We were looking at buying a home in ********** (*********************) from Lennar. We were from out of state so we were basing our purchase from pictures. We were told in order to start the process we had to submit a deposit of $3000 (NOT ******* money) to get the contract. So we sent the money. We got the contract and felt uneasy of the purchase. Feeling uneasy, we decided last minute to have me visit the site and get a look at the home. Upon visiting, my husband and I realized the house was too small for our needs (especially the yard). We decided to not sign the contract and were told we would be refunded our initial deposit of $3000 in 6-8 weeks. We have been waiting for more than 8 weeks and still have not received our deposit. We have contacted the sales rep at the Wolf Ranch branch, who passed us to another Lennar employee. That Lennar employee has not been able to provide us information on our return. Recently, she has not been answering emails or phone calls. No one is able to provide us with a status update on our refund we were told we would get since we did not sign the contract.Business Response

I purchased my home on 6/21/21, on 8/24/22 myself and at least 20 other neighbors were sent 30 day letters to resod our yards due to them all dying even though we all were treating our yards etc. The builder never tested the soil or prepared the soil before laying down our sod and all our yards started dying.Business Response

Friendly advice DO NOT SIGN before your home is completed! I made the mistake of signing with the impression that I would be receiving a home that is complete, well 3 weeks later I still cant move into the home. I have contacted construction managers, the person who sold me the home etc. and it seems after I signed the paper they no longer care about you or the home. I have NEVER written a review, not even Amazon but I truly would not want someone to go through what I have experienced. Be careful of this development! 8/31/22 - I was forced to close on a home that wasnt ready and doesnt have working AC or hot water. The emergency line is supposed to be done within 24 hours its been two weeks. They do not want to give me any kind of funds to pay for a hotel even though my home that I closed on is not livable. I believe that they bribed someone in order to get ***Business Response

I am looking for someone higher up with Lennar to help manage disputes we have with the sales ********************** and our contract with Lennar at **********************. We do not have a line of reliable communication with Lennar. Our contract contains errors, and we are making every effort to be sure we will be able to close on our contract but Lennar is not making any effort to work with us regarding disputes we have and errors in our contract. We are fair but we cannot possibly navigate a business transaction without accurate information from the builder and a line of communication where we can resolve conflicts and disputes. On September 4, 2022 we signed a purchase agreement with Lennar Homes. The sales agent assured us that if we decided to cancel for any reason within 30 days then we could end the contract and get our full $7500 payment back. After speaking with our realtor who is trying to sell our current house, she explained that the market has really slowed down and our home probably wouldnt sell for an average of 60 days. We also spoke with Lennar Mortgage and discussed that we really couldnt afford to carry two mortgages so two days after the purchase with Lennar, we called and emailed their sales agent to cancel. We explained that we needed to wait until our current home sold so that we would have a clear understanding of what we can afford since the market has taken such a downward turn. The Lennar agent said that they had so many cancellations that they changed their cancellation policy so we couldnt cancel until the end of the 30 day period and that we needed a letter from the mortgage company stating we couldnt have 2 mortgages. The Lennar mortgage officer assured us that she had sent him a letter already stating this. Even our own bank, Navy ********************* said we couldnt get a loan for another house unless we sold our current one. We have tried to email and call Lennars corporate office to no avail and the sales agent keeps telling us that he is busy with other clients. Even the Lennar mortgage agent has tried to help us with this but to no avail.Business Response

On 8/10/2022 I sold my property *********************** in *********,**. Lennar ************* represented my buyers. Lennar Title held a security deposit of $1000.00 and $910.00 for 7 day rent back fees if I went over the free 7 days rent back I was allowed. We vacated the property 8/17/2022 at 1pm. We were told that we would receive our refund checks within a few days. I have emailed several times and *********************** from Lennar Title has advised the checks were mailed but I havent received anything.Business Response

We purchased the home at *****************************************************************. The houses have numbers on the front of the homes and garages in the rear. Lennar decided not to complete the road. ( It is dirt, two red barricades, weeds, and standing water). Lennar sold homes to approx 10 homes on this portion of ***********. without completing the small portion of the road. This is unacceptable. My physical/legal address that was purchased in the ********* subdivision has no actual road. This includes about 10 of my neighbors. The sales rep when purchasing said would be just like the first half of the street, and look they just finished a side walk, and now when we ask about the road we were advised not for 3 years. Therefore are legal address has no road and red stop barricades in front of the missing street. The small portion of road needs to be completed as this is the address you sold to us. This is unacceptable. Walking down a dirt road to find a house number and trying to locate is unacceptable. When purchasing the home we were advised the road would be completed (paved) like every other street. Not left until 3 yrs in the future. The road needs to be finished in front of the homes.Business Response

We placed a deposit of $15,237 in April of 2022 and we just paid all our escrow on the 30th of august another $18,206 and so now they have $33,000 of our money. No one answers the phones and when we finally called our sales person he was very vague about why theyre keeping our $15,236 saying it was basically like a restocking fee and we had from 30 days of signing to back out. That would be **** We had no knowledge of this and we didnt think to back out because we were pre approved. Since we got denied we wanted to get all our money back since we gave them all our money and we are basically broke. We were riding on the fact of being pre approved. We spoke with ******* who is our no where to be found salesperson. He said we could call and get our escrow back but he wouldnt give us the number to call he said it was lennar title company and he didnt know who. He has always been very **** with us like we are wasting his time. We are basically getting the runaround. We had problems getting ahold of him since they were forgetting to do work to the house like missing studs in walls and the perimeter bug barrier. I had shared screenshots with him and other employees of him never responding to my calls or text. His coworker sales woman said she would refund us back when they were forgetting to do work that was included in the house. How is this any different? They are selling the home still so they dont need my deposit to keep to line their pockets. I feel swindled like they might be just saying they are preapproving anyone and everyone just to keep the peoples deposit because they know you want a home and will preapprove you to get in, just to lose your hard earned money and move on to the next unsuspecting soul. Because hey, we made money off you anyways we will eventually have someone approved to move in. They just saw a Mexican family and thought why not! I purchased a home with Lennar recently closed 4/2022 . When we did our final walkthrough of the home, it was very rushed. The representative from Lennar that did our final walkthrough was informed of 16 items that needed to be repaired. As I mentioned before, it was very rushed. He assured us multiple times not to worry though because we had a "1 year warranty". He stated multiple times that whatever damages or issues we found after the final walkthrough that we wanted fixed was as simple as submitting a ticket or work order. There are handfuls of items we listed on our final walkthrough paper that needed to be repaired, the rest of the items we were talked into just submitting later on, since they were mostly minor repairs. It was only later when I actually started to submit these tickets for the other repairs that I found out they would be denied since they were not added to our final walkthrough requests and pushed past the 60 days. Obviously I was extremely upset about this, since this is completely the opposite of what I was originally told. Had I been told the truth in the beginning, everything would have put on the original list. When I submitted the new tickets/work orders, a Lennar rep was assigned to them. I ran into issues getting them resolved as 13+ which is a majority of them still pending repairs, vendors non-responsive for repairs, work done half fast, etc. Some of the repairs have still not been completed months later. Some of the "repairs" look worse now than the original issue. Everyone blames someone else. No one seems to be accountable and a lot of money on this house. I'm a single mother of two young children. I've had to take multiple days off for 1/2 day windows for repairs that never get resolved and was advised by employer that I can no longer work from home to resolve these issues. I have also attempted to contact the vendors to help my Rep get them resolved with no satisfaction. HELP!!!!!Business Response
