      Stay far away from this money driven and disgusting complex! I'm on my 9th year lease and my last year lease. It went from a home where we were happy to money grubbing and often abusive treatment! Forget longevity or customer care for long time, never late or missed payment customers. That doesn't matter, you are seen as a dollar bill sign!

      Terrible property, continue to have water leaks from the ceiling and it has been over a year and they refuse to fix the problem.

      It has been a terrible experience at Eaves Woodland Hills, I have had ceiling water leaks over the past year numerous times, they installed solar panels by a company who did a horrible job and every time it rains my apartment and furniture is damaged. Their only response is file a renters claim for damages and the problem never gets fixed.

      The Simi Valley location has become awful and this is largely due to the so-called "management" at this location. They claim there is no general management and there is no-one to escalate issues further up to in the company. - They are lying about policies, and lying to residents about what is in their lease. (Which in my mind puts the company in legal jeopardy). Non-residents have taken over the parking lot and the complex won't do anything about it. Residents are not assured a parking spot or even to be able to park on the property. They won't cite or tow cars from non-residents who park on the property illegally and the supervisor has stated they want all people (non-residents) to be a be able to park here. Residents are turning on other residents due to the parking situation. Various homeless people have been harassing residents and defecting outside of apartments. The consultants and "supervisor" of the complex have stated it is the residents responsibility to take care of the homeless. There is no security presence here. Issues with things like plumbing are instantly blamed on the residents even though it is clearly a building issue (despite recording the issues for further legal action). Until corporate steps in and replaces the "supervisor" and installs actual management at this location things will get out of hand and people will be put in danger and Avalon will be involved in lawsuits. I personally plan to reach out to the large institutional investors in Avalonbay to alert them to these problems so that they can better evaluate if they wish to continue to invest in Avalon due to this miss-management and risks.

      Horrible rental experience at Avalon Bay Playa Vista in California. This company is predatory. They illegally tried to evict me 4 times during the pandemic. LA Housing had to send them a cease and desist letter. I could write more about this nightmare, but trust this review will send the message to avoid this company at all costs.

      Avalon Studio City has one of the worst managements ever. I’ve been complaining about the smell of marijuana seeping into my apartment and they haven’t done much to resolve the issue or accommodate for us. I was told the manager would call me but the manager called late at night and then said she would call back and never called again. I was told she would call again and still nothing. The smell gives me headaches and is causing emotional distress. We’re paying for a smoke free community and a 2 bedroom apartment, but we can only use one of the bedrooms because the other bedroom smells so bad. Management needs new people, people who will respond and be accountable and provide solutions.

      2) If you move here, expect to see rain drenched mattresses, furniture and assorted belongings laid out all across the street and sidewalk in front of the development for weeks at a time. Why? Because this place evicts tenants left and right... all while half the apartments in the development sit vacant and they refuse to make remotely fair renewal offers to current residents.

      3) If you are a long term renter, DO NOT MOVE HERE. New residents are quoted at reasonable prices when they move in, while current residents are hiked beyond belief from cycle to cycle. Like I said, I've been raised $900 a month in three years, or roughly $11,000 a year from when I first moved in.

      4) The grounds are in awful shape. There is dog poop EVERYWHERE. No one picks up after their dog and management does nothing. There is poop on the walking path, so over the grass, along all the fences and all over the tiny dog run. The development also FLOODS FOR DAYS any time there is a heavy rain.

      Do yourself a favor, and move somewhere else.

      This company is terrible with client services this month my father passed away and as a person that has lived here for 10 years and dealt with their increasingly rude service I tried to make a payment today since of course I had to use money to deal with personal matters and knew that I would get paid later so just pay the late fee.

      Now they are trying to bs and refuse to accept online or partial payments because they would rather try to evict over paying rent 10 days late. This place has been going downhill fast and they honestly could care less about the clients here. if you can avoid this place please do if the management matters. the people living here are good but the management is the worst I have ever seen. I still got my bill paid but the drama they like to cause over being paid the same month but just a few days late is crazy and shows that they could care less about people being human and dealing with life.

      I highly recommend living elsewhere because if this is what they do to parents that have never paid late in 10 years I could imagine what they do to people truly facing hard times. my rent is due on the 4th and they act as if the late fee doesn't buy you 10 days these people need to be sued because this is California not Virginia where renters don't have rights.

      As other customers have warned, it is strongly advised to stay away from this company's properties. We had the unfortunate experience of living in Avalon at Arlington Square in Arlington, VA. The office staff is severely underqualified for their positions in management. They fail to respond to emails or phone calls, and even when approached in person for assistance, their staff lacks the knowledge to answer basic questions or the manager is always conveniently unavailable due to meetings.

      We are currently pursuing legal action against them for the emotional damage caused by the prolonged neighbor harassment, which the office staff irresponsibly ignored. The harm has already been done, and our children have been affected as well.

      The only way to protect yourself from this company is to refuse to sign any contracts until you have a written and signed agreement that aligns with the information they provided during the moving-in process. They consistently provide conflicting information when speaking to them directly, and when asked for written proof, they redirect you to various unresponsive offices or individuals.

      Their tactics are nothing short of a scam, especially if you are not familiar with their deceptive methods of trapping you into their agreement.

      On behalf of Ryan R*****- This community plays the frugal game and not up to par with the surrounding buildings and unfortunately, in my case not up to par with the customer. To say it lightly, I believe they have there head up in there a$$e$ more concerned about collecting the rent than anything else. The handyman crews that come to the location are inexperienced technicians. They come, diagnosis the situation and not show up or don't do the work properly. The appliances that I experienced were old and not replaced. I had to dry my clothes through two rounds before they got dry. I can go on and on about other issues that could have been handled with better care and professionalism but not worth it. I am not just talking about the maintenance, but other issues including and not limited to complaints about my autistic son from the community that was not handled professionally, quick to the gun on "pay or get out" letters when the rent was a couple of weeks in without payment, and receiving an unusual breakdown of charges on the final bill that I have not seen before.

      The place was left in tip top condition. If this community is the lowest price around, they should be. The one star is enough for you to understand. If you had a good experience at Avalon in Tysons, you are the lucky one.
