1 starTo say I’m disappointed would be a huge understatement, I have lived at this property for a little over a year now and the beginning was great, great community, friendly staff, awesome amenities. Over time that drastically declined but the rent definitely increased to almost $1300 a month for a one bedroom even though new residents can move in cheaper. To start with I’d like to say the maintenance team is absolutely amazing here, the property does not deserve what those men do for them every day ( if you go through review's, maintenance is really the only reason they have such a high rating- so kudos to you guys.) Yesterday I lost all faith in this complex when my bf was arrested while driving to the store on a criminal littering charge after the helping me put my mattress topper probably less than 5 pounds - not a mattress, next to the PACKED FULL dumpster where a whole lot of other heavy and bulky items sit and aren’t looked twice at. The power tripping curtesy officer that the apartments hired seen it and was given full access to the cameras and and put a warnt out for him. Firstly, they did not even bother to call him or I, this should have just been an apartment violation and taken up with me, and if the officer has full access to the camera like the office said he was given he would have seen with their hidden cameras around the complex that we carried it straight from my apartment to the again PACKED dumpster. Instead they took it to a whole nother level and had him taken to jail over a mattress topper. Mind you when he was arrested we were stopped in his truck ( that I could not drive) and I was left on the side of the road waiting to be picked up after they took him. So to say the least I would not recommend these apartments to even a roach if they were thinking of moving here… which trust me there are plenty of those walking around the complex too. Unfortunate mis use of company equity. Inaction to address severe *****, raccoons and multiple ferral cats. Office staff; the manager and assistant manager are rude and dont want to be bothered. Instead of renovating theyd rather pay their VPs ridiculous wages. Make sure you ask to see your apartment before accepting keys, what youve been shown is far from what youre getting.MAA

1 starI relocated from ******* to the DFW Metroplex and signed a lease with MAA, relying on a recorded video tour and assurances that the unit would be ready. I ended my lease early in ******* to avoid multiple moves and storage fees.Key Issues Encountered:1.Misrepresentation of Unit Condition: The video and promises suggested the apartment was in good condition. Upon arrival, the unit was unclean and in disrepair.2.Failure to Provide Move-In Ready Unit: The apartment was not ready on the agreed-upon date, violating the implied warranty of habitability.3.Inadequate Maintenance and Cleaning: Ongoing issues persist despite maintenance requests. Mold testing confirms mold presence, showing inadequate management efforts.4.Health and Safety Concerns: The apartment has visible mold, unpleasant odors, and dirt, making it unsafe.5.Square Footage Discrepancy: Discrepancies between reported and actual square footage raise transparency concerns.6.Failure to Address Requests: Maintenance requests are not handled effectively. Mold and odor issues continue despite multiple requests.7.Refusal to Accommodate: MAA does not accommodate reasonable requests, such as temporary storage during repairs, and does not address my concerns satisfactorily.Financial and Emotional Impact:These issues are causing ongoing significant inconvenience, discomfort, and financial loss. Despite not living in the unit, I continue to pay rent and utilities. I have documentation including photos, videos, and mold reports. A demand letter seeking reimbursement has received an unsatisfactory response, with MAA advising me to submit maintenance tickets or contact the office directly.Conclusion:I advise caution when considering leasing with Mid-America Apartments. My experience has been marked by unmet promises and inadequate management response. I am writing to bring to your attention the unacceptable treatment and unsafe living conditions I experienced at your property April 10th, I was verbally assaulted by my cousin, who resides in the same complex, & physically assaulted by his mother. These incidents were witnessed by multiple individuals I took the appropriate steps by involving the authorities. My cousin called ********* where I was threatened with eviction by the assistant manager, simply for seeking assistance after being physically attacked. This is due to him and ********* close relationship. When I expressed my genuine concerns for my safety and requested a transfer to a different unit within the property or a different property altogether, my request was denied without proper consideration. Despite being the victim in this situation, I was made to feel unwelcome and unsafe in my own home. What further adds to the distressing experience is the preferential treatment given to my cousin, who was the aggressor in this situation. Not only was he granted a transfer to another MAA property, but I was left to deal with unwarranted financial consequences. I was told that my situation would not result in a broken lease or eviction, yet I have since received a notice claiming I owe over $6,600 due to a broken lease, with a significant portion attributed to a lack of 60 days' notice, which I was never informed of and was given a 16 day notice. In my attempts to seek clarification resolution, I have been met with rude and unprofessional behavior from *********, who disregarded my concerns and refused to engage in further communication.I am deeply disappointed by the mishandling of this situation and the lack of support provided to me as a resident dealing with safety concerns and mistreatment. I urge you to investigate the events that transpired at MAA Greenwood Forest and take appropriate action to address the issues raised in this complaint.MAA

We disagree with the characterization of events, and it is our position that this matter was handled consistent with the lease agreement and applicable law. An altercation occurred on the premises that involved local police and caused a disturbance to other residents and management of the premises. As a result, the lease agreements for the involved parties were terminated for cause and the appropriate lease termination fees were charged. Nobody was given preferential treatment - all involved in the incident were asked to vacate, not permitted to transfer, and had their accounts charged accordingly. I have been a loyal tenant here since 06/2022. My car was broken into twice on their property 2 months apart the Summer of 2023 and the property MAA Energy nor the **************** has done anything. I provided a 60-day notice and bc I chose to moved out 6/4/2024 (lease ends 06/30/2024) The Property Manager ******** decides to charge me a total of $4522.49. Now I was willing to pay my completed month of June but thats not what happened here. I just feel wronged in so many areas by leaving only a few weeks early. The reason why I stayed after my car was broken into was this very reason right here they will HIT your pockets hard if you decide to move out even earlier than a few weeks. I just think letting me pay the rent plus late fee would have been suffice. Now Im stuck having to pay a $4522 bill by Sept 4, 2024 before I go to collections. I just dont think thats is right!MAA

We have reviewed the residents ledger and maintain that all charges are properly due and owing per the terms of the lease agreement. While we regret the circumstances of the car break-in, we cannot and do not guarantee the safety of a residents personal property, nor are we responsible for the criminal actions of third parties. This unfortunate event does not alter the terms of the lease contract. Per Section 3.2 of the lease, without sixty (60) days prior written notice before the end of the original lease term, the lease automatically renews on a month-to-month basis. In this case, the resident did not provide 60 days notice of move out prior to the lease end date of June 30, 2024. The lease therefore went month-to-month through the end of July, and the outstanding balance includes the rent owed for the remainder of the month-to-month lease term. I am a former resident of an MAA property. The property management does not answer the phone, return calls or email messages. I recently terminated my lease mainly because of the excessive rent increase which made the unit unaffordable but there were a number of other issues: dog excrement, dogs off leash, management's refusal to address my noise complaints, inadequate trash receptacles, trash on the ground and in common areas, management's refusal to address illegal parking and insufficient security and lighting to protect vehicles from vandalism and theft. After I terminated my lease and vacated the property, the property management is trying to charge for items which I returned (mailbox keys, remotes for the gate and pool bands), cannot find my notice that I was terminating my lease, trying to charge for 2+ weeks which I did not occupy the apartment, repairs which I requested, and cleaning carpet that was replaced. I have tried to reach someone at the regional office but the line is always busy. You have to leave a message at the corporate number and hope someone calls you back and they don't make it easy to find a telephone number for corporate. I know that I must pay a penalty for early termination but all these other charges seem punitive and excessive. I hope this complaint/review prevents others from considering MAA properties. Also, with so many negative reviews, I don't understand why they can have an A+ BBB rating.MAA

When the resident first contacted us about the move out statement charges, we reviewed the account and made an adjustment for 16 days of rent. We maintain that the remaining charges are properly due and owed under the terms of the lease agreement and will not agree to make any additional changes to the balance owed.Review fromAngelo B

RACIAL DISCRIMINATION, CONSTANT HARRASSMENT and RUDE and UNPROFESSIONAL BEHAVIOR from the leasing office! I am a current paying resident of 3 years at MAA **** in ******* and I have been trying to report my front office for constant disrespect and rude behavior such as refusing to answer the phone and screening my calls, hanging up in my face, refusing to take maintenance requests, blatant lies and false reports made against me and refusal to take rent payments so that they can continue to charge late fees and attempt to evict me. I have tried to get this resolved for months and you can never contact anyone at corporate and they just have you sent to an answering service that tells you someone will call you back and they never do. There was a recent issue where their online service did not take my rent payment and the only thing I could do was contact the main office about it and they refused to ************* which has led them to proceed with an eviction process and daily late charges. I have had the money to pay and have been constantly trying to pay but the only people I can talk to about payment is the front office who refuses to help and the answering service that only takes my information and tells me someone is going to call that never does. The people in the office can pretty much do whatever they want because its almost impossible to report their behavior and everything is automated so if they ignore you it just looks like you aren't trying to pay your rent when in reality they are the ones blocking you. They blocked me from making payments online so I couldn't just rerun the payment and they charged me hundreds of dollars in fees while I've been waiting to speak to someone in regards to this. The managers and staff in the office have been harassing me for months they even tried to scare me with a fake eviction notice from another state a few years ago its ridiculous. I have literally been trying to pay my rent for over 2 weeks and no one has called me.MAA

If I could give a negative star rating I would. I rented a MAA property in ******, **. My experience started out being good, but quickly declined. The security gate never worked and was always stuck open so we never had the ************** that was advertised. I considered asking to be moved to another MAA property that was more secure, but learned another property in ****** had a recent gambling scheme busted in the parking lot where a fatality shooting occurred. There was dog excrement everywhere and the back dog park was not usable because homeless people were living in it and it was always littered with garbage and the lock on the exterior gate to the property from the dog park was always being cut or tampered with. The police were at the building constantly. My neighbor on the other side of the wall had 2 dogs that howled and barked all day and night when she was away. I later had an encounter with her dog with a high prey drive off leash charging my dog who was on leash. She also smoked marijuana in the apartment so it came through my laundry vents. My outgoing mail went missing on more than one occasion. Maintenance started out good but in a matter of months there was no one available to do maintenance any longer and when someone finally was available they accessed my unit without any notice. I was only aware after seeing footage on my home camera, and they did not even fix what was broken, so I have no idea what they were even doing in my unit. An outdoor fire or sprinkler alarm was broken and going off for at least a week, luckily not immediately by my unit, but I heard it every time I took out the garbage (which was always overflowing and surrounded by broken glass) or walked my dog. While many of these things may be outside MAA's hands, the biggest issue I have with them is something completely within their hands, and is ultimately why I left; the discrimination and harassment I encountered from the staff and corporation. DO NOT RENT FROM MAA!!MAA
