1 starMy mom has been living in one of their houses for at least 4 years only things that they have fixed was stuff she had to go to the health department on everything else in the house she had to fix herself it's not really a good neighborhood it's really a bad neighborhood where she lives so she was thinking about moving and because they raising the rent and not even fixing anything but her house was not ready to be moved in and she didn't know she was still in her lease she had two days left to leave my 90-year-old auntie live with her we went to the office and asked them if we can try the month to month lease everybody know things happen but that was one of the options that they had gave her they said that she can sign that by 11/9/2023 why this lady looked at my mama and hear her sad story and told her no she been living in your house for 4 years ain't never been late on her rent always kept the house up very nicely actually added value to the house and she will turn her way in that type of way the manager that's there right now is very rude and disrespectful I really think she's racist this is why we got to stop letting people coming on neighborhoods and treat us like crap vinebrook count your days this is definitely something I'm going to sit there and take to court she even threatened to put a eviction notice on my mom if she wasn't out by the 8th now I'm knowing that you can make some type of exception knowing the person's situation because we had a email saying that she could do a month to month lease but the lady just wanted to be evil and conniving but it's okay I know that the owner has no idea that this is the way these people are treating their tenants that is paying their bills because if it wasn't for your tenants your bills wouldn't be paid but I will rate them as a zero on top of zero on top of zero she haven't had nothing but problems since she's been with them and so happy that she's moving on.Review fromDonny R

1 starI left 1 because that's the lowest. My experience is from applying and wanting to rent several properties. The local agent basically does not respond to anything. You get through on the 800 number however no one local ever calls. They basically took my money for the application fee something came up in error and no one will respond to help work through or deal with the situation. 1 starThis company does not care about anything other than collecting money from tenants. Since I signed my lease with them in August of '22 I have put in 7 plumbing tickets with them. All they do is patch work but not actually fix the problem. I have gone as long as a week and a half without being able to take showers, wash clothes or flush the toilets. Feces has sat in the toilets for a week. The plumbing issue would happen maybe every 3 months or so but since this August '23 I have had issues every 2/3 weeks where they have to keep sending a plumber out. They are terrible. Their response time takes days and even if you call to speak with someone you have to talk to a clerk that takes the message and then you have to wait for someone to call back. If you're lucky they will call back that day and sometimes I don't get a call back at all. I HIGHLY DO NOT RECOMMEND!!!!! If I could give zero stars I would.Review fromTia J

1 starVinebrook need to be shut down how are they even in business this place is unprofessional they don't fix issues they fix these trash houses up long enough to get a tenant then all the stuff they rigged up fall apart you never can talk to anyone from this place it's a answer service it's horrible my electricity is bad in this house you turn the kitchen light off everything including the refrigerator shuts off the floors is bulging up from what I'm told insulation is poor on the other side of the house the floors is sinking in like the house is going to fall I called them an they came an jack the house up only to half fix it it rains in my house been like this since I moved in they never came back to fix it it's holes around base boards where bugs an rodents be coming in this place needs to be shut down they put my account on hold because the house had a outstanding water bill before i moved in they tried to make me pay for it after i was told they was gone to fix error next thing i know i have eviction this company is not where anyone want to rent from they need to be stopped asap very bad buisness definitely not a good look with them I'm mad i have to give one star to post my reviews they dont even deserve a one star it should be zeroReview fromReba B

5 starsVinebrook bought our home 2 years ago From our private landlord. We’ve been here 10 years. We just signed our second lease, rent raised very reasonably. We’re always made aware of any charges coming to us for our water service about 10 days before they post to our account. 3 days ago I submitted that our furnace would not kick on after our central air quit. The next morning an hvac company was sent, and found that are very old furnace was done. We needed a new one. One full day later, the hvac company is here installing a brand new complete hvac system. I am feeling very blessed today and my experience with this company has been nothing but absolutely positive!Review fromJerry K

1 starI wish we’d read the reviews on this company before renting from them! I honestly don’t see how their still in business! INCOMPETENCE is a kind word to describe the service from them. There are some people that really try to help, but there are those that are arrogant, snobby, and rude.
Our initial realtor Lakesha was GREAT! She answered every question that we had. Al she really went above and beyond to service us. The maintenance guy and Kim, the supervisor have been great in helping make sure that we get everything fixed in the home. The there’s Lora Ivey! From our initial encounter with her, she has been VERY unpleasant. Our realtor went on vacation, and Lora was supposed to show us another house that had just come on the market. Well, she never contacted us. We called her the day of the showing to ask, “What time were we meeting.” She told us that the house was not on the market anymore (WE’RE LOOKING AT THE LISTING, AS WE’RE TALKING TO HER). She was very short and hung up the phone in our face. My husband emailed Lakesha to tell her about the incident. Lora was tagged in this email, because she was originally tagged in the emails about the initial showing. After she read THIS message, she responded with excuses for her actions. She said that she’d just seen the FOUR day old email about the showing, she didn’t hang the phone up in our face, and that the house appeared back online immediately AFTER the phone call. She even tried to tell us that we’d already signed a lease on the other home, and would have to pay a transfer fee if we’d gotten the other home. We explained to her that we knew about the fee, the money wasn’t an issue, and we didn’t like the way that we were treated.
This company is HORRIBLE! We have had over SIX service calls on issues that obviously needed to be rectified before we moved in; and we’ve been there TWO weeks! Save yourself the headache and avoid renting from this company! It’s safe to say, “We won’t be renewing our lease!Review fromRegina T

VineBrook Homes doesn't care about their residents. Do not rent from the property management / company/ LLC owners..
You would seriously regret that you ever became a resident. They have managed to put the GCWW account of their tenants into the landlord and management name: VineBrook Homes, then they pay your GCWW bill associated to your place of residency without your knowledge, then later, once you have knowledge of this is what has taken place, you soon discover the amount is added on to your rent ledger. It's not that I am an irresponsible, VineBrook Homes resident nor tenant.
I have always paid my GCWW water charges, it's my sole responsibility to do so, I reside in the address, whether I own the property or not, it's me and my family utilizing the GCWW services.
That's not the issue that I am complaining about in this review. Here is the problem, which I believe isn't legal regarding the Utility Change Notice, which reads as follows:
Dear Valued Resident,
This notice is to inform you that your utility provider has specific requirements for
certain municipalities regarding utility services. Your utility provider, GCWW, requires that the utilities listed below be on the same utility bill.
VineBrook Homes will place the following utilities in Landlords name, Water, Sewer, Stormwater, trash and the actual cost of the following utilities will be included in your ledger, and you will be responsible for paying the Landlord through the resident portal or other payment methods listed in your lease, and not to the utility company.
The Utility Change Notice takes the civil and legal rights away from VineBrook Homes current Hamilton County residents to receive financial assistance through City, State, and County, resources they are available and created to help Hamilton County residents who are qualified and entitled to receive the financial assistance / services on the HEAP application through, Ohio Department of Development. 1 starI have not seen one person stating that they love staying in a home owned by VB, everybody can't be saying the same about living in these homes and we are still listed as the people who are in the wrong. I have sent over countless emails and photos of the mold and the damage to the wall from the water coming in it caused the walls to swell, the water coming in from the roof and all they did was paint over the top of the ceiling is separating from the wall so whatever bugs, cockroach's water bugs is in the attic we can see them coming out the very noticeable separations from the ceilings because these are not cracks. I have contacted the PM so many times and sent over emails and still have yet to get a response. I don't think for one second any employee would allow their loved ones or even their pet to stay in a mold-infested home that has already been life-threatening simply because it's about the money. the fastest way to even get a reply from anyone other than the call center that can only take a message and have someone call you back is to come here because they will reply.
