      Trying to get me to move over a dog thats Been in this park since a puppy. I received her from my neighbor and she is wonderful, never a problem until I got her.They still have the runner leash on their deck, like I do. I was told I could have her out as long as I was there. I was here! Watching his ************************************* pulled up in his golf cart and told me there would be a dog removal tomorrow. He told me I wasnt there, ask his assistant, if I wasnt there, how could I be talking to you and watching you take a pic of my dog laying in the grassx doing nothing.This place is such a toilet! Ive never had my family here. Too embarrassing! Sooo many cars, its hard just to pull out of my driveway in the morning to go to work because the house behind my car has 5 cars! When you first pull into the park is when it starts! Trucks, cars, trailers, lined up! The only thing they care about is making sure the weeds are mowed or its $50 for who? Not the guy that mows that would be ridiculous! $50 for a strip of grass. Just to finish, I pay my rent every month on time, I mow the weeds. Im not doing anything wrong ????????

      If I could leave a zero stars I would. This place is the most disrespectful company I have ever lived in. They act like they want to help but never show up. We had no fire alarms in our home for MONTHS, not days months due to them refusing to put them in. They also refused to fix the steps to get into the home. My parents and grandmother have almost fallen several times along with myself (26 years old mind you). When we call for any repairs in the 3 and half years living here they say we know about the list thanks. Yet nothing gets done (other than air filters) which then turned into a list of violations they gave us and then tried to threaten us with we can start the eviction notice today if needed. They are so disrespectful and behavior of owning a community is uncalled for. The management *** also refused to give us any number to call and told us everyone is blow me so no need for anything else. When I stated that she doesn't respect me and disliked me she said if that's what you think. I replied that's what I KNOW. This company needs to be bought out by someone who can actually run a community and not trying to hurt peoples living arrangements. We have also been told that multiple dog breeds are not aloud yet see them daily walking and in yards. We have been tow tagged saying the plate can not be in the back window (even though it's legal) and that it needs to be displayed in proper placement on vehicle or they will tow it no exceptions. Yet the individuals on the same road as me have multiple untagged vehicles parking in the yard grass not kept up. Cops are in the community multiple times a day. We had the stop sign a child kicked out of the ground and stayed down for multiple days. This place does not care about anything but getting money from you every way possible and causing stress (on top of this world stress) daily.

      This place is turned into a hole since the yes communities have taken over. How much money do you have to make a month you don't spend any on the roads you don't spend any on anything you don't do anything still a dump has been a dump since it wish you had to 1994

      If I could rate this a zero, I would! I can't wait to move out of this place, management is horrible, and yes communities corporation is no better. When you call, they say they value your opinion, and will call you back within 48 hours. I still am waiting on a call back, someone for corporate finally reached out to me via email and when I emailed her back, that was the last I heard from her as well. The staff in the office dropped the ball back in October, and since then management has been harassing us for one thing after another. We cleaned up what was asked and then something else became an issue, we have lived here for five years with no issues up until October. Then we thought about buying a place, thank God we didn't get stuck into a bigger mess. She tried to first sell us a home that she claimed was freshly painted and had new carpet, it smelled as if someone smoked very heavily in the house. Then as my boyfriend was looking at another home in the community, her worker on his **** deere gator, came by taking pictures and posting violations on our door. Makes us really want to buy now. Then received mail for someone else that has never lived here, so I think she was trying to lease or sell my trailer. Wouldn't allow us to pay our May rent because we are in a 30-day violation of community guidelines, I have over 50 pictures of other violators, people who have been violating guidelines for months, but I didn't see a line up out the court door, we were the only violators there, all others were eviction. Here you have someone wanting to pay rent and isn't allowed. My neighbor has been parking in the street for months, she hasn't had her vehicle towed. We just want to move and not have to deal with the harassment. They pick and choose who they pick on, go to court and just sit on their phones and laugh, very professional. Also reviews of management laughing as their evicting someone.

      My dilemma is: Oct 2020 I moved to *************** (55+) Community in **. ******, **. I'd purchased a double wide mobile home (51 Manor dr.) Oct 2020. In Oct 2021 I sold it, purchased a Class A rv and moved to the other side of the community (334 Mockingbird Av). *** 2023 the front office was notified that I was selling and moving. Then in April 2023 I sold the Class A rv. ***** 2023 the manager was informed I had sold it and was moving out of state.The office manager and staff did NOT request the new owner to sign a new lease agreement or move the rv from the premises. The manager and staff continued to collect monthly rent $500.00 from the occupants/owner of the rv. The Yes Communities/ Sandhills Shores has filed a $707.76 collection against me with a collection agency. When I spoke with the manager (she stated "it was my responsibility to have the new owner sign a new lease or remove the ** from their community". Therefore the office/corporation has retained my $500. security deposit paid Oct 2020.When I spoke to the manager she was so unprofessional, unknowledgeable of the situation, and placed the blame on the previous manager and staff. stated there was nothing she could do refused to give me YES communities home office telephone number.

      Hi...I live at Breakers in ********************...I signed a renewal lease on 4/23/2024 that was sent to me on 04/15/2024 - Breakers sign the agreement on 4/24/2024 for the rental amount of $914 - I went to pay my rent on 05/05/2024 and it had a payment due of $1200 - I was told because I did not sign the renewal lease on the 15th of April... I sent the renewal on the 15th...Below is what I sent to the Resident Assistance Needed portal: I need some of assistance - the ************ will not provide a # or someone who can assist me:Hi, I need someone to contact me about my leasing agreement...I went to pay my rent yesterday - and it states the amount was changed to $1200, which is $300 more than my original rent agreement amount that I signed on the renewal lease agreement on 4/23/2024...I called the office at Breakers this morning and was told that the $1200 rent is for the month to month payment...I told him I'm not understanding a month to month agreement when I sign my renewal lease agreement on 04/23/2024 and Breakers signed off on the agreement on 04/24/2024 for the agreed amount of $914 per month..Breakers are trying to state that I am responsible for a $1200 month to month leasing fee because they did not received my leasing agreement before 04/15/2024...I have never received anything in writing to state that I had to sign my lease before 04/15/2024...Due to the fact that the system states my payment of $1200 was due.. I was not able to make my regular rent payment and now the Breakers are going to want a late payment...Please advise who can help me fixed this issue as this is creating a undue stress trying to figure out why Breakers is trying to punish me unrightfully so and trying to received additional funds that I do not have to give...nor am I responsible for....Thank you...

      Got an eviction notice without any 5 day notice, called back in January to get taken off lease and came to find out 4 months later I was still on and have an eviction in my name now. Was told if I paid $1700 in full for my eviction it would be taken off. The day before court eviction they then call me and tell me I owe an outstanding balance of $1600 on top of $865 and will not undo my eviction court till its paid. After paying the eviction off. When I went to the office asking where the $1600 on top of $865 came from and asked for a receipt for my money order I turned in for my eviction she then tells me she could not give me any type of receipt or information of the rent being paid. She also had told me I could not do partial payments but its in our lease that we can. The eviction is for Feb and March rent and is already dealt with and paid for, no 5 day notice or nothing was given; no calls no written letters nothing, along with now a random $1600 PLUS an $865 due by the end of today or I get evicted tomorrow from my home. My rent is $805 a month, I dont get how $3000 gets on top of a $1700 eviction notice. The new people in the office does not know what they are doing, nor the managers to the place. Many phone calls have not been taken, maintenance takes DAYS to even WEEKS to even come to your home. I used to love the ladies in the office and now the new ones are just so disrespectful and act like they know what they are doing.

      Today, May 2, 2024, many residents of ********** ******* mobile home community in *******, **, received a note for leaving our premises in just 3 days, just because we didn't pay rent on day 1. This action caused fear and anger among the affected. Many persons went to the community office to ask questions and understand what is going on. This policy came at Corporate Level - we don't see why the hurry and why the greediness for money that they receive on time anyway.Many residents are seniors or have disabilities and depend on Social Security Benefits. Everyone on Social Security Benefits receive their money in their bank accounts the day 3rd, still on time to pay rent.Asking people to vacate their homes in only 3 days (!!!) long before the day 5th is cruel and inhuman. You're asking people to leave their homes while they pay on time and still have time, according the leasing contract. You don't have an idea about how many people, seniors and sick or disabled, can have health emergencies because of the stress that cause this type of actions.I'm asking the Corporate Level or whoever created this "policy":1. Stop threatening and bullying us, the tenants, with this letters asking to leave our homes. This cannot happen again. It's totally immoral and greedy from your part.2. Respect the leasing contract and the grace ****** from 1 to 5 of the month. Leave us pay our rent during the established ****** in peace and without unnecessary pressures. I already sent a copy of this to their customer service department.Again, please stop this practice. An angry Tenant at ******************

      I have lived in this community since 1999 the only thing you can count on is the lot rent going up and nothing is done in the community to improve it. I have requested my home to be releveled do to the concrete runners breaking up and moving with the freeze and thaw all I get is we will check with corporate about it I do believe 4 years is enough time to wait and now I am told that I am unable to have a window air conditioner in the home I own because they say no we are older people who have breathing problems and need the ac I have no idea where to turn for help. I have nothing good to say about ********************* in *********
