1 starMy wife and I currently reside in Heron Lakes, as part of the leasing agreement lets arent allowed to be on the porch unattended to. Well, there has been two different occasions where neighbors have left their pet on their porch and both times have they urinated down onto our patio while we were sitting on it. We pay a lot of money to be living here and cant enjoy sitting on our patio without worrying about getting ****** on. One of the neighbors i spoke directly with and asked them to remove the dog and they disregarded me asking nicely we shouldnt have to continue to live under these conditions.Review fromCeleste C

This place is awful. Not only do they not do any repairs... They don't pay there bills either. I would not recommend giving them any sort of credit. They do charges at a local family owned garden center. And they refuse to pay there bill with us, despite the fact that they own property all over the US. My wife and I lived in a property owned by Lincoln Property in 2017-2108 and bottom line is that they are Crooks that use pressure tactics and "afford you substantial fees that *** be accrued by not leaving"Long story short, I sent an email to the office stating there was no parking outside our building for the tenants living in that building. I simply asked if they could afford a complimentary parking spot in the garage under my building. Their response was a letter from their attorney stating that if we did not leave immediately on our own accord, we would be charged significant fees associated with an eviction. We left quietly and what happens next!? We receive a $11,570 invoice for moneys owed such as movers, lease concessions, eviction legal court fees!? On top of that they charged us three months rent after the fact for the remainder of the lease term..So which one is it? Leave on our own accord to avoid fees? Pay a lease concession? or pay three months rent because it was purposefully left vacant to vindictively charge us!!!?? All of the above, they stole our $1,850 security deposit on top of it all. I truly feel that we were fleeced, extorted and prejudicially coerced into leaving so they could charge us tens of thousands of dollars. Oh, also, its on our credit history now for 7 years and we can rent any apartment anywhere because we have an eviction with moneys owed judgement haunting us. I just...I cant. .I have to stop talking about this, I am going to have a heart attack to croak because of these Bullies and telephone tough guys!! 1 starCurrently renting from one of their properties. The Oceanaire. At the time I decided to rent here the reviews were pretty decent and there were a lot about how good they were about making repairs. However, since Ive been here I have had a very difficult time getting anything needing fixing addressed. Upon moving here a month and a half ago the amount of things in disrepair in my apartment should have been a huge red flag to begin with however you sign your lease and pay first months rent before even getting keys to your apartment. I was assured anything needing repair would be taken care of. I have put in several work orders but only a few small things have been fixed. I have not been able to use my mailbox since Ive moved in because the keys I was provided with did not fit the lock to my mailbox. I have a huge water stain on my dining room ceiling with what looks like black mold growing. This is a huge problem considering I have a toddler and fear for his health with this issue. Now one of my toilets isnt working. No one at the front desk ever answers the phone. *** left voicemails that go unreturned and I work during the office hours. This is literally such a disheartening experience. Aside from all of that I love the layout of my apartment, the pool, and the location. I thought I would be a long term tenant here, but Im pretty much being forced into leaving this terrible review just in hopes of getting the issues in my apartment addressed. Im honestly sad to have to do it. I just want to live in a nice apartment. Just asking for what Im paying for.Review fromAndrea R

I recently had the unfortunate experience of living at Victory Place for three months, and I must say it has been the worst experience I've had with any company or apartment complex. To put it bluntly, Victory Place is totally unacceptable in every aspect. My ordeal began when a fire broke out on the 23rd floor, just a couple of floors above my apartment. Due to my proximity to the sprinklers, my unit suffered water damage. Victory Place brought in fans to dry out the damage, and I assumed everything was being handled appropriately. However, my optimism quickly faded when I returned to my apartment to find a termination notice on my door. Without any prior warning or discussion, Victory Place decided to evict us, giving us only seven days to vacate the premises or face forced removal. It's important to note that I had already paid over $2000 in rent that month. Shockingly, they didn't offer an alternative unit or any form of compensation. Moving is an expensive and stressful endeavor, and Victory Place showed no empathy or willingness to assist us in this challenging time. I wouldn't consider living here again even if it were the last place on Earth due to their horrendous management. They did promise to refund our deposit and provide partial rent reimbursement from the time of the incident, but this seems like the bare minimum. All in all, Victory Place has treated us terribly during a time of need, and I would strongly advise anyone considering this apartment complex to think twice. Ending the lease was the last resort, primarily driven by safety and liability considerations beyond our control.We understand that not everyone was able to transfer to one of our available apartments, and we made arrangements with our sister property, Moda, to provide an alternative solution. While we know this situation was far from ideal, it was important for us to prioritize your safety and well-being during a challenging time.Regarding rent reimbursement, we refunded your rent and related fees for the entire period from the date of the fire (August 11th) to your move-out date (September 5th), effectively providing you nearly a month of free rent. Furthermore, we chose not to charge any move-out damages, even if they were the result of your actions, as a gesture of goodwill due to the inconvenience you faced.Regarding your comment about parking instructions, we apologize if there was any misunderstanding. We provide parking information in the move-in folder and offer to ****** residents to their apartments and to show them the designated residential parking area. However, we understand that some residents prefer to explore independently, especially when dealing with movers. 1 starMy apartment is ************************, or was before Lincoln renamed it to "Villages at Lennox Square". I moved in to these apartments back in '16 at $470/month. Considering the poor laundromat, rusted pipes, poor insulated windows, etc (I literally could go on but id use up all my characters). My rent had been going up $10 every year with the old owners. I didn't mind because it fit the state of the apartments and Im a first time renter.Since Lincoln Property Co. Bought the complex, they raised my rent $80 last year, bringing me to $595/month, and in April 2023, TWO MONTHS BEFORE MY LEASE RENEWAL, they had the AUDACITY to ask for $905/month. That's $310 rent increase! And with 0 improvements to show for the demanded price! My windows still aren't fixed, the pipes are still rusted, which BTW the old owners provided us with pure filters and free replacement filters every month, they last a month and a half, but LINCOLN told our on site staff to limit us to 1 every 3 months. There are 5 buildings, not units, BUILDINGS (40 Units) that are not lived in due to broken windows, holes in the roof and floors, and glass everywhere. (I saw a raccoon pop out from one of the roofs)With 2 months notice of a $300 rent increase, I couldn't find any apartment available in my area. Thankfully the site manager lowered my rent to $770 for being a long standing tenant. But I'm living paycheck to paycheck because of these vultures. And I'm sure at the end of my lease I'll have to either live off ramen to make rent or go homeless.Half this complex is unlivable and they want to pretend it's a 5 star high rise in new York (it's not in ******** BTW) and they leave the poor site staff with no help or funding for repairs.Review fromJoseph C

Where do I start... Beautiful building, decent amenities, GREAT Maintenance staff and Custodial Staff. Managements communication is severely lacking and very poor. If you send an email don't expect to hear back from them in a timely manner. You physically have to stop down to the office to talk to them.Continuous break-ins from the entries to the parking garage. They will even go as far to gaslight you and say you live in a "luxury building" so that makes you a target. For the amount of rent they charge you'd think 24/7 security that actually did their job would be a top priority for them but its not. While moving-out I received no information from management on how to completely and successfully move-out. Then when things get down to the wire they use harsh language around collecting money thats owed to them. The community is great but the management is not.UPDATE: I attempted to make a payment with a card that ended up being expired and I needed to update in the Vesi Payment Portal. I was unable to add my new card due to an error of it appearing as a duplicate even thought they had different expiration dates and CVV codes. I contacted Yardi (the service they use to process payments) and they told me to reach out to the leasing company, so I did. I contacted ***************************, again this is were the communication breaks down. **** was no help. He then told me I was unable to make any payments in the portal as I had been removed. That was a lie, while on the phone I logged into the portal and I could still make a payment. I just needed to add my new card which the system was not allowing, but **** refused to help. If was still a resident there I wonder how he would assist with that? Probably make an excuse as to why he was unable to do his job.Willow Bridge Property Company National LLC

1 starI completed an application with ****************************** in ********* ** on August ************************************************** the portal and the agent ******* called and asked for me to come in with my ID and Social. I found this strange for them to want to copy my cards but I brought them in anyways and the next day they deleted my application from the system and when I would log in it says application started but not completed. Yet I was invited by their company app 'Updater' to begin my move in process and I was also able to login to the resident portal. When I called and asked about it, ******* acted like she didn't know what I was referring to. She said there could be a glitch in the system. I called again and she said "oh you were denied due to income." So you all regularly approve applicants and scan/copy their ID and social card to deny them without any notice? My income definitely meets their requirements and I honestly feel like when I came into the office they just wanted a reason to not let me move-in. My move in date was Sep 1 (Today) and no one even bothered to call or email me regarding the status. Why not just deny the application in the first place? I feel like this was very unprofessional behavior and suspicious for a property company to be doing. So the $300 I paid is just in the wind and she will "ask her manager when I can get it back" WHAT?Review fromKatherine B

My property manager at Pinecone Apartments in *******************, ** is mean and retaliates against complaints. Can my property manager really refuse me access to the pool because I asked when the pool would re-open?
