1 starI would leave a 0 if possible. Every time I have a maintenance issue it is never handled accordingly. I was without AC for almost 2 weeks in 90 degree heat with pets at home and Tricon couldnt care less. They did not resolve the issue in a timely manner. Now my dishwasher has no power, I submitted a request 13 days ago and the issue still hasnt been fixed. Now it is FLOODING and I was told this is not considered an emergency. The maintenance supervisor **** is unprofessional and unresponsive. Never returned any of my calls or cared to follow up.Review fromTyler D

Tricon was thrusted upon us when we rented our home from Pathlight. ********* ended up selling in our lease and as soon as Tricon came in, customer service went out the window. We have been without AC upstairs (where all bedrooms are) for months. Multiple trips and technicians, and communication with Tricon has led to parts not getting ordered, and delayed work on it. It finally got fixed last week, but they have not closed the request. Why does that matter?Well, in order to get concessions like pro-rated rent, help with our much higher energy bills, or the equipment we purchased to cool down the house to make it livable, the maintenance request has to be completed or closed. Since they havent done that, they will not respond or contact us about making it right. We have multiple other service requests that have been sitting there for months and we have NEVER been contacted in regards to them. Theyve been completely ignored. Things that are serious health, safety and security problems, and we cant even get them to acknowledge them.They try to save face and tell you to contact their service email addresses publicly, but then nobody answers those emails. They say theyll give you a call, but they never do. You wait 45-75min on hold every time you call the service request line to get with someone who cant fix anything and cant give you names or a number of supervisors, just the email that they ignore.Despicable and nasty business practicesTricon Residential

We sincerely regret the discomfort and frustration this situation has caused Mr. ****** and his family. The extended delay in resolving the **** issue should have been addressed with far more urgency, and we acknowledge the miscommunication and lack of timely follow-through.
We have confirmed that the air conditioning system has since been repaired, and we are working internally to ensure the related work order is properly closed. We would also like to clarify that the closure of this work order will not impact the review or application of any eligible concessions. Once Mr. ****** submits his energy bill documentation, our team will move forward with evaluating the appropriate concession.

I am deeply disappointed with Tricon Residential and their repeated failure to maintain safe, livable housing conditions. My family and I have endured months of unresolved maintenance issues, lack of communication, and unsafe living environments.Over a year ago, I reported a ceiling discoloration due to water damage. A temporary fix was performed, but the issue returned and resulted in widespread mold, causing me to lose the majority of my personal belongings, including furniture, clothing, and items belonging to my children. I submitted multiple requests, called repeatedly, and was dismissed or redirected with no resolution until a few employees finally escalated my case months later. By that point, the damage had already been done. The I my way I received the help I did was an outstanding employee ***** ******. Recently, weve been without air conditioning for several days, with indoor temperatures reaching 89F. I have submitted multiple portal requests, made phone calls, and included documentation, yet my requests are on hold. I was told an outside contractor would be assigned, but no one has shown up. Meanwhile, my children and I are forced to remain in unsafe conditions in the middle of summer heat.Tricons lack of urgency, poor communication, and continued failure to resolve health-related and livability issues is absolutely unacceptable. This is not just inconvenient its a health and safety risk.Their ****** reviews echo the same pattern of tenant neglect and unresolved maintenance issues. As a mother, I expected at least basic care and accountability. Instead, *** had to escalate to formal complaints and have been told to seek legal action due to negligence.This review serves as a public record of the experience Ive had and a warning to others who are considering renting from Tricon Residential.Tricon Residential

2 starsCharge you for everything. Communication is lacking. House was filthy when I moved in and I wrote them more than once and never heard a word back. If you have a question, or need to contact them you will be waiting at least 45 minutes. Ive had no hot water for 3 days and been on hold for over 45 minutes two times today. I am not impressed with the company. Once you sign the lease and they have your money, good luck!Review fromBethany W

They were horrible to work with. Horrible at completing work orders. Cant seem to get them on the phone unless you are willing to wait two - three hours. Some of the genuinely worst humans I have ever talked to work at this place Its a dumpster fire and theres zero human empathy. Forever sticking with private landlords if I need to rent again. The experience is night and day. Do not rent with Tricon. Id rather drop another 45 pound plate and break three toes again than deal with their shenanigans. I cannot say it enough run from this company. Do not give this company your money. Unless you like being nickel and dimed for rent and then when you need a repair they are no where in site. This is the WORST company I have ever rented from! They DRAG out matinee requests, left me and my family in a hot a** house with broken A/C on more than one occasion, this time it's been almost 3 weeks! I have a rodent issue I have been reporting since MARCH, it took them 3 years to fix my back door and stop water and bugs from coming into my house freely, and when you call, they don't respond! They expect you to pay rent and be a great tenant but they do NOT hold up their part of the bargain. I cannot WAIT to get out of here!! I should have know from the move in process when I couldn't get anyone to show me the property for weeks and when I did see it, the walls were patched and not painted. Matinence simply stated " go ahead and paint it. Make it yours". If I hadn't moved in from out of state, I would have just waited until I found something better. If I can find a good attorney, I am definitely coming for these people! If you're thinking of renting from this company just know the best part is you will NEVER see them and/or have any issues with your property effectively resolved. They like band aids though. We understand how upsetting and stressful this experience has been and sincerely apologize that the work orders were not handled in a timely manner and that the property was not in the condition it should have been at move-in.
We also regret the delay in processing her early termination request. To help address this, we are working with the appropriate team to expedite her early termination letter and have offered a concession for the maintenance issues she has experienced.
Ms. ***** is scheduled to move out in August, and we remain available to ensure this process goes as smoothly as possible. We were only able to leave a message but provided her with our phone and text line so she can reach us directly to discuss any outstanding concerns.

While I love my home. My experience has been nothing short of terrible. On move-in day the smart door lock would not work. I could not access the home. While they sent someone within an hour this was the first of many inconveniences. I have not been able to use the smart home features since moving in although im being charged monthly for them. I can't access the camera, door, maintenance or pay my rent. I can't access the app at all. I have called monthly to complain and I have written email. I've had to pay my rent via rent cafe (which is sn additional charge) or instructed to go in person. While the issue remains unresolved with zero return communication. On the other hand they are quite able to communicate additional charges and responsibilities for me. I was charged $400 for a plumbing issue went they sent immediately after service. I also received an email about rocks in my lawn as a HOA violation. When I replied that the issue was preexisting they discontinued communication. This is so unfortunate because I selected Tricon because of their reputation. Im truly heart broken and disappointed.Tricon Residential

We acknowledge that this has impacted Ms. ***** ability to fully utilize the features included in her lease, and we sincerely apologize for the inconvenience and lack of consistent communication.
An IT ticket has been submitted to address the portal access issue, which has prevented login since March. In the meantime, we have applied a $104.85 concession to Ms. ***** account in recognition of the Smart Home functionality not being available.

To Whom It May Concern,I am writing to formally address a concerning matter regarding my rental account and the recent notice I received suggesting that eviction proceedings may be initiated as early as June 13, ******* provide context, I have been requesting maintenance services since March, and unfortunately, no action was taken for several months. Due to the ongoing delay in resolving these essential repairs, I made a partial rent payment in good faith in June. It was only on June 6 that a maintenance crew was finally dispatched, and even then, the work completed was only partial. Additionally, during their attempt to repair the bathtub, a portion of my bathroom floor was cracked and merely patchedleaving the job incomplete.I followed up with management and maintenance to finish the repair and was met with an unexpectedly rude and dismissive response. I was asked for my address under the pretense that my concern would be addressed, but instead, I now believe it was used to initiate eviction preparations.I spoke with a representative who informed me that I had until the end of June 12 to make a full payment to avoid being served with eviction papers. However, when I attempted to make the payment on June 11, my account was completely shut down. My balance was removed, my payment method was deleted, and I was prevented from completing the transaction. I have documented proof of my attempts and the systems failure to allow payment.Furthermore, I made multiple calls with no answer and sent emails that went unanswered. This situation constitutes a clear breach of agreement and denial of due process, especially given that I was still within the timeframe communicated to me by your representative. Shutting down my account on June 11a full day before the agreed deadlineis not only unjust but could be viewed as retaliatory in nature, especially considering my repeated concerns about unresolved maintenance issues.Tricon Residential

We understand that this situation has caused significant frustration, especially in light of the maintenance delays she experienced earlier this year. At the time her payment attempt was made, our system experienced a temporary issue, which unfortunately led to confusion and added stress during an already difficult situation. Ms. ******* was understandably upset when she believed she was being unfairly targeted, especially after previously raising concerns about unresolved repairs.
Our National Account Support Representative reached out directly to Ms. ******* to address her concerns. During their conversation, it was clarified that there was no intention to single her out and that the payment system issue was not related to her maintenance complaints. However, we fully recognize that the timing and lack of clear communication contributed to her perception of the situation.
To help resolve this matter, a late fee concession of $240.00 was applied to her account. We have also ensured that Ms. ******* now has all necessary information and contacts for future assistance to avoid any further misunderstandings.
We regret the impact this experience had on Ms. ******* and appreciate the chance to work toward restoring her confidence in our service.
