      The maintenance crew are a joke at Palm Crest Apartments. They enter your apartment freely with or without permission. Not only that, but they entered my apartment without my permission, and while my underage son was home alone. ((I even had my bedroom door closed and locked as I was trying to hide gifts for my sons birthday. But they walked right into my apartment, while I was gone and somehow unlocked my bedroom door. And then they left it open and my son ended up seeing his gifts before he was supposed to.))My ** went out Saturday night. I left voicemails and called the after hours line and no one showed up Until Tuesday. Then I had to wait another day for the ** company to arrive. Some of the maintenance workers are shaaady too. Next time I am going to call an ** company and pay for it out of pocket.**********, THE PROPERTY MANAGER IS ABSOLUTELY WONDERFUL. SHE ALWAYS ASSISTS MY COMPLAINTS AND HAS ALWAYS BEEN GREAT. This complaint is strictly about the maintenance.

      The high turnover of employees at ******************** is a sure tell that Avenue5 Residential LLC is an unethical predatory company. They don't deserve one star.

      Service is terrible. They fail to replace burnt out hallway lights, they do not maintain or keep up building cleanliness, and the staff is just rude.

      Since Avenue5 took over The *****************************, there has been a noticeable change in the way they treat tenants and the business overall. Where two years ago, our management team was personable, helpful, and understanding, now they are unresponsive, unapologetic, demanding, and impersonal.I have had complaints to the office about maintenance practices closed this week without comment or response.Their first method of contact for any grievance they have, like a day-late rent payment, is a letter of eviction notice.If you can avoid it, I highly recommend avoiding any involvement with this irresponsible ownership company. It's a shame, as I used to value the good service and treatment by this complex.

      While living in this complex, the leasing office handed out both my personal name and location/unit number to a convicted criminal without so much as a single ounce of knowledge or communication with me. I had no idea this had happened until this person proceeded to target me, blackmail me, stalk me, and harass me for the next six months. I reported this person to the police and the police asked them how they got my information that they admitted the leasing office just handed it out to them. When I confronted the leasing office and asked what happened. It was admitted to me that they did indeed hand out my information to this person and just "forgot to tell me".I told them what this person was doing and that I had called the police but the very next time I went back to the leasing office to confront them, the manager just suddenly "no longer worked there". The new manager lied to my face and claimed not to have knowledge of the incident even though later I saw that the same manager admitted to authorities weeks earlier that he did know what happened and they did hand out my information to this criminal.Suddenly, he magically wasn't there anymore either and there was a third "new" manager. I realized the owners of the property were perfectly aware of what happened and were simply trying to avoid all forms of accountability and responsibility for it by continuously switching out property managers and having everyone deny it...despite them already admitting it to the authorities. I begged to be transferred to another unit so that I could be safe from the person THEY gave my address to. They refused and I was forced to deal with this stalking psychopath for months, suffering more damage financially and mentally/emotionally to the extent that I had to be put on medication to get by. Words cannot describe the trauma, fear, and suffering I have endured at the hands of this complex and implore anyone thinking of moving here to go somewhere else.

      My apartment flooded 2/22/23; it is now 4/23/23!!! Work has not started and nothing but crickets from the management. I reached out via the tenant portal for an update and was told yet again they are waiting for a vendor estimate and approval from the regional/corporate office. I am paying rent for a unit I CANNOT occupy and my belongings are in storage!!! This is unacceptable. My lease ends 6/30/23. Fix your crappy processes, and restore my unit without further delays. This is essentially a Constructive Eviction!!!

      Re: ****************. Horrible. First issue is **** at the front desk does not know what he is doing and when he makes promises and agreements and discovers he was wrong he lies. He does not have the ability or character to stand by what he promises when having to follow through or own up to his promises when trying to get you into the property. Second is once our emails were given to Avenue 5 (corporate company that owns ****************) we immediately started getting spam and junk emails from different companies. When I mentioned it to **** he just played dumb but it was no coincidence. Third is they are forcefully trying to charge us for renters insurance when we started our renters insurance, and provided them proof, two days before we even moved in. I followed their guidelines exactly but obviously they make more charging on their own and are trying to bully us into using their "in-house" insurance.Fourth is when trying to fix the almost $500 I was overcharged on our rent it took 3 days and multiple calls and emails to ever get a reply. No one ever answers when ypu have issues they just get back to you on their time. Fifth is the "houses" are garbage. When the front door is shut the back wall in the house moves noticeably. The painting and work done on the house is so poor I have fired people for doing better work than has been done on this house. Sixth we are forced to pay almost $100 a month extra for pest control and "lawn care". The landscaping is worse than thoughtless and the yards are garbage weeds with poorly maintained bermuda. The whole set up feels like it was started and is run by predatory lenders, **** shop owners and lawyers. I regret moving into this place and look forward to the moment our lease is up so we can cut ties with this place. Do not waste your time here but if you still must you are welcome to take over our "luxury" apartment home. I will even help you move.

      I paid for the application and Admission Fee I was denied so why dont they give you the 200 dollars right back as they took my Money right away out my account I was denied they dont get to keep the Money said they was going to mail it!!! Why and mail it where if I dont even have an address to mail it to they dont answer they Phones when I try calling not returning my calls so yall just took my money dont have a place and Im in a weekly with children

      A5R owns Maria's **** Apartments (200 unit) complex in ***********************************************. When I moved in last October 1 month Free rent was advertised. a New PM came in in December and i have not received my free month rent. I asked the new leasing office manager about this and got the answer sorry it's not on your concession sheet too bad so sad you don't get a free month rent. WTF? It's still advertised 1-month free rent I am not getting this because the manager does not care, Tickets are closed or even cancelled without solving problems I have paying my rent online. I have a Negative ****+ balance and cannot pay rent because of if being too negative. I have opened about 7 tickets on this all cancelled or closed without being fixed. Rent totals are not even available on the 1st when due so have to guess high and put check I the drop box. This is so unprofessional. Leasing office don't even know totals they look at the same page a resident would. I am being charged for Gas with my heat being OFF all the time and even set to 49F it does not get used and I have electric stove so I am paying for gas for what now? Also get a hot water fee, a wat4er/sewer fee as well and a Valet trash fee of 50+ a month this is a worthless service in a dump rundown apartment complex. Complex is just taking advantage of residents with fees that should already be part of the rent totals. I hope to move when My lease is up if i can even afford to it honesty should all be on this company's dime, they don't care about the residents who are the customers.

      DO NOT RENT FROM!!!! an Avenue5 property (Portland). The management culture does not care about tenants, the turnover in staff is unbelievable (6 managers, 20+ staff have been fired) causing chaos for tenants; work orders not completed: property not cleaned; water leaks not attended too; accidents on property, common areas (which we pay) are neglected; packages disappearing; and ignore your requests. I have never seen a culture corporation not knowing the Property Managment business. When I brought these issues up to Regional Manager, he argued with me. I fell due to a leak from the ceiling in the laundry room which I reported two weeks prior, and they ignored repairs. When I reported my fall and asked for an accident form to fill out, he stated he doesn't have one. I am a 67 yr. old woman, and he treated me less than a human being. H referred to me as "this woman." No respect, no concern, and no action. Its horrifying to me that they have these types of people working in the Property Managment business. Then he told me to move out! That's how they treat people at Avenue5 properties. It's the Corporation Culture. I will be contacting the State AG.
