      Terrible experience working for them in ********. They hired me for a brand-new property, and then right after I started said they would be losing that property, due to how badly they mis-managed it before I got there. They then forced me to go to a disaster property where they failed to support me and the rest of the team, leaving us to deal with lawsuits, broken amenities and more. The entire team except one person now has turned in notice.Turnover is constant (I had 3 regional managers in 4 months). I had no orientation and received no training. There is no work/life balance even though I specifically raised concerns about how much they were making me work. Did not have the opportunity to attend AAMD events or company events because they wanted me to work. Had to skip HOLIDAYS because they forced me to work. Forced me to work Saturdays at properties I was never a full-time employee at. I could go on and on.All of their properties are badly run because their employees are unhappy and keep quitting, just look at the reviews for every Ave5 property in ********. I helped out at 3 of their properties in the span of 4 months, and all residents were furious because of how badly Avenue5 had done with each property. No employee I talked to had good things to say about the company.This company is seriously setting up their associates for failure. Theres been several associates who left Avenue5 recently for smaller, more stable companies. After I turned in notice, I was told that I was the problem and would have a long and frustrating career if I dont change my mindset.Avenue5 did not deliver on anything they promised me when I interviewed so I left for a better company (as most people in this region are doing). The ******** region has an awful reputation among industry professionals and residents, and now I completely see why. I didnt even scratch the surface with my experience and their poor culture, but they ultimately wasted my time. 0/10 do not recommend.

      Unruptable, No Communicate, No Follow **************************** My daughter rented a ********************* Apt. A mo. prior to her moving out,Avenue 5 took over.Having been in *********** 22 yrs I know how difficult it can be on a residential level let alone the commercial side.There was one item that needed to be replaced prior to moveout.We went to the office & shared, we saw the carpeting was being disposed of in the remodel of the each unit to hard floors.Should the carpet be replaced?We were told no, & not to worry."She would not be charged."We continued w/ the cleaning, touch-*** & repairs (TV mounts,etc).Did I mention their cockroach issue!Shortly after she received her move-out statement from Slate.I called Slate the account shows $0.A bit confusing! My daughter reached out & spoke with *************************** w/ Ave 5.She braided my daughter & belittled her. She was in tears!This is not how you speak to someone when you are at work.I told my daughter to email her stating what ***** said during their call & that I would be advocating for her.We never did hear from ***** again.Just another big bully behind a screen.I did finally get someone on the phone after several attempts.************************* with Ave 5, listened & gave me her email to send the bill & all the corresp. we had.******* said she would address it w/ mgmt. I said, "Great, if you need anything else, please let me know. I really appreciate your help!" I remember this because it was such an ordeal to get ahold of anyone at Ave 5.So, I was super excited once I did. I never received ANY corresp. from *** or any employee of the *** again.Then a year later, June 2023, I received a call from a collection *** for the bill! Again, I was told it was resolved. In addition, I personally was not on the lease but they gave the collection company my info! Fraudulent! I emailed, called & tried to explain the situation to Ave 5. I sent emails, the original emails, & still nothing.At no time did I ever state I would not pay the bill.

      Renters Beware!!************************* is an Avenue 5 company that lies to prospective tenants regarding one month free rent, $1,000 referral fees. Etc. The ask you to sign a 40 page (!) lease agreement on your smart phone and do not provide a paper copy as required by ***** law. Management does not respond to requests or to letters. They lie that the responded when confronted. And they bill you for every expense they have, including a fee to generate a bill for you. They offer an electronic payment option and charge over $50!Renters Beware!!

      Upon moving into the Hayden ********* on the good faith of the property management team, we trusted that our apartment would be renovated with Brand new appliances as promised my both leasing agents numerous times. Once moved, unbeknownst to us the apartment was filthy with cat hair from previous tenants, grime, urine smell, urine on the walls of the bathroom and urine stained toilets, roaches, fleas and numerous non-working appliances and no hot water. Moving into this unbelievably, unkept apartment living conditions, has caused not only physical pain from the non stop daily cleaning and painting weve had to do, as well as the the moving in and unpacking again for the Exterminator and maintenance. The anguish and stress of living with a flea and ***** infestation and being bitten on a daily by fleas in our renovated apartment that we feel lied to about the conditions has caused unnerved stress, depression, regret, lost of trust and severe strain on our work life/home balance. We have experienced everything from a ceiling leaking water, no hot water for 2 days, a non-functioning washer and dryer, urine imbedded toilets, a filthy non-functioning dishwasher full of pet hair and grime, roaches, flea infestations and flea bites, non-supportive closet racks that sag from the weight of our clothes. Moving to ****** has been nothing short of a nightmare because of the unhabitable living conditions and daily interruptions from staff fixing things that should have been previously done before our move in. Under California Civil code ****** landlords of a property must ensure that living spaces are habitable and safe of lesees and in order for that to be so, we need to be let out of our contract and move out immediately for our mental and physical health.

      Be careful at move out! I asked mgmt to do a move out inspection when all the furniture was moved out of my apartment but was told it would happen without me being there. When I moved out, I left the apartment clean and ready for the next tenant. I was the only tenant and I'm a mature female. I cleaned the bathroom, kitchen, *************** refrig, **************** vacuumed the ******************* with my Dyson and I'm being billed $285 for cleaning ($80 carpet cleaning and $205 other cleaning?? - (I'm still waiting on some detail bill on how they arrived at that total). ****** at Ave5 told me to pay the charges or they will put the non-payment on my credit rating. I told her that when I moved in, the apartment manager assured me that if the apartment was clean when I moved out - I would get my deposit back. ****** was quite rude and asked if I had any of that in writing since that manager has since been replaced. The staff of AVE5 definitely changed when the original manager left. Many days the office was not even open or the maintenance guy was left to handle the admin issues. I was frequently charged late fees which after notifying them were removed since my payments were delivered to the office on time every month! Last months have been pretty disappointing at the complex. **** was still not open as of July - when I asked the assistant staff gal when it would open - she gave a very vague response as if why was I bothering to ask. It is non-smoking complex but mainly at nighttime the smell of pot is so strong outside you'll need to shut your windows if you're not into that. People were not putting their trash in the dumpsters so the critters would scatter it all over my morning. Glad I'm outta there!

      I live in the ******** for over 4 years anvenue 5 took over and they are the worst company every day do not return phone calls they do not follow up on work orders you completely live in garbage plumbing from trash around the property is ridiculous. They do not except money orders or checks in office. You have to actually pay on a portal which is broken. Ive been trying to get in contact with them since the beginning of June to figure out whats going on. Its gonna be a real problem if I receive an infection on my door due to the lack of their response to get the issue fixed. I tried calling numerous of times and no one returned my call, something needs to be done with this property management, so unprofessional and untimely

      I have been a resident of ********************* Apartments in ******, ***** for 4 1/2 years. I love my community and I love my home. At least I did until Avenue5 Residential LLC assumed management of the complex. I have never, ever, ever been treated so disrespectfully. I have had a leak in my apartment from the upstairs unit for 6 months. Avenue5 has dodged my communications and refused to see me to discuss finding a resolution. They've been patronizing and condescending from the very beginning. I am one of the good tenants. The one you want to keep. I keep my apartment immaculately clean, I pay my rent on time and I don't disrupt my neighbors. I don't even ask the maintenance staff to fix things I can fix myself. I've only ever asked the employed maintenance staff to address issues that involve plumbing and structural issues like water leaks. When I first addressed this issue with *************************, the acting apartment manager, he seemed invested. As the issue became ongoing, he started dodging my phone calls and emails and that's when I started going into the office to speak to him. Now, when they see me coming, he gets on the phone so the leasing staff can tell me he is "busy". Avenue5 Residential LLC has ZERO interest in resident retention or in repairing the units. I will never, ever, ever knowingly lease from a complex that is managed by this company.

      I have recommended over 10 different friends/family to look into M south Apartments when looking to find an apartment. Ever since Avenue5 took over, I recommend everyone to look elsewhere. I am also in property management and know how important it is to fully take care of issues within the apartment and produce high customer service always, by going above and beyond. My residents feeling happy in their living situation is always my number one priority. That is not the case here. The managers and above do not care at all. We have had a broken dryer since moving in 3 years ago, when I explained the situation to the regional manager he blamed it on the old management company for not taking care of it or providing ** with good service and stated that he would be sure the property got to the bottom of it. They have yet to figure it out, our electricity bill has sky rocketed from this and the worst part of all is their customer service. My roommate sat in the lobby to have a discussion with the manager for 2 hours. The manager was extremely rude. I was also retaliated against regarding my service animal. I have had my service animal registered from the time of living at M south 3 years ago. Maintenance has been aware of the dog for months, along with the staff. After we have made complaints about our dryer, I received an email that I need to register my dog or I would be charged $400. I understand fair housing laws in full, but this has been straight up retaliation. I am so extremely disappointed in the way any situation here has been handled.

      Hello My dad moved into to Mission lofts property located in ************ **.He was 89 in ********************************************************************* we would use his income which was enough as he received a pension as guarantee for his lease. We made it clear that we were doing this to make sure that when he passed the lease would be terminated with no issues. On April 24, 2023 my father passed away. They told me there was a clause in the lease that even If he passed away he would have pay one month lease. This was not what the previous manager told ** and we had numerous conversation with new Management many times when my father health was getting worse and we never got a definite answer until he passed away. Their management is very misleading and does not what to honor the agreement they made. We would never have moved in an 89 year old man if we had known that he would be charged rent after his death. They are very unprofessional and disrespectful and are pursuing ** paying this even though his is the only name on the lease.*************************.
