items on my punch list from the initial walk-thru were addressed by sending a warranty work order. I had a problem with the a/c unit in the summer and a problem with the heating unit in the winter. The technicians working on the heating unit couldn't agree on the method of repaid. One said it should be replaced, the other said s**** down a part harder. The a/c had the same problem again this summer. After telling me the unit should sound loud when it turns on, he went outside and listed, came back in and said the compressor needed to be replaced. Why would a new unit need a compressor. No one has answered that question and the compressor has not been replaced. That was about a month ago. I have had several electrical issues with parts of the house losing power. When I called the emergency number I was told it wasn't an emergency. I told her it was 115 degrees outside - it is an emergency. They have increased the voltage, but I continue to have problems. The had several problems with the ***** It was finally replaced. Almost every door in house swelled to the point they would not close. The person created a bigger problem with the back door. They sent someone to look at it. He determined he didn't know what to do and would have the office get back with me. They are supposed to come out and replace the door frame which is what I suggested 3 weeks ago. I have repeatedly asked to speak to someone above the local office and requested a home warranty. I now believe a one year warranty won't be sufficient. With the problems I have had and continue to have should not be taking place in a new home.

Well, where can I start... I have never seen such shotty construction. cabinetry is cardboard with a shelf paper covering. the vanity cabinet is actually a kitchen cabinet (because a vanity costs more), cheapest bidder wins all the time when it comes to their contractors. I monitored progress weekly while it was being built. door frames were installed warped/out of square, then the doors were installed and cut to fit the warped frames. I had water coming through the expansion joints in the basement, contractors came in with gas powered saws filling the whole house with concrete dust and CO2. nothing was covered, no ventilation used. this went on for 2 weeks. every piece of furniture was brand new, now imbedded with heavy dust. they were using the basement windows as doors to come and go. the vinyl window frames are bent, scratched and discolored. I was told they would be replaced, now being told they function and are fine. the laminate floor was installed 2" out of square. the company came back to fix it, now the joints are coming apart. after going back and forth with the company, they are turning in a manufacturer warranty claim. they had to replace the bathroom vinyl floor, second time was worse and got replaced again. there are creeks in the floor, ducts popping as they heat or cool, the garage door creeks and pops as it moves. Every time a contractor comes in to fix something, more damage is caused. by the time they fix everything, I am going to have to repaint the whole house, because you can see everything they have touched up. they had a guy that cared and tried to get things done, he left the company, the new warranty guy seems to live by, if it works it's fine... I paid for a new house, I want a new house, not one I need to fix up. This will become a battle. I have been documenting everything with pictures and videos. don't give me a generic response, own up to this being a new house and contact me directly to fix things.

Horrible experience with the Dr HORTON's bad quality of house and customer services. We spent $60000 more on a new house which is located at ***************** in ******** to buy an upgraded premium series house, not an express series house at end of May 2021. But the new house we received had a big hole in the roof (Sewage exhaust vent pipe to roof has no boot seal), the toilet on the first floor was clogged, the kitchen faucet was leaking, the faucet in the master bedroom bathtub was leaking, the driveway that has been used for less than ten months already has three big cracks, the clothes in the closet of the master bedroom and the closet of the guest bedroom on the first floor are growing mold due to abnormal high humidity level in the house, large holes have been found in the exterior wall etc. The worst of them all is that heavy rain flowed into the attic, ceiling, drywall, carpet, and the ceiling between the first floor and second floor and the drywall on the first floor from the big hole in the roof for at least three months and caused mold to grow in the house, especially on the clothes in the master closet and first floor guest closet, including new clothes. The second big issue is that we cannot sleep well because of the loud noises from the highway when we sleep in the master bedroom and another bedroom which faces the backyard due to the windows not being sealed properly, especially in the late evening and early morning. The house Dr ********************** handed over to us doesn't even reach the standard quality and normal living conditions, let alone the premium level. Over 15 months, DR. ********************** has not solved these problems. It has seriously affected our normal life: causing us not only a lot of long-term mental stress, but also seriously affecting our health. I had visited the doctor a few times for sinus infection and sore throat, and had received several rounds of antibiotic treatment since the past year due to the stress and mold.

I live in ***************, **. I made an offer on one of the new constructions they planned in a community and the initial estimated closing date was around late summer. But up to today, the house was only half way done. I was pushed to complete the loan and all paperwork in the summer when the mortgage rate jumped so that they can keep me hooked. Once that is done, they do not care anymore, the project was delayed multiple times and there is no commitment to the construction and no consideration of the customer's need. I strongly suggest that anyone who is considering to buy a new house, do not make an offer on a starting house from D.R. HOrton unless you do not mind waiting for months after months from the date they said they would complete the house. It is a huge disappointment! I hope the superintendent would provide more information. but he does not. This just makes my life so much difficult to manage. it is really a disaster!

Hello ******. The housing industry, as a whole, is facing shortages of materials and labor. This is causing unforeseen delays in construction times. We are working with our manufacturing and trade partners to minimize delays, however; some delays are outside of their control as well. We recognize the challenges that presents to our home buyers and we continue to do what we can to bring homes to completion as quickly as practical.

Thanks for the comment. but that is not the issue causing the delay of the construction of the house I refer to. your comment is really a general answer that can be used to provide excuses for any delays. I would appreciate that you can take more specific steps to demonstrate commitment to the customer. For example, more information from the superintendent on the progress and the plan of the progress will be very helpful. Please consider taking some specific steps to alleviate my concern. thanks. I am ready to hear from anyone who can provide more information.

This company made the house I bought so poorly. I tried calling them saying the windowsill outside the front door has concrete that wasnt laid right and is all broken and now even. We have water coming into our wall which is leaking out of our light switch inside. I called them and they said they cant do anything because the home isnt under warranty since Im the second homeowner. This issue was something that was done incorrectly when it was first built. They dont care and will continue to make below average quality homes. The customer service matches their attention to detail. I highly recommend using other companies to make your home.

We live in *********, ******* *************. We purchased our house in December 2021, we supposed to closed in oct they keep pushing back the dates. We finally closed in December 31st. We were so excited. They said write all the discrepancies and send it to them!! We did! The first week we live in our new house was horrible! It was raining that night and we hear a water leak! The leak was from our roof! The our sink was falling they came to fix it after a month then now I submitted a warranty request to get it fixed in July its almost October they still did not come and fixed our sink! The floors are uneven the carpet upstairs who knows whats underneath the carpet they left something underneath the carpet I mention it to them they ignored us! The baseboards are not done did not put seal in the bathroom baseboards! The hand rails came off the floor at the front door separating from the baseboards. The light switches are crooked, the outdoor plugs are not working! My main concern right now is our sink my husband have to put wood under to brace it so it wont fall! We use the sink everyday and we dont know when are they going to fixed it! The stove is not evenly put in! Floors making noise when you walk. We are paying for almost $400,000 and the house is terrible. Worst experience weve ever had! Dr. ********************** fixed issues. We are paying so much and your people are just ignoring our issues with the house who knows how what kinds of job they did that the house are horrible.

10/10 HORRIBLE experience . Imagine a builder that netted 4.1billion dollars last year .. 1billion quarterly so far this year and still breaches contract and doesnt deliver on their end after taking FOUR HUNDRED AND THIRTY THOUSAND DOLLARS .. 81 thousand dollars cash and 350 thousand dollars from the bank . Will be filing claims with ROC whenever I can finally get these people to give me their specific ROC number theyre building with in ******** . **** also be reaching out to the ******* Attorney general for assistance . Do yourself a favor .. go with a different builder.. anyone but these people .. I promise you , you do not want to to have to deal with this company when everything starts falling apart after your first week living in the home .
