I have had an American Home Shield warranty for over 30 years. The first ,25 years were pretty good, small issues but no major problems. They either repaired the item or the subcontractor would let them know it needed to be replaced & can not be repaired. It appears they were acquired a number of years ago & it has been just awful. They refuse to pay to replace items no matter how hard you push. I don't mind them fixing things but you have to really struggle to get anything repaired. Several of their vendors have told me that AHS has threatened to discontinue using them if the replace items under warranty. I even had a vendor try to sell me a new AC insisting AHS will not pay for it. Now the newest twist is they have the subcontractor tell you that they have to bring the item up to code, which is not covered under the warrant. The last item the plumber did when he replaced my water heater which was 22 years old. He charged me over $1,100 to upgrade something that I do not believe was my responsibility. I gave in & didn't argue. I just wanted it to be fixed. They are awful & their system when you go into complain takes you to an overseas call center that has no authority do do anything. I had to tell them I wanted to speak to someone that could cancel my contract before I got someone in the **. She finally got me a second opinion. DO NOT USE AHS, you will regret it. They are only there to make money & don't care about your problemAmerican Home Shield

Terrible Experience 0 Stars ****** fridge/freezer stopped cooling, so we contacted American Home Shield (AHS), who dispatched AG Appliances to handle the ***air. The technician told us everything was covered under our warranty and we wouldnt have to pay anything. He said he would order the necessary parts from ** and return to fix it once they arrived.A week went byno updates, no calls, no technician. We followed up with AG Appliances and were met with complete unprofessionalism. No clear answers, no timeline, just excuses.Frustrated, we called AHS again. This time, we spoke with a *** who told us we now had to contact ** directlycompletely contradicting what we were told before. We never received any service ***ort from AG Appliances or AHS, and to top it off, they still charged us for the visit.This entire process has been a nightmare. Neither AG Appliances nor American Home Shield acted responsibly or professionally. No communication, no resolution, and no accountability. Its unacceptable. ***** both companies if you value your time and money.American Home Shield

Dont buy American Home Shield. I put in 2 claims within the year. Both were denied. First was a tankless water heater kept error messages. We just bought the home 5 months to coverage for issues. The excuse was it was not properly maintained. We had it drained by a plumber at our cost then it worked fine.Our spa with the extra coverage was leaking. It was determine by their contractor a hose broke loose a a T connector. The said the jet was the problem and it was not cover. My question is what is cover on a spa as it is all jets. This was also fix at my own cost. We changed to Choice Home Warranty. They are rated number 1. They were cheaper alsoAmerican Home Shield

Ive been with a HS for several years now and Ive always had good results until this particular incident.On May 12, my hot water heater went out they sent out a company to inspect it and their bid was $1190 over the amount that pay so I asked for a second opinion. The second opinion was much cheaper and AHS would cover it. Now they are saying I have to go with the first bid which will cost me $1190. The second contractor has been trying to get in touch with him find out whats going on to no avail. The first contractor hasnt heard anything from him in two weeks. Started on May 8 today is May 26 without hot water. I have a family of eight living in my home .American Home Shield

Absolute WORST company in the world. Zero customer **********************. No follow through. No accountability and constant finger pointing at the service providers... who point fingers back at AHS. It takes 20 minutes to get in touch with someone via chat or phone and when you do interact with someone it's endless random questions, "one moment please," "let me check the notes," etc.The incompetence is astounding. The company leaders obviously have never used the service... if you can call it service. To make matters worse, their prices have gone up... both the monthly fee and the service request fees.Sure you'll save a **** or two over calling a repair person yourself. But what is your time worth? How much $$ is the frustration worth?American Home Shield

Want to charge me an exorbitant cost to replace my air conditioning compressor and when I asked what they would replace it with, they said - "The cheapest compressor possible"...this does not leave me feeling confident in any way in the level of service, not to mention extremely poor communication on every step of the way. I would like to forewarn anybody against attempting to use this home warranty company. As part of purchasing our Home a home warranty plan was installed. Shortly, after moving into our home, our air conditioning unit stopped working. The home inspector commented that it was working prior to us moving. Also, I had an independent company come out and service the air conditioning prior to moving in to which they agreed with the home inspector. I requested service via American home shield and a service technician was sent out from Piedmont mechanical contractors. The service technician who came to my home, performed his inspection without talking to me or asking a single question in regards to when the air-conditioning stopped working. He blanketly stated in his report to American home shield that my air-conditioning unit was broken prior to moving in aka they dont have to pay for anything. He even quoted us at approximately $15,000 to replace this.After discussing with American home shield, and attempting to provide them with the needed documentation showing they are incorrect. I have been given a truly special amount of runaround by four different customer ********************** representatives who were unable to inform me what documentation was needed and in what file format. For example, the service report demonstrating my air-conditioning unit was working was provided in docX and needed to be PDF so no one reviewed it or called me to let me know. Needless to say two weeks had gone by and I had never heard from American home shield and do to this I have had numerous independent companies come out and quote me for repairs and replacements at $10,300 roughly. American home shield seems to be up charging one heck of premium.This is truly been the worst customer ********************** experience of my life, and it is nowhere even close to any other experience. If I could give 0 stars I would. I had an issue with my washer, a service request was initiated on 5/11/25 and the tech was scheduled to come 5/14/2025. The tech arrived, diagnosed the issue, AHS approved the parts to be replaced. The parts were shipped, the tech arrived on 5/21/2025 to install the new parts. Upon installing, the tech called AHS due to needing additional parts for the repair. AHS would not authorize the additional parts as the repair was no longer economical. The tech left, with the new parts in hand. I received an email stating my repair was completed, asking for a rating. I called AHS upon receipt of the email to let the know the washer was no longer not working, but was left in pieces by the technician. Their response was to send out another technician. The appointment was scheduled for 5/22/2025 - at 7pm I get a text stating they could not come out for repair and the visit was rescheduled for 5/23/2025. I called AHS to inform them and requested an **. They put my request in, stated someone would be in touch. No one called. 5/23/25 rolls around, the tech once again does not arrive. We called again and same thing, they put in a ticket for an ** to call us back. It's 5/27/2025 and my washer is still in pieces, I've yet to hear from the ** and the technician has once again rescheduled the arrival to tomorrow. Tomorrow never comes. A supervisor never calls, a tech never arrives. The tickets submitted go unanswered. but REST ASSURED they wish they could do more. If I had a ***** for every time they told me "rest assured" I could buy a new washer. I've requested a refund of my $125 service fee and have been denied. I've attempted to cancel the policy, and have also been denied - stating they had to put a ticket in for someone in member services to call, which has yet to happen.American Home Shield

They literally took two payments in one month and they said they cant see it on their end, but it was withdrawal from my account twice and also on their website for payment history. . I have called several times to talk to someone and now they say, they cannot find it on my account. Been an AHS customer since 2006. Opened up a A/C complaint where water was leaking through my ceiling on May 8th, 2025. Technician submitted his report on the 9th. Called three times since then to get a status update. Each time I was told I would hear from someone within 24hours. No response. Finally today, I was told that my claim was denied because of physical damage of a drain pan. IN AN ATTIC. WHERE NO ONE GOES. American Home Shield is a fraud. If they treat a 20 year customer like this imagine what they will do to you as a new customer. Absolutely garbage and a waste of whatever you pay them a month. Steer clearAmerican Home Shield
