      Price adjustments for the Home:> There is a correction in recent home prices and all the buyers who choose a different mortgage other than lennar mortgage has price matched with their base price.> Since I choose initial loan with them for underwriting, though now I want go with other bank who is charging ***** interest rate [Since lennar mortgage is charging me ***** interest rate with 20K $ towards points]. I've asked to match the same base price along with the other residents and since I choose Lennar as my initial bank they are not matching my base price same as others and claiming that since you choose lennar mortgage as your loan they want to keep the points towards the loan only not to the down. They are being rational towards me and trying to force to take the lennar mortgage which is not work for me since its been ****% high even if we use 20K points to buy the interest rate which in not even worth so I decided to not to go with the lennar mortgage. Any help is appreciated

      The A/ C duck work in my home was not done correctly Completely different than the model home. I have a front bedroom that's not cooling correctly a master closet that barely cools at all. Lennar refuses to address the problem because the air conditioner is running they believe their responsibility ends there. This is a brand new home I've been having problems with the cooling of the home since moving in. They put passover vents above the doors in 3 bedrooms each of which are put up off center and do nothing to help circulate the air. I also have a missing screen on a window that has never had a screen on it there excuse is I did not bring it up before closing what they are ignoring is I had a punch list of things to be done and didn't close on time because they weren't done I gave in and moved in before they got done thinking somehow they were going to follow through on their promises.The list was lost with their disgruntled employee construction manager who left soon after me entering my home. As I find things I turn it in most things they fix or they come back numerous times till they're finally fixed right either way quality control does not exist with this company with their new homes.

      Prior to May 23, 2022, not even 2.5 months after we moved in, before our 6 month warranty would expire, we sent SEVERAL requests that Lennar send someone out to look at our backyard sprinkler system, which was not working at all. That request was not honored until Tuesday, July 19, 2022, when the sprinkler system company manager, was sent to our home to connect the system to the control panel. Still within in the 6 Month Warranty period. After he left, a slow gradual leak began in front of our home, on the sidewalk and in the meter, where he had been working. Water is now pooled, making the sidewalk incapable to pass. On the sidewalk that belongs to Lennar, not our home. A neighbor, having dealt with the same exact issue, advised us to contact *******************************, to see if the leak was on our end, or the county's end.After contacting them back on Monday August 1, 2022, We JUST received notice last Friday that the leak was on our end, and after a private inspection, it's due in part to the poor connection of the Sprinkler line to our backyard. But where is the other problem coming from? It's not our toilets, faucet, hose bib, etc. Our water bill has climbed from appx. $180 at move in in April 2022, to $415 in July, and we are anticipating the price to go up even more with the excess water that's on Lennar's sidewalk. We understand that due to Lennar's contracting of these vendors, it is their responsibility to honor the repair of these claims, that's why they were able to reimburse another family in the community for at least 2 months of their elevated payments for water service. All we are asking is for the same fair treatment. We haven't run the sprinkler system enough to warrant a $400+ water bill.We are awaiting word (which I'm sure will be rude, as it has been in the past from ***************************) for how they will handle this matter moving forward. This is our 2nd issue with this builder and we are less than pleased with their poor customer service.

      I am rejecting this response because: The repairs have still not been made to the water issue that Lennar created, Lennar has not reimbursed us for the overage in costs that we've had to pay due to the issue that they caused in poor construction, and there has been no formal contact with us from Lennar to address our concerns as new homeowners in a home the built. We haven't received any phone calls, or attempts for someone to come out and discuss the problem with us either. All communication has been very disconnected, relegated to emails only, and the customer service representative has been unpleasant to work with.

      ***************************, director of construction, has called and talked with the homeowner. There was a communication issue in that we had already repaired the leak prior to closing. The Homeowner didnt inform Lennar about the leak in the yard because they thought it was the same leak as before closing.

      We have a licensed irrigation subcontractor scheduled to fix the
      issue in the leaking sprinkler system. Lennar has also agreed to reimburse
      the homeowner on their water bill expense.

      I am rejecting this response because: one of the statements in the response is untrue. "There was a communication issue in that we had already repaired the leak prior to closing. The Homeowner didnt inform Lennar about the leak in the yard because they thought it was the same leak as before closing." 

      We, the new homeowners as of March 2022, had NO IDEA that there was a leak prior to our closing on this home. We weren't notified of the leak on the property until just one week ago. There was no way for us to notify Lennar of a leak on the property if we didn't even know the leak existed. The water company let us know that the first reported leak was in February 2022, and that Lennar opted NOT to repair the leak, but to just shut the water off.

      While we are amicable that a resolution to repair the leak and be reimbursed has been made, we are still not happy that we are being given responsibility over an issue that arose prior to our ownership of the home.

      My family finally closed on our house on 2/18/22 after being promised to close 6 months earlier. We see a lot of problems on the first walkthrough 1 week before closing and bring it up to the representatives. Nothing was fixed before closing, but the customer service representative assured us that they would fix the issues. We have had 3 different customer service representatives since the first one because Lennar chooses to reorganize their processes. Weve had to submit the same tickets multiple times due to Lennars lack of organization. Less than 6 months after we moved into our house the A/C stopped working. I live in ******* with 4 children and a pregnant wife, so a broken A/C System in the month of August is extremely uncomfortable. Energy Air installed our A/C system, but ************************* installed our condensate line. The Condensate line was the issue. ******** refused to come and fix or even look at the line. Energy Air came out on 4 separate occasions. The First 3 they came out looked at the line and said they didnt install it, so they left without doing anything. The 4th time they come out I make sure that they bring their director out to make a decision on how they can proceed with making the repairs. This is 3 weeks after I initially called Lennar about our broken A/C. I had to call the subcontractors to make these arrangements. The A/C company starts digging up the back porch paver and down towards the condensate line that was installed under our back porch. Water started pouring out from under the house and hours go by before a plumber, who is working in the neighborhood, comes to look at it. The plumber cusses out the A/C guy and storms off. The A/C guy says theres nothing I can do when water is pouring out from under your house. Everyone went home for the weekend leaving us with our back porch torn up. Our back porch is still torn up and our interior walls are opened up exposing electrical elements and sharp metal studs.

      To: *************************, Lennar Homes LLC, ***** ** Dated: 08/24/2022 My family would like to invite you to our Lennar Home that was purchased on the 30th of November, 2022. I would like to show case your company's workmanship that is terrible, and worst. This has caused us monetary loss, loss of time, and effort dealing with your **************** Department.Besides other problems with how much your company's workmanship has costed us, my family would like this one resolved ASAP. Just this week our window was leaking and water from the outside came to the inside of our living room, twice in seven days. We have video evidence of this occurring and it will be readily available for viewing.We informed Lennar here at the The Manor at *******************, who have a tendency of closing tickets without them being attended to. We have re-opened those and amongst those this one needs immediate attention.After informing Lennar, ***** sent ******* who came and inspected all the windows and he assured us that they would fix all windows because of the poor workmanship. The Inspector from ******* acknowledged the poor workmanship of Lennar. But after that they didn't send anyone to fix the problem as of now.Today (08/24/2022 ) again came a thunderstorm and the leak started again. We have currently put towels so that the water won't damage our furniture.       Good Afternoon,We entered into contract to purchase a new build Lennar home in the ****** Community in *********, ** in April 2022. Since this time, our experience has been an absolute nightmare. We learned there was a delay from our lender, not the builder. This caused us to lose a better mortgage rate. At this point in time, we basically begged for better communication, as this is the biggest purchase of our life (ultimately, the sales price is above $1.8 million). The continued estimated close of escrow date was yesterday. Based on multiple walkthroughs, it became abundantly clear that the home was not ready. This was confirmed by our private inspector. There are missing sinks, mirrors, countertops, damages finishes, broken window, inoperable water heater, missing roof flashing. There are paint splatters all over our upgraded floors, paint on mirrors, marked up countertops, the list goes on. We have escalated these issues to the ** of Sales in ********* (she previously said she would personally handle our claims), and she admitted that she did read our emails/requests. We've repeatedly been confused with other homeowners (assuring us that backsplash would be installed and shower frames are installed--not us). We have repeatedly asked for a contact to the construction team to see the status of the construction, because it is clear that the customer care people do not read our requests. We continue to be ignored. We were asked to close today without any resolution of the laundry list of problems.This is not a builders grade home. The finishes are upgraded, and they are sloppy and damaged. Even if this was builders grade, people deserved to be treated with respect, and not jerked around. I've attached some of the relevant correspondence, and have more if needed. Lennar is a joke of a builder and needs to be held accountable.

      Hello Brea,

      I would like this complaint reopened. Ive been working with the local lennar team but never heard back from any executive team, as discussed in Lennars response to my bbb complaint. I tried to give them the benefit of the doubt, but unfortunately, and not surprisingly, the 10 days allowed came and went, with no further communications. 

      Im still not at all satisfied with my experience and would like to further discuss with the builder. Thanks.

      ***** took advantage of my mother! She was going to purchase her first home and decided that the mortgage was too expensive for her to afford,so she ask out of her contract. She was not given her contract to read over neither was her real estate agent until after she asked for a termination of contract. Then they sent a specific clause stain they only could give her her ******* money back under special circumstances. This was less than a week time span and there is no option period ! They will not give her her ******* money back and have been rude to everyone trying to reason with them! It is **** they are a large company taking advantage of people who don't know about the home buying process! Please help!

I feel this time frame should be 30 to 60 days. To me this warranty service is not acceptable. This results in poor customer service provided by **********************. My request needs ti be addressed by a senior manager at Lennar Homes.
