    To Whom It May Concern: I am emailing in regards to account ********** for the amonut of $1,276.52 I have attached all supporting documention below and will be if needed taking legal action against the Mesa Station Apartments for lack of communication and unprofessionalism with this matter and violating their end of the lease and allowing violent tenants to continue occupying the unit below after multiple arrests were made causing and unsafe environment for not just us but other tenants nearby. We are prepared to settle this matter for $0.00 and request that this matter be removed from our credit so we can accommodate and find a bigger place for our family of 4 soon to be 5. We did return the keys to the office before they came and locked the doors therefore we did turn the unit back over to them, we made several attempts to try and handle this manner with the office and they refused to work with us. After notifying them of our bedbug situation they locked us out the office and we weren't allowed in making it impossible to get a hold of them, they hardly answered their phone and emails they took days to respond to.     • The reason why I believe the alleged debt is NOT valid is: I have audio recording of the leasing office saying we did not owe anything, we turned in keys and did our part by maintaining and cleaning the place. When we reported that we had a situation with bed bugs that came from our neighbor they essentially threw a hissy fit took 3 weeks to come treat it and then terminated our lease leaving us a week to pack our stuff and leave. I had to legally submit documentation to get them to show proof that we had paid judgements. They proceeded to take our deposit and now they are claiming we owe $1276.52 in cleaning fees and pest control. I am in the process of taking legal action against the complex itself for lack of professionalism, communication. The complex did not even give us a chance to resolve the matter with them before sending it to collections. I do not have a contract nor did I authorize this company to obtain my information, my rights to privacy was violated under the FDCPA& FCRA

    the phone call was made February ******* to the number ************ it was made at 12:10pm and lasted 12 minutes. 

    on February 27, 2025 I emailed IQ data international *** and stated

    I am rejecting this response because:

    We did turn in keys, ************ is known for lying and being sexist against men, they were rude to my husband and did not let him come into the office when we were attempting to pay rent. On our move out statement they are charging us $700 for pest control that is not our responsibility that is on them to keep their property clean and pest free. We also have video evidence that we left that unit in a clean condition better than when we moved in, and we have audio recordings of communication with the leasing office saying we didnt owe anything and that we would be returning keys which I will be happy to send over in an email should you need it. The charge for the all cleaning is outrageous and our security deposit should have been enough to cover the cost. I would also like to point out they never even gave us the chance to pay what was owed before immediately going to collections and my rights have been violated under the ***** & ****. Since this matter doesnt seem to be resolved I will be taking further legal action against the mesa station apartments and iq data international.

    I am in the process of taking legal action on against the mesa station apartments. Upon speaking with an attorney I was informed that because we were still living in the unit when it was treated it is legally not our responsibility to pay for it. So unless this is removed from collections without payment legal action is being taken on everyone involved.

    On or around February 11, 2025, I filed a dispute with the credit bureaus. I disputed IQ DATA INTERNATIONAL ********* as NOT MINE. On or around February 12, 2025, I called ******* and disputed the account directly with the data furnisher as NOT MINE. On March 17, 2025, I received a phone call from *******. The first ***** was a female named ******* *****. During the phone call she failed to say the ***** disclosure we are a debt collector, this is an attempt to collect a debt, any information obtained will be used for that purpose. She also did not attempt to authenticate me or ask for any of my personally identifiable information. During the call, she continued to interrupt after being asked not to; she also admitted that she deliberately and willfully interrupted me. In addition, she provided false and misleading statements while attempting to collect a debt. She then placed the call on hold twice while I was still speaking. Moreover, she made inappropriate comments complaining oh my god and whatever. I was then transferred to ***** who identified as a manager/supervisor. I told ***** Ill be submitting valid complaints against his company. He made inappropriate comments stating ohhh the BBB Im so scared and the **** is going to be shut down. He also antagonized me for attending law school and said then you should know the laws. I told him this account does not belong to be and instead of filing a dispute and conducting a reinvestigation, he continued to allude I was a liar and that this account belongs to me. This company is in violation of, among other things, the federal ****, FDCPA and Unfair or Deceptive Acts or Practices, including relevant state laws in **********; the ***** and RFDCPA. I seek to hold this company accountable. I also submitted a valid complaint with the ****, ***, ***, and California DFPI. Criminal and civil claims will be pursued.

    I am writing regarding the collection account referenced above. I have reviewed my records and, after carefully examining the details provided in your recent communication, I am requesting that you remove this account from my credit report and cease all collection efforts.
    I believe that this account should be removed for the following reasons:
    Failure to Validate the Debt: Under the Fair Debt Collection Practices Act (FDCPA), Section 809, I have the right to request validation of any debt being collected.     The amount is inaccurate. This is no an attempt in rejection of the alleged debt rather the inaccurate amount the business claimed I owed.

    Also, the original landlord increase rent with a very short notice 07.11.2024 while my contract expired on 09.14.2024 (See attachment). When I contacted them I was told is okay to pay just the *************** the month of September when my contract expired.
    Then, I only saw Credit Report in my *****************. Then I asked for Debt Validation Letter on 02.23.2025 (certified mailed Debt Validation letter) from the business until now nothing has been done. ********** Bureau did same thing and no response until date. Attached is confirmation from ********** email and short notice from the original creditor. 

    In the case of additional documents needed I am willing to mail them to you for deep understanding and cancellation of this inaccuracy in my Credit Report.

    I am honored to write to you this info needed to speed up the process. The creditor never provided me with any electronic or physical document; rather on 08.31.2024 the ****** apartment manager at the time provided me with a figure on a paper (attached below) that before I leave I have to make the payment for the 14 days stay which will mark the end of my lease.

    After this day, I presented the ****** a "cashier check" with the amount of $614.95 including all bills (prorated) stated in the paper given to me, which was rejected by the front desk on the pretext that a general **** would be sent to me. 

    However, the ****** apartment NEVER contacted me again and I only received a call from the Debt Collector telling me they are in charge of an alleged debt.

    And on Friday, 04.04.2025, based on BBB's demand to submit the last bill document from the creditor, I went there to ask for this document, I was told the office is not authorized to share that document with me. This is where I am confused on what to do next!

I had not place to attached more than 1 file in which I have clear evidence to prove this was inaccurate and the fact that The ****** Apartment notified me LATE of an increase of lease, I decided to complete my lease and leave the apartment. 

    Please find below an attached file from the email I got from The ****** Apartment (look date and time for an increase of rent and the time of the notification by law to be give customer).

     

    Suwai, would you please mind ask of the LAST BILL before I moved out? I guess they can provide that as well. I have also attached a pen written amount that was giving to me by the manager at the time.

    This time I am reopening my case in regards to "No breach of Lease". 

    Following the date of Notice to increase rent and the date of termination of my lease, I guess I am covered by the consumer's right to dispute this alleged debt. However I am open to comply with the $591.67 as what I believe is rightfully owed to this apartment.
