We submitted ******* money to Lennar ************* (**************************************************) on 04/03/2025 for the contractual purchase of **********************************************. After an independent third party inspection (dated 04/04/2025), the new construction revealed 12 major deficiencies and several others that were moderate or minor in nature. The **************************** (TREC) Property Inspection Report conducted by ****** ******, TREC License # *****, details significant problems with the roof, the electrical wiring, the plumbing, the ** ductwork, improper type of sheetrock used for firewall, untreated studs, a sloping foundation, the fence installed to close to the house, the windows not caulked properly and a damaged garage door. Other minor issues included missing doorbell and missing window screen to name a few. We submitted a **************************** (TREC) Notice of Buyer's Termination of Contract on April 7, 2025 stating:The inspection revealed numerous deficiencies, and after discussing the findings, we do not believe these issues can be adequately rectified to meet our expectations or the standards required for a home purchase of this magnitude.Although the sale was stopped and the house is back on the market, Lennar staffers **** ******** (Home Concierge) and ** ******* (Sales **** informed us that they were instructed not to release the ******* money. Purchased New House from Lennar in December 2022. My home was under warranty when I reported an issue that HVAC (Heating and Air conditioning) System no operation. This was on 07/28/2023. Lennar ********* representative told us and I quote " it is just too hot outside, other people are complaining for the same issue". They make me believe everything is fine. I never advised to close the case . I moved from the state of ******** and the weather in ************** seems to be hotter. After having a couple independent HVAC technicians checking the system found to be leak on the coil pack. I have reported back to Lennar that this is an existing problem that has already been reported in the time of miner, but Lennar necklaced my request for the repair. Lennar Warranty Overview
For the first two years after we closed on our home, Lennar warranted that the systems in our home will function optimally. The heating/cooling, plumbing and electrical systems should function as intended by the manufacturer. If you have issues with any of these systems, your ************* Representative will work with you to determine the warranty liability of the item effected and connect you with the proper trade partners to complete and repair.
On 07/28/2023 I reported this issue with our HVAC system not working properly. This was an existing issue when the house was first builded. Reported in the first year we assessed the issue while the warranty was in effect. Lennar neglected my request with the following excuse, and I quote Its just too hot outside, other people are complaining about same issue.
The part is covered under warranty,however the labor installation cost $2,025.96 that Lennar is fully responsible to pay and correct this pre-existing issue.
For over three years now, my family and I have been complaining about health issues. We are concerned that the freon gas may leak inside the coil packs and travel through the vents inside the house.
I intend to further investigation on this issue and address/report the leak with the *** regulatory agency.

On July 28, 2023 the outside temperature was 95. The system was producing the accurate A/C during this heat wave. This information regarding the increase of temperature was shared with the customer.
This was the last communication we had with the customer until April 6, 2025, two years after the first call.
I explained the system is still warranted by the manufacture and he would only be responsible for the labor charges.

All the above statement it a false. They have never come to my home to check the system operation. All I heard over the phone was " its to hot outside, other people complaining for the same problem " The system was running none-stop. and and unable to reach set-up thermostat temperature. The coil pack found to be leaking , the leak was present when unit installed during contractions. Lennar its a fully responsible for all the repair expanses including installations. Lennar is currently building townhomes in our community. Due to the fact that our ***************** owns the streets that they need to use to access their property, we have a legally binding contract in place called a cross-sharing agreement. This stipulates how our parks, streets, sidewalks, etc. will be jointly shared with their new owners. This agreement also stipulates some guidelines on how their workers will act while on site. This work started in July 2024. Their workers have thrown trash all over our property on a daily basis. They have run their equipment over our park area and parkways destroying not only the grass but also creating deep ruts in the ground. The workers and delivery drivers show up as early as 5am even though the local building department construction hours start at 7am Monday to Friday, 7:30am on Saturday and 10am on Sunday. The workers also stay past the 7pm cutoff on Monday - Friday, and 5pm on Saturday and Sunday. We have reached out many times to their site supervisors, their legal team, etc. and no one seems to be able to get this under control. Their workers also sped through our neighborhood and refused to stop at the posted stop signs creating a hazardous environment for our owners, including school age children. Our ***************** was forced to install speed bumps to try to control this as we were more than a little bit concerned for the safety. We spent approximately $6000 on this speed bump installation. We need Lennar to get their workers under control and believe that they should reimburse our ***************** for the speed bump installations.Business Response

I am rejecting this response because: Our property manger and association attorney have repeatedly reached out to this company with no results. The attached invoices show that our association has spent $8,010.38 on speed bumps and signage to try to get control of these workers as they had created a hazardous and unsafe environment. We expect them to treat our owners and property with respect.We absolutely expect them to reimburse us for the money that was spent to try to get this under control. That totals $8,010.38.

I am rejecting this response because: Lennar's executive team and their legal team have been made aware of these issues and were either unwilling or unable to do anything to address these concerns. We reached out to BBB as a last resort since Lennar will not do anything. Just because Lennar is a big company should not mean that they can do whatever they want and have no responsibility to the community that they are working inside of at the time. We believe that their workers were driving recklessly and creating a hazardous condition by speeding through our neighborhood and refusing to stop at the posted stop signs. We incurred expenses to try to minimize the hazards and protect our owners, especially the school children that waited at the stop sign for their bus, and expect that they should be required to reimburse us for these expenses.

I am rejecting this response because: That letter has nothing to do with the speed bumps that we had to install to ensure the safety of our owners due to Lennar workers speeding through our neighborhood and refusing to stop at posted stop signs. We incurred approximately $8000 in costs to make this community safe for our owners and request that Lennar reimburse us for that expense. They feel that this complaint was filed vindictively but it was filed after many attempts to contact Lennar, Lennar's legal team, and the Village of Lindenhurst to get someone to address the hazardous conditions. Again, we request that the Better Business Bureau assist us in recovering the costs incurred to make our streets safe from their neglectful workers.

In February 2025 I submitted a warranty request for ***** flooring that was not installed properly the builder sent the sub contractor that installed it to assess the flooring and denied the claim based of the subcontractors opinion now the floor is cracking as I knew it would and exsplained to the builder and they brushed it off and said sorry its within tolerance in tolerance it has now began to crack and come up this is a brand new home only a year and one month oldBusiness Response

Havent even lived in the house for a month yet and already have had handful of issues. Concrete cracking and developing holes, concrete company was supposed to come out and fix it and never did.Instead they damaged the sod in my front yard that I was told was going to be fixed but never did. Vinyl Siding is warping. Siding guy came and told me hed be back but never did. Every time it rains the front bedroom floor gets soaked. The fix didnt fix and now the foam they shot under the baseboard is showing. A beam is showing under the drywall in the living room. The metal siding at the top of the vinyl siding is coming up. The floor is lifting. The interior garage door creaks every time it opens. I never got my mailbox key so I dont have a way to get my mail. We are aware of the concerns with the front bedroom and concrete and are actively working on having the concerns resolved. In regard to the siding, drywall, and flooring those items have already been corrected. The cluster mails boxes have not yet had the master lock changed out therefore no keys can be given to homeowners, the post office is aware that the cluster boxes are in place and they have the master locks on order. Builder Built a 1964 sq home with an AC unit that is incapable of cooling the amount of square footage. My home should have had 3.5 ton unit installed versus the 2.5 ton unit that was put in place. After consulting 2 different AC companies, they stated that the home does not have an accurate HVAC installed for it's size and would change the size at the cost of nearly $7,000 dollars.Business Response

When purchasing the home from Lennar, we were told by Lennar that we would be given an Electrical EV Socket. We are shocked to discover that we were given a low voltage AMP socket compared to what EV cars actually require(60 amp circuit breaker) and we are struggling to charge our EV car. Lennar did this with other homes in my neighboorhood and upon request they upgraded their AMP Socket. But upon request, they denied us to replace ours and this is unfair from Lennars ******************* We request ******************** to be fair and upgrade our AMP Socket to a proper EV Socket(Min 60 AMPs circuit breaker).Business Response

I purchased a home from Lennar in 2024. After 1 treatment of snow removal the driveway concrete has begun to crumble. Several other homes in the development have experienced the same issue. I've been in the home less than a year. Lennar states that they are not responsible for driveways as part of the new home warranty, however my complaint is that the either the concrete used was defective or the process of pouring the concrete was faulty. Either way, I don't feel a company can say "we're not responsible for your new driveway" and be let off the hook for improper pouring of the concrete used.Business Response

I am writing to formally raise a concern regarding a serious issue with the **** system in the home I purchased from Lennar. I am the original owner of the property, and we closed escrow on February 24, 2021. The home was originally built as a model home in 2018. The ** unit, according to the label on the unit itself, appears to have been installed in October 2018.Over time, I noticed a gradual decline in the performance of the **, which ultimately stopped functioning entirely by March 2025. I contacted a licensed **** professional to inspect the issue. The technician identified a leak in the attic, originating from the coil. Upon further inspection, the technician confirmed that the coil installed in our attic was not new and showed visible signs of prior patching and repair. According to the **** professional, the coil should have been brand new at the time of installation, especially considering this was a newly purchased home. It is common knowledge within the industry that patched aluminum coils are not reliable and should not be reused or installed in new homes. Supplying a pre-patched, defective coil as part of the **** system is *************** the original owner, I am extremely disappointed and feel misled by Lennar regarding the quality and integrity of the equipment installed in my home. I am requesting that Lennar take full responsibility for this issue and would like to file an official claim for the replacement of the defective coil and any related repairs necessary to restore the system to the standard that should have been provided upon purchase. I have spent more than $2,000 to replace the defective coil that was installed in the new build, and a significant amount of my time has been wasted in the process. I believe I should be fully reimbursed for this payment and also compensated for the stress and inconvenience this issue has caused.I do not want others to become victims of this kind of negligence.Customer Answer

I am writing to formally address the ongoing issue with the defective coil in my Lennar home. I submitted my initial complaint early last week, and while I received a voicemail on April 17th stating a technician would be sent and I would receive a callback, no follow-up occurred until April 22nd. Despite my efforts to contact Lennar and leaving additional voicemails, I have yet to receive a proper response.
This matter is particularly concerning given that I hired a technician to replace the leaking, defective coil for a new build home purchased recently. According to the technician, the refrigerant(freon) should leak for more than 15 years. During the repair process, the technician found evidence of a patch applied to the original aluminum coilan alarming discovery considering this is a newly built Lennar home. I clearly stated in my previous messages that the original AC coil installed in attic had been replaced and provided details about the diagnosis, which indicates deception on Lennar's part regarding the installation of the coil for a new build.
This lack of responsiveness and the fact that a patched and used coil was installed in a newly built home is unacceptable. As a result, I am submitting additional supporting documents to reinforce my case. I am requesting reimbursement for the repair fees and compensation for the time, stress, and inconvenience caused by this issue.
If this matter is not resolved promptly, I intend to escalate the complaint further by filing a case with the Better Business Bureau (BBB) and pursuing legal action, if necessary. Selling a new home with used and patched components is a breach of trust and a disservice to homebuyers, and I expect Lennar to take immediate corrective measures.
