      Zero stars if I could. I wouldn't suggest this mortgage servicing company if you have any say over the matter. Very, very poor operations which cannot seem to do loan administration on time...EVER! Year after year, I have to chase them down to verify that homeowners and flood insurance have actually been sent to them from my insurance company and then they don't even pay out of escrow on time.

      Can I give less than one star. This company is the most corrupt and uncooperative company on the planet. Found out the mortgage they are trying to collect on my mothers home was already bought out and they are still trying to collect. They are thieves and they are disgusting. Refused to send me paperwork on what they were claiming was the mortgage and as soon as I caught on and told *** to talk to them they started sending me papers. Still have yet to see a real life in person STATEMENT. They refused communication on statements for nearly a year and now that my family is asking for help they are giving *** and me the run around. I would NEVER do business with them. Awful company. I feel bad for their employees. They have to deal with angry people all day because this company is so terrrible.

      My loan unfortunately was transferred to these morons a month ago. It was right when my homeowners insurance payment was due. After three different people giving me three different email addresses, I got an official address to send the bill and new homeowners policy. Fast forward to now, beginning of April. I received a note from Loancare stating they were buying homeowners insurance for me at a rate likely much higher than what I'd get on my own since they had no record of homeowners insurance on my policy. Right in my portal it states ******** is my homeowners insurance company. They state my current policy is expired. On February 17, 2023 I have a confirmation email from Loancare stating they made a payment OUT OF MY ESCROW, which was in full for my new policy. The new policy started March 7, 2023. There was no gap in insurance coverage and definately no gap in payment. Now they are charging me extra because they are telling me they have no record of any new policy, my old one expired. Even though they made a payment on February 17, 2023 toward the new policy, and they have a copy of that new policy through ******** in my portal?!? They are going to raise my mortgage monthly payment to cover the gap in payment since they are purchasing insurance for me?!?!
      I sent them several copies of the new policy and also several screenshots of the confirmation that the new policy was paid in full, by them, out of my escrow, on Feb 17, 2023 of this year. I am going to speak to an attorney on Monday. To me, this seems outright criminal. How can anyone be so incompetent??? I have had many servicers over the years, not only are these people the worst, but they are corrupt. We should have a say in who is servicing our loans!!!!

      Not even 1 star! 0 stars, definitely would never recommend! They waited 4 months to send me a billing statement for my new loan payment and now they expect me to pay everything at once! They also expected me to know what the additional fees and taxes were that were added on to my mortgage payment. Not one time did they send a statement or gave a call and not to mention, when i tried to look it up online, all my old information was still up there and it didn’t get updated until March 10th! That’s already 3 pass due payments! It’s ridiculous! The 3rd lady that i talked to was rude and couldn’t explain to me why i was never notified about my new payment!

      LoanCare is awful. I sent them an updated master condo policy which included wind coverage when the policy began. I was sent a letter weeks later indicating that I had no updated policy. I followed their instructions from the letter and sent it again on March 1. Two weeks later, it still was not updated. I called and spoke to a representative and he said he saw where I sent an updated policy, but for some reason, it was not processed. I uploaded it again after speaking to him on March 15. It still was not processed. I sent it 3 more times and now they have charged me for a wind coverage policy, which I already have, yet they are not processing the updated policy I send them. Dishonest company trying to make extra dollars. I'm calling them tomorrow and I will not let this go until they resolve it. They tried to do the same thing to me last year with flood insurance. I kept bothering them till they corrected it. It took months. Get ready...I'm contacting you bright and early tomorrow morning!

      Worst experience ever with any organization. For the past few months I had call to find out why they are not pulling the funds out of our account weeks after I made the payments and received confirmation. They messed up and have the audacity to demand certified funds for future payments. Horrible customer service!

      The company has had general annoying issues as a customer throughout my mortgage, including the worst website/two-factor authentication system I've ever seen and a phone system that takes 4-5 levels of entering information to even get the option of talking to a person.
      But my biggest frustration has been trying to do a refinance with another company and finally leave LoanCare behind. My refinance can't go through without a payoff from HUD for a lien they have on my home. EXCEPT after contacting HUD, LoanCare never filed the claim with HUD. I have contacted LoanCare weekly for the last six weeks to get this resolved. Calls have ranged from someone telling me: there isn't a lien on my property with HUD (which is untrue); that they already filed the partial claim with HUD and I need to contact them (which HUD says is untrue); that they're "looking into" why the claim was never filed and will call me back in "3-5 business days." So far, three of these calls have been promised. All three times, I had to call them back to say that no call ever came and then re-explain the entire situation and start all over again. Which all might just be their strategy anyway to make sure customers can't leave. I've also asked for a copy of my loan modification and partial claim to be emailed to me twice during this process. Both times, they said it took "up to 10 business days" to email these documents to me. Both times, 10 business days came and went with no documents being sent to me.
      Anyway, this is a bad bad company, probably by design to keep people trapped with them. Stay far, far away if you have a choice.

      Worst mortgage lender. They will not report payments to credit bureau if they are not obligated by law even if it will help their client. Avoid this company at all costs!!

      I have submitted a request to be refunded in 2021 for a payment they made on my behalf after I paid the same stormwater bill. Yes 2021 and never got any correspondence. When I called back for the 10th time today, the are reopening the request again and treating it as new AGAIN! Who cares right? It doesn't impact them. Additionally, I've had to call now three times because my escrow analysis adjusted my monthly payment. After not being allowed to make the payment online for some unknown reason, a representative was nice enough to take my payment. While seeking to keep them straight in fixing the error with my payment, I got three different accounts and amounts regarding my escrow analysis and new monthly payment. Who do you believe right? I'm just the customer. Who cares, again it doesn't impact them? I was told that they corrected it. I guess my distrust in their ability to follow through and honesty isn't misplaced because when I checked again it was wrong AGAIN. As I spoke to the either tired or bored *********, she continuously yawned her way through explaining why the incorrect amount was actually correct. After I had to explain yet again, the payments made on my account should have aligned with my expectations, she then found that the request to correct my payment amount was closed for some unknown reason. It would've been laughable if it wasn't frustrating and insulting. I've been a homeowner for over 10 years and have never dealt with this type of craziness. I would definitely want to move my business somewhere else.
