Yes community took over here at Oakridge over a year ago I have asked to see my lease agreement they have not given it to me they cut a tree down in yhen left huge mess for me to clean up !! They are slumlords charging for any and everything and I have no idea if it's legal or not. Because they do not reply to me . They are trying to evict me but can't give me proper paper work to show all the charges . I'm trying to get 401k hardship loan so I need exact charges they tell me I will have to wait until next month to see it !!! So cost me even more money !! Help please !!Business Response

I received rental assistance from safy . They mailed a check to yes communities 8/4/23 I have been calling the corporate phone numbers, constantly called the rental office and no one has any information. The rental office is even reaching out by email, with no response . This is a last resort as I am now possibly facing eviction it is 8/14/23.Business Response

I moved to ************ in ***********, **. The first day we moved in, August 2020, my home and the home next to mine were brand new. The ** was not hooked up and we were told it was ready. Got there and no **. But they gave us a mobile unit first night. Whatever. All 6 of us piled in to the living room and slept in the one pleasant area in the house. The next morning, I wake up to find the maintainanance crew outside, setting up the ac on the V**CANT house next to ours. So of course I say, "Hey man, why are you not doing ours first? There is nobody in there and I have 4 kids in here!" He says, " Hey man do you want me to fix your f****** ** next or not? I just won't do it!" The older guy with the lazy eye. I got madder, he threatened me and I started to go toward him and a bigger guy in charge stepped in and calmed things down. Talk about setting a pesedent for what we were to expect. The lot was sand and rock and it took 8 months + to put down sod even though I paid full lot rent. They gave us the constant run around on our warranty work. They never painted our porch ( we are literally the ONLY porch I've seen unpainted here) and it has mildew on it now. Before our year warranty ended we requested for the house to be leveled and cracks, floor holes and broken door jams from unleveled house to be repaired. They continuously put it off then told us after the year they could not do the repairs..Also, the initial setup was done on land not suitable for a trailer as it is constantly muddy and soggy..We are at our ***** end. ****************, we have investigated the concerns that you have brought to our attention with management and have been informed of the following updates on how this matter is being addressed. The community manager informed us that more refrigerant was put in until the new unit comes in and that they had to order a new unit, which is on the way. Maintenance cleaned the mold off of the wall and they have also scheduled for the wall to get replaced next week on Tuesday August 8th between the hours of 9-4. She did mention that they need to recalk the tub and replace a piece of drywall which they will be taking care of as well. ************************* ************************************************************************ ************** ************************ September 29, 2022 YES Communities Attention: Cash Recovery ******************************************************************************************** To whom it may concern,Im disputing the charges assessed to my account upon lease termination per the terms of the lease and corresponding addendums. I apologize for the delay in the dispute however *** requested copies of my lease following the receipt of the invoice on 8/20/22 (in 2 emails to the property manager), again on 8/23/22 to the property manager, on 9/14/22 when ******** at the corporate office reached out and finally received it on 9/29/22.Upon receipt and review, the lease was terminated with the proper notice, per the terms of the selected $***** lease termination. As noted on page 39 of the lease document, ....to pay $***** as liquidated damages or an early termination fee if I elect to terminate the rental agreement, and the landlord waived the right to seek additional rent beyond the month in which the landlord retakes possession. As the month of Julys rent was paid and I vacated the premises within that time frame no additional money is due. Furthermore section 16 of the lease, reiterates the above in that the fee is $***** and not anything additional, including but not limited to the forfeiting of a deposit.The cleaning fee, as noted in section 2.A.7, is a cleaning fee, not a security deposit, that is refundable upon the condition of the premises. As there are no charges on my account for cleaning or repairs, this was to be refunded per the terms of the lease less the $100 noted as non-refundable. Hello,we appreciate you bringing your concerns to our attention. We have spoken with upper management and they have informed us of how this matter is being addressed. They stated that the former tenant ************** did not provide a payment for the $1000 lease break fee to the office. The cleaning fee collected prior to move in is for damages to the home, cleaning costs, etc. but not used to cover a lease break. The cleaning fee agreement also states for return of the deposit and that they must pay all fees due under the lease term in full, and in this case the former resident broke their lease. Attached is all documentation from the former resident's file to support this and also the cleaning fee agreement and the lease break fee addendum. I am rejecting this response because: the lease was not broken under default, it was terminated under the conditions of the lease. I will pay the $1000 fee if you agree to refund the cleaning fee. Ive working in property management and commercial property management for years. This is unethical. Its a net wash, technically Im due money back.

I am rejecting this response because: the compromise was not even addressed. The terms of the lease were fulfilled and the $1000 was available to refund and then should have been applied to the fee. Again if they refund the fee, I will pay the fee. Its a net wash of the expense. They are just trying to collect additional fees beyond reasonable amounts. They had a new tenant in the space shortly after. The $1000 covered any expenses while it was briefly vacant and there was no cleaning charges so the fee should be returned.

I am rejecting this response because: local management has not been in contact with since moving out. I was a tenant that posed no issues nor complaints. The space was left cleaner than it was received. This is not the way to treat model tenants. I will gladly post about the conditions of living there, the security issues, the types of typical tenants you have, like the one that took out a fence across the street from my house at nearly 2am drunk driving through the community.

I moved in *************** Dec 2018. I moved out in Dec 2022. While living there my 13yo daughter was at the pool. another adult ************************* was drunk which it clearly states no alcohol on premises. He solicited my daughter with drugs, alcohol, and ***. The police were called, there were multiple witnesses. Valley ***** has a lease we all signed multiple police runs is cause for eviction. The police came said they hace arressted this man multiple times and to put him up for eviction I would have to talk to them. ***** the manager at the time said he pays his rent so he is not considered a threat. So at that point i stopped letting my child go to the pool because mr is hanging around there. So after that there was a trailor across the street from mine. Now this male is hanging out over there and harrassing my daughter yet again. The police were called they cant trespass him in less valley ***** says so. I argued with ***** over child safety. At that time she put me in contact with a corporate manager named ***************************. Him and I had mujltiple conversations, I let him know I was moving out in Dec when my lease was up. We came to the agreement that if I didnt *** them for violation of my contract I could move with no penalties. So I did that. I received a call from a credit agency for ******* for damages. They told me to contact corporate. I spoke with a lawyer and was told its against the law for valley ***** to not give me the chance to pay it off or dispute it before collections. The lady at collections said they tried calling no return calls i left 8 voicemails no return calls. I finally get a hold of corporate when I realized this is on my credit the lady named ****** was very rude and hung up on me.Business Response

Hello,we appreciate you bringing your concerns to our attention. We were provided with the following updates on how this is being addressed. The Regional Manager stated that they spoke with Ms. ******************* style="font-size: 0.875rem;">and that she reported some incidents that occurred since she moved in in 2018. She stated that she had an agreement with one of the previous Regional Managers but was unable to provide any details or documentation of said agreement. The Regional Manager explained that ***** (former CM) did not complete the move out inspection but I had her review the charges and provide a list of items that she felt could be removed. The charges totaled $2971. The Regional Manager told ****** that they would honor *****'s recommendation and have the amount adjusted off her balance owed. They explained that she would be responsible for the remaining balance due to damages. ******************** was not happy with this and indicated she was contacting a lawyer and bringing charges against the community. They informed her that she has the right to contact a lawyer, and they reiterated what how they were going to assist her by removing $2971. The conversation concluded by informing her that they would defer future conversations to legal if she secures legal counsel. ******************** can reach out to upper management as there is an open line of communication.

We have moved out of our trailer at the ******************** and we spoke with the office personnel, ******, about selling the property. There was a gentleman in the office the day i was there and he said that ****** could sell it for us for a 10% commission and then that way they would be able to do the background check as well. We agreed. Once we moved out on 5/13/23 we contacted them within a week or so of that and had them do a walk thru. ****** said the place looked good and she did not see a problem for the price we were asking since we had completed some updates. She said she would have to have her contractor come look at it. So, about a week and a half later i went by to check the property and someone had been there. I called and emailed ****** and FINALLY got a response several days later stating that yes, they did go in and it was good. They needed info and signatures from ***. We did some e-doc signatures but they also needed him to come in to sign some other stuff. *** did. We also received an email of a contract showing they were selling the prop to someone named ***** for $30k. This was several weeks ago. We have tried to call no answer, we have stopped, no one in the office. My husband went to mow this last weekend and saw someone had done it. He did see a guy trimming trees and spoke with him to try to get a phone number or name and he had a name of another NEW person coming in to the office. *** called her and she said she would look into it. In the mean time, we are paying FULL lot rent which includes water, sewer garbage and we have not lived there for 2 months. Getting ahold of anyone in that office is horrible. We just need to complete the sale and move on. I even did the contact form on their corp web and when they asked me what community we lived in so they could reach out and still no answer.Business Response

I lived in **************** from 10/2020 - 11/2022 I gave 45 days notice prior to moving out. When I delivered the notice I was told that they would have my move out packet in 3 days when it didnt show up I called several times with no return calls. I went to the office which was always closed due to construction. After I moved out they sent a ridiculous bill claiming additional damages far exceeding my security deposit. The majority of which was carpet replacement. Two of the bedrooms were used for storage. I never fully unpacked because I never intended on staying there beyond a year. They also are charging me for repainting due to mold that grew on the walls from moisture that accumulated behind things that I had stacked in those rooms. Whenever it rained the ground would become saturated and the water would remain pooled for days on end. The mold must be a constant battle that they charge to everyone. They are charging me for 8 sets of window blinds when there are only 6 windows total in the trailer. They are also charging me for multiple cleaning fees and a fee to retain my security deposit. I sent a dispute to the bill and an offer in compromise, which they did not respond to. I then received a bill that was sent to me in error as it wasnt mine however was almost identical to the one they sent me. I believe that they do this to all renters who move out. Claiming additional damages to retain security deposits and collect almost an additional months rent.Business Response

I apologize I didnt know that they had responded to the complaint until last Thursday when I received an email from the BBB. They have not and dont ever respond. I have paid them every step of the way never late. They sent me a bill with with a ton of additional charges to get one additional months rent plus my security deposit. They stated that if I dispute the bill that I had to mail a response, which I did. They never responded, sent me to a collection agency and reported it to the credit bureaus. A No the later a person from ****** ** sent me a text message about the bill that they said I owed. That is when I received the bill that belonged to someone else. I told the person that I had mailed a response disputing the bill to the address they provided in ***************, **. I explained that the my bill was full of inaccuracies and that she had actually emailed me the wrong bill that belonged to someone else. She said that they arent going negotiate the bill even after I pointed the simple fact of only 6 windows and them charging me for 8 sets of window blinds. She then stopped communicating and I was sent to collections. I want to let everyone I can know what these people do and how wrong it is. I have forwarded my complaint on to the FL Attorney Attorney General under the Veterans Protection Act for deceptive and unfair practices. I am also filing a complaint for price gouging. I will not stop. Please let me know if you need anything further from me. I greatly appreciate your help and time with this matter.

This company sold me a mobile home they say as is but I would not have purchased a mobile home with these issues if I knew about them.i tried to get out of the purchase 2 weeks after I signed the documents and ******(person who sold me the home)said I could not.now the company refuses to repair anything because they let the year lapse for anything to get fixed and now they are saying no to the repairs.Business Response

We completed everything in the home that ************** requested be completed at time of move-in. ************** made no mention of any items to be fixed until over a year later in response to our eviction action for non-payment of rent. After reviewing the photos submitted by ************** in early 2023, the minor issues appear to be from wear and tear by ************** since moving in."

Your company is stealing people's hard earned money and selling da internal damaged homes that should have been repaired before selling.if I knew an ac had 3yrs worth of damage on it,this home would not have been purchased. I have been a tenant at Brentwood Garden Apartments for @ 8years and this was my first experience with yes housing. They take your money but the tenant gets only housing. They treat us like we're beneath them. They Never follow up with the complaints ever. My complaint is regarding unleashed pets running loose, not picking up after your dogs. They have tenants with pit bulls here not on leashes when the office is closed.when you complain about anything they want the tenant to take pictures for proof. Ok, that could get you hurt here. I left msg sat 7-8-23 regarding the same pit bull I told the office before about. Their response was it's an emotional support animal. That is an accident that's going to happen and it will be to late to do the right thing.. I am ashamed even to live here. Just because you live in yes housing, nobody deserves this treatment. Their response is if you don't like it here move. I'm 72 and don't want to move again. I am frustrated how they treat people here. There's a agency for everything but complaining about the Government regarding the treatment of the elderly and the disabled about a safe and healthy environment place to live is not here.
