      So unfortunate that I have to share this, but our experience with tricon residential from the time we moved in to our final month of our lease (sept 2022 at the time that Im submitting this) has been a whirlwind. Our A/C broke a total of 4 times in a year and each time, we had to pull teeth to get anyone to come take care of the situation. We are currently without A/C for 4 days now and were finally (lord willing) getting a technician to the house tomorrow to finally access the situation.We dont have an office we can just walk up to, so we would call the resident line multiple times and there was zero urgency to get the situation rectified.Needless to say, its incredibly exhausting to be paying a decent amount in rent and things keep going wrong in a BRAND NEW house. We were the first people to move in and its very evident that the house was built poorly for all of this to be happening within our year of living here.If you see a blue house owned by tricon going up for rent in ***********, ** after sept. 2022, DONT MOVE IN. If it were me, Id want to know if I was moving into a janky house.Youre better off paying your rent to a landlord than this corporation who have more houses than they can evidently manage or care to demonstrate quality customer service to. Literally rent ANYWHERE else.

It saddens us to hear that we failed to live up to our own standard of service in this case.At this time, all work orders have been completed and the items that have been mentioned are now resolved.Additionally, two concessions totaling $1400 were applied to **************' ledger for the inconvenience and in order to alleviate the cost of the increased electrical bill.We appreciate **************' feedback, as it helps us enhance our processes and procedures in our continuous effort to improve.

      Try to get a lease with 4 people over the age of 18. You have to list everyone over the age of 18. They do a credit check for each one and if one person has bad credit then nobody gets to move in. A waste of ******. Just not fair. You are the worst company. Thanks for taking my money.

At Tricon Residential we consistently apply the same responsible applicant screening criteria to all applicants in full compliance with all applicable state and federal fair housing requirements. To ensure a fair, consistent and appropriately rigorous review in all cases, we retain a third party to review each applicant by consistently applying the same criteria. While we would never discuss such personal matters on a public forum, these reviews are comprehensive and include verification of employment, credit history, recorded evictions, criminal convictions and combined gross income of all applicants. This third-party review is appropriate, legally compliant, and done in all cases. While ****************** additional applicants did not meet our rental criteria, we thank them for considering us in their rental search and wish them the best in all future endeavors.

      This is the Worst Residential Company ever, been with them for over 4 years, and everyday is worst, difficult to get someone on the phone for support, everything g is literally be email, Multiple extra charges monthly.

      While living in CA, I sold my house and needed a place to rent in ** ASAP, for two months I contacted many rentals (some never replied to me, even a year later!) but I saw a cute house in ********, it checked almost all the boxes (except no fenced backyard) and after calling many rental properties that listed properties as Pet Friendly and Pets accepted I found out that none would accept German Shepherds, even if I could proof that my dog is professionally trained. Tricon Residential does accept GSD so I applied for the property right away and the whole process was very easy and flawless, I had all my paperwork and deposit ready, so it went fast. Fast forward, all was set to go, ***************************** was literally holding my hand throughout the entire process and they even accommodated my request to amend the lease dates since we were driving for 5 days. The house was immaculate, Chaz, the Superintendent and my first contact once I arrived in ********, went above and beyond to make sure we felt "at home". No issues at all, the house is from 2017 so everything was great. I moved out because I bought my house but otherwise, I would always rent from Tricon Residential.

      Everything started off fine. The leasing of the house went quickly and easy. ***** was awesome. We were under the impression were were free and clear. Then suddenly my husband and I get an email at 1am stating our application had been canceled due to no response to this specific person. Me and my husband were in a panic because not only did no one tell us that we had to follow up with *********************** but ***** also didn't call to let us know we had these time sensitive materials that needed to be done before move in or our application would be canceled. Instead, he sent an email that of course went to spam. Now common sense would tell you to call the clients especially when the matter of housing is involved and let them know of time sensitive matters that still needed to get done, not an email that could easily get lost and go to spam. Not once did he take responsibility for his failure in communication. All he responded with was in lament terms 'well I sent you an email about it'. My husband and I are beyond stressed out. I have been up since 1am crying my eyes out because I am at a breaking point. We moved from out of state and have barely slept and now we're suddenly threatened with losing the house we already signed a lease for and paid a deposit on because of something so small and stupid. We are definitely not looking forward to dealing with this company for a whole year or ever again if this is what its going to be like. They were ready to take our money and run all because someone couldn't pick up a phone and call. I'm fuming from this, needless to say, but now we have all these things that ***** says we have to get done today. It's already noon and we still haven't heard from him about what these important things are (I tried calling and email). If things are time sensitive, then why are you not prompt about it? I took time off of work to get these tasks done only to be sitting here most of the day waiting around. I do not want to deal with this guy anymore.

      We were in residence for 9 years initially with Silver Lakes then American Homes and finally Tricon. Our family was deeply afflicted by *****. My payments were never late, but an issue with signing the lease arose and because the lease was executed days after the deadline, a month to month fee was added, ************ let this drag and drag despite numerous phone calls until late fees ( not one cent was past due rent ) accumlated to nearly ******, In trying to work through this I was put in contact with *********************** who has a very poor attitude and really needs customer service training. This lady encouraged me to submit an application for rent assistance for those who were impacted by *****. I did so and was approved. The problem presented itself when I called to clarify that I was approved and the payment was being issued to Tricon in 3 days. ***** was not pleased with this and demanded I send payment via Federal Express overnight ( ***** expense). When I express that the payment would not be late, she insisted and boldly stated that because I did not follow her instruction I was NOT going to be renewed, A non renewal was issued with NO explanation on July 5th 2022. This is how they treat their long tenured tenants. In the non renewal I was presented with a list of things that need to be done before move out. On that list are things the house never had ( no mini blinds etc) and required exterior pressure washing. No one will speak to me about this, I was only given an attorneys number. This non renewal feels like an eviction. Beware! A company that will allow employees to treat people this clearly set the example.

      If I could give ZERO stars I would. No one showed up for the scheduled move in appointment so an agent had to give us the access codes over the phone. House was dirty and bug infested, mildew growing in air vents, rotted wood so the walls are soft and half of the appliances dont even work. We couldve easily just left and chalked it up as a loss, but they wouldve definitely done this to the next family- so well stay and make sure they fix every crack and break there is. Makes you wonder what the homes of their employees look like if theyre willing to represent a structure that is this poorly maintained. Maintenance requests get deleted so you have no records for your legal team- but there are definitely ways around that. They are charging for SMARTHOME service that has never worked and get mad when you check them about it. Stay clear of this company if possible!!!!!

      Well -after reading these reviews I see a pattern . Moved in 7/23/22 and AC went out 8/24. ************ ******* with temps in the house 85 and climbing. Sent a rep out on 8/25 who basically said cant do anything as doesnt have the part WTF then why did he even come ? Had to contact Tricons contractor who cant come till8/26 from ****. Called Tricon csr and of course wont reimburse if we get another ac company out today . Why not ??? Have a disabled adult son with Down Syndrome who has seizures and who is wearing a f****** dish towel from the freezer around his neck to cool down . We are both in the healthcare industry ( Im a RN) and already informed Tricon if something happens to my son due to heat I will spread it on TV and legally go after them. If they cant provide the service and another company can come earlier they should reimburse their renters . Paying over ******* a month !!, DONT RENT FROM THEM unless you want to pay for ALL the maintenance yourself so you dont have to wait. Shame on the ******* Cmon over and stay with us in our home w/o AC!!! Bet it would get fixed ASAP!!!! We have had other people asking us about our experience renting with this company and now I know what to tell them. Good way to lose your renters no wonder so many homes are still on the market to rent. Now Ill wait to see if I get the scripted Tricon response from the review other renters have received. Pathetic

      The absolute worst people to rent from. We have been having trouble with our A/c for months now. We keep calling and calling and it gets us no where. Tricon continues to send incompetent general laborers instead of sending professionals so in turn nothing gets done about it. The laborers just say that everything is working fine. Well if thats the case then why is my house 84 degrees? Why does the ac unit just quit blowing cold air and then it magically begins to work again 3 hours later? This company does not care about anything except for making a profit.

      I have been in a rental home with Tricon three month's now and had no issues. The application and approval process was smooth as long as everything requested was provided. No hidden fee's, approval in a timely manner. So far one maintenance request and responded within two day's. Weekly e-mail updates on latest offers with tri-con. I feel like our rental is "our home" Tri-con gives you privacy as well as neighbors. I am very satisfied with tricon renal home's, Thank you!
