      I have been dealing with LoanCare for the last six weeks or so. The company put forced escrow on my non-escrow loan claiming there were unpaid real estate taxes. They refuse to provide any documentation of the delinquency - they just provide a letter making the allegation. This is a lie and they know it. I just closed on a refi-loan in March - all property taxes were paid. You can't run a debt of $3700 plus in property taxes in less than two months. The customer service reps are dismissive and arrogant. I have yet to speak with one that actually cares about solving the problem. Now, we're on track to be forced to pay an entire year's worth of property taxes in advance, even when the amount due next July 1 is half that year, not the full year. On a second loan on a different house, the mortgage generator assigned it to LoanCare, and again, because they want to pay the property insurance once a year, rather than quarterly or semi-annually, it forces my escrow to be higher than it needs to be. This company is obsessed with what benefits them and it screws the borrower. Their treatment of my family is appalling.

      I'd give ZERO stars if I could. So many shady, deceitful things this company has done with my home loan....predatory practices and TERRIBLE customer service. RUN, DON'T WALK FROM THEM!!!!!

      This is the worse company ever. Mortgage payments were paid on TIME and they are adding late fees and they say that they are getting checks returned. I sent proof of payment and that they took the money out of the bank and they have NOT responded and it's been almost 3 weeks!! In the meantime, my credit score went down 100 points because of they are inept! Talking to customer service is a waste of time as they don't know what they are doing either. I have to get this house refinanced with another company! DO NOT CHOSE THIS COMPANY!!!! STAY AWAY!!!!

      4 hud liens placed on a property and no one wants to help sort out the issue. One member of the "leadership" team named Daniel was extremely rude and unprofessional stating there were discharges that weren't actually there, dogs barking in the background the whole conversation, and when he was done trying to help me told me he had to go and couldn't continue talking to me. Worst customer service I have ever tried to deal with!

      Worst Mortgage Company!! They need to be investigated!! Currently dealing with, a HUGE increase in my monthly mortgage payment. I mean in the amount of $1,500 more a month, because of an escrow shortage?!?! Found out it's mostly due to them taking money out for home owners insurance and never paying it!! Then taking multiple amounts out for lender based insurance without my knowledge. I went from a 1,000 payment to $2,500? Then they lowered me to $1,800, but I still have to make the $2,500 payment for a month? There has been a couple investigations that I had to initiate, with no resolution what so ever. Then I am told to keep calling, until there is a solution?

      On September 6th I called LoanCare LLC to inform them that I would be sending in a total payment of $1,800. My loan did have three payments past due at the time, the employee of LoanCare LLC did tell me that the $1,800 payment would cover two monthly payments and would be accepted. I instructed that I would be sending the payment by my credit Union's bill pay service and they made note of it. I noticed on September 13th that the payment was redirected back to me. When I called LoanCare LLC to see why my payment was redirected back to me they told me that their employee gave me the wrong information, two payments would not have been accepted when three payments were past due. In that timing it caused another billing statement to be produced and my loan went into a foreclosure status. They of course apologized for their employee giving me incorrect information but that did not help my loan avoid foreclosure status.

      The website is actually useless and hard to navigate. The customer service representatives are not at all friendly; if you can even get a hold of them. Their automated phone service is garbage, as you have to navigate through a seemingly endless amount of automated options, then even when they say the wait is 5 min, I have ended up waiting 45 min. They are not customer oriented at all, and if I had a say in the matter, they would no longer be in business. If only there was a way to chose who a mortgage loan operated through! I wish no stars was an option!!

      Really bad mortgage company. Very difficult to get ahold of anyone to speak to. I processed a recast that they delayed over 45 days, then miscommunicated the expectations and new payment schedule. Once I was able to get through to customer care, they could not have cared less and over a week to respond that there is nothing they can do even though they communicated incorrect and inaccurate information.

      Worst mortgage company ever. I have 4 houses and no problems with mortgage payments on other houses ever. But somehow, despite payment all mortgages on time and even sending in extra payments, this company is constantly charging me a late payments. Constantly getting automatic calls to call them. Can't speak to a live person. I wrote to the company and sent them copies of my bank statements with my weekly payments and never heard back from them. Website is difficult to navigate and difficult to understand. I could go into much more detail, but this company just tires me out. Again, this is the worst company ever. If I could give a "0", I would.

      I'm in the process of pulling equity out of my home to make home improvements and pay down debt, and I needed to get a form authorized from LoanCare. After two weeks of seeking help from customer service, no one has been able to help or even takes the time to review the form. Customer service has sent the form to the wrong department multiple times and each time causes a delay in the process. I was finally told I would get a case worker but still haven't heard anything back and have no way to know when they'll actually assign one. This has been the worst customer service I've ever experienced. it feels like there's no one I can speak to that can make an actual decision on a time-sensitive matter. Just awful.
