      The complex is infested with roaches they have used store bought bombs and sprayed I have also bought home defense items but no luck they need to fumigate because the rent is too expensive and my furniture is also expensive and I worry about it being ruined when I move Ive only been here 6 months but I do not plan on renewing

      At MAA ********** we take the wellbeing and comfort of our residents very seriously. With any multi-family community, keeping any pest control activity to a minimum is a top priority. **************** contacted our leasing office in August *************************************** her apartment and she was immediately placed on a 3-week pest control treatment with our contracted pest control vendor with the last service date of the treatment plan on 9/15/2023. The next and final contact we received from **************** regarding pest control was on December 7, 2023. As before, she was immediately scheduled for a pest control treatment along with two adjacent apartments. This was the last contact our office had with **************** regarding any pest control activity. MAA ********** contracts an outside Pest Control vendor to service our property weekly, we do not use store bought bombs or traps for pest control. On March 4, 2024, a pest control issue was discovered in an adjacent apartment to **************** that had recently vacated on 3/3/24. Pest control services were contracted out for this vacant apartment immediately following their move out inspection. I spoke with **************** earlier today and she stated that she gave up contacting our office after her last treatment in December and began to "self-treat" her apartment herself. I explained to her that we could not properly treat her apartment if we were not aware there were still ongoing pest control issues. I informed her that we believe recent move outs may have played a role in the continuing pest control issues and we have her set up a pest control treatment along with two adjacent apartments to her to resolve this issue as soon as possible.

      Balconies Woods, Apartments and MAA property. They are the worst people Ive ever rented from and Ive lived in ****** 50 years they have air-conditioning units 45 years old that do not match with the thermostat. Tons of dog s*** everywhere. Hardly anybody picks it up, most of the lights on the property are burnt out. Maintenance is joke. Apparently half of them still from tenants gunshot constantly car break-ins apartment break-ins. I could just go on and on its just a horrible property all around.

      Very **************** They charged $200 for processing fee and $75 application fee. There is no way that they spent that much to process my application. They never answer the phones in the office. You have to go down there to talk to someone. When you do go there, the ladies are rude and make it clear you are bothering them. They focus you into a corner not being able to able for an appt till 5 days before moving in or you have to start to pay rent even if you don't live there. They they drag their feet on getting to your applications so now it's to late for you to find a different place. I moved in & that night there was roaches all over the kitchen. Went to use the dishwasher for the 1st time and it didn't work. When you call the corporate office to say something, they never give you a call back. I would never suggest anyone to rent from this company.

      We are so sorry to hear you are unhappy with our management team. Our calls and emails are recorded to ensure quality customer service. Please leave a voicemail if we are not able to answer your call and calls are returned as soon as we are available. The application and processing fees are disclosed verbally and in writing during the application process, before the application is submitted. Move in availability is communicated online and everyone is welcome to rent at any time. However, we do not hold apartment homes after the offered move in date shown online. If you sign a lease agreement, you are responsible for rent payments on the date indicated in the lease. Once applications are received, verification documents are required from our applicants to proceed with moving in. Any service issues are addressed with reasonable promptness, typically within ***** hours.

      This apartment complex is known for filing against tenants and charging money to collections that is not owed especially towards tenants of color. They have mold that they dont take care of. *********** will come with a spray bottle of bleach and water just to tell you that you have to clean it yourself. They have a ***** infestation. They offer pest control, but they charge for a service that is not being done. Every window and door is not properly installed. Bad wind or weather has torn them off the hinges. Our window had blown off due to the storm, and maintenance asked if it was big deal for them to go back and fix it. Their pipes have leaks which they questioned if it was an emergency to fix since they were closing. They advised tenants they must shower with the door open and the air vent running which is weird. Theyre gate and fence is always broken where homeless people and others where trespassing onto the complex. My roommate and I heard shooting and found gun shells next to our building when walking dog that they failed to report or warn other tenants. There were also too many car breaks in which involved our friends and nothing was being done. This is the worst place I have ever encountered, and the property manager ***** needs to be held responsible.

      ****** is very kind, helpful and cheerful . The parent company how ever has yet to get back to about 10 calls over the span of 5 days. They never answer phones or the sms system. They have zero idea how them not doing that part of the job can affect other peoples lives and livelihoods.

      awful. Run as far away as you can. After moving to MAA in 2020. My rent has gone from 1300 to 2400. This place is terrible, maintenance issues, bugs, and ac issues. The office staff is rude, callous and obnoxious, they will ingore your calls but come into your home unannounced. Nicole York is a disgusting excuse for a human being and should be fired after all of these reviews below. They came into my apartment without notice TWICE and violated my rights. I'm a single mom of 2. They treated me like a criminal while they searched my home from some annonymous complaint. Do better. Don't move here!!!!!

      For over 20 years this business shows no proper licensing/registration with the Florida Department of Business and Professional Regulations and no registration of filing a fictitious name for doing business. I entered into a lease agreement with TPC-Brandon on September 10, 2020 and was evicted withe the property name as Paddock Club Apartments. After researching i later found out that there is no license for TPC-Brandon and the only license issued for the property address 921 paddock club dr, Brandon Fl 33511 is doing business as MAA BRANDON dated February 8, 2016 to present.

      How it possible they are A+ rating 1 an average of 1 stars. By the far the ************** company I ever have been associated with. As a tentant over the course of a year, I had dozens of problems that took extremely long to fix. They told me when I moved into the apartment everything would be fixed but that was definitely not the case. By the time people read these reviews its usually too late but do your best to avoid this company at all cost. Specifically MAA Gateway. The office staff at that location are extremely rude and uncooperative.

      There were months of renovations and the contractors they chose left trash all over the community for the duration. The front office left notes for the wrong days work was being done. I would have to bring everything inside from outside each time. When I asked the front office if they could have more accurate communications they said they already do what they can. I contacted MAA headquarters and was told if I email them it will not go to my front office and someone would follow up with me. I emailed them and got an email back from my front office that was very threatening saying I should not be talking to them like that. I would not have emailed my complaint if I were told that maybe it would go to the front office. They had assured me it would not. I called headquarters again and they sounded very concerned and said someone would call me back in a few day but no one did. Today I got an email asking me to review the apartment. I did and stated for it to not have my name on it. One of the questions I answered was that I probably wouldn't renew my lease. A few hours later I received an email back from my front office to sign documents for ending my lease. When I called headquarters again they told me the only thing they can do it send a message to my from office. This apartment management company is terrible. Overprices apartments and the worst customer service.

      This apartment complex has been an absolute nightmare. I've been living here for 10 months, and thankfully, I only have one month left before I can leave. At first, I wasn't even planning to write a review because it feels like they couldn't care less about their customers.Not too long ago, there was a flood in my apartment caused by a heater issue upstairs. They didn't bother to inform me about what was happening. On a Saturday night, the maintenance team showed up and placed a bunch of fans to dry the walls, expecting me to stay in the apartment despite the noise being unbearable. It took them 4-5 days to resolve the issue, and since I don't know anyone in ******, I had to stay in Airbnb and pay for it out of my pocket.But that's not all; a few months later, my next apartment experienced the same flooding problem. It seems like there might be some serious plumbing issues in this complex. To add to the frustration, maintenance went through my personal belongings without giving any prior notice. When I asked why, they said it was for flooding, but that happened 2 months ago, and they couldn't even provide a clear explanation for their actions.The fireplace in my apartment isn't working, and despite mentioning it to them multiple times, they haven't done anything to fix it. This showed me again how little they seem to care about their tenants.I thought my lease ending in August would be a relief, but today, I experienced yet another flood in the bathroom. I'm dreading how they'll handle it this time and what other unpleasant surprises I'll have to endure in this awful complex.I wish there was an image upload section for me to prove everything happened!! It is a generous 1/5 from me, cause there is no zero.
