      Ridiculous company. I continue to receive letters from them stating I had a lapse in homeowners insurance, which I did not, and that they are going to charge me $186. This was acknowledged by the multiple representatives who stated they put the wrong dates in their system. In lieu of this, I was told I needed to update proof of coverage which I attempted to do multiple times. Most recently, I was given a specific email address which I used and within 2 days recieved a response staying they could not process my request and to contact their toll free number. This is all after an original letter claiming that I had no homeowners insurance therefore they were going to purchase it on my behalf. I have had no issues until my Mortgage was transferred to this place. Absolute joke.

      I notified them of the split of tax invoices Oct2022, called every month after and uploaded my documents. They failed to pay im time and even though I showed proof they still hold me responsible for late fees of $*** plus dollars. They do not reviews and accept fault. I escalated the problem. But still no resolve. If you have them make sure you document each call to every detail possible! Do not be fooled they will not accept liability

      LoanCare is the worst. We had a barn fire 2 months ago and the insurance company had to put them as a third party on the check. Well due to all their requirements we can't find a contractor to do any of our work. We have 3 checks for 2 separate structures. They are using the combined checks for both structures, due the combined amount they are withholding the funds. Because of the amounts per structure to rebuild and the required paperwork and turn around time for payment no one wants to take the projects on. Meanwhile I have exposed wood on the house and water coming in the walls (also the electric panel box is on this wall). They are aware of the damage that is now happening but dont care. They refuse to release funds nor can help with finding a contractor willing to deal with.

      My name is **** T this company clearly discriminates against African American homeowners. I have been trying to get mortgage assistance for 5 months they repeatedly find something wrong with my documents that I have submitted. I been sending in every month for 5 months 50 pages of information to get assistance only for them to deny me every single time. They continuously have me resending documents for petty tedious reasons and once I send those documents in they deny me again. Their loss mitigation and underwriting team are accusing me of submitting fraudulent check stubs in after I explained to them these are my original check stubs. Their customer service representative appear to be very incompetent and have poor communication skills. This company clearly doesn’t offer assistance programs to African Americans who are trying to save their homes. The company deserves zero stars and they have one of the lowest scores a 51% comparable to other mortgage companies. They are at the bottom 5 % compared to the other companies and I absolutely understand why. They have no empathy or compassion when it comes to helping their African American customers.

      Frustrated - 30 days of back and forth with email.
      Cannot talk to the same rep twice.
      Different people keep assessing my file and making repeat or completely different requests.
      There is no direct email for a mitigation processor and there are no direct phone numbers.
      I just had a cell call fail in the midst of a deep dive, and the rep could not call me back - lost forever.
      My next step is to ask for a supervisor.
      Super frustrated. Ready to respond to anything - but cannot get clear communication and/or live problem-solving.

      Worst loan company in the world. If I could give 0 stars to start this process I would. I am a 100% disabled veteran and have submitted all necessary documentation for my real estate exemption. I have been considered tax exempt since October 1 2022 (it is now April 25 2023) and have made countless phone calls to the customer service department at this sorry excuse for a loan company and have gotten nowhere really. On March 9 2023 I received a letter finally stating that they would be doing an escrow analysis and would have a statement at the very least in my hand within 30 days ( it’s been over 6 weeks). Not to mention the multiple thousand dollars of my money that is just sitting in an account that should be coming to me. Every time I call I can only speak to a customer service representative or something called an escalation team member that none of them can even do anything. Once again I am on hold for well over an hour while they don’t figure anything out. I’m sure there will be more of this to come. If you have a choice stay far away.

      The worst. They should be shut down. They buy out your loan and will continue to make money off of you in any way they can with late fees and usability issues.

      I write this to warn others to not get a loan through this company or TIAA. Especially a loan with a variable side. An elderly person will NEVER be able to pay it off as their system is designed to make it as complicated as possible. You cannot make payments for variable loans online, you have to call. They will NEVER apply it correctly. You will have to call minimum 3 times to get it corrected. I had to keep an excel sheet to follow the process of every payment I have made. The last one has been 6 months and still NOT corrected. I am on the border of having to hire an attorney. An elderly person would have no chance against this system. As once two months have passed and you did not call to have the deposit corrected, they say they can no longer make the adjustment. Payments are very difficult to follow because they are not posted on their webpage you have to wait for the statement to be posted. So, it is easy for time to pass without you noticing. The name is Loan Care, they take Care of the Loan to make sure it Never goes away.
