      Well we’ve been having problems since we moved in on June 2 2021. Good thing I have video of everything from day 1 until now! First off their is a roof issue and we addressed it to them 9 days after moving in. They literally emailed me back a 2 weeks later and said we are responsible for replacing gutters. This has been an ongoing issue for going on 2 years. Now we have a bigger issue. My water bill was over $500-$600 monthly since October. Water department said it’s a leak somewhere in the house it’s probably the toilet. The water department told us to tell the landlord that we need a new flap for the toilet to see if that’ll work. Put in a maintenance request on Nov 30th for them to come out and take a look. Vinebrook DID NOT COME OUT THEY PUT RESOLVED ON THE REQUEST. I put in another requesting saying I will go above them if I need too! So they finally had a vendor come out and it was a busted pipe from the the toilet under ground. So it was Vinebrook that needed to fix it it’s Jan 19 and it’s still not fully complete. Now my water is off and they have not responded to my request as in getting assistance for my water bill. They refused to come out to fix the issue on Nov 30th when I put in a maintenance request. THEY ARE THE WORST COMPANY AND WANTS YOU TO REPLACE EVERYTHING WHEN YOU ARE JUST RENTING THIS PROPERTY. They are horrible for business and just throws the house together just so it can get rented out! The house is partially livable when you move in well for my family and I it was! Couldn’t even take a shower the first 3 weeks we lived there! The bathroom was completely not finished and they told us everything was together! It’s a lot more but it won’t fit on here for me to complain about!

      This is by far the worst company ever. It started shortly after moving in with electrical issues then the roof starting leaking and after maintenance request that were constantly being closed saying that they were completed and never were. We went 6 months trying to get it fixed and the mold that started to build up in my sons ceiling, another 3 months for them to come and repair that. Water leaks out the tub and through the paneling they have up all the way into the kitchen under the cabinets, but they just continue to caulk it after maintenance saying they would replace the tub. The person they sent out to fix my sons ceiling took 4 days and a broken window later that still hasn't been fixed but maintenance has been out 4 times to look at it. During the freezing weather the pipes froze due to no instillation in the attic and it took 4 days for someone to come out and the guy was to big to even get in there so said he would send somebody else out, but 2 days later got a email saying the job was completed. Not only maintenance issues they double charged me for a sewer/trash bill and made me pay a late fee but then credited my account for the bill but no the late fees. Also the whole month of October we went without heat in our home and no compensation at all, and now the house is developing mold with no response from them. Had to call the code enforcement to even get someone out to fix my furnace after constantly telling me they were waiting on a part. I wouldn't recommend anyone to rent from them at all, this is a company that is all about money, they send a email reminder about rent on the 1st of every month. Wish they responded that fast for the maintenance request. Another thing is the house has a permanent crack all the way down the center of the house from the roof issues. They are slumlords

      If I could I would leave a 0 star review. I own a home beside a property owned by Vinebrook Homes and a huge tree on their property fell across their entire back yard and destroyed our fence. After reaching an actual person she was rude and simply stated that the tree falling was an act of god and they were not responsible for damages to my property! I asked for a management number and was told there is no supervisor or cooperate number! This group buys homes and then allows them to be in disrepair.

      We have two small children and our furnace quit working on December 26 during freezing temperatures. It is now December 30 and Vinebrook has done nothing except stop in on the 27th and say they would get a part to fix it. The man even joked that it could take months to get parts. There has been no further communication from the company even though I have repeatedly tried to contact them. Meanwhile our home is very cold even with space heaters. Unacceptable.

      This company is the worst they took my deposit from Sylvan homes who sold my home to them without my knowledge, then hit me eviction papers,after I made payments,now changing my locks without my consent. They are the worst I ADVISE ANYONE AND EVERYONE NOT TO RENT FROM THIS COMPANY,THEY WILL LICK OUT YOU OUT OF YOUR PORTAL FOR 50.00 BUCKS, AND TRY TO EVICT YOU, THEY SEND HALF ASS PEOPLE TO YOUR CALLING THEMSELVES MAINTENANCE AND DONT FIX NOTHING, MY TOILET IS MOVING AND NOBODY HAS CAME TO FIX PUT IN THOUSANDS OF MAINTENANCE CALLS NOTHING. THEN THEY CHARGING 930 FOR THIS 3BED 1, BATH AND WHEN YOU LOOK ON Their SITE THEY HAVE HOMES WAY CHEAPER IN BETTER NEIGHBORHOODS, AFTER MY LEASE IS UP I AM NEVER RENTING FROM THEM AGAIN, I HOPE WHOMEVER HAS A LAWSUIT AGAINST THEM INCLUDES ME TOO CAUSE THIS COMPANY NEEDS TO BE SHUT DOWN

      Vinebrook Homes is not only a subpar property manager with homes in disarray and in need of attention, but they are also entirely unreachable! I rented from Vinebrook for 5 years. They do not speak with customers, they use an answering service to hide behind, and take days for any response to be received. also, they do not change the locks/clean for new tenants. When I moved into the home I rented, there was an undisclosed python (snake) in the home left by the prior tenants. Initially, Vinebrook refused to remove the snake from the property. These people are slumlords.

      Vinebrook purchased my home from Conrex in August and it has been nothing but a nightmare. I was completely blindsided by the purchase and after multiple phone calls found out that I was responsible for transferring the utilities back into my name after Conrex switched them to SimpleBills. Vinebrook made it clear they would not be involved in the process in anyway so I spent several days getting everything transferred on my own. Vinebrook then randomly charges me for the August Electric bill saying they paid it on my behalf, I thought you weren’t involved?? I had already paid SimpleBills and ended up on the phone with Conrex, SimpleBills and KCPL for several more days with everyone blaming the other. I paid the bill again as it was lumped in with my rent and there was no way to make a partial payment. I tried calling Vinebrook but by this time they started using an Answering Service that only takes messages and no one ever called me back. I received an email once saying they were looking into it. I emailed the receipt and have asked for an update but still have not received a response. They then started to harass me about a lease and even threatened to evict me. When I told Tiffaney that MO and OH law both state the Conrex lease should be sufficient she then blatantly said she lied about the eviction. So she harassed me during work hours and every time I called back she didn't answer and would just leave threatening voicemails just to admit to lying when I finally talked to her? Now I’m being threatened yet again with a fee if I don’t schedule a lock change. I’m working and I've already handled all of this with Conrex when I moved in. I had no idea about this purchase and I should not have to take on this burden. They just see the house as a transaction and have no care that I am actually living in this home and should be able to do so comfortably. This company only cares about money and will treat their tenants horribly to get it. Their behavior is really awful.

      I rented from vinebrook a whole year held up to my lease agreement they never gave me my deposit back said they would send it within 45 days I’m steadying calling them about my deposit and tell them it’s been past 45 days then they send me a ledger saying my deposits went towards move out paint for 600$
      Clean out fee 250
      Trash removal 250
      Which is a lie that house was spotless the paint was the same way when I moved in they are holding my deposit for they own good and I will be taking them to court I never messed up the house

      This company does not take responsibility for their purchases. I rent a house from a man named John H*****, while I was living in the resident, he sold it to Vinebrook homes. There was a table and shelf in the laundry room when I moved in. I spoke to my lawyer and was told the thing in the house was purchased as is and it wasn't my responsibility to remove it. But Vinebrook wants to charge me 600 for the things they purchased from John H***** not only that they turned it over to a collection agency name Warfield Hunter which is not under the better Business bureau which has many complaints against them so now it's on my credit report so do not rent from Vine Brooks home homes, they are a greedy company
