      They take your money and don't pay the trash bill my trash been on the curb for 2 weeks almost they will not get rent if it don't get emptied they are suck ass company,,,,Vinebrook I been calling for days no resp..***** ***** ** ** *****

      If I could leave less than one star, I would!
      Their communication is terrible, they only respond when you threaten with going to the public with how terrible they are doing at addressing your issues.
      My child's bedroom has been flooded for two weeks now. I put in a work order on July 4th as an emergency. I was told it would be addressed within 24-48 hours. No communication for 6 days. I sent an email confirming 6 days of no communication. Still no response. I sent another email and told them if this was not resolved, I would go to the public and make everyone aware of how the issue is being handled.
      Finally, I received a call from someone in the office and she told me she was getting a tech out. The tech arrived, confirmed the water and said he was leaving to get a shopvac. Never returned. I called for follow up(the next day)and she told me someone else was coming. He came and got the water up. Scheduled a very unprofessional carpet company to come and pull the carpet. They left a huge mess everywhere and had no idea about next steps. Office called and said they were going to schedule the mold man to come out and new flooring. Yet nothing has been done to resolve the leak, to date.
      All of this on top of my water being shut off due to me paying my water bill with my rent and them not paying the utility company.
      Plus, my back retaining wall crumbling. A halfway repair ATTEMPT was started, and all old materials being left out. Large railroad ties with large rusty spikes sticking out of them that are in direct exposure of my children simply walking in my backyard.
      My deck has holes in it from boards being broken and I was informed that if a work order was put in, it would be ignored because they are cosmetic. I didn't know that a deck that is necessary to the functionality of your backyard is just cosmetic.
      Cosmetic or not, large broken boards and exposed screws is never acceptable. They simply do not care about their tenants and their wellbeing.

      Does temporary fixes on maintenance issues. Does not have a 24 hour maintenance. This company let my family sit in a house for over 3 days with no air. Was not able to reach anyone to help with the conditions. No one from the company reached out in regards to any of my concerns. I am a mother of 6 children and 4 of which have health problems and take medication. This is not a company that values there tenants or try’s to help in times of need. This company purchased my home from a private renter and since they have taken over they haven’t don’t much to get the property up to standards. I have lived at this property for 6 years. I have not had any problems with up keep before Vinebrook.

      This is my first time renting from Vinebrook and it’s been hell ever since. Don’t get me wrong I love my home but their customer service is horrible. They don’t respond to emails or phone calls. I’ve been trying to get in touch with someone from utilities since I notice I’ve been double charged for a water bill that was transferred over to my home from another home back in February. Also paid a water bill that states it has a past due balance on it, but when you pay your rent and other utilities on the portal it can’t be separated. So I’m trying to figure out how all of this happen without UTILITIES correcting it? Cause I’m sure if I didn’t pay my part, they’ll be blowing my phone up. But can’t seem to return a email or phone call. I should’ve listened to others when people said Vinebrook not worth renting from, but I wanted to see for myself and they were right..smh

      When Vinebrrokbtook over my lease, I was paying $650. They now have increased my lease to $950. They don't take partial payment. I HATE THIS COMPANY!!! If it weren't for my kids school being near, I would move. I don't understand how the state of Tennessee can let these out of town people do this to their residents. Vinebrook what have you done to this house that you want to take my rent from 885 to 950? Not nothing!!! You as a company suck. Yall are making it hard for Single mothers. I don't get assistance. My job has not changed 1 bit. This is ridiculous.

      They didn’t deserve the one star I was forced to give them. In placed a request for my ac unit to be fixed. They send out maintenance men to check out the ac first instead of sending a certified hvac technician. The maintenance guy rigged it up so it ends up working for a few days. Went back out they send another maintenance guy instead of a hvac . Here we are today a month into this problem and it’s still broken note in mind it’s 100 degrees outside. They are horrible when it comes to fixing ANYTHING in your home. My porch rail broke they sent a guy out and just screwed a piece of wood to the porch and it looks tacky and very unprofessional. If I could show pics I would. It’s several things they have rigged up around this place just TOO MUCH TO NAME. Please I repeat please don’t rent from them because I promise you’ll regret it. They are the worst company I’ve ever rented from. When we first moved into this home it was a different company but as soon as I saw Vinesbrook name as the new owner and I read the reviews I knew then I needed to get far away from this place as possible

      If I could I would give ZERO stars!!!! VineBrook Homes took over my home in October of 2021 and it has been hell on wheels ever since!!! For beginners... AVOID THEM AT ALL COSTS!!!!!
      VineBrook has a lot of unresolved maintenance issues. One main issue is there has being mold in my basement and in other parts of my home throughout the YEARS. I have submitted numerous of maintenance orders and they never respond nor fix them a good 80% of the time. It is highly impossible to get ahold of anyone! You have to call and a representative will enter your info in and then someone will call you. My home has a lot of water damage due to the roof never being repaired and gutters never being cleaned. The shower walling began to have holes and the ceiling beginning to tear apart in my bathroom die to a massive hole in my roof. I waited MONTHS before they finally paid a contractor (whom already gave them his estimate) to repair my shower wall and ceiling in the bathroom. Funny after rent is paid the maintenance man comes to spray the growth for mold. I have a lung disease which is noted in my maintenance orders as well as I verbally tell them EVERYTIME we speak on the phone. Mold is a trigger for a flare up for my lung disease and god forbid if I have to miss work because of this. They have a history of having aggressive rent collection tactics. They like to use scare tactics by sending notice to leave emails and add a $350 eviction fee. The month won't even be over before they add on the eviction process. The representatives are VERY unprofessional and provide poor customer service. As a tenant I have the right to withhold rent when the property isn't being maintained properly! AVOID THEM AT ALL COSTS!!!! If they take over your home finish out your lease and DO NOT renew a new one with them!!!

      I want to start off saying, we have had a problem with the air 3 times, the system gets covered in ice, we submit our repair list they take a long time getting it fixed. Then when we think it’s done it iced up agin they take their time fixing it. It happens a third time we’re having extremely hot weather in the 90’s they t said it would be the following week , it’s been dangerously hot in our house we have dogs they’ve been panting very hot, they seem to not care about their tenants I hope they fix the problem this time, they take too long to fix broken equipment…..

      This company is the absolute worst company ever to rent from. I have went to the local off to may my rent and they will not except it nor a partial payment. They would rather force you out of your home than to take your money when your lease it up. Do not rent from them as they are the absolute worst. They don’t make repairs timely nor do they call before they send someone out, so they can charge for not being able to access your home to make repairs. They put utilities in their name and make you pay them while increasing the cost. When you call they submit a ticket but never return any phone calls.

      Their customer service could not be worse. You can’t get anyone on the phone, I’ve been calling for days. You can’t message them on social media, their comments are turned off on all posts. I’ve been without a/c for days, I have active mold growing, I’ve had to hire my own maintenance help countless times and the house is falling apart.
