LGI homes is terrible. Everything started out fine, and once the contract was signed and the deposit was received it all went down hill. Lending with the inhouse lender was a a joke. We received multiple documents from the lender, each time numbers or information were incorrect or changed. The amount of money needing to be brought to closing changed multiple times up until the day of closing. When questioned were were dismissed until we reached out to the regional. Once the regional go involved an email was sent to us on "accident" in which the regional, loan officer and underwriter were emailing back and forth stating that we were "difficult" Completely unacceptable! We finally got through lending. We were never notified of our closing day being delayed until we reached out being told we were delayed over a week. This was 8 days before we were supposed to close. Once we did our home orientation, we noted several issues that needed to be addressed. We were told this would be completed quickly and timely. We are not in the house almost 7 months and they have just now be addressed after multiple calls and emails to address it. We noticed a leak on the day we moved in in our garage. We were told it was water from pressure washing the garage out. The next day we came to the house and noted more water. We reached out and were again dismissed, until we demanded someone come and take a look. There was a leak in the garage that required them to cut the wall out and repair. We have requested warranty repairs that have taken over a month to have any communication or follow-up and required us to call multiple times to have any resolution. Overall the experience with LGI was deplorable. LGI should be ashamed of the product they are putting out and their customer services is embarrassing. LGI, do better.LGI Homes

Our New Home Consultants are expected to provide updates weekly, and the delay in your home closing should have been communicated earlier. We apologize for the lengthy warranty resolution timeline, as this is not in line with the standard we hold ourselves to. Worst customer service and experience ever. They give you a beautiful introduction but after that’s done, the nightmare starts. This people are cruel. It’s a total disappointment. Just run away from LGI!!!LGI Homes

I’ve been trying to get the final home repairs completed with LGI on my home for 10 months now & I get no responses. In the beginning after leaving a not so nice message on their customer service website, I received a call from the vice president of construction. He promised me all my repairs would be done ASAP. It stared off that way but fizzled out after 4 problems were completed (replaced broken refrigerator, replaced 2 dead tree, caulked the garage, repaired hole in kitchen wall.) Besides phone calls & text messages, I even went back onto LGI Homes customer service site and complained again and got no response. I was misrepresented by their salesman on my home and what it included in the sale. I feel he rushed us into the sale just for a commission by telling us the interest rates were going up by the next day and if we didn’t lock in the rate now I would be paying a larger interest rate in the future. He also told me that LGI had a highly decorated customer service department, I was falsely mislead by this sales person. LGI fired that salesman right after the sale of my home. I’m still waiting on new screens for all my windows, because the ones that I have are either bent or ripped and I cannot open the windows because bugs are getting in between the screen and the window. I even put tape on the screens to try to prevent the bugs from coming in. The repairs that are left to be done are my kitchen floor which has a tear in it. In February a floor person from LGI came over. He looked at the floor, was not happy with what had to be done to repair it, and I haven’t heard from him since. I have left many messages, phone and text to three different people as of yesterday 6/30/2023 and still no response. I’m at my wits end with this company. I feel because I’m a female they think they can throw me to the side and make me empty promises they don’t keep. All I want is my home to be completed once and for all. This company is just horrible. I purchased a home on 11/29/23 everything was fine I was excited ready to buy a new home. I got approved. But then after the fact of moving in I realized they just wanted to rush the sale get it off the market. After living in the home EVERY SINGLE ONE OF THE BASEBOARDS AND DOOR TRIMS ARE NICKED AND DAMAGED. THE BACKYARD IS NKT GRADED PROPERLY I MADE A WARRANTY CLAIM AND THEY WONT DO ANYTHING ABOUT IT. We are very upset since we had to keep going back and forth with MULTIPLE LGI Homes reps for over a year to get someone from Texas Floor Source to FINALLY look and confirm it needed to be REPLACED! We would really appreciate it if LGI Homes could please consider approaching warranty claims in a different manner and not just saying “NO” to homeowners. No one took the time to help or inspect it until t the 2-year marker. We understand that this was done as a “courtesy” we would also like to mention that poor installations should not be considered “courteous” and they should be properly inspected and repaired or replaced. This is our home, we trusted your company and your team members to take care of us when we signed our contract, closed our home, and attempted SEVERAL times to get help. We hope that LGI Homes is a little more considerate when it comes to assisting their homeowners. We should not have been the ones coordinating with Shaw Floors or TFS, this should have been handled by a Warranty Representative from the start to the finish of the replacement. We were told on our Closing Date “Welcome to the LGI Family” it seems like once we closed and LGI Homes received the funds we were no longer part of the “LGI Homes Family”! This has been a NIGHTMARE having this replacement finally done and as I should feel grateful for the “courtesy” replacement we are not, we had to jump through hoops to make this happen. If this is your “Welcome To The LGI Family” having Core Values that don’t truly represent who you are to one of the many important people – your BUYERS needs to be revisited or even RE-WORDED! As of today (06/19/2023) we have not been told if this was a material defect or an installation defect, replacing our floors and calling it a day is not getting the problem fixed it is only ignoring it. We have been informed that the Builder is aware of the issues, unfortunately there is not enough cases for the material to be discontinued.LGI Homes

Hi Rubi, as you mentioned in your review, it has been over 2 years since you closed. As you are aware, this puts you outside of your one-year workmanship warranty. Additionally, at the time of your New Homeowner Orientation you signed off on the flooring and acknowledged that flooring is the responsibility of the homeowner post-closing. In an effort to provide exceptional customer service, our team did agree to replace portions of your floor, as Shaw had adjusted their installation guidelines since your home was built. If this was something you had agreed to, our team would have handled the entire process. However, when it was requested that your entire floor be replaced, we informed you this is not something we could do and suggested that you could contact Shaw directly. Shaw agreed to replace your flooring for you, and at that time the process was no longer managed by LGI Homes. We are sorry to hear that you have been unhappy with your experience, but we have gone above and beyond what we had to in an effort to provide you with an exceptional experience.Review fromArrielle C

I had a home for 4 days, at least that’s what I was told!
I’m in the military and had just relocated to a new duty station. Decided I wanted a to buy a home because rent for apartments was ridiculous. Came across LGI Homes while on a google search, made an appointment, was pre approved Monday, and fell in love with the Burton home model. Paid my earnest money and signed my contract by Tuesday. I was told the house was mine! Took a picture in front of the house with the sold sign and was supposed to come back Friday to sit with a loan officer by noon.
This model was the last one in their housing development and had been discontinued. First time home buyer and I had a house. I had found a place to call home and it was one less thing I had to worry about while trying to get acclimated at my new duty station. I was so excited!
I spent all of Wednesday getting my loan paperwork together just to make sure I had everything I needed.
On Thursday morning I get a call and had to go back to the office because one of the pages of my contract was missing my initials. I go back to the office, fix the paperwork, and even went back to the house just to look at what I had just “bought”!
Finished their, went back to my hotel, because I’m currently living in base lodging, and around a quarter to 6 p.m. I get a call and the house was no longer mine.
While my contract, and earnest money, had been sitting with the agent at their office location since my appointment at 9 a.m. Tuesday….another contract had been submitted by an investor in the company and ratified Wednesday night.
My contract was never ratified or even submitted.
At the end of it all, the only thing they offered me was a refund, their sincerest apologies, and a pitch to buy two of the other models I had already said I wasn’t interested in.
Had the agent at their office submitted my paperwork on Tuesday for ratification, instead of sitting on it, all errors could have been corrected and I’d still have a house.LGI Homes

LGI homes LIES. First off they said the neighborhood was in Apollo Beach. It was not till after moving that my address was Ruskin. They weren’t even honest as to where the home was located . I bought my home 2019 and issues that were on my closing docs have STILL not been addressed. The construction manager came by my home and gave me a bunch of empty promises and i haven’t heard from anyone. I left multiple voicemails with no return calls. I requested my 1 year Sheetrock repair and Re-grout as well with no avail. They will say anything to get you to purchase. My home sits next to a preserve in which a retention was is much needed but not put in yet my two neighbors clearly have one . I was told my home is the only home on additional footers but it doesn’t need a retention wall? It was also noted in the closing docs that they would fix my hard as there were passive divots and the soud was horrible. They property was NEVER leveled. I’ve spent thousands and it’s still terrible. What is it going to take for LGI to do something ?LGI Homes

LGI has left us in trouble with shoddy workmanship. The repairs needed to fix our home are extensive, and some fall under our warranty, but LGI doesn't seem keen to honoring our warranty. Buyers beware! LGI is committed to cutting corners that could cost you tens of thousands of dollars.LGI Homes

We take great pride in the quality of our homes and each of our homes undergo several inspections by third-parties. However, we know that sometimes items come up after closing, which is why we include a one-year workmanship warranty and 10-year structural warranty with each of our homes. We understand that home maintenance and repairs can be unexpected and a source of frustration, but it does appear that you are outside of your one-year warranty window. Run as far as possible from LGI. We were in process to buy our family home with LGI division in Reunion FL for 3 months and decided to cancel it after a horrible and heart-breaking experience. Their lender team are the most unprofessional and unprepared I ever seen. We provided them everything requested. They pos-pone our closing 3 times, after forgetting to check their emails for requesting documentation, loose underwriting timeline or just because they do not know the underwriting process. Deceptive practices, false promises they could not deliver on. They don't even take to 2 minutes to call and let you know you are not signing your contract next day.
