      I am a tenant at MAA Lenox in *******, **. They nickel and dime you for absolutely EVERYTHING!!! MY rent base price starts at $2250, but with the additional fees that they tack on, I recently paid as much as $2500+. The office staff is very polite, but can never help on the weekends. I moved here for the convenience and luxury living. I pay for everything that I ask for, yet I'm charged an extra fee for EVERYTHING! They act as if you're asking for a favor when you ask for something. I currently pay $50 for a parking space and they charged me an additional $100 for my second parking space. The spaces aren't even tandem. The Senior Property Manager acts like she cares, yet she insults you every opportunity that she gets. I asked for my hot water to last longer than 15 mins. She told me that I signed a lease approving the water, NOOOOO I signed a lease for an operable unit. Then, I was told that the water heaters for this unit is too small for the unit. The staff has been through a few changes since I've been here, which was red flag #2. In 3 months I've submitted upwards of 12 work orders. The most important ones weren't handled. They were delayed and I wasn't notified of the delays. Things I reported (roaches, lack of hot water, floor tiles lifting, apartment smelling like smoke, cabinets/drawers screwed on crooked, thermostat not working on a hot summer day, ceiling fans not working right, etc).

      Howell Commons is a “Pig with lipstick on it”
      All furnishings, countertops, hardware and finishes, appliances are basic and low quality. The cabinets which are flat white painted, wood panel cabinets that have been painted over multiple times. Even the rusted hinges have been painted over to where they chip off. The finishing of the Vent hood over the stove chips off randomly when cooking. I have a constant water stain that appears over the cabinets above my sink that keeps getting painted over and not fixed.
      The storm/glass door along with the windows are NOT ENERGY COMPLIANT. Your energy bill will shoot up due to the fact that the cold will RADIATE from the windows.
      My HVAC/Mechanical closet is a horror movie. The HVAC unit and the main unit outside are rusted, old, and I don’t see how it’s healthy for me to breathe in the products from this. My air comes from this closet and the pictures will be enough as an explanation.
      Along with the HVAC issue there is an apparent leak running from the HVAC closet through the ceiling, through my bedroom which is causing the stucco on the ceiling to change colors, crack, and the ceiling is starting to crack. I was told by maintenance that a “Project would need to be created to fix this issue” …That was over a year ago.
      I noticed that there is a very LARGE hole that is cut out above the doorway on the inside of the closet large enough for an animal. I created a repair ticket on 12/23 to have this covered along with bringing attention to the leaks in the ceiling again. Maintenance came out on the 27th, and stated that he would need to come back out tomorrow (the 28th) because he forgot the key to the maintenance closet, and that he would have to get a piece of board to go over the hole in my closet, and also get some tool to use for the ceiling to see if there was any moisture. And he also informed that he would be on vacation after the 28th.
      It is now January 3rd and he still has not been back nor called.

      Worst apartment experience I have ever had and so glad to be out. I had nothing but issues since I moved in, including but not limited to: improperly installed fire detectors (battery was placed incorrectly, fire department was called due to it going off and fixed the issue), valet trash had issues and failed to pick up many, many times. We were promised we would be reimbursed - never were. I was displaced for a total 17 days due to carbon monoxide - initially the alarm went off, *********** came out and detected not only carbon monoxide, but natural gas as well. The issue was "fixed" only to occur again about a week later. I was not comfortable with moving back in without a third party clearing the apartment to ensure the carbon monoxide issue was taken care of - management did not want to do that and did not seem concerned about safety at all. This isn't something that is a mere inconvenience - it is something that can literally kill you. Attempts at contacting corporate failed.I asked for no compensation for this extreme inconvenience (out of my HOME and having to stay elsewhere for 17 days!) other than to stay in my apartment for an additional 4-8 weeks beyond my lease at the same amount, depending on when my new build home would be finished. Upon move out, I was charged for "insufficient notice," and had to go back and forth with management to get it removed because the manager and one of the associates were not on the same page. However, I still had a small (less than a dollar) balance remaining. I had removed all of my payment info so I wasn't erroneously charged and because I was no longer a resident, it would not allow me to add a card to pay it off. I had to drive to the site to drop off a check for less than a dollar. Two weeks later, it still hasn't been cashed.Staff generally seemed uninterested in helping with any issue. Would not recommend to anyone, MAA is a shady operation, and I believe they should be investigated.

      MAA is a multi billion dollar corporation that is a slumlord and doesn't care about the quality of life of the residents,MAA at Pleasant Hill is the worst this place has stray cats,leaking hvac units,leaking ceilings,mold, apartment break ins,abandoned cars,broken front gate,plumbing issues,electrical issues,broken trash compactor etc.Don't move here give someone else your money these people only care about $$$$$$ and not the residents quality of life. MAA doesn't make any accommodation for people with disabilities and discriminate against them.The government should look into this company and fine or shut it down until the residents becomes the first priority.All residents need to stand up against this company and with hold rent and take this company to court until things change.

      I think MAA is a huge, non transparent corporation that has no personal interest in the well being of any of their tenets. My attempts to contact anyone from Corp. have never been successful. The property I am currently at has incompetent management that actually goes out of their way to not notify you but charge you fees for non compliance when you actually did comply. Since they don't keep help very long they can't verify that the item was presented on time since the staff member that received it and didn't log it is no longer with them. I would not recommend any MAA property. You're just a number.

      I have been a tenant living at MAA in the Durham area. The very first day I moved in my entire apartment was flooded. I placed a work order (front office always insist on tenants doing this. Even if it's an emergency) I also contacted the emergency maintenance hotline. My apartment flooded on about 4 different occasions. The office could not disclose why my apartment keeps flooding. They did not give an explanation to why this keeps happening. Fast forward to this present year 2022. I realized I've been getting extremely sick and this was not due to the pandemic. My Dr even told me I had an upper respiratory infection. There was a really bad hurricane and 1 of the rooms was flooded. I contacted the office. They patched it. My ac was leaking as well and mold grew of course. If there's water there's mold, logically! I complained several times to the office. They kept fixing over the issues and not getting to the root of the problem. This complex is not fit for human. There's mold growing expeditiously it's ridiculous!! If you care about your health DO NOT RENT AT MAA APARTMENTS! They can't even keep managers at either of their properties. That goes to show you the terrible state it is in. When they do have a manager that person is a extremely RUDE and don't give a **** about anything. You're paying a minimum of $1500 to live at a s*** place! They need to shut down. Them changing their name will never compensate their horrible management and company they are. Worst experience of my life. I would not wish it on my enemy!

      I agree awful apartments they sold to a new owner put a $40 no insurance fee on my rent when I had insurance then no way to contact them when they sold to correct it.sleeezy sleepy ownership beware not good people

      On November 11, 2021 I came into the ****** of ****** Crest Apartments ******************************************* with a two money order of $636.38. I gave it a staff member named *******. In December the Mid America Apartments sold it's company to a new Property called ************************** When I checked to get a update on my account, the leasing agent told me that no money order in my name was in their safe. I called my money order stub and it was cashed November 15 2021. I reached out to Mid America Apartments to file a complaint no one could helped or find the community ****** Crest. I emailed another customer service agent still no avail. I disputed with my bank for almost a year and my bank could credit back the amount. This is upsetting that the last employee who had my money order has no trace of it and someone stole my money order.

      Worst apartments!I've had A/C issues for 3 weeks and it still doesn't work! It's over 90 degrees outside and Labor day weekend. I've been calling the maintenance hotline for 15 hours now and no one has come out. Last 2 times they came out they pumped Freon in it--well obviously it is leaking--and when the Freon runs out it doesn't cool. It needs to be replaced, but they just put a band-aid on it! I had problems last year with this same A/C unit!They are non-responsive!!

      My son had a three month internship in ******* *****. He stayed at an MAA property. It turned out to be a horrible experience with the apartment- but f you plan on staying at an MAA property, read the fine print, and get ready to be hit with every possible fee they can hit you with. My son had a three month lease which was $600 more a month ($2100.00 monthly rent) for a short term lease. Then they hit us with an extra month rent because he didnt notify them 60 days before moving out. He only lived there for 75 days total! They knew his moveout date the day he moved in!! There was no reason for the extra $2100.00 charge!! Additionally, they made us keep renters insurance and the electric on during this extra month. Do not rent from this company.
