I've lived here 3-4 years. If they tell you they'll call you back they won't. *** is the only one who will and the only one will get anything done, which means she's too busy to help most times.Last time we needed to get our lease renewed, we called them 14 times over a 2 month period (and more beyond that). We were asked repeatedly to just be patient. We tried being patient, but what we got was the lease not getting renewed for 6 months. *** finally saw it after we were trying to move out, and had us backdate the lease renewal. We were told that if we didn't backdate the lease, we would be paying the month to month price for the past 6 months, which was about double the price of our lease. It felt like we were extorted in order to force us to stay.Maintenance is glacially slow. i had the heater break one year during spring/summer. It wasn't a big deal at the time as i didn't need the heater. I called them about once a month every month. At first they didn't come out at all b/c of the time of year. Eventually, they'd send someone and close the ticket without fixing anything. it didn't get fixed for 6 months. It finally got fixed after i talked to *** directly and told her that i'd been without heat with it being below freezing for over a month and a half. It was fixed the next day. ***************** (the maintenance manager at the time) 5 minutes to fix it. It's not that they can't do it, it's that they don't. I'd highly advise staying somewhere elseValiant Residential

My A/C has been out since Thursday night. Ive called Friday, Saturday and Today multiple times and was told someone would come look at it. Maintenance has not been to my apartment since Friday. I have children with serious health conditions that makes staying in my apartment impossible. We are misplaced and having to spend money I dont have just to make sure they are in a healthy, livable environment. Other than a window unit where hardly any air blows out being placed in the living room on Friday, the most that has been done is a gauge being placed on the unit outside and no communication nor action has been taken to actually fix the issue. I refuse to pay rent for an apartment I cannot physically stay in when my grandkids should be able to stay here comfortably.At this point, Im not sure what else to do besides this and contact code compliance.Valiant Residential

Hello, I moved in to ********* apartments of **** in July of 2022. I absolutely loved the complex, but that love was short lived. The last few months there has been a significant decline in the integrity of the grounds. We had an ice storm in February of 2023, several trees were damaged and limbs broken. Some were cut but as of July (5 months later) they are still piled up on the common areas. The pool has been closed several times due to cleaning/repairs, most recently it has now been closed 7 consecutive days in a row, during a heat wave. Instead of having the maintenance do the repairs they need to hire a professional company to not only get it back up running and cleaned but also for maintenance. As much as I am paying for rent (all fees for a ONE bedroom apartment less than 600 sf is $1400). Perhaps residents should be offered a discount for next months rent since we are not able to utilize the amenities advertised. I understand it is not the management's fault but there are several areas where irresponsible dog owners leave behind pet feces, even on sidewalks. There is no excuse for that given there are several bag/disposal cans throughout the property.Valiant Residential

Heritage Village Residences needs a manager that has both compassion and patience with the tenants NOT a tiny tyrant that threatens or ignores.Working with elders is more than just sitting behind a desk giving orders/ultimatums! The previous manager and assistant knew this and worked well! I chose this location out of 8 and the things that were in place a year ago is the reason I CHOSE to lease here then! If the powers that be read these then maybe they should have a chat with the residents, without the staff!Valiant Residential

Please address the pot smoking that is prolific on site at ************* in *****. Stairwells, hallways, at the pool, at the dog park. It is everywhere and you need to do something immediately. It is time for a courtesy officer or patrol service. You've lost operational control. My 5-year-old regularly has to walk through clouds of pot smoke to get to our apartment. I've literally had a coworker ask me if I'd been smoking pot because I smelled like it. I've never smoked it in my life.Valiant Residential

Would give 0 stars if possible. This place is terrible!!! Save yourself the trouble and look elsewhere. 5 stars only to get around the filter of bad reviews. My boyfriend and I moved here 23 days ago, halfway across the country from NC, and it’s been awful. The management staff is never in the office, it’s absolutely disgusting around the entire complex and the gates never work correctly. There is literally trash and dog poop everywhere. The only thing “luxury” about this complex is the apartment and even it isn’t nice enough for the price. Our 3rd day here we found roaches in the apartment. I moved here from a trailer park and even I didn’t have roaches or this much of a trash issue. Trashy is honestly an understatement. The pool is always disgusting even after they “clean” it. The staff here is awful as far as I am concerned. Someone wrecked into one of the gates one night and I happened to witness it. The next morning they had no idea it had even happened. They’re apparently completely complacent. Can’t wait for this lease to be up so we can get out of here! They charge extra for trash pick up, mandatorily, and it’s almost never picked up. Booo!!!! Do better. This place is actual filth. Water pressure isn’t great and they play super loud music in the pool area every evening for like 7 to 2a. Stop it. Do your jobs or let someone who can do it.Valiant Residential

If I could give negative stars, I would. We have lived here for 4 years and never had a problem. However we got new management recently and my experience with them has been horrible. Our washer and dryer broke so I put in a service request THREE WEEKS ago. I have emailed, call and gone up to the office. My husband has called and gone up to the office but they are ignoring our request to fix it. Not only that, but has lied many times. Claiming maintenance looked at the dryer and ordered a part, my husband works from home and nobody came by. This lie was told to us multiple times. They have lied about packages as well. Not only is our dryer broke, but our deadbolt lock is broken too. I submitted another service request, emailed and called the office about fixing this to ensure our safety in the apartment. They are ignoring calls, emails and online service request. They have closed the office without notice. Now they have randomly added on a $50 carport charge to our rent when we don’t have one. They added this in the middle of a lease agreement without any notice or agreement for a carport.
Anytime we have gone to the office, the manager has rolled her eyes at us, had attitude and lied.Valiant Residential
