1 star1 of 5 stars and so does ******* Reddit, and Yelp! Avenue5 manages 470 properties nationwide and you would think someone would have something nice to say, but with over a thousand reviews not many have a kind word to say, which I find very disturbing. You must work extremely hard to continue to have such a poor showing, but from my experience their care level is lacking, and I would be very disappointed in myself and the company if I continually had such poor ratings. It will take a huge amount of motivation to address the issues, but like I said they have 1 of 5-star ratings. My management office staff continually invades my life and disrespects my peace, my serenity so that they can find mis-delivered package, a cup of coffee, a pizza or is everyones lost and found. I now block them but now I get zero pertinent information about the property events and activities that Im paying for. The manager here of 10 years, says this property is her baby, and she just became a mother last year, and Its my opinion that she is going to have a monster of a child. Invading everyones life, invading their privacy, and their peace and serenity certainly wouldnt be a business practice at any of the 5-*********** that Ive worked. It may be time for me to pack my suitcase and check out so I can either get what Im paying for or to find the respect, peace, and serenity that I deserve. Allowing the office staff to play ding-dong-ditch on our phones all day is absurd. If you had to choose, what would you do? They shouldnt give me an Either-or Option, and I shouldnt have to choose to be intruded upon or to value my peace and serenity while at HOME! Why should anyone receive anything less than what they are paying for. Ive called out the abuse, but Im met with great resistance. Avenue5s reputation and reviews are way below industry standards, and I guess 1 or 5 star ratings are acceptable to them because BBB, ******* Reddit and Yelp all give them a measly 1 Star.Review fromAlysha F.

1 starThese apartments are very unprofessional. They appear new on the website, but they are extremely old on the inside. I have had an issue with the ceiling leaking from Upstairs . There are criminals who come to the parking lot to do crime. They make up rules charging $100 per trash bag outside of the home. 1 starSouthridge Apts, ******, **. They lied about the rent (****). The manager asked if there is anything she can do to make things right and never followed through. They damaged my patio furniture and never acknowledged after being told. ************** sprayed upstairs apartment with no warning. Thank goodness we were not on the patio. Our apartment was ant infested. It took almost two weeks for an exterminator. I ended up purchasing my own spray from *********** They are all lazy ( (Females in the office), cable lines are horrible due to being too old and outdated, not a good idea to move here if you work from home Laundry rooms are dirty, wet, dark. HORRIBLE HORRID EXPERIENCE WITH THIS STAFF AND UNIT.Review fromEmily A. C

1 starBEWARE! ** is DISHONEST, SNAKY, UNETHICAL, & DECEPTIVE!!!!!!!!! The specific units I expressed interested in, ** DELIBERATELY JACKED (TORT / EXTORTION) up the prices,-Inconsistent neg terms or provision of housing facilities between protected classes & non-protected classes (inconsistent rent charges), changing something about the terms of tenancy.-SPECIFIC units I expressed interest in they delib jacked the $ up AND BEYOND the normal range of all others identical to it! 1x1 Den Unit, & ALSO told me $1610, & now wanting to charge $1795!Violation:-ALL of the SPECIFIC units Ive expressed interest in (B304, G307, D203), theyve specifically jacked the $ from ORIGINAL $ it was at AND even beyond/higher than the normal range of their similar apartments Violation:?-On Sat Sep 9, 2023 we went to look at *********** opened the door to let us into someone elses apartment while they were still living there. This is illegal & EXTREMELY uncomfortable. Said I HAD to apply ($40) & pay a $200+ fee in order to hold / RSVP unit for 30 days. -8/24: PRESSURING to sign the lease, & very EARLY (Again, I was said to have 30 days, ie, through 9/22 to simply DECIDE if I even wanted to live at complex)-8/31: They reach out to text **************** / pressure me AGAIN to sign lease -9/6: They Pressure me AGAIN to sign lease EARLY 9/19: UPDATE: Took the 2 mo FREE rent! 100% LIED stating Id have to sign an 11-mo lease for this, FULL WELL absolutely KNOWING I agreed to a 9 mo. So not only did they take BACK what they 100% PROMISED, & underhandedly JUSTIFIED & LIED cold-face LIED about it. The prop mgr also told me that if I decided to leave after the first 2 FREE mo's, or ANY time after, I would ONLY be resp for paying carpet cleaning & a buyout fee, which was $5K TOTAL & then they completely fraudulently changed TERMS & said I'd have to pay BACK the 2 FREE MO's ($1800 x 2 = $3600!) + $4100 BUYOUT! 1 starThis company is a slum lord. I have lived at one of their properties for over three years. If you put in a maintenance request, you are told, we dont have that in stock , we have to order it, and the request is closed. My Heating and air conditioning unit has not worked for over 10 days. They are violating the Landlord Tenant Act. When contacted to see the status there is no response.Review fromSarah W

1 starLiving at the senios complex for seven years, but in the last three years since avenue5 has taken over has been a nightmare. Unethical practices at *********** seniors complex in *******, *****. Was offered to renew my lease in July 2023 for ******* a raise from ****** but waited until August 2023 and the price had gone up to ******* for the same unit. Learned from some of my neighbors white and hispanic that their rent was renewed at ******* and the blacks rent renewed at *******. 1 starI lived at these apartments for about three years and the management has always been subpar. However, we have a new management company and this one is even worse than the one they had before I'll give you an example of a fraud that they committed. I mistakenly left the water on with the sink plug and caused a water situation. We were able to get it cleaned up and everything's fine now the manager emailed me and saying that I would be responsible for the charges of renting the dryers etc and I will let you know what the amount is. So I gave her my insurance information and that was the last I heard from her. Four days later she adds $800 as miscellaneous to my rent payment, not telling me or notifying me in any way. So, when they withdrew the extra ****** it put me in financial crisis. 10 days after she withdrew money from my account, she still has not provided an invoice.Review fromRyan R

3 starsI am glad that the Westlyn is a historic landmark although I didn't like getting picked on by security people, and you bet **************** notified me that the newspapers stench was in the building, that **** was going on every night. So getting these Catholic- charities' schemes late in 2022, and the Volunteers of America's offer for Northern ****** in 2023 in the winter is a mega scretch, because I don't need the Holy Bible to get a job. I don't have to use a shelter normally, nevermind for very much longer.ConAm made sure that I got a offer before I left ********************** but decided it wasn't worth living in Downtown **** because of bullies like *****************, ***, RGJ.Con, etc. What a nasty collaboration up there. You will never get me to live in **** at all, not with Hustler- creepy ****************** looking for stuff to do a lot.I did get compensation for investor relations, and had a few accounts slip but its all good, thanks to a private server www.renderxoin.net so the previous eviction from ******* just needs to be erased. I was picked on more by other security companies, couldn't tell outside if it was @Security_Group or not, but there was breaking and entering and the cops made fun of me a lot. I remember when a pair showed up to my apartment after the Avenue5 took over, and they were wondering who ***************************' was, and why I wasn't on Instagram at the time! SO lame.I never invited my step mom to the Westlyn, half-sister, and my dad skipped on helping me with a U-Haul, so the GAY PRIDE- manager for the Westlyn at the time lied, forced me to sign paperwork, and released all my electronics, hard drives, ******** Wii U, etc. He told me that there was a special planned in the future as an apology and that I would be compensated. He said that if I tried to pick up my stuff with a U-Haul, the mob would show up and try to attack me, **** my truck, also there wasn't any parking up front anymore! 1 starWhen they took over the Parkwood Apartments in *******, things were okay. They changed the name to ********** and had a really nice property manager. Then after sis months, residents received emails that they had changed property managers. And since then it's been a c*** show. Random homeless people hanging out by the pool and hot tub. How do they get in there if you have to have a key or know the code? In my building, there are basically squatters (which is the previous tenants kid and her horde of random homeless people). With that same apartment comes the drug deals all night long, the random people just sitting on the stairs with their c*** spread out and then they get mad because you have to climb over them, the infamous blue truck that parks in resident spots and throws their trash on the ground and leaves their needle caps and dope bags in resident spots as well. Management had been complained to so many times and have never done anything. Then the compactor broke so they brought in a dumpster that blocked parking spaces for a month. Dumpster divers looking for cans and bottles. Residents with only one.spot but two cars have to fight for spots and now the office has two of those spots "reserved" and if you park there (even if youre a resident), they put a orange tag on your window. Also, maintenence has their own spot now as well. Park there and get a orange tag as well. They raised the rent almost $200. Who the heck wants to pay almost $1700 a month for no parking, broken windows, drug addicts, homeless people wandering, no piece of mind, and a barely working trash compactor? I wish the original Parkwood people would come back.
