in a home owned by VB, everybody can't be saying the same about living in these homes and we are still listed as the people who are in the wrong. I have sent over countless emails and photos of the mold and the damage to the wall from the water coming in it caused the walls to swell, the water coming in from the roof and all they did was paint over the top of the ceiling is separating from the wall so whatever bugs, cockroach's water bugs is in the attic we can see them coming out the very noticeable separations from the ceilings because these are not cracks. I have contacted the PM so many times and sent over emails and still have yet to get a response. I don't think for one second any employee would allow their loved ones or even their pet to stay in a mold-infested home that has already been life-threatening simply because it's about the money. the fastest way to even get a reply from anyone other than the call center that can only take a message and have someone call you back is to come here because they will reply.Review fromQevonne T

1 starThis is honestly my last option. I rent the home on *** ****** ****** ********** **, I have been having issues since moving here in Nov of 22. As of 08/01, I have had it. I have been calling almost every day for the property manager or any manager to get in contact with me about the mold in this home that has started making me and my mom who is on dialysis and oxygen sick. Back in Feb, I started smelling this really musty smell coming from the bathroom I contacted them in March no one came out. In April we had rain and I started seeing the walls get darker I went to touch it and the rain was coming through the walls. I reported that and it took about two weeks for someone to come out. when they did I was told that the only thing they could do was put glue around the window where the water got in because they didn't want to replace it because they were charging $1000.00 and VB didn't want to pay. They said VB would contact me about the wall and here it is 9/15 still not fixed. The wall is swelling all the paint is off the wall and I have been sick 4 times already. when someone came out in August they came with a spray bottle of bleach for the mold in the bathroom and sprayed the wall in the bedroom in three days the smell was back. they sent someone out on 9/14 after I was holding on to September rent. It was confirmed that water had settled behind the wall in the bedroom in two spots and in the bathroom. the maintenance man stated that it was a big issue and that they would have to get a contractor out to cut the wall out but they are not going to wanna do that because they don't want to pay. On 8/31 my mom had a small surgery and almost died because her throat was swollen she had a tube in for a week. They did blood work but couldn't find an issue with why it happened he asked about home life and the foods she ate explained she didn't eat that day and said we might have a mold issue and was informed that inhaling molds can cause anaphylaxis shock. 1 starI’ve had problems ever since my wife, my 2 small kids and I moved into this god forsaken house!! First, it was the ceiling leaking in the living room. Took forever to fix. Then my bath tub was leaking, took 2 months before someone came to fix it. Then, a leak in the ceiling in the bathroom and had a big whole in the ceiling. Took forever to fix. Now my freaking AC isn’t working!!! They don’t have a crap about anyone!!!! I wish I never rented from them. And I hope people don’t rent from them in the future!!! They are the worse company ever!! And I know they are getting sued already, and I’m about to do the same thing!! This company is TRASH!!!!!!!!!!!!!!!! And I’m gonna leave a review everywhere I can about this stupid company so people know to not rent from them!!! God!!! I hate this company!!!Review fromMichelle B

1 starA roofing company was putting a new roof on one of Vinebrooks rental properties. As the homeowner next door we contacted Vinebrook twice in a four hour time period to complain about the roofer’s equipment in our yard, the roofers laying under our tree and leaning on our car. We were told the project manager would call but no one ever returned our call. The police had to be called to resolve the issue.Review fromTracy C

1 starThis company does not care about their renters. The lines on my AC for the 3rd time in a little over a month. When I schedule maintenance it takes about a week, and numerous calls to the answering service before I get someone to half fix it. The first company charged it, never looked at what the problem might be. The 2nd one I submitted got closed before anyone ever came out. The third time someone else came out and told me the unit was overcharged, never looking any further. Within 24 hours the lines were frozen again. I submitted my last request on a Sunday evening and now it is Saturday and still no word from them. I informed them that my elderly, disabled mother stays with me and there is a heat advisory in effect from Sunday to Wednesday. I can not go without ac and I gave them more than enough time to come fix it before the temperatures rise to 100. When I call the number available it is for a 3rd party answering service. I honestly don't think there is a local office. Not a good way to do business, especially when they are coming in and buying up all the available properties in our area.Review fromJamacia D

1 starTHEY GET A 0 from me! DO NOT RENT FROM THEM! They are the worse, don’t response to maintenance request. They only worry about receiving rent. I don’t pay my rent late and the are RUDE in the office! They never do anything about nothing. I can not wait til my lease up I’m out! 1 starOur landlord sold our home to Vinebrook. We received a welcome letter letting us know about the sale and how to pay rents, etc. The agent asked us about any maintenance is about the house and we informed him. A week later, we received a eviction letter stating “ due to what we reported, the house needed to be renovated and we had to go by April 28, 2021. We vacated the premises and the utilities were cut off May 01. 6 months later we received a letter from debtor saying we owe back rent from
April 2021 to October 2021. Vinebrook says we never left and the debtor claims we were summoned for court. We have not been able to speak to anyone about these fraudulent claims and the debtor says we signed a contract with Vinebrook, which is false. This is on our tenant report and no one from Vinebrook had spoken to

VINEBROOK HOMES! They are the worst company I have ever dealt with. They do not fix anything and when they try to they do it half ass and it’s complete bullshit! I moved into a house with them a few months ago and have dealt with nothing but a headache, from the house, to the billing, to trying to get ahold of anybody! It’s been nothing but stress and more time and money out of my own pocket. I’m supposed to be build a water, sewage, and trash bill every month, and I have been here for four months, and still have yet to receive a bill from any of them. They finally sent me an invoice for one at the end of July, but it still has yet to be posted to my ledger to pay it and they try to make me pay for someone’s past billing here on both the water and the sewage! So I contacted someone about this and they had no clue and still have yet to get back to me about these bills and what I owe, nor when they will be posted to my ledger. I spoke to a woman name, Rhonda and she was nothing but a complete bitch to me on the phone when this is their mess up, not mine. They’re literally trying to charge me $175 water bill when I only owe $56 and that’s for the month of May to June and we’re now in August and I still have yet to receive that bill so what am I gonna get billed all at once what am I gonna be billed and you can never get a hold of anybody and when you do they don’t know the answers or give you no help with anything. I have dealt with nothing but stress and bullshit with this company I so badly want to get out of my lease with them. I truly do not recommend renting from this company. They are nothing but a predatory landlord. If I told you the list of issues I’ve had with my house since I moved in in May, you would seriously just shake your head. I have already had to put in over 10 maintenance requests in less then 2 months. Because they suck at fixing things, or they don’t fix it right and have to come back.
