I submitted a work order 3/4 for my ac to be checked out. Its constantly running but not cooling to temperature and its starting to get hot. The last 2 nights its affected mine and my kids sleep being so hot in my apartment. I went by the office 8:30 this morning to talk to someone in person and no one was there after waiting a few minutes. Im afraid my bill is going to be so high I cant afford it and my family is hot and uncomfortable in our own home. Also, theres a birds nest in my dryer vent which I can see the birds going in and out of. Its been since last year I have asked them to put a cover on it. My dryer has to run 3-4 cycles to dry one load. I feel like I have to beg to get anything fixed and its starting to get really discouraging.Valiant Residential

Hello, Regarding the concerns raised by the resident, we have taken immediate action to address the issues with the ** and dryer vent as per their request. The repair for the ** and cleaning out the dryer vent have been scheduled for April 3, 2024. Upon inspection, it was determined that the HV** unit requires a freon recharge, which has been addressed accordingly.Upon following up with the resident, they have confirmed that everything is now in working order. We are committed to ensuring the comfort and satisfaction of all our residents and will continue to address any maintenance needs promptly. Terrible residential management, Ive lived in an apartment complex they own for 1 month and Ive already been without hot water several times, this time for 5 days without any notice or updates from the management team. I assume its due to their corporate office not communicating however, given that the employees live on site as well and are also living in an unlivable unit. Do better.Valiant Residential

This is *************** location in ***** I canceled my contract with them and their prorated amount is beyond ridiculous it keeps going higher they ignore you to cost you more money do not live in any apartment they are all a racket targeting the little people be sure and do your due diligence and report these organizations to the BBB the people behind the scenes doing this are pathetic and should pay for what they do.Valiant Residential

********* apartments owned by viliant residential is horrid ! Do not move to this property Ive went through 4 cars since Ive been there these apartments have ruined my cars , my daughter tub caved in my tub caved in the sewage came through my daughter closet they deleted all my work orders for this I have proof all the way since June only one work order has been completed . They did not complete any of the other work orders that I have placed or have put in someone broke into my unit I tell them about men hanging on my porch or near my door while on ring camera they do nothing the gate never works the gate totaled my ******** benz ! The apartments wont pay I contacted an attorney and I also contacted corperate , corperate is doing nothing about this nor do they even care ! The conditions in that ************************************* was super unlivable to the point I had to break my lease and move into a more suitable environment for my child my ac went out and they didnt fix it until it was too late the apartment had wasp spider rats ***** issues pest control was never seen but were paying for it they charged tenants a 200 water bill every month and on top of that they want you to pay your rent but dont ever fix anything . The whole experience and situation has been a living nightmare ***** is one of the managers there and she is horrible , ****** is the lady in charge of the maintenance request she is horrible they pocket money from tenants try to be your friend but wont fix your s*** they ignore your request if you go into the office they dont even dare to respond . Theres another lady over there whos the manager she has curly hair I cant think of her **** name but shes horrible to none of them do s*** or fix s*** ! My neighbor was mobbed over there theres shooting every other night . Loud neighbors , rent office always closed can never be able to catch them to even pay them they deactivated the portal everything is horribleValiant Residential

This are the absolute worse apartments I have lived at. From the moment we moved in it was FULL OF ROACHES. I have pictures and videos for proof. This was at the end of June. Here we are in October after being fumigated multiple times and no improvement. Now theyre spreading to my room. The office hardly ever answers and wont return my calls even after multiple messages. The manager is rude and condescending and tried to gang up on me with the other lady saying I called her a b**** when quite literally all I said was cant you understand how I feel? They absolutely do not care about you here. Now theres a leak from my bedroom door. Paint is pealing and even wet in some areas of the apartment. At some point the apartment was infested with CRICKETS. They lie to me all the time about what the fumigators are going to do and last week I received ZERO notification that my apartment was going to be treated. I have had nothing but issues with this place. Ive sent emails to multiple people and dont get a response. The manager told me the first time I spoke to her after moving in that if we have to fumigate every week, even though its bad to do that, we will do that if we have to. It shouldnt take every week for a year to fix this. And then my apartment cant be used all day because of the fumigating and I have to take everything in and out of the kitchen and restroom. I spend so much extra money to try to keep the house clean and food always stored in ziploc bags. Why am I spending extra money when my rent is already so high? The roaches are so bad they crawl on me on the couch and while Im cooking theyre all over the place. I cant leave a single thing out or they will come out. Imagine trying to cook and prep food with roaches crawling all over the counter and stove. This is unsanitary and no way to live. There are so many complaints. When is somebody gonna do something??Valiant Residential

While pest control measures are necessary, they should not disrupt your daily life to such an extent. Valiant just acquired ***************************** in ********, **. After taking over a month to get the rent payment system set up, they roll out a program that penalizes you if you have roommates and split the rent, stating you need to "figure it out for yourselves and make one payment". The portal they are using called Bilt, tries to trick you into signing up for a Mastercard to "earn rewards" to pay your rent. Then when you try to pay by check it then takes you to another system that will charge you. When you try to split up the payment with your roommates it goes to yet another system called Flex asking you to sign up for a line of credit and pay a fee to "split your rent". Apparently, they also let long-time staff go and are relying on staff under a few months into their jobs to figure out the complex and a new owner. They do not answer the phone unless you call repeatedly. I called corporate and was told the ** and Regional Managers would be alerted. This was over a week ago. I will be contacting my legal support to go over this situation and clearly will need to keep this on alert due to the lack of communication and issues they are already having with this company. But as you can see below, this is a long standing company with issues that does not care to resolve them and clearly not being held accountable. Choose another complex not run by this company, save yourself the problems of an absent and cheap landlord that cuts corners.Valiant Residential

To whom it may concern, We appreciate you bringing some of your concerns to our attention so we may help to alleviate some of your frustrations below. We appreciate your patience as we worked as quickly as possible to get our systems transferred over from the previous company over to ours. With any kind of transition of a management team or company, there are usually some reasonable delays with systems transferring over simply due to the complexity of the process overall. I will say that we sent out notices on September 8th regarding the transition and communicated via flyers on doors and emails regarding updates to the online portal system. We also posted notices at the front door and mailboxes in efforts to ensure everyone was aware of where the website and payment portal stood. As for the actual portal and payment center I want to be sure you understand that you in no way have to sign up for the Bilt Credit Card. Bilt is a 3rd party company designed to assist in helping residents build their credit through making timely rental payments. Typically rental payments do not help to build credit so this was a feature we brought to our communities, as a company, in efforts to help our residents either start to build great credit or continue to build their credit. Regarding partial payments, we do not allow partial payments at our office at ***************************** as rent payments should only be paid in full. If you are wanting to split between roommates, you would want to designate a primary person to pay by the 3rd or you are welcome to bring in all of your payments together to the office for processing. You do not have to make your rent payments online and should you decide it is more convenient for you to split between roommates, you do have the option to do so by physical payment. This choice would also alleviate any kind of credit card or online processing fee. We have left the option for their choice up to you. I do hope that helps alleviate some of the confusion. Lastly, in regards to your concerns about team members, we did part ways with one of the team members and promoted the other onsite team members. We carefully reviewed all team members and ensured that the best decision for the community and company was made in regards to staffing. I can assure you that it is our highest priority to provide you with a home, community and team members that truly care about you and while may be new to their role, we are confident in their ability to really bring the community back together and provide you with the highest level of service that we expect amongst our teams. Contacted management multiple times about flooding in the apartment and they haven't done anything. Packages are stolen, secured entrance is not secured, advertised amenities are not provided. Thin walls, cockroaches, valet trash not picking up, and no locks provided on patio storage space. Most notably would be the flooding of the apartment during rains, and now my furniture is damaged. Nothing has been done to prevent my property from being damaged, event after multiple bringing this to their attention via the work order portal, with pictures.Management refuses to accept any accountability of negligence. The property management is awful. Nothing gets fixed. Gates broken. People who don't live there using the pool when it is locked. Have contacted Valiant for help they will not respond. The list could go on and on. I made it four months and fled. Someone tried to break into my apartment through the patio doors and my handle was always tried. Maintenence stole cologne from my apartment while they were fixing something that was supposed to be fixed before I moved in... why wouldn't it be fixed beforehand?Valiant Residential
