I recently closed on my home on Aug 19, 2022. The land around my property was flooded 1/2 foot with standing water. I complained during the final walk through and submitted a warranty work order after closing. It was ignored. When I pressed the customer care **** **************************** he told me he "didn't know what to do about it" and there is no plan or ETA for fixing it. My landscaping is dying. I am the second owner of a Lennar home that was built in 2016. I purchased a home in 2020 and after only two years of living in the house and only six years of the house being built my HVAC unit stopped working. Luckily I have an American home shield policy which covers large appliances. American home shield sent out a contractor to come determine the issue and a load calculation was done on the home to verify what size capacitance unit the home should have based on its square footage. It was determined that a 2.5 ton unit was installed on my **** square-foot home when a 3 ton unit should have been installed. This was the main cause of the unit only lasting six years. I reached out to Lennar to make them aware of the issue and file a warranty claim which was denied where their representative stated because I had not complained about the unit not working properly since I had purchased the home it would not be covered under warranty. Also the American home shield policy I have does not cover an upgraded unit. And in the *********************** no license contractor will fix this issue or replace a 2.5 ton unit when a 3 ton unit should be installed. This issue has led to me having to pay $12,000 out-of-pocket to replace a six year old HVAC unit that Lennar failed to calculate properly based on the square footage of my home.Business Response

Bought house in ****** ******* from lennar Gave token amount on 14 March 2022 amount paid was ****** On 14th July I lost my job and was not able to get loan for Mortgage. Informed lennar team. They said to keep them posted and also they can help in other options. Closing was on 31st august.I updated as much as I can on status. **** sent email on 28th August whether I can do closing. I said I have given few interviews but still cannot give any concrete answer. Thank you for taking the time to share your request with us. I understand you requested the deposit be returned in July and stated that you had lost your job. We suggested an option of adding your husband to the loan in order for you to still be able to close on the home. Unfortunately you declined this option saying that he had purchased an investment property, separately.
In order to move forward with the closing, our team asked for updates on the job search. Our Area Sales Manager called and talked through the option of at least trying to see if your husband could qualify and be added to the loan, and also asked if you were actively searching for a new job. At the time you stated, it wasnt a good time for my family to go back to work. Based on this conversation, and no request to extend the closing date and find a solution to close, we cancelled the purchase and retained the ******* Money.Customer Answer

Our Area Sales Manager called and talked through the option of at least trying to see if your husband could qualify. You declined this option saying he had purchased an investment property, separately. We asked that you provide continuous updates on the job search since the closing was scheduled for August 31st. Our New Home Consultant stated you informed him it wasnt a good time for your family that you return back to work. I reside in *** and during April 2022, I purchased a new home built by Lennar near ************, *******. I purchased this home in April 2022 with the intention to permanently move to ******* during July 2023. My closing date was April 27, 2022 (I closed virtually from **) and the home came with a one-year warranty. My first stay in my ******* house was on July 22nd, nearly three months after closing. After a few weeks I noticed that the seams in between the drywall panels on sevens walls (six on the first floor and one on the second floor) and the ceiling in my living room started to appear. On August 25th, I scheduled a virtual visit with Lennar ************* to discuss this issue. The customer service representative also took pictures of all of the exposed seams which she admitted was quite noticeable. On September 2nd, I received an email from Lennar ************* in which it stated that my claim was declined. I was advised to speak to the manager who denied my claim. Later that day, (September 2nd), I emailed the manager and included several pictures of the walls and ceiling; On September 6, I spoke to one of his representatives; and on September 14th, I left a message with a call-taker and I have yet to hear from this manager as of this writing (9/21). During my short stay, I even visited three other same-model homes in my community and none had this issue. It is apparent that the contractor who did the drywall in my house had poor craftmanship and it disturbing that not only that Lennar does not stand behind their work, the manager of Lennar ************* wouldn't even respond to me directly. The house is still under the first year warrant and this issue needs to be resolved by Lennar and I'm sure that the seams will only worsen and maybe even turn into cracks. After serving ******************************** *** and retiring to ******* next summer, this is a lousy way for Lennar to welcome a new resident to *******.Business Response

Closed on house July 13, 2022. During inspection it was noted that there was an issue with the garage door (multiple dents, warped, bottom strip missing). There have been 3 service requests placed to attempt to fix this issue. I dont know who else to escalate tis issue to as the construction manager assigned to case isnt dealing with it.Business Response

My home has been poorly made and lennar knows the amount of issues I have had since I first moved. Right before my year warranty was up I noticed my guest bathroom and NO water and if it wasnt for a guest attempting to use the shower I wouldnt have known and would have had to pay out of pocket. Then a few months after my one year warranty the ** completely breaks down and Ofcourse lennar takes zero responsibility since it was just shy of my year. The floors are all cracked due to the extensive construction and explosions daily in the neighborhood. Today another issue occurs where none of the outlets downstairs work. I havent even lived here two years yet !!!!! This work is sloppy and an overall scam! Very disappointed in lennar homes. Zero responsibility for their sloppy cheap work!Business Response

Lennar service reps informed me that my meals would be reimbursed for the entire time they were performing warranty work on my home. After submitting receipts for my food over those 2 months, Lennar decided that they would only cover 8 days rather than the 2 months. Lennar home is falsely advertising a move-in ready condo located at 14141heritage ************************************************* for$225,998. 2 bed 2 bath *****sqft ***** square feet **************** - ****************************** I have offered to pay the listing price in full for cash and they indicated that the purchase price is $244,998 with the lot premium fee. Hey i was approved for a loan on May 16th, 2022 with an estimated closing date of August 25th, 2022. Which then got pushed to September and now October. With that happening I was denied for my loan. Due to it raising my DTI over 60%. Prior to I had paid thousands of dollars to extend my rate lock. Which would have expired on October 14th, 2022. Prior to submitting the denial letter the builder stated there is no way they could get the closing done in October. Now they are trying to force me to close with Lennar Mortgage. Closing date is set for October 21st a week after my rate would have expired. This is not fair i spent 8 years of my life defending this country and to get treated like this is absorb. I made an ******* deposit of $12,599.00. I should be entitled to a full refund due to the builder not holding up their end of the contract. The contract stated that if I provided a denial letter then Im entitled to a full refund but now they are not trying to give me my money back. I am rejecting this response because: The ************ they gave me were to finance with them and they could possibly get me approved.The other option was for them to list the house and it had to be sold prior to October 14th and also closed which is impossible.
They offered me $10,000.00 towards closing I stated if I could just have the $10,000.00 to me and cancel the contract I will endure the lost of $2,599.00
Mortgage application was supposed to be started on 09/21/2022 but just started yesterday as of 09/26/2022.

Hi, we purchased home with Lennar and closed the home on Nov-2021.Before closing,had few discussions on floor plan gaps but I was told,************** pushed the builder during inspection. But city denying.I have attached the email conversations.1. My home is Liberty plan with Next-Gen private suite(mother in law)2 When the construction started and until the brick work done, our home structure had additional "SIDE DOOR" facing wall based on the building plan 3. suddenly side door closed with sheets and bricks 4. I reached sales person ******(********).I was told, ************** is very stringent and they didn't approve the side door, hence closed. 5. Until structural approvals/inspection, side door kept as per plan approvals 6. Even their website had a plan with side door entrance but i was told, their website is having wrong plans (but the actual structural built with door)7. I moved into the home on Nov-2021 8. I reached ************** to get my home building plan through "Public Record Request" 9. I received the City approved plan with city of frisco sealed/approved.10. Reached out to Cities building examiners with the plan i received and checked on the conflicts.11. Very surprising, City said, NO they approved the plan to build with side door and they didnt request to close the door. City asked me to contact builder as the occupancy letter has already issued.12. reached out to lennar customer care. Blunt answer that City didnt approved its as per city of frisco door closed 13. I looped all of them in one email, city reconfirmed that they dont ve any records that they requested to close the side door NEED HELP to address and as a formal complaint with Lennar's higher level executive and take this forward to address and build the side door as per city approved plan. Home owners should not be cheated with various conflict messages when we paid such a huge price during the peak market Home is Next gen private suite but my in-law doesn't have privacy.Business Response

I havent got any call or email from Lennar. Hence I would like to keep it Open.
Actually I didnt realize the ticket will get closed when I accepted the response. I only accepted because they will call me or reach me. If you could pls open the ticket, that would be great.
Also , If there is no response at all, Is there any other corporate email i can get ? BEcause customer service for my community is really not accepting the response i got from City building inspection Office.

The only home in this community with a NexGen Front door is the *******************, After building the model home, the ************** would not allow a second front door stating it would became multifamily home vs. single family home. Lennar comments referring to front door but I am referring to community specific additional side door which is very evident in my floor plan which is approved in my plan. As the buyer, you closed on the home after inspecting the home prior to closing, the NexGen door was not present during the inspection and New Home Orientation. The signed Lennar purchase and sale agreement states Lennar has the option to change plans as we see necessary.
