      I had file a maintenance request and waited for a month for repairs. Call Vinebrook Homes multiple times and got a run around with customers service.

      Vinebrook rented a house on our street to a person with two pit bull dogs. These two pit bulls have attacked 4 separate dogs in the neighborhood. The renter doesn't always have the dogs on a leash and they are vicious. One of the pit bulls jumped a fence and attacked a dog in it's own yard. It's my understanding the renter is not allowed to have dogs at the property. People are scared to death to walk their dogs on the street for fear of being attacked. They need to do a better job of managing their renters and how they impact the neighborhood. What was once a night neighborhood is now turning in slums due to Vinebrook. One of these days those dogs are going to kill another dog or a child and then there will be major issues.

      I was overcharged a sewer bill. They charge me every month on the 20th for the sewer that is added to monthly rental payment. Well now I’m 3 month behind on a payment I make regularly. They told me they won’t charge me yet the still charged me and are trying to force me to sign a payment agreement to state I owe when I paid. The won’t remove the charge of my account, so I can pay my rental payment and are trying to evict me. When they admitted I didn’t owe but some how I still do. I wish they never took over my property. I had no problems before

      Your rent will be increased significantly every year. They hardly ever do home repairs when you need them. I've heard of many people having problems in the winter and they do not fix it in a timely manner. They will also charge you a bunch of BS charges when you move out even if there is nothing wrong

      DO NOT RENT FROM THEM!! SLUMLORDS at the very least! We were $50 short on our rent. That was due to them NOT knowing whether they wanted to charge a $50 late fee or a $100 late fee. We were late, and we sent in the extra $50 late fee. Upon doing so, they emailed saying they would send the entire balance back in the mail because it was short $50. We asked them not to, said that we would send in the $50 with the next month's rent, since it was just a few days away. They sent it back anyway. We went ahead and sent it back in with the full rent amount before the 5th of the month. The mail must have ran late, so now, they're emailing again to say that it was a PARTIAL RENT PAYMENT again, because the mail was late and now that made our payments late. So, now they send the money orders back for the 3rd time, so that they can get a late payment fee from us, instead of just keeping the payments and allowing us to send in the late fee separately. Now, we send in the 3rd month's payment and we get an email saying the other 2 payments were sent back. They received the current month's rent, but haven't gotten the other payments back in the mail. We are LIVID! We are out of $3100....Because with all of their stupid back and forth, someone has stolen the money orders and cashed at least one of them. People do that, you know!?? I hate this company so much!

      I moved in back in Dec 2022 & I totally regret it. I did a walk through with management & I should of declined but my lease was up & needed a place to move to.
      It is very hard to reach management & maintenance. Leave messages & emails & no one responds till if your lucky 2 and even a week later.
      My kitchen sink leaks & show management on walk through but never got fixed. Stove only has 1 burner that works. Refrigerator has crusted mold on it. The kitchen floor is cracked and flooring in hallway is damaged.
      Can't open patio and some of my windows due to screens being damaged. Ceiling is cracking in living room. The outside over hang by front door was repaired poorly & leaks bad when ever it rains.
      Too many other things to mention.
      I cant wait till my lease is up to get the hell out of here. If I had the money to pay off my lease early I would.
      DO NOT RENT FROM VINE BROOK HOMES IF YOU KNOW WHATS GOOD FOR YOU !!!

      They are very unprofessional you can never get in touch with a live person, they are quick to make sure you pay the rent but cannot get maintenance or even answer the phone I’m not able to access the online portal to pay rent so they still charge a late fee even though they will not answer the phone. My heat was out and it was below 50 and it took the maintenance ppl 3 times to come to my house and still not fix the problem until I called the supervisor

      If I can give they ass zero stars I would. I’ve been staying in Vinebrook for 2 years. I wanted to do a house transfer. So when i originally spoke with someone they told me all i had to do was fill out an application and show my income verification totally fine. I fill out the application never got a chance to even send in my income. So someone called and said that I got denied how could I get denied if I never sent you my income verification. She claim that had to rescreen me. What did i need a rescreen for if I’m already living in you guy’s property already? I got denied for credit. I didn’t have no credit when I move into the place that I’m already in Then kept telling me you can stay in the place you already in. I know I can I don’t want to. I can stay in the place I’m already in that i don’t have no credit at but can’t do a transfer I just want to make it make sense. Me paying your guys 2 years worth of rent faithfully every month on time should be enough damn credit there. If I don’t have credit with no one else I have credit with them. Then it’s pissing me off cause I need to talk to someone in charge. Like I don’t want to talk to the little workers where is the man that runs the show. You talk to all these different people they all telling you different shit. This is pathetic

      I’ve made numerous maintenance requests and have been waiting since last year to get my AC unit repaired. I’ve called and left emails numerous times and they keep closing my work tickets. Kinda wish I never moved into a VineBrook home. I just want my AC fixed.

      Please keep it moving when it comes to this company, they are scammers and taking people's hard earned money as if life isn't already hard and difficult. I was approved, had a move in date and then I was given a denial letter after signing the lease and they would not return my money that I gave them to hold the home until after I signed the lease... Please Beware of the Company, use at ur own risk.
