      Terrible, lazy and ineffective maintenance and customer service. Go elsewhere if you can; this place has degraded terribly over the years and your money's better spent elsewhere.

      We lived at ************************ for over four years and the rent was raised over $500 in that short time period. The apartment was falling apart including water damage, air conditioning that didn't work, cracks in the walls, and holes in the floors from bad construction. Their customer service is terrible. All they care about is money and recycling tenant. Run farrr away!!!

      They don't even read these reviews, so why do we bother? I just had a 17% annual increase in my rent. That is the HIGHEST in the NATION for a one year period in 2024. Yes you heard me correctly, In ******, **********, apartments have recorded a 13% rent increase as of March 2024. I just received 17% DESPITE I showed them 4 comps showing substantially less. The Virginia Renewals desk is operated by AI.

      My husband and I lived at **************** for 2 years. While living there, we had no issues, until we were moving out.At move in, we paid $500 deposit ($300 refundable) and then an additional fully refundable $500 deposit when we got a dog. Despite scrubbing the place clean, they not only didn't refund our deposit, they said we owed an additional $800+ to replace the entire carpet. We lived there for 2 years and only had the dog there for 8m before moving out and somehow the entire carpet was so damaged, they needed to fully replace it.There were no visible stains, our dog had no accidents in either bedroom, and the company that inspected the carpet is also the one who replaced it - which the Avalon didn't think was a conflict of interest.When we asked for proof of the damage, they sent us pictures of a different apartment. When we pointed that out, they said they weren't required to provide pictures. After much back-and-forth, they just stopped replying, and then told us if we didn't pay, they'd send us to collections. We finally paid because we didn't want to be harassed by a collections agency, but from other reviews, it sounds like these predatory move out processes have continued

      Do not rent at a ********** community. They do not care about their residents at all. I moved into a brand new complex in **********************. I have had a leak in my ceiling and every time it rains it rains in my apartment. On top of that they cut a giant hole in the ceiling so when its hot the apartment is 80 degrees and the air conditioner cant keep it cool. I have had this leak for 3 months straight and no compensation whatsoever.

      Terrible move-out experience. I needed clarification on my last bill statement and they redirected me to AvalonBay ********************* The agent on the call was extremely rude with no patience, asking me to pay the balance and couldn't properly explain the breakdown and not allowing me to speak. After move-out, they treat you like third class citizens.

      Zero flexibility on renewal and have nothing positive to say about this rental property. Loud neighbors, dirty outdoor space, pool is never accessible, smoking on premises, no cameras in the hallways for security purposes (I had someone try to come into my apt during working hours and was told by management there were no cameras to prove who it was) Go elsewhere.

      ***** Apartment in ********, ********** is the worst customer service leasing office and the customer service ( ************ in ******** too dont listen your complaints about complex. The only people are good service is the maintenance *****, ***, ****. One person in the leasing office is ****** have good customer service. And the rest are no good at all. My complaint this is way too expensive the rent, utilities is different from the rent I pay $285 to $300 not including the electricity and garage. Specially the water the whole building have no meter and no data base thats why every month is always high never goes down the monthly. At a lot moles never upgrade the complex. We been here for **************************************************************** our building because my brother is disabled ( Stroke )never granted from the main office in ******** my brother have to walk slowly to our parking to the other building plus with live in the second floor hard to go down the stairs the same thing and we request to transfer to the first floor they said we have to put a down payment again. They dont care about disabled people. NO compassion at all. They just care about your money. DONT SIGN a Lease here this complex is worst worst worst .

      DO NOT SGN A LEASE WITH THEM!! I rented at Eaves Phillips Ranch by Avalon Bay in Pomona. By far one of the worst experiences of my life. I feel as if I was robbed because of the sheer number of problems. The management, payment system, and maintenance are completely seperate in regards to contact. As a result, getting even the smallest thing fixed is a hassle. Rented a freshly renovated unit, the first day the door falls off the hinges. Water damage issues as well as constant construction noise. The absolute cheapest contractors are brought in to work on the property. As a result, everything is in decay. We had literal bees in the ceiling coming in through the a/c vents on the weekend. Could not contact anyone. I walked the property to find a maintenance person and did. They called the manager and I literally heard her laugh when he said that I wanted for them to have someone do something about it as it is clearly a safety hazard. Was told they have a contract with a pest management company and that they would be on site on Tuesday. This happened three times. They use corporate speak every single time you have an issue in order to exhaust you out of pursuing any type of remedy. On top of this, when we did move once our lease was up, they took our entire deposit citing that the carpet needed to be replaced. The carpet was in fantastic shape in all the rooms and the only place there was any issue was in the normal wear and tear parts like indentations from furniture and some darkness in highly trafficked areas. All they had to do was get a cleaning but nope, surprisingly, the carpet replacement costs exactly the same amount as our deposit. Currently fighting the charges. There is a ton ofexamples that I could site, like my foot falling through one of the walkways. The premises are like if you gave a slumlord millions of dollars to purchase a property. Sure, it's an entire apartment complex but that is where anything vaguely professional stops.

      ***** ********** ***** is a horrific place to live. I’ve lived here for 5 years and the property manager Anna R****** has managed for 2 years and in that 2 years the place has gone down the drain. Major flooding and leaking issues. Damage done to both mine and my husband’s cars. It’s supposed to be a gated community but the gates are broken about 99% of the time. They serve tenants cease and desist letters for standing up for themselves. Rat infestation in most apartments. No notice to another tenant for work on their gate and the tenants dog got out and killed. All Eaves and Avalon Bay communities care about is raising the rent and you living in poverty basically. Save your time, money and sanity. Steer clear of their communities.
