I purchased my first home with Lennar Homes on June 28, 2023. Not all the way happy about how Lennar did things but decent. Later a year and 1/2 goes by and around the beginning of May I receive a knock at my door from Lennar *** *** who advised me that there was a mistake Made by placing my septic tank in my neighbors yard. This was a mistake during the building process that should have never happened in the first place. Lennar then comes back digs up my back yard cut down trees and leaves my back yard useless. They refuse to make things right based on their mistakes which were no fault of my own. All because of poor construction. I was ganged up on by 5 men who came to my house when I was only expecting two. They were rude and advised me they are not doing anything about this after admitting my septic tank field should not be over there . I need help against a company who is not willing to make my back yard look more pleasant due to their mismanagement during the build and now I cannot use my yard due to pipesBusiness Response

So many challenges with this company frame start to finish. First they were the lender and I had to reach out to ask to lock in my rate when I knew it dropped. Then home was delivered with issues on the garage paint which I had to submit warranty on 24 hours after delivery. Then there was a roof leak due to no flashing which they allowed to leak until the weekend passed. Finally the flooring has issues due to install and debris under the planks. Had it looked at by a 40 year company that confirmed however they went through a 3 month process of disturbing my tenant multiple times to say it was due to a steam mop used which is a total lie. I am in the business and know that would not cause issues with this flooring. Completely disappointed with 6 months of owning my new 500k home with issue after issue and no one will take responsibility. Voided my warranty on the floor which is obviously there go to. Additional when getting a quote to fix they quoted me the entire floor of 6k when the point of the snap flooring is you can replace by section.Business Response

I am filing this complaint regarding Lennar Homes misrepresentation of the property boundaries at my home located at ********************************************************************************** (********** 39-349-5506). My family and I closed on the home on April 4, 2024. During the walkthrough, Lennars project manager physically pointed out two rear property stakes as our backyard boundary. Based on this, we landscaped and made significant improvements to the area.Nearly a year later, the City of **************** informed us that our lot actually includes a dramatic V-shaped indentation in the backyard, which was never properly disclosed by Lennar. This indentation significantly reduces our usable yard space and does not follow the layout of neighboring properties or the adjacent walking path. It was not clearly visible on any materials Lennar provided, and we were never shown a plat map before closing.Lennar Title failed to deliver the title commitment documents until two days before closing, giving us no opportunity to review or question the property layout. When I raised this issue with ***** ****, President of Lennar Utah, he offered no help or accountability. He falsely claimed a plat map was sent to me via Lennar Track, which I disproved. Despite this, no apology was issued.This misrepresentation has caused significant stress and financial loss. Lennar has refused to assist with correcting the boundary or working with the city to resolve the issue. While we do feel for the situation, we have confirmed that he or those representing him did in fact, on several occasions receive the information needed to avoid the situation. In the complaint, you state you received it 48 hours before the closing dates. The outside broker also received the information several days before you received the documents. Further, the property pins were reestablished around the time of the closing, long before landscaping was completed and any monitory commitments were made. You had the property pins in place confirming the layout matches that which you were provided, including the community map which shows the basic layout of the homesite and substantially matches the plot plan. I am rejecting this response because: I respectfully disagree with Lennars claim that I received the information necessary to understand the true layout of our lot prior to closing. There are several critical inaccuracies and omissions in your response:
No Plat Map Provided: At no point during the home-buying process did I receive a plat map clearly outlining the severe inward V indentation in the rear property line. The only document ever shown to us was a basic neighborhood layout in a group chat before we had even been to the neighborhood, which Lennar now admits was merely a community map. This generic image had no scale, no measurements, and no detail to reveal the dramatic indentation that affects our lot. To claim that this map substantially matches the plot plan is misleading and inaccurate. There is no such plat map with dimensions among the documents I received prior to closing.
Delayed and Inadequate Disclosure: Lennars own response confirms that the information was sent only days before closing, and not directly to me but to my realtorwho was out of town at the time. Lennar was aware of this absence and had assured us that anything sent to my realtors Lennar portal would be mirrored to my account as well, which did not occur. Sending key boundary information days before closingafter multiple walk-throughs and discussionsis not reasonable disclosure.
Property Pins Misrepresented: Lennars claim that the property pins were reestablished around the time of closing further supports my concern. Why werent they established correctly when we did our walk through so we could clearly see our property line? More importantly, your own project manager, ***** ******, and ****** ****** personally walked us along what they clearly identified as a straight rear property line, from stake to stake. never once mentioned a V-shaped indentation or indicated anything irregular about the lot lines.
Misrepresentation of Lot Premium: We were charged an additional $20,000 premium for what was represented to be a superior lot. Had the true shape of the property been disclosed to usspecifically the awkward V-shape that significantly reduces usable backyard spacewe would have never paid that premium, and possibly would have selected a different lot altogether.
City Plat from 2007 Exists: The City of **************** provided us with a plat map dated back to 2007, which accurately shows the indentation and could have been referenced from the beginning. If the City had this document, there is no valid reason why Lennar, its broker, or its title company failed to disclose this information clearly and early in the process.
This is not a matter of buyer misunderstandingit is a matter of misrepresentation and failure to properly disclose material facts. Your team presented the property as something it was not, failed to provide full documentation in a timely manner, and has not taken accountability for the consequences of that failure. We stand by our complaint and continue to seek a fair resolution.

The plat map in question was never provided to me at any point during the homebuying process. To support this, I have attached a screen shots that clearly shows the complete list of documents available to me through my Lennar Track portal. Nowhere in that list is the referenced plat map included.
I am unsure where you are obtaining your information, but the claim that the plat map was shared with me is completely false and appears to be fabricated. This misinformation only reinforces the pattern of misrepresentation my family and I have experienced throughout this transaction.

My wife and I entered into a signed purchase agreement with Lennar Homes of Texas for a new construction home at **********************************************. We submitted ******* money, were approved through Lennar Mortgage, and received a title commitment listing both of us as the proposed insured buyers.After continuous communication and planning, Lennar suddenly informed us that the home was no longer available. At first, they claimed it had structural damage. Later, they changed their story, saying the home was accidentally sold to another buyer due to a duplicate entry in their system. We now feel misled and pressured to transfer to a different property one we did not choose and do not want.Despite having a valid signed contract, Lennar refuses to honor the original agreement. I purchased a brand new home from Lennar OKC in October 2024. The home comes with a 1 year cosmetic warranty. The ceiling by the ** replacement filter developed a large crack in the ceiling which is covered by the warranty. I reported the issue and filed a claim. ***** the claim Req called 4/21/25 and did the video inspection attached. She stated that it would be fixed to call and get it scheduled with *******. No one called. I posted a request to be contacted on 4/29/25 no one. Contacted me. I finally got the assigned rep ******* on the phone who states she would send someone and I took a day from work the repair person to never showed. I called to let her know. She referred the claim to another Representative ****** ********* on 5/7/24. I left multiple messages and text with no response. I went ahead and filed a new claim and called customer service today. It seems no one is interested in getting this fixed for me and its a breach of warranty. I can see by over 1000 complaints its a common theme with Lennar. I should have checked before purchasing with them. I am asking for the claim to be serviced and the repair to be done as well as my day from work to be compensated. I am rejecting this response because: The repair person came to repair the drywall and left it without coming back to paint it the color of the rest of the ceiling. I am left with a huge gray patch on the ceiling. I wasted 4 hours waiting for him to come back and never came back. Lost 4 hours of work. On 6/18 ****** scheduled the painter to come 8am to 10am. I lost 2 hours from work to wait and the painter never showed. ****** stated that they confused the time frame for the appointment. This is absolutely unacceptable. I will no longer take time off from work to wait for these unresponsible people and lack of care for other peoples income. I am requesting that they arrange to have someone scheduled to come between 6-8pm when I am home from work or to reimburse me for the lost work time and for me to hire someone to finish the job as a resolution. My next step is to escalate to civil court.

This is a 1.5 year-old home. I noticed water pooling in the primary bathroom shower pan at the end of March 2025 and filed a ticket with Lennar through the Lennar home app on April 1 2025. A plumber was sent to evaluate and determined the pan needed to be reset. There was a water pooling stain also present because of the construction defect for which the plumber said at the time would come out with his "Simply Green". The tile contractors came and removed tiles, then the plumber came to remove the shower pan. At that time, he could not get the stain out as he expected. My shower has been torn up and in limbo ever since. Lennar is not approving a new shower pan. I even offered to pay for half of the new shower pan as I am losing sleep over not having this resolved. This is causing me a great deal of stress and anxiety. It is unbelievable a house worth over 530k is having an approval problem on a $1,200 shower pan. I just want to be able to shower and not share my 3 college kids bathroom. The shower pan takes a week to order and I have no end in sight. I am rejecting this response because:Although Lennar has started fixing the problem. It is taking longer than expected. There are now problems with the wrong color grout being installed on part of the shower and pieces of the trim work that need to be ordered. I have been very patient through this process and available for numorous day of repairs only for this to be on hold yet again. The person from Lennar, Reyhes, whom is my contac has been great. She will be at the house for the upcoming repair dates as my schedule is getting busy. Until this is fully fixed, I have to leave this open.

This has now been completed. It took a very long time with a few errors and delays, like the wrong grout color on the tile. Lennar seemed very helpful after I filed the complaint witht the ROC. Overall, Lennar has been very responsive to issues, aside from this shower pan issue.

Our home was built at the end of 2018. Since then we have had 7 roof leaks in the same two areas. Its where the front porch cover meets the roof on both sides. The first leak was still during the 1 year warranty. Weve tried to get Lennar to fix the problem but they said the roofer they hired refused to fix it. We continue to pay out of pocket for something that is clearly the builders fault. This company continues to build faulty homes with not repercussions.Business Response

Massive issues with parking in the ************** condo complex in ******* **. We are being told to park in an area that is not condusive to parking because the surface has not been properly prepared causing hardship and safety concerns. Lennar is the company that sold the condo's to us but are refusing to address this matter - we have reached out to local HOA, Board of Directors, Lennar as well as the local council and well as the congress representative that tells us that Lennar is not prepared to help us. The city has proposed a change to the flow in the townhome section to a one-way street and and will allow an exception for the no street parking ordinance in this section.
