I have been living in this community for the past 5 years. Recently, I reached out to try to resolve several dead plants that had not survived the summer. Dead vegetarian creates a large saftey concern to the house, as we have not had any rain. They also raised our monthly fees to $170 a month, which they claimed was to upkeep the community pool. I asked for proof of this, and it took 3 weeks to obtain.I emailed someone, who advised me that an order had been placed to the landscapers for new plans. A few weeks go by without a resolution. I email a manager this time, (****) who responded with a demeaning tone, and claimed that the front yard plants were fine, and were receiving water.Last week, a landscaper was digging in our front yard for the irritation. That landscaper said that there was a problem with the irrigation, and they did not have a water supply. The front yard rocks are still scattered everywhere from this.Just yesterday, the landscapers cut three bushes down to nothing that were in front of our bedroom window. I requested a call from a supervisor and **** called me, explained that they cut these bushes down every Spring, which is unequivocally untrue, as I have been living here several ******** this point, this behavior feels retaliatory and we still don't have any resolution. I am extremely disappointed and ashamed of this "community management".RealManage Dallas

I have done that. Summer **** | Senior Vice President of REALMANAGE FAMILY OF BRANDS | VISION COMMUNITY MANAGEMENT asked when it was a good time for us to speak via email. I responded to this email 3 minutes later, advising of a time and she did not call. Like I told Summer, we are consistently disappointed by the ongoing lack of communication and failure to address concerns in a timely manner by this management company.A. F.

Summer and I had a phone call scheduled yesterday, March 18 at 9am and she called at noon, after I had clocked back into work for mandatory OT. We are growing increasingly frustrated by the ongoing blatant negligence to address our concerns. This **** ** recently took charge of the prestonwood ***** *** at *************************. Maybe on property 4 hours a day 3 times a week. Calls go to an answering system. I live in another city. My tenant was not answering calls for weeks. Literally begged mgmt to at least place a note on tenants door asking him to call me. **** said he would knock on the door and post note. Never did. No note was ever posted. I was also never provided with list of board members and their **ntact info. They **llect a lot of money with minimal effort. Appalling **rporate greed.RealManage Dallas

The hoa manager( ******* *****) is very unfriendly and extremely authoritative. Lot of my neighbors in our group feels the same . Instead of communicating clearly with residents she waits to impose penalities.I had a issue last year 2024 , when I logged in to pay yearly *** **** i found there is about 200$ of fines. When i reached out to the manager, that i never recieved the violations, she mentioned violations were sent to my previous residence. I did informed her clearly that i have updated my address under "contact details" tab in your website and not sure why the violations went to previous address. she came back the current address must be updated not under "contact details" but under owner information . While i did not know that and also not sure on what violations needs to be fixed, the went on increasing fines to 900$ . During the process she said many times board is not ready to waive fees/fines. I requested many times to waive this fees instead increasing from 50$ to 900$ as i never recieved this violations and since i now know them i will start working on it but i need time as i have unforseen circumstances that i am going throuh . she refused to help all the way and months of harrasment , but later got it resolved.During this time i was going through a health emergency with covid . Both me and my wife got covid and we are so worried about our two young kids at house.I also lost my job at this time , and at major financial crisis The below is one of her emails to an ongoing issue where she mixes up two different issues . "Hi,If address was incorrect, why didn't you reach out last August, September, October or November? The fine sticks, I drove the community after the inspector and saw your home and the shrubs as well."Her responses are too bossy, too authoritative, so much of bad policing , using her power to enforce penalties, she is not transparent . They will not recall my account from the law firm they use. I offered to pay more than whats is being asked. The law firm is nickel and dimeing us. They said they can not recall my account its to late. They sent information to wrong address. Gave the lawyers the wrong address and sent certified mail to a wrong address. That is not legal notification . They know they are breaking the rules and they dont care.RealManage Dallas

I am a resident in a community that is managed by this company and I have left several voice messages and emails and no one has bothered to contact me to resolve my issue that has been always handled by the previous person in the *************** As a resident, I pay a monthly fee for the *** and expect to be communicated with when I have an issue that needs to be resolved. Be cautious if you're an HOA who decides to use any company to do what a simple chat or a knock on the door would do. Unfortunately, my family had a horrible month combined with surgeries, death of a loved one, and a prolonged hospital stay for an immediate family member. Within the span of a month, we received $200 in fines. We have lived in the same house for 10 years and have not received a fine until now. The manager is giving of course a phone number to call with availability, but when we try to call they aren't available. What happened to love your neighbor as yourself? What happened to a simple knock on the door and asking if something odd is going on? Very disappointed.RealManage Dallas

This is the WORST! They have no emergency response. Target homeowners and are working with ***** law firm to sue home owners and take their homes in foreclosure.This company is terrible. 1: They send violation letters for violations that have existed for 5+ years and had already been deemed non a violation by the previous company. 2: They do not treat everyone the same. Example1: Some homeowners have only a ***** ****** in their front yard but my ***** ****** wasnt enough. I had to buy another tree. Example2: Got a violation letter for dead grass over 50% of front yard (it had more grass than that) but a neighbor has no grass in front yard. ***** had grass for at least 2 years. Yes, I know neighbors violation has nothing to do with mine but why chose to send me a violation letter but not the neighbor?3: I was told I need to ask permission/fill out the proper form in order to paint my house the same color.4: I may or may not get the *** Annual Fee bill on any given year.
