This company is nothing but a scam! Once they get you moved in, they are no longer nice and treat you like scum. We've put in so many work orders and they've done nothing or have told us that it is our responsibility. We've always paid rent on time until the pandemic hit that caused one of us to lose our job and we did everything to stay on top of rent. They changed their policy to no longer allowing partial payments which was such a disappointment because it was so helpful. We are currently behind and now are refusing to let us make a payment saying we can pay by credit card, however, if you pay by CC you are charged OUTRAGEOUS fees. Really I would stay away from this company. They are scumbags that only want money and to ruin you financially. This company should be shut down and they deserve a class action lawsuit against them for all the shady shifty things that they do. I rarely wish ill will upon anyone, but I wish nothing but the worst for every single one of these employees. They treat you like you are scum of the earth, talk to you in a condescending manor, and sit there and throw accusations at you.Tricon Residential

We would like to thank ****************** for taking the time to express his frustration regarding the application process at Tricon Residential. On March 11th, 2023, ****************** and his co-applicant submitted an application. Upon submission of the rental application, ***************** agreed to the Companys Terms of Agreement as well as paid the non-refundable application fee and holding deposit (see Terms of Agreement, online at ******************************************************). At Tricon Residential, we value every customer and in order to treat everyone equitably, we utilize a third party credit rating agency. They objectively qualify all applicants to rent our homes. ****************** privacy and personal information is confidential and, as such, we do not discuss contributing factors to the decision on an open forum such as this. However, the items considered for rental qualification include previous evictions, bankruptcy, landlord debts, utility delinquencies, FICO score, rent-to-income ratio, civil court history, level of collections, length of rental history, and late payments. While ****************** did not meet our rental criteria, we thank him for considering Tricon Residential.Review fromLeslie L

Tricon Residential is the worst company you can use on the 07/28/2022, I filed a maintenance request to go and trim or cut down the trees over the house because a lot of branches were falling off (i got the email and pictures i sent them to corroborate what was happening), I told them that it could be dangerous for us living in there, for people around, and for the possible material damages, they sent a vendor for an assessment, 17 days later on the 08/15/2022 the guy said that there wasn't any risk (i got the conversation saved), non action was taken, and 13 days later on the 08/28/2022, many branches fell over 2 of our cars causing damages over $16,000, in one of the cars was my brother. we never received any compensation for the damages, in addition the cars that used to have a clean accident history had the value decreased because of the incident. After 1 month of the accident begging Tricon Residential to take care of all issues they sent to remove just one of the trees, when there were 2 trees that had branches falling off, and the reason i got from you is because for you the tree does not represent a risk to the structure of the house, and it isn't fair that the only thing tricon residential cares about is the house and not the people who live there or their belongings. So with that statement it is clear that Tricon Residential specially (*******************************, *********************************, *********************************) do not care about the wellbeing of the tenants. The remaining tree had more branches falling of and it was just matter of time that happens again that one of those hit any of our family members so, for our safety we decide to not continue on the property "**** ****************************************************" and when we expressed to tricon residential the reasons they didn't care at all and applied a fine of 2 months of rent because we were breaking the contract, when they were the ones that broke the contract by not keeping the property safe enough for someone to live in there.Tricon Residential

We would like to thank ******************** for bringing his concerns to our attention. Our team received the work order, and our vendor was dispatched to remove the tree. While on site, our vendor was cutting a limb and had the basket full when they realized that a car had pulled into the driveway and parked within the area where the work was being completed. Our vendor requested that ******************** please remove the vehicle from the area. As the request was ignored, our vendor contacted our office, and we contacted the ***resident ******** who notified us that he would notify ******************** to remove the vehicle. Once again, the request was ignored, and the vehicle was not removed. Our team then spoke with ******************** directly and requested that he please move the vehicle and were notified that a limb had already fallen and damaged the car and that ******************** would not be moving the vehicle out of the area and insisted that the vendor work around the area. Our team advised that the work needed to be completed in order to prevent incidents and ******************** communicated that this was not of concern and that the vehicle would not be removed. Our vendor removed themselves from the property and our team provided a notice requesting that our vendor be allowed access to complete the work. Our team received your intent to vacate request as a response. As ******************** requested the lease to be terminated prior to its expiration date, a lease breakage fee equal to two (2) months rent was applied to the ledger in compliance with the signed lease agreement. We appreciate ******************** providing us with the opportunity to clarify the situation and remain available should he have any further questions. Thank you.Juan Monsalve

Apparently Tricon Residential does not have the correct time line If they check in their records they will see:July 28th - through their Maintance request website we submitted the request to remove the trees and we sent an email with pictures of what was happening August 12th - tricon send the first vendor, for an assessment, the results of the assessment was that nothing was wrong and that nothing was going to be cut (i have prove of it, the conversation with the vendor) August 28th - a branch fell from the tree (almost 15 days since their vendor says that nothing was wrong) causing $16,000 usd in damaged and affecting the car values Between October and November- tricon sent other vendor (****** landscaping) to remove it (this is what tricon talks about that the car wasnt removed, 1 month later than everything happened) and this vendor scheduled 3 visits and never showed up, then they appeared without notice, and rudely ask us to remove the car after they park all machines not letting us any room to move the car) Tricon is very negligent, if you go by the house the tree stikl there and we didnt felt safe because of it thats why we moved out and we had to pay a fine even though they are the ones that didnt honor the contract by not having a place safe to liveReview fromSh W

We would like to thank **************** for taking the time to express her concerns regarding the application process at Tricon Residential. At Tricon Residential we consistently apply the same responsible applicant screening criteria to all applicants in full compliance with all applicable state and federal fair housing requirements. To ensure a fair, consistent, and appropriately rigorous review in all cases, we retain a third party to review each applicant by consistently applying the same criteria. While we would never discuss such personal matters on a public forum, these reviews are comprehensive and include verification of employment, credit history, recorded evictions, criminal convictions and combined gross income of all applicants. This third-party review is appropriate, legally compliant, and done in all cases. While **************** did not meet our rental criteria, we thank them for considering us in their rental search and wish her the best in all future endeavors.Review fromAndrea F

reading these reviews, I was going to wait to leave mine until I hear back from "management" but reading the reviews it doesn't look like I am going to be hearing from them as I expected, I have tried to call several times to let them know I am vacating the property , finally after over 2 weeks of trying someone finally calls me back after requesting a callback after being on hold for 2 hrs most of the times I tried calling , she then provides me with email addresses to send my vacate notice, someone finally calls me back and was completely rude and kept talking over me while I was in the middle of speaking, she then tells me that because I didn't provide 60 days notice i would be charged a fee which was over$ ****, also OUR LEASE IS UP APRIL 9TH so why should I have to pay a fee? I have never been a day late on our rent actually for a few months I was ahead a month or two, I told her I wanted to speak to a manager about it because first and foremost I have been trying to call there for several days second, ** law states I only have to provide 30 days and last if you are buying a home you can not predict when the closing date will be, I am sure if no one reads these reviews they will not have a problem renting our house so no need to be greedy and try to line their pockets even more WILL BE BACK TO LEAVE ANOTHER REVIEW IF A MANAGER EVER CALLS ME :)Tricon Residential

I have been on hold for over 2 hours with a time sensitive issue and no one has answered. I have also tried emailing to to the only contact I have and I have received zero responses from the 10 emails I have sent. There is no getting a hold of anyone. My HOA has been trying to get ahold of someone since June to verify my lease and they have heard nothing. I am still waiting for maintenance to come and repair the issues we had during our walk through (they did over the phone not on FaceTime) I had on June 3rd 2022, it is now March 2023.Tricon Residential

Terrible experience!!! We live in **, and moved into a Tricon property last year. We paid so much between first month and deposit just to find out the home was not move-in ready. During the walk thru the Maintenance Superintendent recorded everything and stated that he would send someone to fix it all. After that day he completely ignored all of our text messages. There was black sand coming out of the tub. For a week after moving in we had no hot water. Turns out the water heater had to be replaced. Also, because the A/C was not properly serviced from the previous move (technician informed us what had happened), for 4 months straight our electric bill was over $600 a month. Were paying almost 3k a month for home worth maybe $2000. Terrible terrible experience. We purchased a home and moved out 2 months early. They want to charge us a 3k termination fee and we refuse to pay it. They did not hold up their end of the deal so why should we? Luckily, we have everything documented in writing and plan to take legal action. Would NOT recommend this rental company to anyone.Tricon Residential

We would like to thank ************** for taking the time to express her concerns regarding her move-out statement. At Tricon Residential, in accordance with section 8 of the residents signed lease, a resident may request early termination of their Lease in exchange for the payment of a lease breakage fee equal to two (2) months Rent. This fee was applied as ************** requested to terminate her lease prior to its expiration date. The charges for damages have been removed however, the early termination fee will remain. We thank ************** for allowing ** an opportunity to clarify and thank her for her residency.
