Military families stay away! We signed a lease in Aug 21. The home on the website showed a beautiful backyard with a built-in grill, hot tub and fireplace. This was a big deciding factor as we like to enjoy our time outside when choosing a home to rent. When we arrived at the home for a walk-through (AFTER fees and papers were signed as they require you to do so pretty quickly) The backyard had been completely gutted and was not accurate to the pictures at all! Complete false advertisement on their end. Fast forward eight months later my husband gets orders to be transferred to a different duty station. We utilized the military clause and terminated our lease early, cleaned the home completely, paid any remaining fees. They tried to charge us for a replacement of the back door due to scratches being present. We disputed the charge because they were NO scratches on the back door and the agent we spoke to agreed that there were no scratches on the door in the pictures and was unsure why the inspector had put that as a charge. We are now transferring to a new station and applied for another home with them (same price) and are being denied based off of credit. keep in mind we were approved less than a year ago. Both mine and my husbands credit has increased by 50 points each. We also make **** more a month. Ive Been calling daily to get more details on why we were denied based off of credit when both our credit has improved vastly, we have no prior evictions, our income ratio is well above the threshold, and we seemingly meet all the required standards for Tricon to approve us. Each time I call I am told I will get a callback; but DONT. I just got off the phone again requesting to speak with my application manager ******, the agent messaging her said she had reimbursed our fees and when I asked if I could speak to her regarding our denial, he said she had just left for the day. (She left While messaging??) Seems we are being denied for Utilizing the military clause.Tricon Residential

The agency objectively qualifies all applicants to rent our homes. Each applicants privacy and personal information is completely confidential. As part of this confidentiality, we would never discuss contributing factors to our decision on such a public forum such as this. However, as stated in our terms of agreement, the items considered for rental qualifications include criminal history, previous evictions, bankruptcy, landlord collections, utility delinquencies, FICO score, rent-to-income ratio, civil court history, level of collections, charge-offs length of rental history, and late payments. Beyond the landlord collections, we look at your credit history, the quality and quantity of your credit. I've been living in a Tricon Residental home for only 6 weeks now and the number of issues I've dealt with is ridiculous. The main issue has been plumbing with my downstairs bathroom. The toilet has been overflowing with sewage for literally a MONTH and no one seems to care enough to resolve this issue. They keep sending out a maintenance person to do a "temporary fix" for the problem, just for me to call them right back out another week later. They're really starting to make me regret signing a lease with them. The lack of compassion for the residents is beyond me.Tricon Residential

The absolute worst. These guys have taken customer service to a new low, a level I never thought possible. It took me calling every month for EIGHT MONTHS to get the pet rent removed from my bill after my dog died. They are the only rental company I've come across where an infestation of roaches is the renters responsibility! Absolutely crazy to me! I've had multiple maintenance requests ignored outright. PLEASE PLEASE PLEASE STAY AWAY FROM TRICON. I can't wait to get out of this house, and will be happy if I can save others from similar situations.Tricon Residential

If Covid is such a concern for THEIR employees why arent all of the diseases MY family couldve been exposed to when they allowed us to move into a DIRTY home?? The move expectations to get your deposit back is a ridiculous novel. Pressure washing, professional carpet cleaning, cleaning gutters. But this home that I just rented has lights out, grass needed to be cut, dirty EVERY THING and EVERY WHERE even the light switches. Carpet was dirty as well. I asked for a call back from the property manager and no one had the decency to call. I guess they feel its not a priority as it will be 1 week Friday. I guess I was supposed to wait on them to have it cleaned. The inconvenience and MONEY spent on this move only to walk into a MESS.Tricon Residential

It's been repetitive issues with Tricon Residential since we occupied a home in May of 2022. They never performed an initial walkthrough at the home and stalled to correct the numerous maintenance requests that have been documented. Issues that we inherited have not been resolved and we are currently in October of 2022:-Generic appliances -AC doesn't work properly -Carpets were not cleaned and exceeded their life -Invasion of ants and spiders -Cracked Tiles -Issues with blinds -Plumbing issues with toilets No pest control documented; AC filter was months old; Appliances don't work properly and we are told that some of the issues are our responsibility...?!The tipping point... Our AC unit wasn't pushing out enough air and the third party AC vendor informed me that the unit is too small for the square feet of this particular home-alluding to it can't be repaired and should be replaced.We have been without AC for 5 days and it hard to communicate or get a straight answer from Tricon Residential.As one may assume, I will escalate my ongoing concerns and lack of accountability until they are addressed.I'm sure they will not compensate us for their lack of urgency and the ongoing frustration/discomfort.Hopefully this will help prospective homeowners to not make the same mistake as we did!Tricon Residential

Tricon is one of the worst managed rental companies I have ever dealt with. They have a net worth of over 2 billion dollars, and lack the ability to communicate and repair affectively. We live in the greater Phoenix area, where temperatures in the summer reach upwards of 120 degrees. Our AC has never been below 80 degrees, and has never frozen up on us to substantiate the heat. We also developed a leak from our AC unit, unrelated to the lack of cooling. They were informed of this problem more than 4 years ago, but it keeps rearing it's ugly head. We were told total demolition and rebuild times would equal 2 to 3 weeks, at the time of writing this it has been 7 weeks. They refuse to budge on any rental assistance, and will only give us a "concession" on our rent once work is completed, who knows how long that'll take. We have been missing the ceiling and walls in 3 separate areas of our home for close to 2 months, with no end in sight. They offered to temporarily house us in a hotel, but there's 5 of us, and that it would be too expensive. Their handymen are lackluster at best as well, it shouldn't take 11 trips to my home to diagnose a problem. Their terrible customer service, exorbitant prices, and lackadaisical attitude towards problems should deter you from ever renting from this real estate conglomerate.Tricon Residential

My name is ***************************, I moved in to my home September 2, 2022. When I moved there my air was showing 90 degrees. Me and my kids could not stay there. I had to move due to an emergency move from a previous residence. I turned my hotel receipt in September 8 and have yet not got a concession for it! Ive called in literally more than 10 times in September. I was told my credit on my account could not be transferred from the old home and had to pay first month rent for the new home but could not stay there. The main office will NEVER call you back concerning an issue. *********************************, who helped assisted me was VERY RUDE, she was very intimidated by an email and called to talk after sending me a 4 page letter ! She told me my money could not be transferred and later lied over the phone saying she did not say that!!! She said that and acted as if I got on her nerves when billing told me to refer back to her for any questions. I called firm my personal phone and she never called me back but I called from my work phone am I know number and she had the worst attitude ever! Basically like why was I calling her? That was the worst customer service Ive experienced in my 37 years of life! Me and my kids had to stay in a hotel because we could not stay in the home for the first 5 days because it was a holiday and here it OCTOBER and my concession from September 8 still has not been added. After going back and forth with customer service, maintenance, billing I AM tired! I had to spend out additional funds that could of been transferred if done in a timely manner and hotel fees! Again ********************************* was one rude lady! I thanked her for her help and told her Id be sure to leave a review! I hope she sees this and has better customer service with her next tenants that move in. Ive never been late in rent payments, never skipped a beat and to experience this treatment has been the worstTricon Residential

My husband and I lived in a Tricon Residential home from June 2020- August 2021. After the bouts of COVID's impact on us we agreed to move out on August 19th in agreement for a 1500$ check as "relocation assistance" sent to us within 30 days as well as our current balance owed to be 0$ out using the security deposit. The documents they signed and agreed to stated that the 1500$ would be sent within 30 days of the move out day August 19th; it is now September 22nd and Tricon Residential agents are not answering their phones nor emails about the situation. The one agent that has the forwarding address and all of the information thus far; *****************; is no longer responsive. Originally ***************** had told us that in her record the 1500$ check was stated to be sent out on August 23rd (4 days after moving out of their home). She had indicated in emails that she was and had currently displayed efforts to contact the ********** agency that had sent the check that she was trying to get information on locating it. It is extremely unprofessional that I can not get a simple response after waiting the full 30 days for this check to appear. At this time I would like to have the check reissued and expedited to the new address that was provided to ***************** on September 19th 2022.Tricon Residential
